Michelle did a good job with our first property, but our experience with the second has been…read moreextremely disappointing. She failed to send our renewal notice on time, and I had to remind her. Even then, she waited until only 20 days before our lease expired to provide three poor comparables that were clearly not similar to our home. I ended up doing all the market research myself. When I considered ending our agreement, she threatened me with a full year's management fee instead of addressing the issues. We have worked with MR on three properties and even bought one through them, but because of Michelle's lack of effort and unprofessional handling of our account, we will not be using MR again. She argues constantly, never admits she's wrong, and could put in more effort.

We rarely leave negative reviews, but our experience moving into a Marshall Reddick-managed…read moreproperty in Nashville has been extremely disappointing. Prior to signing, we were explicitly told the unit would be professionally cleaned and move-in ready. When we received the keys, that was not the case. The apartment required extensive cleaning, and we ultimately had to hire professional cleaners ourselves after receiving little meaningful remediation despite repeated communication. Since move-in, we have dealt with a long list of unresolved maintenance issues, many of which were documented immediately upon occupancy, including: - a nonfunctional washing machine with standing water and visible mold - a nonfunctional microwave - exterior openings allowing animal activity in the walls/ceiling - a broken mailbox lock (mailbox doesn't close at all) - missing window screens - multiple additional maintenance and safety concerns We are now nearly a month into the lease and all of these items still remain unresolved. To be fair, Michelle eventually stepped in, acknowledged that our move-in experience fell short, and approved a partial rent credit toward the cleaning expense, which we appreciated. However, the overall experience has still felt highly reactive rather than proactive, with much of the burden of coordination falling on us as tenants. The most frustrating part has honestly been the lack of preparedness and follow-through. We understand that maintenance issues can happen, but a unit should not be turned over in this condition after repeated assurances that it was move-in ready. We are hopeful the remaining issues will ultimately be resolved, but wanted to share our experience candidly for anyone considering renting through this management company.

We're relocating cross-country. We were in direct communication with a homeowner via FB, and we had…read morea connection (very rare; we have direct connections with homeowners). The homeowner advocated that we rent her home and was trying everything in her power to ensure we could secure it. But after applying, we were denied. Unfortunately, in today's society, we're judged based on credit, and our credit history sadly defines who we are. We provided a letter outlining our situation and offering resolutions to demonstrate our commitment and responsibility. Unfortunately, we were denied the home... ---------- Update 3/17/2026 Just wanted to provide an update. John, the owner, reached out to me via email and explained their screening process. I may not agree with the process. Ultimately, John was apologetic about the situation, listened to what I had to say, and acknowledged our concerns. Somewhere down the line of communication, there was a misunderstanding. And what's done is done. He wished us the best of luck in our home search and offered to refund the application fees as a resolution. I do appreciate that, as a business owner, he wanted to find common ground to resolve this in the best possible way and achieve the best possible outcome. So, with that said, thank you, John, for taking the time to reach out to me. We will still be searching for our home. As a business owner, communication and transparency should be at their best when it comes to conflict, and John executed them.

While displeased with my initial experience, Rachel's willingness to go above and beyond has helped smooth some edges. Be sure to ask detailed questions early to avoid misunderstanding.
