(JRC wasn't present when the inspector was there, btw). I have been a realtor for many years and often (it's always the choice of the client) have had the inspections done by Home Sweet Home Inspections and Dan as well as any other inspector working with him has been thorough in their job, polite and friendly. JCR may have misread the report as I went over all 52 pages myself just now. Fair dishwasher only means that the dishwasher was working but that the inspector didn't know how old it was. I don't see anywhere in the report that he was called a hoarder (?) I sent an email to three providers of the service we required. Carl responded first and was available on a day and time that worked for us. It was by grace that his price was also the lowest of the three service providers we contacted. But you don't know if you got the 'right' provider until the deal is done. We got the right provider for our needs. He was prompt, which is a big deal in my book. He was personable - warm and friendly. He clearly explained how he worked and how long the job would take. He added that once his inspection was complete, he would talk us through the summary of issues. He told us he would send a report to us by email the following day. He stayed on task during the entire three hour visit, while answering questions we had and listening to our concerns as we remembered them. True to his word, he walked us through a summary of his findings once he completed his inspection, and answered some extra questions for us. The following day - which happens to be today - I received a PDF of the complete inspection report before 11:30 am. I would recommend Carl Phillips of Desert Spec to anyone requiring a home inspection.

His report is 40 pages of legal non liability boilerplate verbiage and maybe a page or 2 of non critical visual notations. After inquiring about moving our appointment back an hour, he took this as a cancelation and failed to communicate until an hour before our scheduled appointment. Despite the confusion, Jerry came out to the house but didn't bring the right size ladder. We rescheduled for the following day and Jerry left. 5 minutes later, he called me saying he didn't think this was a "good fit" and proceeded to cancel (again) despite my willingness to use a drone. This left us scrambling to find another inspector before our inspection period closed. As an Engineer and builder myself, anyone that tells you a drone can do as good a job and is not willing to walk a flat roof is not thorough enough. Very unprofessional.
