Agate Bay Realty are horrible managers of this rental property that we booked for a family vacation in Lake Tahoe. It was represented as a luxury property with a lake view and it couldn't have been further from the truth. The carpets smelled like athletes foot and the sectional couch smelled like dirty bodies. It was awful. The management group offered to have housekeeping come on the third day of our 5-day stay which we declined because the bigger issues would require time to either replace, repair or clean. They never take a phone call only text. I requested they come see the house the morning we were checking out but they never answered that request. read more

We booked a Bungalow cabin in for our anniversary and my wife's birthday. This was a short walk to town in Tahoe City and close to the water, restaurants, etc. The place was upgraded, very clean and on a quiet street. The cost of this was even less expensive than others that we were looking at. The best part was the property manager, Claire. She kept us informed of everything via text, ensuring that we arrived safe and asked if we needed anything. We were immediately linked to their Wi-Fi and TV. In addition, I did have a couple of questions which were quickly answered via text. I will go through Claire and Agate Bay Realty from now on. A very seamless event. read more

I take it in serious consideration when I write a negative review about any business especially small business. I support local/small businesses. I'm a home owner so I understand the responsibility of owning a home so when I rent vacation rentals, I would treat it as my own. I have a big extended family so often enough I used VRBO or Airbnb to rent vacation rentals and never encountered anything like what I'm dealing with with this rental agency. Booked a home for ten of us on 12/29 for my husband, myself, our 9 yrs dog along with my daughter, her husband and her two young children, a baby girl just turned 1 and my grandson who is 4 to head up on Thursday 1/12 thru Sunday 1/15. My brother, his wife and their two teens would be up early Saturday. The bad weather in CA started 1/3 with outlook through the the week is unstable for travel, I emailed them to inquire if we're unable to make it up whats are the terms. This is my mistake for not reading the terms when I booked, I was informed it's non refundable, if they're able to rebook any of those days we would be refund for that rebooking. If I'm unable to travel due to road conditions, it's low probably that someone else will book it. But yet I was optimistic, I continue to pray and checked weather report. I also emailed the rental agent "Claire" throughout the process regarding my concerns and asked if we're arrive early, is it possible to check in before 4:00pm. I was concerned with young children and anticipated it would take longer to travel given road conditions. Both time, the replies were we'll let you know. Thursday came, weather cleared, my husband and I got up early busy packing for our road trip. Headed out around 9:30am from San Jose, my daughter called to alert me that weather channel alerted storm hitting Lake Tahoe Friday afternoon thru Tuesday afternoon. I tried calling the agency to no avail, their preference is via email. I emailed while we're on the road around 10:00 am to alert of my concerns, we're scheduled to check out Sunday to head home. My husband has to be in office on Monday and my son-in-law starts his new job Tuesday so instead of risking stuck in Tahoe can we reschedule it to a different week. I was informed I can reschedule to any week in April, I challenged why in April, Claire informed me it's due to their policy. Have requested to see policy several times to date, none was provided. I reread the terms attached white the confirmation email, nothing mentioned. I was threatened If I didn't replied with dates to reschedule I would lose one night, but yet I already provide such information earlier in the morning in my email to postpone the trip due to weather. But wait, it's not over yet, Thursday evening around 8:30 pm, they texted me asking if I was in the rental since there's alert that people were inside. Seriously, is this a joke? They wanted me to respond immediately so they can take action but yet when I needed for them to respond, it's via email only so I hope you get the terms here. Last but not least, I was informed April is low peak season but the rates I paid for high pear season, there's no refund. In summary, DO NOT book thru this rental agency, the lack of service, care is inconceivable! The rental I paid was around $3200+ for 4 days/3 nights so it was not inexpensive. I'm reasonable and willing to work with this agency for a workable solution. What I get is only on their terms! read more

