    When it comes to a company managing one of your most expensive assets, your home, who that company…read moreis - is extremely important. Saw on another review site where they had hundreds of positive reviews - and started to dive deeper in their reviews and that's honestly what stood out to me - to make me choose them. It wasn't their positive reviews - it was actually their negative reviews. Almost every single negative review was addressed - but not with a simple, generalized statement. But with extensive details that explains why the tenant is upset and how the company tried to resolve it, and sometimes the issue is that the company was protecting the homeowner. Now Copper Key Realty took over my home to manage during the height of the COVID-19 pandemic and there was some adjustments as mostly everyone was working from home - but overall it was a smooth process. Ms. Cheryl Strong was available via e-mail and quick to respond to any questions - never made me feel like I was wasting her time - before I signed the dotted line to commit. Also, whenever I spoke to staff - whoever answered the phone always tried to answer my questions or concerns. They never tried to pawn me off on someone else. The contractors they use, they pass the savings onto the homeowner. Looking through the itemized repair list - I definitely could have paid more prepping the home to get tenant-ready. Seems like documents and payments come through like clockwork. Whoever takes the pictures and lists the home does an amazing job. There was 'conversations' of what I wanted to list the home for - yet due to the amazing work of everyone - from the minute the home listed to the minute the listing was taken down was only 72 hours! But it was all this and more that stood out to me from when I compared it to other management companies. Those things being that their website and portal stood out, fees were simple to understand, and being an animal lover they don't seem to charge a monthly pet fee to the tenant. (As other companies do) Definitely happy with my decision and as long as the relationship remains positive I can definitely see myself using them to also sell the property whenever that may be.

This company charges you and extra 60 dollars a month for a package that you cannot get out of to send you a box of air filters. They try to charge you extra fees if you are not fast enough to respond to an email. If you are going to renew your lease they charge you an extra 250$ that you do not know about until the time to renew. This company will find a way to nickel and dime you at every single turn. They do not upkeep the properties when they are vacant. When I moved into a place managed by them half the lights in the house were burnt out. The one door I missed on my walk through that led to a pantry had its walls covered with black and green mold. (This did get fixed). You have to jump through more hoops to rent from these people and pay more than what it would be just to buy a house. Do youself the favor, if you see this company, just keep it moving... it is not worth your time, health, or the increased hassle or stress.

The homeowner advocated that we rent her home and was trying everything in her power to ensure we could secure it. But after applying, we were denied. Unfortunately, in today's society, we're judged based on credit, and our credit history sadly defines who we are. We provided a letter outlining our situation and offering resolutions to demonstrate our commitment and responsibility. Unfortunately, we were denied the home... ---------- Update 3/17/2026 Just wanted to provide an update. John, the owner, reached out to me via email and explained their screening process. I may not agree with the process. Ultimately, John was apologetic about the situation, listened to what I had to say, and acknowledged our concerns. Somewhere down the line of communication, there was a misunderstanding. And what's done is done. He wished us the best of luck in our home search and offered to refund the application fees as a resolution. I do appreciate that, as a business owner, he wanted to find common ground to resolve this in the best possible way and achieve the best possible outcome. So, with that said, thank you, John, for taking the time to reach out to me. We will still be searching for our home. As a business owner, communication and transparency should be at their best when it comes to conflict, and John executed them.

    Would not recommend this company to anyone. The property manager, Camille that we had all of our…read moredealings with, is very rude and unprofessional. My husband is in the army so we had an allotment set up that directly paid our rent. When we paid our final rent it was prorated, because of the allotment, they received the full rent as other months. She refused to refund the money left over after our prorated rent was paid and said that we wouldn't see any money back until after the move out inspection was complete and repairs were made. We hired a professional cleaning company and a junk removal service to ensure the house was well cleaned and left in good condition. That wasn't good enough, she charged us a large fee for cleaning, charged $500 because the grass wasn't mowed before we moved out, charged us for fixing the garage door that I called about months prior to us moving out, and broken light fixtures that were already broken when we moved in. She kept our whole security deposit of $1245 and all but $140 of the $900 that should have been refunded to us after our final rent was paid. I had no problem paying to repair the things that we did damage, but we have never been charged this much when we have moved out of other places. I believe because the owners have decided to sell the property, they were trying to put as many of the expenses on us as they could.When we moved in, the condition of the house was no where near as clean as we left it, we dealt with maggots in the "brand new carpet" that was supposedly installed before we moved in, which lead to a massive fly infestation.Save yourself a lot of time, money, and your mental health state, and do not do business with this company.

The entire time they lived there, the guestroom was unusable. They had to keep it closed and blocked off. Each time I flew in to visit I had to get a motel room. The stench of cat urine was putrid. When we lifted the carpet to look to see how bad the urine staining was, we realized the entire carpet had been saturated. The cats that lived there previously must have been in extreme distress because ants had made this entire room their nesting ground while feasting on the glucose in the urine. After Camille at Huneycutt refused to do anything about the carpet, we even offered to pay to have it professionally replaced and not only were we told no but they were nasty about it. They lied and said the carpets were brand new. They eventually let my daughter and son in law out of their lease early, I guess Hunnycutt isn't used to pushback, but they stated it was because the owner was selling it. That was a lie because it was listed right back up for rent days later. In the end, they then charged their security deposit for nonsense items like an unclean tub. Which was clean. I cleaned it myself. Camille is a miserable human being who can't bring herself to admit when she's wrong over a dollar. She's queen of the slum lords. Not sure how these people sleep at night. They certainly wouldn't be if they had to live in one of their own disgusting rental properties.
