The only thing lazier and more worthless than AIY are the onsite apartment management offices, at least at Timber Top Apartments. Any time there is an issue, the response is, "You have to call someone else" about issues. Their rent payment software not working? "Call Yardi" (who will say you have to call the landlord). Any issues related to water? "Call the city of Akron" (who says, no that's an AIY issue). Repairs not made for months? "You'll have to put in a new work order." AIY proves time and time again they're just an inept bunch of rampant chimps operating a rental company, holy hell. It's not good when you hear of multiple AIY properties around the NEO area that all have a slew of issues. My experience with Timbertop is fucking dismal. AIY refused to pay attention to the suggestions of maintenance about boilers, the boilers leak and kill someone, kill several pets, and severely injured others. Rebranding isn't going to help if they don't right all the damage done by AIY, including all the lax repairs. They were a horrible company who didn't do anything to help us when we needed it. I regret moving here and now I'm stuck underneath a jerk and his kid, the kid stomps around, wakes us up at all hours of the day, he like to jump over our bed at 6am every day, his father just ignores the issue so it's gotten worse. I would also like to point out this isn't a toddler, the kid is old enough to be left alone, he should be old enough to know better, he is in middle school so I'd guess about 13. And don't dare try to sleep during the day when the kid is home, screw you if you work 3rd shift, but AIY has repeatedly ignored this issue. Even telling us they would contact us back then never do. I have anxiety and PTSD, this is a clear violation of the ADA, and still 5 years later we are dealing with this. One of the first things I was told by them was to get earplugs or headphones. I was also threatened by my neighbor, a different one, and they did nothing about that either. And I won't even discuss how long it has taken us to get repairs done, but if you know this place you know that is the norm. Our first year, during C-19, there wasn't even a maintenance person on staff so we never got anything fixed that first year we were here. Living in kerrybrook in Austintown ohio and everything has been good up till a month or so ago since the new neighbors moved in. So far our car has been beat with a big rock busting our window. Then mail started to come up missing then I seen one of the new neighbors messing with the electrical boxes out in the laundry room then a few days later the same person was messing with another neighbors door when they seen me he told me to mind my own business. They keep leaving garbage all over in the apartment building and out in the parking garage. Our mail packages that the mailman leaves by the door has started being stolen so far we've had 2 packages stolen the lady across the hall has had her mail taken. They smoke pot right out in the hallways and just today someone took our laundry basket while I was washing clothes. The one guy keeps messing with the locked mail boxes like he's trying to get in them. It's getting out of hand here and I have no phone to call the office but when we called about our car getting it's window busted and gone through they said our cameras on the parking garage was fake and to call the police and then the cops never showed up anyways and the police I talked to on the phone said to get with the office for the camera footage but I told them the office person said the cameras out there aren't real. So idk what to do without a working phone its not easy and trying to email them is impossible to do so im writing about it here in hopes this is seen by someone who works for this place. I'm talking about the building on paisley the 1820s building and hopefully someone sees this and sees what I'm saying so they can know what we are all dealing with here.It all started about a month or 3 ago when we got new neighbors. Our building has always been friendly and safe where we all got along and now it's all bad. Oh I forgot about the night someone was out messing with our door lock in the middle of the night so things becoming more and more unsafe and uncomfortable with being here. I've been waiting over a month and a 1/2 for them to come and change my light bulb. It's not like they have to bring me a light bulb. I have light bulbs but I am visually impaired. I have very, very low vision. So I need the light when I need it. And they have not yet came to put in a light in my hallway. I can't even see it in the cabinet if I need anything out of there. I have to get used my phone. The flashlight on it is awful. read more