Booked through Airbnb and stayed at Birdie Time. Let me start off with the positives -- the house itself is for the most part just as pictured. There was plenty of room for our family of 6 and 2 dogs. We liked that each bedroom has its own bathroom. And the kitchen was stocked with all the necessities. Great location within walking distance to the lake. Unfortunately, this beautiful property is managed by people who only care about taking your money. I booked this nonrefundable trip for my mom's bday, knowing well that there would be plenty of snow in January. What I could not have foreseen at the time of booking was that there would be severe winter storms affecting all of California. The day before our check-in, California issued a state of emergency along with instructions from the National Weather Service to avoid travel -- such events are covered under Airbnb's Extenuating Circumstances Policy and should take precedence over the reservation's cancellation policy. I raised these concerns with Agate Bay Realty but all I got were snide remarks like "just leave a little later tomorrow and you are all good according to the governor". They were not willing to refund any money for cancellation nor was I given option to rebook for another date. I even called Airbnb to ask for help but I was only given the runaround and ultimately, the final decision was up to the host. In all the years I've used Airbnb I have never felt so infuriated. The whole situation was handled very poorly. Take the time to read other negative reviews on this property management and see how they handle conflict. My family and I had no choice but to continue with the trip if we wanted to save our money. Needless to say, the whole drive to Tahoe was so stressful because of the heavy rain and wind. Even with snow chains on we saw cars skid when we got to the mountains. And just as expected, accidents happened. Traffic was at a standstill for over an hour when we got on the 267. What should have been a 3-4 hour drive took us 8 hours. I understand the host has no control over the weather and road closures but the whole point is SAFETY. Any host who cared about their guest's safety would have listened to their concerns and found a better resolution when we asked if we could cancel the booking. Oh but it doesn't stop there. My dad found an open safety pin (how ironic?!) on the carpet in the downstairs bedroom shortly after we checked in. Not a big deal since no one stepped on it but definitely a safety issue, especially with two dogs running around. Also the front porch lights didn't work. So again, I emailed the property management right away. No response. Waited until noon the next day to send them a second email, to which they finally replied to but did not acknowledge the pin situation. They obviously do not care and have no regards to their guest's safety at all. My goal in writing this long review is to hopefully warn others to stay away from Agate Bay Realty. Although the house we stayed in was nice, my personal experience was tainted because of the interaction I had with this particular property management. For the last decade, Agate Bay Realty has been managing our little cabin on the lake. Our cabin has been in the family since 1969 and a multitude of hilarious and heartbreaking memories reside there. Brett Williams' team has been on point juggling the plethora of different clients renting our cabin. They say in football, an offensive lineman only gets noticed when he makes a mistake. In 10+ years, I can only remember a couple of hiccups and one of them was our fault (to which Agate Bay Realty pivoted and took care of their client quickly and effectively). The vast amount of rentals occurred without a hitch and our clients on the whole were happy. Renting out a family cabin is a difficult, emotional tightrope. On one hand the earned income is great. The downside is sometimes, renters are quite harsh on furniture, crockery, linen and utilities. Agate Bay Realty understands this and does an amazing job rectifying issues (repair, finding and/or replacing missing items, deep cleaning, etc.). Working with a nimble team like Brett's made the ease of renting out our cabin a very stress free experience. We sold our cabin recently so our tenure with Agate Bay Realty has come to a close. In the future, should we purchase another cabin, I would contract with Agate Bay Realty again in a flash. read more

