I hired this company at the recommendation of my realtor since I was new to the area I just went with who they suggested. 2 of my windows the springs were broken and the windows would not stay up and in the attic the dryer vent was not even attached and was squashed. He would have seen this had he have went up in the attic. They also stated my main shut off valve was in a location that was actually the hot water only valve. I gave them an extra star since the inspector did come back out and assisted to find the home shut off valve (which we never did and I hired a plumber to install - but this was all on my since it was after the sale) They did send someone out to fix the springs in the window after I noticed it. Unfortunately, my husband has to replace the dryer hose in attic. Also, save your money on the termite inspection. They listed any wood issues as "wood destroying organisms" and listed "wood rot" in this report and checked off the YES box. I did not need them to tell me the bottom of the wood trim on the garage door had rot, that should have been in the regular report. Save the money and the headache and hire a different company if you want the inspection to be done correct and list what you really need and do what they say they will do. read more

Absolutely heaven sent! I had recently moved into a property that I suspected had mold and I called 1 million times to make sure that what they were quoting me was what I was able to have within budget. They were patient with me were able to squeeze me in first thing in the morning within 48 hours of me calling. They ended up getting one mold sample and two air quality samples along with a baseline sample they did outside. Altogether it came out to be about $225. The results came within two days and confirmed my suspicions. Either way I would highly recommend this company. What an inspector comes up with in a home purchase is important, and they failed. First, they're disorganized. We were the buyer, but they kept calling us to set up a time to come out. Second, they offered all these "extra services" but never followed up on any of them. Yet, they nickel and dimed us for extra services that should have been part of the inspection package. Finally, the inspector's report missed numerous flaws with the house (too many to enumerate here), and this has been a very expensive loss for me. Had a home inspection on a historic Riverside home today from Troy. He had an apprentice with him and they did an amazing job. They made arrangements with seller to arrive a bit early to get started and when we arrived we did quick intro and they kept going with inspection. After each area they came to find us to tell us what they found and gave very honest opinions. I felt like he was being very honest about the findings and providing actual useful information. This company was very easy to deal with in setting up a home inspection in the Fernandina Beach area. They were upfront with pricing, they were polite, responsive, checked in ahead of time, and sent a very professional inspector named Brian. He did a thorough job, was pleasant, and all in all, I was a happy with the inspection. Brian found some things that I would not have found and for that, I am thankful. As I write this, I am in negotiations with the owner of the property over some issues that Brian found. Other companies had too many add-ons. Although Lunspro Home Inspections Jax has some, they were not as plentiful as other companies in the area. The add-ons really tick people off, in my opinion. All in all a great experience, a very professional and comprehensive report followed afterwards, so I would highly recommend this company and especially inspector Brian Walker. These guys were really good to work with. At first we hit a snag with scheduling -- I had specifically requested a 2pm slot as opposed to 1pm, because it's what we had work clearance for. I chose LunsPro over others in part because they could accommodate this. However, the day of, the inspector let my real estate agent know he was going to begin the work early -- pretty much negating my appointment time and reason for selecting them. Then I was notified that my husband and I needed to be present at 3pm which was earlier than we had arranged for. Apparently there was some misunderstanding because my agent told Jason the house was vacant and it was seen as the all-clear. While this was a problem for me at first, I was able to get there at 3:15. Both the company and inspector Jason were extremely courteous and professional. They apologized for the confusion and even told me not to rush, that they would wait for me to arrive. The inspection itself seemed thorough and well-done, and Jason explained things well and answered our questions. He comes off as nice, caring, and good at his job. They are competitively priced, and trusted by my agent (whom I trust). I think most people would have a really good experience with them. I would work with these guys again. read more

LunsPro actually inspected two homes in the Atlantic Beach/Neptune Beach area (I backed out of the first home actually because of the thorough inspection that was done). Chris Cooper was on-time, thorough and professional. Both times, his reports were issued later the same day, complete with detailed pictures and descriptions. Scheduling can be done online and is easy, and you will get a link to pay for the inspection (just know that you won't get the report until you pay) On a side note, I do not live in Florida, so the second inspection was done with my realtors onsite with Chris. We FaceTimed after he was done with his initial inspection and he walked me through his initial findings as well. I highly recommend them. read more

First time when we ordered LunsPro service, it seemed everything was great, but we ended up not buying this house. I left the 5 start review for them. Later, we ordered LunsPro second time for the house where we live right now there were many issues what inspector did not see. 1) dishwasher has a leak (since day one) 2) the roof in the Florida room cannot hold water at all. 3)the water salt equipment for the pool was not even connected. We pay almost 1k and expect get proper service but unfortunately we did not. Very disappointed read more

We were buying from out of town and relying heavily on this service. We got all the inspections, crawlspace, mold, wind etc. Upon arriving to the home it was apparent there was water damage and you could smell the mold in the air. We had an excavation company check underneath and they provided photos that several of the joists under the home were rotted. The plumbing was easily identified as not up to code(pipes were not glued) and there was an obvious crack in the cast iron. The sheer number of issues that were visible with a crawlspace review are staggering. The inspector absolutely could not have gone in and the crawlspace was "the cleanest crawlspace" our excavator had ever seen. I'll be filing with BBB, filing warranties and probably doing an arbitration or lawsuit. The damage for structural repair is upwards of 70k and frankly the home is not worth it. Extremely disappointed in this company and their lack of thoroughness. read more

Great experience this morning with LunsPro. My inspector Mark was very friendly and professional. The inspection took about 30 minutes and I had my inspection report within a couple hours of his departure. Seamless. My only complaint is related to the scheduling. I was not informed at the time I made my appointment that the appointments that do not include a full house inspection are scheduled between 8-5 when the inspector has time between other appointments. Rather the representative set my appointment for a specific time. It was not until the morning of the appointment that I realized this. That said, I was able to contact the scheduler and request a call ahead, which the inspector did 30 min in advance of arriving. So it worked out well. read more
