Rotted garage door- not repairable

Buyer beware. This would be a one-star review if it weren't for the fact that the first home that they inspected for me was good- which is why I hired them a second time. Note: I am a first-time home buyer. I had limited knowledge of how home inspections work, but trusted Home Pro to make sure the home was sound. I hired Home Pro for a house I was on contract in in St. Johns, Florida. I didn't purchase the first home as a result of the inspector's report which was thorough, lengthy and extensive, and indicated basic neglect. The inspector was professional and thorough and explained everything to me in detail. I moved on to another home in the same neighborhood and hired Home Pro again for the house that I ultimately purchased because the inspection indicated only minor issues. The inspector was late, stated that he had driven all night, and despite the fact that the home was large and had two floors, it was a much quicker inspection. The result of the inspection indicated only minor issues and I proceeded with the home purchase because I trusted Home Pro. Unfortunately as a result of the inspection, the home has many issues that the home inspector overlooked or missed due to his carelessness. -Drywall installed incorrectly throughout the home resulting in expensive cosmetic issues -Leaky faucets in three rooms -Broken oven door hinge -Non operable HVAC zone on second floor(they only mentioned a temperature differential) -Rotten exterior garage door -Faulty irrigation(not checked) -Non-functioning back door knob -other minor issues that have required repair such as caulking, sloppy paint job, uneven walls The manager of the local branch, Ryan Wagner, offered me a standard customer response letter and a total of 100 dollars to cover my losses, which will not begin to cover the issues in the home. I did not accept this empty gesture. Attached is a photo of just one of the issues; a rotted garage door that two contractors have told me cannot be repaired. I've spent several thousand dollars already in repairs to bring the home up to normal function. Further, when a customer engages Home Pro, they must first pay for the entire inspection and sign a waiver releasing Home Pro from any liability if damages were to be incurred as a result of proceeding with the home purchase. Again, buyer beware. Home Pro is standing behind the inspector instead of the customer and I would recommend caution in dealing with this company.

Florida HomePro Home Inspections Doug O. did a great job! He was extremely thorough and answered all my silly questions. He took the time to explain everything as he went and even make recommendations for the future. Wally Conway and HomePro Inspections are a A+ company. You definitely get what you pay for!

He would have seen this had he have went up in the attic. They also stated my main shut off valve was in a location that was actually the hot water only valve. I gave them an extra star since the inspector did come back out and assisted to find the home shut off valve (which we never did and I hired a plumber to install - but this was all on my since it was after the sale) They did send someone out to fix the springs in the window after I noticed it. Unfortunately, my husband has to replace the dryer hose in attic. Also, save your money on the termite inspection. They listed any wood issues as "wood destroying organisms" and listed "wood rot" in this report and checked off the YES box. I did not need them to tell me the bottom of the wood trim on the garage door had rot, that should have been in the regular report. Save the money and the headache and hire a different company if you want the inspection to be done correct and list what you really need and do what they say they will do.

They were patient with me were able to squeeze me in first thing in the morning within 48 hours of me calling. They ended up getting one mold sample and two air quality samples along with a baseline sample they did outside. Altogether it came out to be about $225. The results came within two days and confirmed my suspicions. Either way I would highly recommend this company. Their professionalism and kindness really made me feel like they understood my worries.

The inspector was incompetent. He told my buyer that my older home had all of the original cast…read moreiron piping in the foundation, which it did not. He ASSUMED it did, without even asking, simply by seeing a plumbing vent on the roof. (The plumber had simply tied the new PVC piping to the original vents.) He also told my buyer that pipe failure was imminent, based on the age of the home. His incompetence caused the buyer to back out of the contract.

The seller confirmed the button was not broken prior to the inspection, and yet RIA refused to accept any responsibility. Home inspection companies carry general liability insurance specifically for property damage caused during an inspection. This is a known, documented professional standard. RIA's response was not to acknowledge that or offer any path to resolution it was to pass me through person after person with no clear accountability, and ultimately deliver a flat "not our fault". This is not a complicated situation. An inspector damaged property while doing their job. It wasn't broken and then it was broken. The professional and ethical response is to make it right. RIA chose not to do that, and I would caution anyone considering them to think carefully before using them.