tl;dr - go with another rental company, or be extremely thorough and careful at documenting the state of everything in the house when you begin your stay. I don't frequently write reviews, and when I do it's always been with praise and not complaints. Unfortunately, my experience with the team at Agate Bay after renting a ski lease was so poor and alarming, and my attempts to resolve privately so unsuccessful, this feels like a necessary last resort. My wife and I rented full season ski leases with Agate Bay in both 2020 and 2021. Both times they were easy to work with and laid back before and throughout the lease - they were a little slow to respond and occasionally required a follow up, but nothing concerning. The home we rented from Agate Bay in winter 2021 was in much worse shape than the pictures appeared in the listing. Disappointed in the disparity between the representation of the home on their website and what we arrived to, I ultimately decided not to make an issue of it, as we really loved the location. To be safe though, I noted the condition of the house all the issues on the company's check-in form and took pictures just in case: furniture was badly torn and broken, doors were in disrepair, rugs were stained, sheets were missing and towels had stains and holes, etc. Everything was fine until we checked out: Brett and his team at Agate Bay began reaching out about the very issues that I'd documented during checkin (rug stains, doors, etc). At first the exchanges were cordial as we worked through some discrepancies. Then suddenly there was a question about broken patio furniture and a damaged umbrella that my wife and I weren't even aware was on the property. I hadn't thought to check the patio furniture when we moved in, as it was January, so I kindly explained that the patio furniture was damaged when we first used it in the Spring, like the many other things in the home, and no one had used the umbrella (or knew it existed). I thought that was the last of it. However, Brett's team then insisted that they "don't store broken furniture," and that it must have been damaged by myself or someone staying with us. For several weeks, I then tried to resolve with the team and clarify the issue: are they sure the furniture wasn't broken when it was stored? Were the furniture and umbrella stored properly? Could they provide photos or anything that showed the state of the items from that time? I was willing to cover costs for something that had broken under our care, but I wasn't comfortable just accepting that knowing what the rest of the items in the house looked like. Needless to say, Brett and his team were not only unhelpful, but downright condescending and juvenile in the ensuing back and forth. Their responses ignored all the pertinent questions at hand, specifically the requests for any sort of proof or documentation to the prior state of furniture, before attempting to make it as though they were not actually responsible for the property or anything within, as that rested with the owner. Eventually the emails died down as I grew tired of the back and forth and told them I just wanted my security deposit back, insisted I wasn't paying for damages I didn't cause, and to just please confirm they were sending it to my new address, which I sent them a total of 7 times. None the less, I write this review after finding out they sent my security deposit to the wrong address, for an amount that has hundreds of dollars in unexplained deductions, but also doing so in violation of their own lease terms (the lease states they will send an itemized list of deductions and documented proof within 21 days of departure; needless to say no itemized list or documents of proof were sent or received within the 21 days). When I tried to contact and call Brett, the owner, directly to resolve, he ignored me. I love Tahoe and will be back, but definitely not with Agate Bay. They have homes in some truly wonderful locations, so if you do choose to stay, temper your expectations on the photos matching the real life home, and be sure to document everything when you arrive. read more

We checked in on 05-10-2019 to the Firefly cabin that we booked through AIRBNB but is hosted by Agate property. Checking in was easy enough. When we got to the cabin things got bad. Since you pay a pretty significant deposit for cleaning and damages you would think that things would be clean and working correctly. My wife had to start cleaning before we could get settled. The pubic hair in the washing machine the bathroom sinks the bathtubs and stuck in the dirty towels was pretty disturbing. The dirty cooktop the stained white towels the bathroom sink that doesn't drain the attic access door that hangs open. The description clearly says there's a bedroom with a king bed so we bring our king sheets for the king bed....no king bed so our sheets didn't fit. Had to buy towels because we couldn't use the stained and disgusting ones that were there. Absolutely no privacy....the kitchen and family room are completely open to the whole neighborhood. No way to cover the sliding door that's in the middle of those rooms. Agate property should really check the properties before guests checking in. Review #2 So after my initial review posted I received inappropriate emails and inappropriate comments to my review from Brett at Agate. His original comment was removed after I responded to his emails on yelp. I've read several other horrible reviews about Agate and they all involve Brett. I'm assuming he's the owner of this company. I didn't write the initial review to upset anyone at Agate I wrote it to inform other consumers just like me. At first I was confused by Brett's response but when I started to read other reviews about him I then understood what I was dealing with. He's upset...if Agate is so against people writing their opinions about their properties you would think they would make sure their properties are what they advertise. After being harassed by Brett I contacted AIRBNB who I booked the rental through and informed them of what was happening. I sent them the same photos I posted on yelp and forwarded the emails I received from Brett. AIRBNB was amazing when dealing with our unfortunate situation. Of course Agate property felt the need to lie and say I was inappropriate and a horrible tenant. I paid for the week we stayed at the property up front...we followed all checkin and checkout instructions to a tee never bothered the neighbors didn't have the police called on us and the property was cleaner when we left than when we arrived so I'm confused how I was horrible. After our first time experiencing using Agate Bay Realty for our weekend rental at Lake Tahoe, we will be using them to rent all of our future rental homes for our yearly Tahoe trip! Due to a winter weather storm, there was a snow berm at the end of the rentals driveway preventing access. Before it was even time to check in, an amazing agent had already contacted us with the issue along with options for a different rentals to accommodate us for the night until they could have their snow plow remove the berm. Some of the options were more deluxe/expensive than our current rental but they assured we would not have to pay the difference and, if we chose, could stay at the new rental for the remainder of our stay if we chose. Thankfully the snow berm was able to be cleared and we checked in to our original rental on our first night with no other issues. The agent provided us with her personal cell phone number during all of this for quick assistance during it all. 10/10 DEFINITELY RECOMMEND! read more

