We have a townhome and for the first years we owned it we had a wonderful management company. Then the board decided to go with a lowball offer and we owners are paying the price.At a recent board meeting I heard horror stories about work orders rebuffed or perhaps worse workmen who were incompetent. Our story line involves shingle siding that was punctured during power washing, The washing was in preparation for painting. We have holes in the siding and we were not painted. The rest of the community was done. Repeated calls and e-mails to Hillcrest Management are either not acknowledged or we get a generic reply but nothing is done. We are purchasing a property managed by this company. I have dealt with several PM companies and this one by far is the worst! WE have no direct dial numbers to the PM's. We have left messages over the past two weeks and cannot get them on the phone. The PM's do NOT have voice mail! They seemed fine until they changed their name a few months ago. I called about a month ago to tell them my sump pump (1 of 2 for my building of 4 townhouses) was switching on every 20 sec. A new neighbor helped connect the two drain pipe parts back together. No one called me back. I tried a week later, left a msg with them. Sump pump issue again. I requested they make sure the 2nd pump 2 doors down is working since mine was iffy. No response. My friends noticed one pump was not pumping while a lower one did on occasion. I called & left a msg again. No response. I left msgs twice in the past 2 days. This time I said have the community Mgr call me directly--tonight or tomorrow. It is 8:02 p.m. CT. No returned call. Two townhouses in each building of 4 to 5 have a sump pump for all the bldg units. Ensuring they work is critical to preventing flooding. The answering service? does not seem to understand building maintenance. 360 does not understand communication nor urgency. read more

This company just took over HOA 3 months ago and I have requested some Meeting minutes and reserve reports form them since I'm selling one of my condos it's been month they saying they don't have documentation from old company. What kind company don't get all stuff from old company. And on side I have reached out to old company and they said they transferred everything to new company. Pretty awful response and platform. They pulled my auto-pay without letting me know, for a new system thus charging me a late fee. The new system doesn't let you auto-pay from bank so you get a fee for payment. So far, in the 5 months I have been with them, they are sub-par at best. I find a nice contractor to do my patios before I asked him do I need to apply for a permit he said under the 500sqft don't need to apply for a permit, because they are doing a lot of patios in my area, so he knows, then HOA request me to apply for the permit, I feel unbelievable, so I went to the city of Napervillelle to ask ed again, they are told me don't need a permit, I want to know! I've been trying to contact someone here for over 6 months now. I've called, emailed, messaged the Facebook page, left bad reviews. Someone finally responded to my review and asked me to email a different email address, I did that & heard nothing for over a month before I sent another email, then got a "sorry I missed this email" response. We have been dealing with a continuing issue in the condo that we live in. I have called about this multiple times since living here. Most recently twice about this specific issue. Nothing has been done about it. Anyone who attempts to do laundry needs to slosh through backed up water to put their clothes in the washer and dryer. It's gross and definitely a health hazard. I'm not sure what else to do as this issue does not get resolved. Frustrated that we have to call multiple times regarding the same issue and there is no resolution. read more

Terrible company. They don't take care of properties at all. Terrible service. They shut down the heater in the building during bitter cold winter. Temperature in common area was below 28 F. They don't clean the common area near the main entrance of the building from ice and snow. This building has over 50% people with disabilities. They deserve zero stars. I have called many times to speak to a manager or accounting and it took almost 2 years and me writing complaints into the IDFPR to get them to stop charging late fees. Very rude property managers. They wanted to inspect my home without notice. When I couldn't let them in at the drop of a dime because I work from home, they threatened to call the cops. Very unprofessional. Don't recommend. Also, isn't it fishy that the only reviews on here are 1 star or 5 star reviews? There's nothing in between. I highly suspect the 5 star reviews on here are fake. Don't listen to David. This is the correct property managers who oversee my neighborhood. Bad company to do business with. The new manager lady for our association is terrible. She does not reply to emails, does not explain things to me about the rules and regulations and blows me off. Actually used the association's money to send me a cease and desist letter on her behalf. Way to double dip on money that isn't yours to protect yourself from doing your job D. Allows violations of word of mouth to be sent letters but does not allow proper filled out violation report forms to be collected. Puts residents in danger because she said anonymous reports cannot be filed which implies if you get a violation then you may request the reporter of your violation so you can retaliate and kill them. read more

Communication is not good. We have an urgent plumbing repair that needed to be approved by the board, and any time I tried to call the property manager, I got the voicemail. I left 3 messages and she never called me back. Eventually I got an email saying the plumbing work was approved, but it took me sending multiple emails to get some type of information. They were the only way for me to get information from the board, since the board meeting had already passed. I honestly can't believe my phone call wasn't returned, even if just to say "I'm sorry, I can't help you with this". Very unprofessional. read more