Over charge for low end apartments, that are def not worth the price for the condition they choose to leave there apartment complexes in. They over charged but do not increase the value of the apartments nor the maintenance required to fix these crappy apartments. As I am thankful I have a roof over my head , they make it hard to stay at these places. They charge 40 dollars extra to handle your bills online, that's criminal. I've stayed in multiple apartment complexes that out different companies through AIY and they all have the same issues. Overpriced for crappy apartments that don't have all the necessities needed to live and take care of every day things. How can you charge someone over 6,7,8 hundred dollars for places that don't have their own washer and dryer units in the apartment itself. You have community washer and dryer for 4 apartments but it's 1 of each to be shared between 4 house holds.... And they don't even work half the time. AIY needs to offer more to the customer and people living in their places without increasing the cost of the crappy apartments they fail to maintain and keep nice and worthy of the prices they charged. this place is horrible. they try to undercut you and fine you as much as they can. they take you to court after only 19 days late on rent and it cost you $250 to get court date cancelled. they have no grace period for rent. so if it ain't in the on the 31st by midnight you get a late fee!!! the women in the office lie and tell you wrong things constantly. these people have tried to evict me for having an emotional support animal even though I had a drs prescription. they didn't believe my doctor and tried to evict me. I have to get the housing board on these people. they are horrible! read more

Unfortunately, this was by far the worst living experience of my life. I lived at Four Seasons in Austintown (in the suburbs) and this place was an absolute nightmare. The living space was actually quite nice and so were the maintenance people. The community was TERRIBLE! And apparently the property managers and leasing office are powerless. I complained for 7 months! I begged for a corporate contact so I could discuss leaving. I even offered to pay 2 months rent and relinquish my deposit so I could move and they REFUSED! I had to live with a nuisance pitbull and pitbull owner above me that apparently had a grow operation going on. I couldn't sit on my balcony because of their dog and them. They had shady characters just hanging out and smoking pot on the balcony and in front of the building making it look so trashy. The kid laughed like the Joker for hours on end everyday, not the mention the other incessantly barking dogs in the building. I had to buy an entire surround sound system to drown out everything. No respect or rules AT ALL! The laundry room was gross until the cleaning lady came once a week and my clothes smelled like a machine shop when I washed them. October first came and they STILL hadn't turned on the boilers! That place was cold as ice! What a money hungry company. I will stick to small landlords and houses. Actually, the place I moved to is like a resort compared to Four Seasons. Lesson learned! read more

My building was just bought by aiy. Once we had the ability to drop off the rent check via the office now we are told tough shit now you have to mail it in. Where it can now take days and they slap a late fee instantly on my rent. I say this to aiy. Become customer service friendly not greedy uncaring people. The world has changed. read more

We moved out and are still having issues with this place trying to charge us even with our lease up and us providing them the requested documents and notice of us vacating the apartment and not renewing our lease. We have mice! We live on the second floor and we have reported that we have spotted visitors and maintenance only showed up with bug traps and told us they can't do anything about it. They won't reimburse us for any of the precautions we have had to take to kill 7 mice on our own without their help. They refuse to patch the holes of entry to prevent the mice from entering. After I went into the office to complain in person a week later they sent a letter to everyone stating you can no longer come to the Lakewood office to settle maintenance disputes and they would only be handled through a third party call center. When I called the hotline they took my complain but they never sent a maintenance man. I can not get a good nights rest living with rodents and they refuse to resolve the situation or let me out of my lease. read more

He was hurt at work and was late with his rent for one month and was served with an eviction. He attempted to pay the late rent and was refused. Clarkwood Greens has the worst maintenance department. I have been sitting here without heat for 36 hours they obviously don't realize it's winter time. One guy came the first day after eight hours of me calling to tell us what we've already told them the furnace doesn't work. He states someone will have to come tomorrow to fix it then he promises to bring a space heater back the same day but never showed up. I have left several messages and no response. Every time I put In a Maintenance request it takes weeks for them to get here and I'm talking roof leaks, bathtub leaks where the downstairs ceiling was bulging and getting ready to burst at any time, bathroom sink falling down from the wall. One time it rain so bad that the water was coming in through the vents and maintenance never showed up. They don't care if you got kids, babies, elderly or ill they just leave you with no heat. read more

I am about to start my eighth year with the Broadview Gardens apartment complex in Cleveland. In the time I have been here I have been impressed with the office staff and especially maintenance. Candace in the office has always been pleasant and professional. She makes sure my maintenance needs are always met as soon as possible. The complex driveways to the parking lots have been redone and the parking lots themselves have been resurfaced. Every year landscapers keep the complex well maintained; keeping it lush, green and flowers adorning every courtyard entrance. All in all it has been a positive experience here at Broadview Gardens. read more