I really have nothing but amazing things to say about this house rental company!! The house we were given to stay in for the weekend in Tahoe was adorable AND fancy at the same time. It was cozy yet also had high end appliances, a nice roomy layout to the house and a useable hot tub that BUT OF COURSE we used! If you truly want to escape the hustle and bustle of your life, get your butt up to Tahoe and rent a house from Agate Reality! They'll put you in one in the middle of nowhere to truly help you feel as though you escaped from reality... Yet, it's really only a 10 minute drive into Tahoe City (at least from our cute little green cabin). I will certainly be using this company in the future! Oh and if you get to Tahoe after hours, FRET NOT- they leave your keys in an envelope next to their door! Talk about trusting the residents of Tahoe City- ha! read more

I stayed at 705 Agate and the house was beautiful. But there was something that wasn't beautiful...the service that Agate Bay Realty provided me during and after my stay. The house says it holds 13 people. We had 12. They accused us of having 14 people. First off...how do you come up with an exact number like that for an accusation? Apparently they also dont want you to cook at the house. We cooked all our meals and ordered in twice (which for 12 people accumulates a lot of trash). We bagged the trash, filled up the trash cans outside and stored the rest in the garage so that bears wouldn't ransack our leftovers. Agate Bay Realty didn't like that. They would have rather have us place the trash outside - good idea!! Charging us for ridiculous damages including a dog chewing up a doorway (I was super hungry one night during this trip...but not hungry enough to chew up a doorway)...WE DIDNT EVEN HAVE A DOG!! But they continued to believe that there was a dog. WTF?!?!?! Hahaha..this whole thing is such a joke, just like Agate Bay Realty Management. See yah! read more

Agate Bay Realty has absolutely no integrity as a company and I hope after reading my review everyone thinks twice about doing business with them!! We are filing a law suit through the state of California because of misconduct and unjust retaliation that resulted in leaving my one year old child homeless because of the false pretenses they gave us upon signing a one year lease with them. On 6/15/16 prior to us signing a one year lease with Agate Bay Realty Lori promised us through email that the cleaning of the home and minor repairs around the house would be completed before our arrival on 6/29/16. She was aware we had already been approved for a property in King's Beach that was $400 a month cheaper but we ultimately went with Agate Bay Realty based on the false pretenses that our home would be move in ready. On 6/24/16 I called into their office to follow up on the items and let them know my fiancé was coming to their office to drop off a $3200 deposit. Lori informed me that day none of the items on the list has been completed and someone else was staying in the home over the weekend. On 6/25/16 I emailed the broker Brett Williams, CC'd Lori, and CC'd my fiancé requesting a direct answer as to when the line items would be completed. We never received a response from them. On 6/27/16 I called into their office and spoke with Judith who was abruptly rude to me before I even finished my first sentence. She kept yelling over me repeating herself over and over that she didn't handle the long term leases, she handled the short term leases. I tried to explain that we were moving from Utah to California in two days and I just needed a direct answer as to when our home would be move in ready. She ended the conversation with this statement "we don't need your business, and if you want to cancel just cancel." On 6/27/16 I emailed Brett Williams (the broker) and told him about the disrespect I received from his employee. I asked for a direct answer as to when the line items would be completed since we were moving into the property in two days. Brett responded to my email continuing to insult me stating "Do you want the place or not?" And ended his email with "PS don't insult the chef before you get the meal." This company clearly felt no need to apologize for the false pretenses they made to us and also felt no need to apologize for any inconveniences this was causing us. On 6/27/16 I decided to file a complaint with the BBB to rectify the situation through a third party. I wanted to avoid confrontation with this company. I didn't want to continue to be insulted for no logical reason other than I needed a direct answer as to when our home would be ready for us to move in. On 6/28/16 Lori emailed me and told me that the cleaning would be done but never addressed the timeline as to when the minor repairs around the home would take place. I replied and told her we would see her tomorrow to pick up our keys. On 6/29/16 the day we were scheduled to move from Utah to California the BBB contacted Agate Bay Realty about our complaint. Due to our complaint on trying to come to a resolution without getting insulted Lori called me and terminated our lease with them. I informed her we already had all of our belongings in a uhaul and we were on our way to California from Utah. I also explained that the termination of our lease would leave my one year old child homeless and that they can't legally do that to us. She hung up on me. Right now my child's living arrangements are up in the air because I put my faith in Agate Bay Realty based on false pretenses. This whole situation turned into something completely ridiculous all because we wanted a direct answer as to when the promised cleaning and repairs would take place. They were legally obligated to abide by our lease and the pretenses that were made to us upon signing the lease. We have no other choice other than to pursue legal action now that we have invested our time and money into moving into this property. The department of fair and legal housing in California is involved because of the unjust retaliation from Agate Bay Realty resulting in leaving my one year old son homeless. I do realize after several interactions with you, and reviewing the snarky responses you've given to other feedback, there will be zero accountability on your end for how the house was represented online, and the actual condition of the place. Code or not, any railing held together by wire because of missing bars, is not safe. You've made it clear you have no interest in hearing the feedback, or trying to be accommodating in any way- not a problem. So upset with this company! We booked our stay through airbnb two months in advance for a family get together for 4 days 3 nights for 11 people. We are having family come from all over California and this company called me 3 days before our paid in full trip to tell me they cancelled it. They stated the home owner was having home renovations and they contacted me countless times to put us in another home. They didn't.... they said the emailed me requesting we choose another home for the inconvenience.... they didn't. What they did do was call me 3 days in advance and let me know they had a 3 bed room available not dog friendly which we needed they could get us and the rest of the family would need to get a hotel and they would see if they could cover it. The whole point of this trip was to have a intimate family get together and all be TOGETHER! They offered to upgrade our stay but we would need to change our dates and again no dogs allowed so of course this wouldn't work! We spent the last few hours frantically looking for something to accommodate us only to have to spend an additional amount of money. I will never attempt to rent from this company again and you should be careful as well they might just pull this on you 3 days before your trip as well. read more

