Military families that are looking to rent their homes after a PCS absolutely do not use this companies services. We were foolish enough to use this company to manage our home in Columbia - total nightmare. Not only did the manager not report issues with the property they accepted damage that the tenants did. When we returned to our home we found the following: - grass eroded and needing replacement - sprinkler system had not been run in three years - broken screens - broken walls - water damage throughout the property - damage to the wood floor - extensive - entire down stairs ceiling had to be repainted as a result - extensive paint and floor damage as the tenants had allowed their children's to spray paint and damage the home. - fence needed replacing - rotten and or needing repairing - kitchen counter granite chipped and cracked - multiple reported infractions from the HOA as the hull billies they rented to parked their camper on the street all the time - and violated a number of the HOAs regulations. Now some will say 'but that's the tenant' but just remember your property manager is at a minimum supposed to conduct walk throughs of the home prior to and after occupancy to clear them. Our property manager decided it was better to be 'friends' with our tenants than to do his job. We had to fight to get the deposit back - this company accepted zero responsibility ZERO. Total damages close to 10K. Best part - the property manager goes 'oh well it's not that bad - it's just because you own the home that you think that' the bill for damages speaks for itself. This property manager should have been fired and if I had the time I should have taken them to court.

On top of all this David Peterson was shockingly rude to several community owners. They appear to hire in-house landscaping which does a poor job. Our units are in disarray with broken gates/locks, faulty outdoor lighting, the units haven't been pressure-washed in years, oh and it appears that our termite bond lapsed at some point. After they removed the fraudulent fee, they sent late fees and interest to attorney office and then the fees doubled and I'm still locked out from paying monthly assessment and accruing fees and interest. They will get their day in court for sure.

Condos are unique and well constructed. Many of the floor plans have soaring cathedral ceilings and cool features like wet bars and balconies. Landscaping is lush and well kept. The pool and newly renovated club house are very nice. They are working on the tennis courts this year. Our current homeowners association is very active in maintaining and improving the community.

There was a lack of communication amongst themselves and an attachment to my home did not get new roofing put on even though it was in the square footage from the insurance company. Hanzel came out and looked and was apologetic and had someone there to finish what they missed within two days. Ours was done on a Friday and someone was out on Saturday to pick up the trailer full of debris. I checked my cameras and that person ran the magnet but, Hanzel came and did it again which was helpful cause there was some missed. The cost of the roof replacement was right inline with our insurance adjusters amount. Our roof looks great we had a gutter added and the crew did great. I would recommend and definitely ask for Hanzel he will go out of his way to make sure you're pleased.

It took them over TWO MONTHS to fix a broken washing machine--a basic necessity--and getting them to address any issue is like trying to land on the moon. Our AC broke, and we were left sweltering for months before they finally bothered to repair it. Meanwhile, the wood around the property is rotting, and they don't seem to care one bit about maintaining anything. To make matters worse, the house was absolutely filthy when we moved in. It was clear no one had bothered to clean it beforehand. The floors are so dirty that even after multiple deep cleans, our socks turn black just walking from the living room to the kitchen. It's honestly disgusting and unacceptable. The level of neglect here is shocking, and the customer service is practically nonexistent. Avoid this group if you want anything resembling decent living conditions!
