We had an 11 month inspection with HouseScan in March of this year. We had an issue on the side of our house where sand kept coming up from the foundation and washing away all of the grass. We were told by housescan that it was a gutter issue. It is now August and we still have sand pouring out of our foundation and have since discovered that HouseScan missed a crucial defect in code on our house. The Florida 2020 building code requires a main shutoff valve near teh water service entrance for each dwelling. The builder did not put one in and HouseScan missed this in it's inspection. We are now getting one fitted to try to determine why we have mounds of sand pouring out of our foundation and why the foundation is waterlogged. If HouseScan had picked up that our house was not to code we would not be in this terrible situation. read more

We monitored our home while it was for sale, we had our sprinkler system on schedule for two days per week. After the inspection we went back before the closing and the inspector had left the sprinklers set to EVERYDAY and racked up a 300. water bill on our behalf which never happened to the history of us owning the home. No one was living there and no one else had access to the home when it happened. JEA even confirmed the date that it was indeed the day he did the inspection that it started using 600 gallons of water A DAY just from the sprinklers. They said they can see it was from the sprinklers in their system! Mike Lohan was the inspector and he should be fined for this! Maybe a small claims court suit would teach him not to do that again! read more

The inspector from HouseScan missed a major electrical issue on the house my wife and I purchased. The previous owner had added a 200amp main breaker but didn't update the wiring from the street to the main box. The plumber who added a dishwasher was the one who brought it to my attention. When I called HouseScan I was directed to a complaint form and in two weeks I have heard nothing back from them. Would not recommend. read more

I am on the seller side of one of their inspections. I am a commercial general contractor for 20 years. Have dealt with a lot of inspectors in the construction business around JACKSONVILLE area and believe me I know they have a job to do and respect them. A few positives: - found some loose aluminum electrical connections that I thought had been fixed and were not. - found some WDO I had missed on fascia. Negatives ( or learning opportunity): These guys are very young without a sense of reasonable expectations and very little construction experience. Especially in older homes. I feel like they made my buyer more stressed. Buyers thought this was a professional inspection company mainly by website appearance, but definently not reputation or experience. I had to step in and show my knowledge and expertise of home remodeling to verify the issues were minor and easily fixed. Maybe they are good with new homes that we're built to new codes, I don't know. However, when it comes to dealing with older homes built over 30 years ago, they over focus on aesthetics. And I mean pointing out dings and bumps in drywall with the buyer present. Minor aesthetics like spackling or paint shouldn't be part of the inspection conversation in relation to overall value of home. We had moved items into garage so they could perform inspection as a courtesy. This company made it a point to write in report that any area below or behind storage should be inspected before closing as we may be hiding something. (My wife explained we were moving out as we were leaving the home, so I don't understand the intent of this being called out when you knew the reason behind it). I will wrap it up with this. These guys have a lot to learn about inspecting within reasonable levels of concern based on the project age. Not everything can or will be perfect and that's ok. All homes get dings just from normal operation on first day as furniture is moved in or walk pictures are hung. As a homeowner, I enjoy keeping up with daily maintenance of my home and there have been more than enough drywall dings and loose tiles that have had to be fixed. By the end of my sale, buyer and realtor wished I had been the inspector, because they also felt the problems presented were way smaller and manageable than presented. NEW HOME. YOUR GOOD. OLD HOME. BEWARE. You better love the location and charm before they show up. They will convince you right out of a likely great home that is selling under market value. read more

I do not recommend this company to anyone. I hired HouseScans to complete a full inspection of my home prior to closing to ensure there were no major issues, but they failed to point major problems with the duct work system and I had to replace it within the first year of moving in, costing me close to $4,000. Details have been communicated to the BBB, but the business has not responded. *** Update September 2020: My review was recently challenged, so I would like to add that per an independent engineering report, "water damage in the attic was attributed to condensate formation on deteriorated and insulation-deficient flexible Heating Ventilation and Air Conditioning (HVAC) ducts, and there was evidence to support historical leakage from water supply pipe assemblies." The report also indicates that there was "evidence of attempted repair in the form of altered or removed duct material and liberal application of mastic." In my opinion, the poor condition of the duct work was a ticking bomb and this should NOT have been omitted from the pre-purchase inspection conducted by Housescan Inspections - see attached pictures. For the record, the house was built in 1986. read more

they said they captured my IP address to "sign" their document. every online document verifies a signature...they printed mine. every document sends a copy..they finally did 4 days later after I pushed them to do so. I never saw it, I would never had agreed to this terrible document..so don't pay them!!!@ their technician did say there " could be a problem" with this panel..however he did not say the hazards of this panel..in their report they say technician SHOULD report this. a 4 pt or a general inspection differs in that a full inspection covers turning on faucets, flushing toilettes, etc. so if their electrical on 4 pt is lesser quality than full inspection..shows you to DEFINATELY NOT USE THIS COMPANY. read more

Housescan hired to inspect home. I spoke to ***** while he was doing the inspection and he said the electrical was good but not grounded and the GFCI did not work, probably because they were not installed properly. He mentioned no other problem, specifically that the wire is cloth. To the contrary, he wrote Romex on the report and satisfactory on the 4 point. Relying upon this, I called an electrician to quote the upgrades, and the electrician came to the house 3 days later and alerted me that it was cloth, not Romex. Emails & pics from report prove cloth wire incorrectly stated Romex. I have provided doc, an electrician explanation & quote, & explained how their inspection harmed me rather that helped me, and requested a refund. The email below and their own pictures in the inspection report support my claim: the report specifically says vinyl coated conductor in cloth outer jacket, Romex. I spoke to your inspector during the inspection, and I relayed what he told me to the electrician Friday afternoon. The electrician told me about the difference between "cloth" and "Romex", and he said if he didn't warn you that it is cloth and not romex, it probably is not. When I looked at your report the next day, the report may be believe it ok. No concern for the TYPE of wiring, just moderate concern for EXPOSED wiring, which has nothing to due with type. The electrician did not come due to "concern from your report". He came to quote install the GFCI correctly, put more outlets on GFCI which your inspector said probably just need to be installed properly. The electrician (not inspector) eased my concerns Friday when I asked if it would be a few thousand, and he replied probably $500 or less. The fact that he was able to come a couple days before my contingency period expired was sheer luck & shock.