I almost want to keep this place a secret, but feel obligated to share my amazing experience with others. A group of us from advertising portfolio school decided to take a school trip to Tahoe, and looked all over online to find a cabin. We found a great rate on the Pezzola house, and decided to split the fee, that was a lot less money compared to other places in the area. The house was perfect! It had an amazing hot tub, grill to cook steaks, large deck, bedrooms that all had HD TV's, large kitchen, WiFi, speakers and all the other amenities of the 21st century with a woodsy rustic feel. I rented the Oliver in North Lake Tahoe thru Agate Bay Realty. It was a dog friendly rental. Overall an aesthetic house, in a great location. (Not so much for comfort and usability.) ABR was easy to deal with. We checked in late on Thursday and they had the keys available for pick up despite being beyond business hours. Their rental rules were not unreasonable. All of them were pretty basic, with reminders to be courteous. The only one we had difficulty with was the one about washing the towels prior to check out. The washer and dryer in the house (which had nothing to do with ABR) was extremely slow and in the end, we just ended up locking up the house with the load in the dryer running so as to check out on time. Upon check out, I easily walked through the door and dropped off the keys. The lady at the front desk was friendly and welcoming. She asked how our stay was and encouraged us to come back. I'd probably reuse ABR for future rentals, but I'm not sure about renting the Oliver again. read more

