He said we had broken seals on windows and the buyers own window guy said our windows were fine. It cost me $150 to have my heating company come out after he reported I did not have filters in my brand new HVAC system. He did not know where to look for them. A non operating light fixture in my crawl space was a burned out bulb. He broke the blind in my bathroom and stuck the piece he broke off above the window frame rather than owning up to it. My buyers then wanted 4 k for 'repairs". He almost ruined my sale and I had to keep paying money to prove things were not wrong. There were a few minor repairs, which I was willing to fix. if your buyer wants to use this inspector I recommend you refuse to let him into your home.

This inspector overlooked all the major defects that we get an inspection for. several things not annotated on the report were /no drip pan under the water heater (in the attic) /soft and rotted wood in several places outside the home that were obvious. /The back stairs are so poorly built they presented a serious trip hazard. /The septic pump is powered by an exposed 50-foot extension cord across the lawn, and there's more. When you read the report, you'll see the phrase "it is recommended that you contact a licensed contractor, Plumber, electrician, "etc. That phrase was used as an excuse each time I questioned him on items overlooked. In other words, tuff luck," I'm covered "

For example: noted that a window was "inoperable" - it wasn't, she just didn't see that the window had an upper AND lower lock. Another example, noted a "crack" in the glass of fireplace - there was no "crack", it was a line across the mirror that shows through the glass from the BACK OF THE FIREPLACE - a matter of poor perspective - no crack whatsoever! Another example, she noted our kitchen sink disposal as "inoperable" because she couldn't find the disposal button that's RIGHT ON THE dummy drawer at waist level! The disposal is great, we use it every day! She also said the inner chimney liner needed replaced in all 3 of our chimneys; THREE fireplace specialists told us otherwise, and said it was ridiculous that it was on the inspection report. This woman also has no business inspecting anything electrical - major issues with her inspection report along these lines as well! I genuinely could go on and on. I advise you, the mistakes made by this inspector cost us GREATLY. I cannot stress that enough!!! Steer clear, and do NOT trust the other reviews. I implore you to seek outside of this business...