Do not under any circumstances think of Indian Hills as a good place to live. There are drugs and prostitution in the complex along with panhandlers. The leasing office listens to no one and the corporate office is no better. They both refuse to answer their phones, and do not return calls. read more

I live at Indian Hills and for the time I've been a resident it has progressed into a living hell. Both myself and boyfriend are disabled and have a limited income so making a move would be a hardship. He needs to have kidney dialysis 3x a week he doesn't drive due to the risk. Due to bed bugs he lost his provided transportation and his in home care. In order for him to get it all back we need to have the apartment sprayed etc..We made the request and have no response other than being told "Whenever they get around to it" and wouldn't consider this an emergency. In the meantime he has to drive and I spend the day preying he makes it home okay. The woman behind the front desk was rude and cold, she kept cutting me off and never bothered to even look at me. This is life and death I've already come close to loosing him. Nobody deserves to be treated like this. Doesn't life and death deserve maybe a second look?? I was a tenant at Highland Woods Apts from April 2015 to June 2017. I signed my initial lease, and brought my own refrigerator with me. I was given the ok to do so, and it was written in my lease. A rodent came into my apartment in January 2016, and it took 11 days for them to rectify the situation. I was not able to live in my apartment for 11 days. I had to have the City's building department get involved in order to receive compensation for the days away. Against my better judgement, I let my lease auto-renew for the 2016-2017 year. In December 2016, I experienced my first flood. Sewage, and feces shot out of the toilets and bathtubs. Several inches of dark brown water flooded the entire apartment. I had to throw away lots of personal items. The apartment stayed damp and I wasn't able to live there for a few days. They called a carpet guy out to drain the water, but he did not clean the carpet. He sprayed a antibacterial mist on the floors and left. I contacted the property manager and they moved very slow with fixing the situation. I had to get the building department involved again in order for them the clean he carpet. They said they had the carpet people come out to my unit twice but I eventually had to rent a carpet cleaner from Home Depot and clean it myself. I took pictures of the damage and the dirty carpet to show that it was never cleaned. I took videos of the fifth and sent it to the property. The apartment stayed damp, and the smell was horrible. I was hospitalized for a week with a stomach flu that I believe came from the sewage flood. I had to fight for them to prorate the rent. A few months passed and the apartment next to mine's ceiling caved in in their bathroom & it cause a small flood in mines. Once again I had to take care of things by myself. Finally, in May 2017 the whole floor (4 units) flooded as a result from the sewer drain being clogged outside our apartment. Once again, the apartment was soaked and I lost a lot of personal property. I tried contacting the required renters insurance co, but they only cover the unit, not my personal property. It was Memorial Day weekend, so we all had to wait the whole weekend before they started to take action. I knew I was leaving. I sent my notice in March 2017 with my intent to leave at the end of May when my lease was up. I received a letter stating I had to stay another month, I don't know why so I was forced to stay an extra month. Then I moved June 30th & sent them my keys.. I called and asked for my security deposit but I never got through to the property manager. Time past & I left message for her to call & when she finally called back she said she hadn't no idea I moved! I cleaned my apartment really good & im entitled to receive my sec deposit but she advised me that I couldn't because she didn't know I was gone even though they sent me a letter confirming my notice to leave June 30th. I told her I could supply paperwork to show when I left, I offered my new lease, etc. She told me to send my USPS forwarding mail confirmation, which I did the next day. I tried calling her several times and I couldn't get through to her. She finally called me back a couple weeks later only to tell me that the paperwork she requested wasn't good enough. Fast forward to Sept. 15th and I received a letter stating I owed $2300+ and they were keeping my deposit. The letter said I owed 2 months of September 2017 rent even though I've been gone. The letter stated that my lease is still enforceable until April 2018! They also charged me $475 in fees, $400 of which were for a missing fridge, even though I supplied my own. The property manager listed my move out date as the day she finally decided to return my call, not the day I actually moved. They don't keep up with paperwork, they are unprofessional and my next step will be to take legal action if this is not recitifed. I have been through the ringer with this company; this is the worst experience ever! They maintenance is laughable and the only thing these people care about is money. read more

