Their back office sucks. We had paid for several items online, in advance, then got these cursory emails saying that things were not paid for, therefore may not appear on the report despite being paid. Even the day before the inspection there were outstanding items. The inspector/inspection was not bad quality, they highlighted some very minor issues that the home warranty company policy they provide (RWS) used in anger against us in not covering or spending $$$ before they would honor a claim. Fast forward, 1 month later, none of the claimed items have been reviewed by a RWS contractor, nor will they honor another non-network contractor's estimate as they require a fully itemized (including parts and part numbers) estimate before they even chew that out. Despite having a triple digit heat index last month, we lost one of the AC units due to a fault that I ultimately hired my own contractor and spent $300 to fix (deductible was $75). No contractor was willing to provide an autopsy report for an estimate. Pool issue was fixed by youtube video (saving $75 deductible) and buying an aftermarket part from a specialist store. Despite escalating several times, RWS do not email you back, or send written correspondence. Highly recommended to tape your conversations with them. Even better, avoid like the plague and buy a competitor's product. Do not recommend, trying to get a refund. Wish me luck. read more

We had 24 hours to have a home inspection done on 100 year old house which we were considering purchasing. We had tried multiple home inspection agencies and none were able to accommodate our needs. Oh did I mention it was the weekend? To our delight home Pro was able to accommodate us the next day, Sunday. Buyer beware. This would be a one-star review if it weren't for the fact that the first home that they inspected for me was good- which is why I hired them a second time. Note: I am a first-time home buyer. I had limited knowledge of how home inspections work, but trusted Home Pro to make sure the home was sound. I hired Home Pro for a house I was on contract in in St. Johns, Florida. I didn't purchase the first home as a result of the inspector's report which was thorough, lengthy and extensive, and indicated basic neglect. The inspector was professional and thorough and explained everything to me in detail. I moved on to another home in the same neighborhood and hired Home Pro again for the house that I ultimately purchased because the inspection indicated only minor issues. The inspector was late, stated that he had driven all night, and despite the fact that the home was large and had two floors, it was a much quicker inspection. The result of the inspection indicated only minor issues and I proceeded with the home purchase because I trusted Home Pro. Unfortunately as a result of the inspection, the home has many issues that the home inspector overlooked or missed due to his carelessness. -Drywall installed incorrectly throughout the home resulting in expensive cosmetic issues -Leaky faucets in three rooms -Broken oven door hinge -Non operable HVAC zone on second floor(they only mentioned a temperature differential) -Rotten exterior garage door -Faulty irrigation(not checked) -Non-functioning back door knob -other minor issues that have required repair such as caulking, sloppy paint job, uneven walls The manager of the local branch, Ryan Wagner, offered me a standard customer response letter and a total of 100 dollars to cover my losses, which will not begin to cover the issues in the home. I did not accept this empty gesture. Attached is a photo of just one of the issues; a rotted garage door that two contractors have told me cannot be repaired. I've spent several thousand dollars already in repairs to bring the home up to normal function. Further, when a customer engages Home Pro, they must first pay for the entire inspection and sign a waiver releasing Home Pro from any liability if damages were to be incurred as a result of proceeding with the home purchase. Again, buyer beware. Home Pro is standing behind the inspector instead of the customer and I would recommend caution in dealing with this company. read more

