He would have seen this had he have went up in the attic. They also stated my main shut off valve was in a location that was actually the hot water only valve. I gave them an extra star since the inspector did come back out and assisted to find the home shut off valve (which we never did and I hired a plumber to install - but this was all on my since it was after the sale) They did send someone out to fix the springs in the window after I noticed it. Unfortunately, my husband has to replace the dryer hose in attic. Also, save your money on the termite inspection. They listed any wood issues as "wood destroying organisms" and listed "wood rot" in this report and checked off the YES box. I did not need them to tell me the bottom of the wood trim on the garage door had rot, that should have been in the regular report. Save the money and the headache and hire a different company if you want the inspection to be done correct and list what you really need and do what they say they will do.

They ended up getting one mold sample and two air quality samples along with a baseline sample they did outside. Altogether it came out to be about $225. The results came within two days and confirmed my suspicions. Either way I would highly recommend this company. The inspector refused to perform the re-inspection for seller agreed-upon repairs. Upon meeting the…read moreinspector at the home I was considering buying, the inspector told me he had a flight to catch! I was flabbergasted that someone considered a professional would have the nerve to even mention that when I scheduled the appointment several days in advance! The inspector also stated that because I did not obtain an invoice for the repairs performed by the seller, he could not do the re-inspection. This is after I called the inspector's office the day of the scheduled appointment to confirm the time and date and what I needed to have for the inspector in order to do the re-inspection. The receptionist mentioned that an invoice or official list of agreed-upon repairs would be needed. I provided the official list of agreed-upon repairs as requested, and I did not receive any comments from the receptionist that I needed to provide anything else. However when I met the inspector for the scheduled appointment he completely flaked out on me stating that I did not have the invoice as his excuse on top of having to catch a flight! I am a first time home buyer and thought I did my due diligence after hearing and listening to all of the horror stories but obviously not!