When you see the apartments at first it seems a good deal for the price but that is where the problem lies. The building manager actually showed myself the property which gave me some security, being a young single mom,i was tired of being taken advantage of and even explained to Diane Smith the troubles i have endured and was assured that would not happen there. This is a horrible place to live. Management is horrible. Things break, they won't come out and fix it for weeks and blame tenants for their own mistakes. When they finally do show up a month later they leave your apartment a mess. When you ask for the manager's supervisors information they state you can't have it. Watch your lease, they try to get you for every little thing, very money hungry. Make you pay extra for someone living in the apartment, even though it's a two bedroom apartment and only one person was residing there. They don't take care of the grass and outside maintenance. Their own people cleaned up a vacated apartment and upon leaving had scattered glass everywhere and was there for months still probably there..I had cleaned my appliances and had one blind that needed replacing on me leaving the blind they said cost 20 and the rest of my security deposit they kept was 70$ for fees to clean the stove and fridge, where below you will read i didnt have a fridge for 3 months.. they kept rescheduling and ultimitly never came to fix the problem i spent money to try and fix myself.. .. this is a letter i extended to them... I spent 3 months with a dirty fridge that no one wouldl take responsibility for (and never replaced, but apparently I paid 60 $ to have cleaned after my departure)and the glass that your company didn't bother cleaning up after their own contractors made the mess is still probably under the snow to this day. I don't give a shit AIY can keep the money they stole and I am just glad to be out and my daughter doesn't have to suffer the consequences of living in that horrible place, I am simply thrilled to not have ties with AIY anymore and I will be posting bad reviews to any site that will take them , which ironically enough doesn't include your own website. I would assume there would be too many terrible reviews and the lack of candor to divulge that information to your tenants just demonstrates your lack of integrity. I only wish I had browsed the internet for reviews before signing my life away because I have found nothing but bad things even on the BBB website, mine is now among them. Sure your business will stay afloat scamming people and treating them like the rent check that they are to you and your maniacal company. Although maybe if you conducted business with some rectitude and virtue maybe not only would your tenants spread the word and find more business but then karma, the Lord, or whoever you believe in would be on your side as well. I do not expect a response or a solution I just thought i would send forward my complaints to the company i describe so fully on the internet. Do not rent from this company. When I signed my lease, I was told that every apartment in the building had a working buzzer. However, this was not true. When I alterted my landlord to the problem, I was basically told there was nothing they could do to fix the matter. I was told that because everyone else's buzzer worked in the building, my buzzer would not be fixed and I would just have to deal with it. Because of this, I cannot receive packages of any kind at my own apartment. On top of this, I had to pester and continuously call the office in order to even get someone to return my phone call in the first place. First two years were good. When I called for maintenance they were great in coming out either on the same day or within 24 hours. Starting in July 2018, I incurred problems first with my central air conditioning in my townhouse. During the peak of the hottest days in I had to wait almost three weeks before maintenance repaired the central air in my townhouse. I contacted the leasing office as well as the management office. When you call the management office, you get a detail message about contacting the leasing office of your complex for any maintenance issues. The leasing office and management office didn't repair my central air until I wrote them each a letter stating that I would make rent deposits at the court. Now meaning October 11, 2019, my townhouse smells like an outhouse because something is wrong with the sewer system. The leasing company will send out notices over the most trivial issues, but nothing on the sewer system. I did visit the leasing company on Saturday, October 12, 2019, and they informed me that they did receive complaints regarding the sewer. None of my neighbors who are experiencing the sewer problem have been notified by the leasing company as to when this problem will be resolved. I guess I have to do the rent deposits with the court. I am so sick of this place and I am trying to find a new home before it is time to renew my lease. The leasing company had the nerve to send out notices for referring folks to leave in this area. I would never refer anyone to move to Clarkwood Gardens. read more

All I can say is do not move to any of their apartments. They half fix stuff, don't care and all they want is money. They don't have good judgement on who or what they move in. Loud parties from unruly neighbors and drunks laying on steps to the building. People do not stay long because of bad neighbors and the rent payment system is backwards and if there is a problem with their system they will charge you extra and expect you to pay when it wasn't your fault. read more