Our HomePro Inspections inspector was competent and thorough. I've been renovating homes as a side job for many years. I'm no master craftsman but I'm comfortable in my knowledge and skills. I accompanied our home inspector as he inspected our 1963 home. He was methodical, moving about in a solid pattern testing each aspect of the house as he moved. He would explain each test he was doing and voice the results if there were any concerns. He also took pictures of everything, noting his findings. His report was well documented with explanations of his findings and appropriate recommendations. As an experienced renovator, I appreciate and like what I saw, for my wife, who is not experienced, his report was clear and understandable for her with my interpretation. 10/10 would NOT recommend this company. we chose them because our realitor told us they were highly recommended and cost a bit extra, but were well worth it. flash forward to "Forrest" apparently severely missing obvious signs of AC issues. Were moved in, and it's summer time, July to be exact. super hot. AC doesn't cool the house, after months and months of dealing with several different AC companies all telling us the obvious signs that the air wasn't pushing theough the house well enough.. ducting lines were entirely too small.. no installation in the attic space, needed an added return line. etc... we are now almost two years later dealing with a mess of issues to avoid having to ultimately probably replace the entire unit, and more. granted it isn't there fault if the AC isn't proper for the house, however I can't over look the fact we paid mych more for their expertise inspection just for 4. separate companies to inform us of their total ignorance and tell us we should have persued legally against them. We contacted them immediately upon discovering the obvious problems, and they were very unprofessional and offered no help at all with warranty or anything. I hate this company. Absolutely awful. They came to inspect the place and left all the lights on for hours in the house, pool, and any and all lights we had. They broke the filter sometime during examining. They used our ladder and didn't even put it back, they just left it there. We didn't even see most of it till hours later. It seems as if they had no regard for the place. I used Home Pro Inspections for a pre purchase inspection of a mobile home that our not for profit was considering. The inspection report came back with only minor issues that needed to be addressed. These photos give just a glimpse of what we found after purchase. The smell of mold was obvious, but never noted by the inspector. There was rotted wood under the kitchen sink and on the front door jamb not noted by the inspector. We spent thousands of dollars on the repairs excluding labor. When I contacted Home Pro they simple said my warranty had expired, but offered to make a $500 donation to the ministry. I declined their donation and asked that they refund the cost of the inspection - $345. I received their check with a long disclaimer on the back of it that basically said if I accepted their check I could not complain or offer any grievances from this point forward about them. I decided to tear up the check. They have no regard for their reputation or the quality of their work. I will never use them again for a home inspection. read more

I was referred to this company from my realtor and I am glad I was. They were very professional, very thorough and made the buying experience easy and less stressful. Let's face it, when buying a home you, the buyer, know almost nothing and the seller knows everything. This is s recipe for disaster. However, when the inspector came out it was clear he was "leveling the playing field". We had Doug for the inspection and Doug was fantastic. Clearly he knows his business and he took a very complicated topic and made it easy to understand for us. The inspector who came to the house we were selling spent hours going over our home with a fine tooth comb. The inspector who came out to inspect the home we purchased missed several items including two fire hazards. Customer service was very polite and we went over the pictures I sent and said they would get back with me. Upon finding more items I sent another email with zero feedback. No follow through. Update to my previous review- Again DO NOT USE THIS COMPANY!!!! Found exposed electrical wires in the attic in plain view after calling an A/C service tech out. Complete violation of code and a huge fire hazard. Also found several breakers that had 'welded' themselves to the fuse box due to over heating. There were already several spots in the panel that had been burned out. Obviously a sign of some hazardous condition causing an overload. Result was we had to have the entire service panel replaced. Funny thing is the HOME PRO inspector put his inspection sticker on the panel and told us he had removed the cover and everything was fine. Finally the outside A/C unit had no disconnect and there were improperly connected wires that were accessible thru holes in the junction box. Holes large enough that a child could have easily stuck in a finger and been electrocuted. The inspectors are obviously incompetent and poorly trained. They must just hire anyone that says they used to be a contractor. Even worse the ownership is horrible and unresponsive. Hopefully we don't find any more problems with our house...these issues were all very apparent and readily pointed out by competent servicemen. If they missed such obvious problems I have very concerned about what they didn't see. read more

Used the inspection company a few years ago and for the most part they did a good job. However, as a caveat, I asked the inspector how the roof looks and he said he's not able to get on roof because of the slight dew on shingles. I would think as one of the most expensive areas of a house you would get on the roof and thoroughly check. He also only went half way through the attic and used a flashlight to see the other half side of house. The second reason was because they had a lot of 4 star reviews on Yelp. My first phone call to this company was extremely unpleasant.