I own properties and have a lot of experience dealing with property managers. The office staff (Carrie) is like nothing I have ever experienced. Unhelpful and rude. They don't return calls and they have no patience for senior citizens. I have several complaints but this is the one that prompted a complaint with BBB. My mother is ill and I had to move her out of her unit unexpectedly. There was an issue with the main lock and I couldn't get in with my key. I tried ringing the neighbors bell on several occasions but no one answered. I called the property manager and was told they gave the new key to a neighbor and best they can do is email them and ask them to call me. No one has called. I have followed up and was told "that's the best they can do" How can that be? Isn't it part of their job to make sure owners can get into their buildings? This makes no sense. I offered to meet a maintenance person at the unit or pick up a key at their office. I was told that they could not do that. It's been over a week and I still can not get in. I will try driving over again and ringing the neighbors bell, but if that doesn't work, for the 5th time, I will have no choice but to hire an attorney. I need to get in to this building. read more

Happened to several other unit owners in my building alone, and we have like 8 or 9 buildings tied in with us so I can only assume there are many more. They put it into a collection with a law office and then the law office doesn't explain what the months are that were not paid, Advocate claims they can't open my account until out of collections, so I'm supposed to send over $4000 to this law office and no one can explain what the heck it's even for other than saying " it's for back payments on your HOA fees". Here is my thought, if these are dating back to 2021, where are my goddamn letters, where are my emails, where is anything other than Advocate coming at me over 2 years later claiming this? It's all BS, the company is a joke and I am having the FBI do an audit on them shortly, so we shall see if Advocate will be in business much longer, thanks for your time if you read down this far! read more

This is unquestionably the most incompetent and unprofessional management company we have ever had the misfortune of dealing with. Understanding that the APM is the agent of a completely incompetent condo association, APM, as its agent, created a mess in collection of special assessments, sending unit owners to a collection agency for failure to pay w/o giving any sort of notice of commencement of the special assessments or NOTICE OF COLLECTION. Said fees, according to APM's own documents, was scheduled to begin in January of this year, but instead the association chose to commence special assessments in October 2022 without publishing a notice. More than one unit owner was surprised to get collection action in December 2022 for failure to pay the special assessment. Adding insult to injury, APM stated that it "posted" information on the condo association portal. Posting on a portal is not notice to anyone. The law requires proper notice, hence any service company provides customers notice through ordinary channels, mail, email, etc. (Could you imagine Apple changing fees and terms of service on their customers without notice, saying only that it was "posted" on Apple.com? The FTC would have a field day!) Hoping to resolve this amicably, we arranged to have the fee from the collection agency waived and all fees paid by Jan. 30. All arrears were taken care of. Done and dusted, right? NO WAY. In February 2023, the association sent a note "apologizing" for the late fees incurred - which resulted in damage to ours, and several other unit owners, credit. NOW WE HAVE TO CLEAN UP THE MESS THEY STARTED FOR FAILURE TO PROVIDE PROPER NOTICE. We recognize that APM is merely an agent of the association, which is also clearly incompetent in my opinion, but the association board is comprised of amateurs. APM is supposed to be the professional, guiding the association properly. As professionals, one would have expected APM to advise the association that it had to provide notice to all owners of the date when special assessments would commence and provide notice of any arrearages so that the owner could pay them. We were perfectly willing and able to pay special assessments in October 2022, had we known. To throw us in collection, without so much as an overdue notice, and then negatively impact our credit by their actions, sending a note "apology" and then saying you contact the reporting agency to clear up the mess they created is beyond incompetent. How companies like this are allowed to operate is beyond me. read more

This company is a fucking joke. They allow their tenants to harass other people. You pay to rent condos and the little yard that comes with it yet it isn't yours to do anything with. We've gotten fined for having a small trash can for dog poop, if you have too many potted plants they fine you. We even got fined for SOMEONE'S YARD. They provide absolutely no proof of violations and expect you to pay. We have a dog that is on a electronic leash and stays in our yard/garage and we have been fined for that. If they truly cared about the properties they are managing.. they would look into these concerns. We have a fucking nosey ass Karen that lives by us and reports us almost on a daily basis. Get your shit together. Dog parks are closed so we take our dog across the street off leash ... you can't fine us for that... it's not your property. read more

We live in the townhome complex that is managed by advocate. Up to this time we have had great property managers. The current one that we have now his name is Nick. Is very slow to respond and never follows up on anything. I sent them a violation notice on May 28th. 4 months ago still have not had a response. I sent him an email about another violation and he said it was being addressed on September 6th. That is two and a half weeks ago. Still nothing. Every property manager up until him was extremely good. I can't fault the company but I must say we are extremely disappointed. Having to chase someone around to do their job when you're paying a good amount of money every month in HOA fees it's not something anybody wants to do.