Truly the worst experience we have ever had with a rental company. We told Agate Bay Realty well in advance of our stay and outside the cancellation window that we were considering cancelling in case our city's travel restrictions were still in place but wondered if their cancellation policy could be more flexible if we had to move our trip closer to the time. They said yes and to get in touch a week before our stay. Our city was still not permitting travel when it got to that point so we checked back in, at which point ABR told us that they did not want to be flexible anymore, unless they could get the nights rebooked by other guests, which was not what they had said in writing initially. They then told us repeatedly that it was safe for us to travel, despite us sending them links to city rules, which stated "you must not travel". We had to chase them repeatedly to get a response at all, which meant that days went by without their making the nights available to other guests. When they finally did, four of the seven nights were booked by another guests, which we did get a refund for. Then ABR decided to take the final three nights of our stay off their booking platform to get repairs done. At our expense paying for those nights. We were absolutely staggered by their lack of integrity. After days of their ignoring our emails, they blamed the owner, although it did not seem that they had discussed it with them. We asked to speak with the owner and ABR refused, which is unsurprising since it would be pretty embarrassing for the owner to see ABR's increasingly unprofessional and aggressive emails, which ranted on about, amongst other things, "the scales of justice". Judging by their response to other negative reviews below, this is pretty standard communication with guests. I have been using Agate Bay Realty properties for many vacations over the years and am so pleased with them. Once I accidentally left my cell phone after we returned home and they graciously mailed it directly to my house. When something is missing, for example, dishwasher soap, the staff came right over and delivered it to us. Also, we missed the 11:00 a.m. departure time and were late leaving; when we left we went to the Agate Bay Realty office to apologize for our oversight. We rented a house for the winter as a ski lease property with Agate Bay for 2020. We've done ski leases with 4 different companies over the years, and we can honestly say that Agate Bay was by far the most accommodating and very responsive to any questions or maintenance requests we had. Total fail at communication. The first office lady had no clue about their ad posted online, and couldn't answer a single question. The second lady kept asking me "So what you're saying is...?" It was like she couldn't hear me, or she kept trying to read between the lines. It's real simple people, the customer is only saying what you hear, and nothing else. I eventually had to hang up on her and rented from another agency. Definitely would never recommend to anyone visiting the Tahoe area. read more

Incredibly Unprofessional! We were two people in a 5 bedroom property for 3 days. The cleaning bill was $175 which I had absolutely no problem with. The problem arose when we had an 11 AM check out and we were running a few minutes late. The cleaner came in a 11:03 am and our bags were almost packed, we were minutes from leaving when she started SCREAMING at us. At 11:03 Am the cleaner screamed obscenities saying we should have been gone 10 minutes ago. All of this after I apologized for running a couple of minutes late. I complained to Agate Bay Reality and they refused to apologize for our treatment due to the fact that we were "late" in our checkout (... all of 3 minutes) It took 4 phone calls and an email even to get this response from Brett! UNPROFESSIONAL, RUDE AND ILLEGAL I booked a property with them and my transaction was finalized. About an hour later I receive an e-mail stating that there was a "problem in their system" and they needed to charge me more money. No apology, just that I can pay more money or cancel the reservation. I wrote back to say that we had a legal contract and maybe they could give me some kind of a token discount for the inconvenience? The e-mail back had major tone that no discount would be considered - still no apology about their error. I reiterated that we had a legal binding contract. The next e-mail back from them they unilaterally canceled my contract. I actually spoke to a lawyer about this who told me that yes, I could take them to small claims court but did I want the hassle? I decided that life is too short. I get that mistakes are made and I would have been open to perhaps finding a different property if they had just apologized for the hassle and the inconvenience - ALL due to their mistake on their website. They also could have picked up the phone at any time to call me as they had my number. It seems from another review here that they are somehow unable to say "We're sorry!" WOW!! It doesn't even cost them anything. Interesting approach to customer service in a time where a lot of their properties are not rented. While they do have nice properties so do a lot of other people without the rude, unhelpful attitude. read more

I have had the pleasure of working with Brett Williams since I moved to Tahoe 8 years ago. We first met while I was looking for a ski lease. There were a vast number of properties to choose from and they allowed me into every one within my price range in order to decide. When I finally picked the right house we ended up renting it for three consecutive winters. We had such a great experience that when it came time to buy we didn't hesitate to call Brett. Brett helped us figure out what we wanted and was extremely knowledgeable about the area, pros & cons of each house and full of great ideas as to how to tweak it to meet our needs. He never sugar coated anything and always told us his honest opinion (seeing he's been selling homes for over a decade or so it mattered). Brett is very aware of the Tahoe area and the market. We learned quickly that when you know you like something you have to jump on it or it will be snatched up. It took roughly 2 years for us to find the perfect house and Brett stood by us the whole time. When it came time to close, everything was laid out for us and we were always kept in the loop. Whenever we had a question regardless of what time it was we could call or email Brett and we always got a response within a short time. He even was so thoughtful he bought us our first housewarming present. I would definitely recommend Brett to anyone looking to either buy, sell or rent a house. read more

We leased one of the Agate Bay houses for the 2012-2013 ski season and despite a couple of mishaps that were largely out of Agate Bay's control, everything ran extremely smoothly.
