    I will never do business with this company again…read more I literally think they have scammed me out of money. I gave them $2600 to get my property ready to be rented. They spent all of that money just to paint the interior walls. Pretty sure they took a cut for themselves. There is practically 0 contact after you sign that contract. The website they use, you put in a request to talk to them, I mean its been 21 days, and I have yet to hear a response. Last time I checked it doesn't take $800 to carpet clean, but I just got the bill. Choose someone else, don't get into a contract with this company.

We set up an appointment for Thursday for a tour at the property. Before meeting up with Brittney, we made sure to fill out and send back the application as requested, through the emails we were exchanging. In the day of the tour, in the morning, we sent her a message to confirm if she had received the email with our application. She quickly responded saying she hadn't seen it and if I could send it again, but this time she provided a different email address. We RESENT the application (including files with IDs and pay stubs), as we did previously, to the previous email address and also the new one she had provided through text message that morning. She confirmed she got the application and also confirmed our appointment that day. We met up at the property (disclaimer: she was NOT wearing a mask and there's COVID-19 pandemic going on) and, after seeing the property, we made sure to tell Brittney we were interested on moving on to apply for rental. She said she would get back to us the next day (Friday) in the afternoon to give us an update. We waited until Saturday around 10am and decided to text her to get an update. She said our application looked good but we had to wait on the property owner's final response. That was Saturday. On Wednesday of the following week, we decided to contact her again since we haven't heard any updates since Saturday morning. I texted her asking if she had any updates. She responded: "Updates on?". Excuse me?! "Updates on?" What kind of joke is this? We gave our sensitive information to a person we don't know and don't know anything about her, trusting her service and the company she works for. We wait and have to remind her if there's any update and she doesn't even know what we are talking about??? All we want is to make sure our information is not on that person's hands anymore, because she seems to be very irresponsible and unprofessional. And we heard no apologies from her either! We just want to alert you that if anything happens to our information we will certainly take legal actions.

I had a 1 bedroom apartment very close to downtown Winchester on the 2nd floor. Parking was ample, it wasn't noisy, and it was a lovely apartment roughly 620 square feet. Water, sewer, and trash were included in the rent, me being responsible for electric. It was a nice experience with it. Plus, it had a dishwasher, and an in unit washer/dryer (stackables), but that's a major plus for an apartment so you don't have to pay to do your laundry. He also provides snow removal and quick maintenance repairs. That was a plus too. The apartment was mostly wooden floors so dust appeared rather often. There was also an AC unit and an electric heating system (no gas). But it was nice! Don't turn off the heat in the winter time though! If you are looking for an apartment in the Winchester area, this should be your first and only stop. Phil and Caroline will make you feel right at home, literally!

In our opinion our downstairs neighbor was excessively noisy , coming home at 2 am blasting the music, etc. Also, we were told not to hang things on the outside walls so we didn't. We were told not to burn candles, so we didn't. We were told we COULD hang things on the inside walls and we did... we were then charged for hanging things because we hung "too much". We were also charged for a bent oven door... we were told a child must have stood on it... we don't have kids, or pets... the oven door wasn't bent when we left the apartment. In our opinion, we were charged for bogus things so we didn't get our security deposit back. We tried to call and work out the discrepancy and don't feel we received any consideration. I would also add that we always paid our rent on time and never had any other problems until we decided to move out. We wouldn't rent from Griffin Properties again nor we would we recommend them.

    Customer service is not this company's strength. The first time I called them to let them know that…read morethe dishwasher has not worked since we rented into the house, I was immediately given attitude. I noted this on our inspection, and it has been four months with no corrective action. The dishwasher has power and makes noises, which can fool any inspection, but water does not runs through the appliance properly. Dishwasher soap literally petrifies after it is inserted and the appliance cycles. Upon notifying the VA property group of the details, I was immediately confronted with defensive chatter and I could not even describe my issue. Rather than simply having my issue addressed by a professional, I was given disrespect. Something tells me it will be a battle to retrieve any of our security deposit. The appliances in the kitchen are very old none are fully functional. This was annotated on the initial move-in inspection, yet nothing has been done or acknowledged. This is my first time renting, I have owned several homes, just not in VA, and rented them as well. We just moved here from Florida to pursuit new careers and had little knowledge of housing in the area. I rented housing in Blacksburg, VA as a student 16 years ago that were in better shape with better management services. Virginia property group has demonstrated nothing less than predatory landlord behavior thus far.     These guys should be ashamed of themselves. We lived in one of their properties for a year, were…read morenever late on a payment, and cleaned their house thoroughly after our initial move out. We were on very friendly terms with the neighbors and never once had a complaint for noise or annoyance. After our initial move out, the landlord came over to do a walk through. We thought everything would be just fine, and we were preparing for the holidays in our new home (this was a week before Christmas), so we asked that the walk through just be done without us and to let us know if they needed anything. THEY NEEDED THINGS!! One or two requests I would have understood...but they considered average nail holes to NOT be average wear and tear on the house! We had to come back and fill the nail holes and repaint EVERY wall where the nail holes had been spackled. Since this is an old house, that meant that every wall in the house (minute two rooms) had to be repainted. He complained of a dust bunny on the floor and said we should have at least swept...when we had swept AND mopped our way out of the house the first time. We primed over two walls that had been painted during our live there...but he informed us that we needed to prime and paint the walls the original color of the house. Then...he gave us the wrong color to paint, so the job had to be done twice. In order to get our deposit back, we did work on the house that any other property manager would have done between tenants. We were absolutely a source of free labor for the guys...and I reiterate, ONE WEEK BEFORE CHRISTMAS!!! Scrooges.

    I will echo much of what was said back in 2012 regarding Adams- Nelson. I lived in one of their…read moreproperties for just about 2 years. My initial thoughts on Adams-Nelson was very positive as they seemed extremely receptive to requests and were accommodating. This opinion quickly changed after just a few months. The biggest complaint I had as a tenant was the lack of property maintenance. Many of the issues that were requested to be fixed upon move in were NEVER addressed. Like the previous reviewer, our rent was on time and we took care of the property and were respectful to our neighbors and surrounding properties (going as far as picking up litter around not only our property but surrounding properties). During our move out is when the disaster really started. Admittedly, we did create a small amount of damage on the paint on a couple of the walls within the unit (think command strip gone bad). We contacted the property maintenance as to what we could do to minimize the amount of work they would have to do and to get our maximum damage deposit back. He evaluated the damage and provided us with paint to touch up the paint damage. After we thoroughly cleaned the unit (5+ hrs) we were told that the areas of the wall we repainted with their APPROVED paint were not up to their standards and that they would be required to repaint the entire wall since the paint was 5 years old and the touchup work did not match the existing 5-year-old paint. In addition to the paint, we were told that the unit was not cleaned up to their specifications (to the point the representative complained of the condensation that had formed on the shelves in the refrigerator). We did receive part of our deposit but when getting the check we requested an itemized list of the deductions to our damage deposit required by VA state code 55-248.15.1 "The security deposit and any deductions, damages, and charges shall be itemized by the landlord in a written notice given to the tenant, together with any amount due the tenant within 45 days after termination of the tenancy and delivery of possession" they could not provide. All things considered, I absolutely CANNOT recommend Adams-Nelson rental properties. They are extremely accommodating at first but when you move out the concept of "normal wear and tear" does not apply to their properties and you better be either (or both) a professional cleaner/painter or you kept the walls all bare and untouched if you want to get your full deposit back.
