A much larger Redwood apartment was rented after 7 years as a Redwood resident. Wasn't allowed to go inside the larger until I signed lease and given keys. The ceiling in the living room has a 6' huge crack across the top, (with ceiling fan/light hanging on the side the ceiling is cracked open), one lane of the drive has been damaged down to gravel and the frig has a dent in the middle of the door. No damage at all in the small unit I've lived in since 2018, but the unit, for an extra $600 I will be paying has a ceiling ready to fall on my belongings/humans inside and a gravel drive. More damage to the larger unit by the previous resident than mentioned. I should have stayed in the smaller unit that I have taken care of. read more

Redwood Corp (RC) is awful! I moved to Redwood because it was close to so many things, it was brand-new, had a nice floor plan, & just looked like it was going to be a lovely neighborhood that I could call home. There are a lot of areas where they skimped to save money in the building process, which you don't notice until you move in, but I've learned to look past it...UNTIL NOW. Each unit has a floating floor, but recently the flooring has been discontinued, and I'm guessing because the flooring is crap! I've lived here for 2 years and have my home office set up in the den. It's listed as a den on their floor plan. I bought polyurethane caster wheels to put on my office chair to protect the floors, but I've put my foot through the floor in my den twice now. August being the second time, with no resolve. The floor guy came out and was going to pull a piece of flooring out of my bathroom and replace the bad board & then replace the entire bathroom flooring with the new, but none of the boards in the bathroom were long enough...so he glued it. Yes, he glued it. He said there's only a few options: (A) he could replace the whole floor in my den with the new flooring they're now using, but there will be a strip across the middle of my floor where the 2 different types of flooring between my living room & den meet. (B) get RC to replace all the flooring so it doesn't look stupid. (C) put down a mat or rug to just cover up the hole. Needless to say, by the time he pulled out of my driveway, the glue gave way and the hole was back & actually bigger. Yesterday I was told that Nicole Lemire (Regional Manager) said that they would not be repairing my floor because I refused a maintenance request in regards to the flooring and that I never put a mat down, which has made the floor worse. I pay over $1700 per month and should not be blamed or responsible for a hole from normal wear & tear because they've ignored me since this happened. It's just me & my small dog. I am the one who put the maintenance requests in, was there to let them in whenever they came & even took my dog to daycare so she wouldn't be in the way. For Nicole to say I refused a maintenance request is an absolute lie! And, that it's my fault the floor is worse because I never put a mat down like they told me to. First of all, NO ONE ever told me to; it was one of the options the floor guy mentioned, but I kept waiting on a response from Nicole on what their plan was, because in my opinion, the floor still needs repaired, you can't just cover up the problem. If I moved, they would have to repair the floor before someone new moved in. The floor guy told me that anywhere 2 boards come together, if you walk on it enough or sit/stand enough...eventually that lip will break and the floor will cave, so it could happen where my couch is, my counter stools, my kitchen table & chairs, and even my walking path from the patio to the front door...which there are a few soft spots and I can see where one is starting to cave. I shouldn't need to put mats all over my house. I've lived in a house with hard floors and NEVER had a problem with my office chair or any other flooring issues. I was told prior to signing my lease, that there would be a privacy fence between my unit & my neighbor and there would be a fence across the back, because about 6' from the end of my patio is a cliff that drops. Two years later...NO FENCES! My front yard has patches where grass died & never grew back; I can still see the green plastic netting from the sod. They have pulled out dead trees & bushes in my yard and never replaced them. They also laid down blankets of straw/seed in some larger areas that never grew & is now just a jungle of weeds...let's just leave it looking like crap because RC doesn't live here, this isn't their home & they don't have to look at it every day. Walking around my neighborhood with my family & friends when they visit is embarrassing. I've never heard of a property raising rent EVERY YEAR. I received my lease renewal & was amazed that leasing for 12 months was higher than 10 months. If they raise the rent more for a 12-month, then the renter will decide on the 10-month lease, which in turn allows RC to raise the rent twice within a year. Bottom line, the only thing RC takes is your money, NEVER responsibility & they'll talk out both sides of their mouth if it gets you to leave them alone. You can't even call to speak to someone at RC; you will ALWAYS get voicemail & they will just pass the call to the property...even though it's out of the property manager's control. This is what they either don't get or don't care about...people pay quite a bit to live in a Redwood Neighborhood; a quiet neighborhood, but with no amenities, but still, many people move here with the intension of staying long-term, these are our homes...to Redwood it's just about how much money they can make while making empty promises of a lovely neighborhood. read more

I have lived in Redwood living apartments in Blacklick Ohio for 5 years now. I can honestly say that I love it here. These apartments are nestled back in a very quiet neighborhood in Blacklick off the beaten path. I believe that is one reason it's so quiet and calm here. Its dog friendly and well maintained with pet stations throughout. The staff here is awesome and quick on their toes when you need something done. These apartments are poorly constructed and not worth the price. They have cracks in the walls, nail pops everywhere, the flooring does not even line up to the walls. They are a nightmare with all the bugs ( and do not believe them when they say they have pest control). The leasing office is a nightmare and impossible to work with, their whole attitude is our way or the highway and the corporate people will not call back and if they by chance do let's just say you have a better chance getting the people in a cemetary to listen. I should have read reviews before we decided to rent at Redwood Living in Wadsworth. We have lived at this location for 9.5 months. We have a 20lbs 4 year old dog, who is asking to go outside to do his business ;) , there is NO WAY!!! he was doing it inside our rental unit, as I was working from home all this time and was taking my dog outside whenever he needed to go! Now, when we moved out, 3 weeks later I've received bill from Redwood with the carpet replacement charge of over $1000!!! REALLY??? I've seen, that Redwood is replacing carpets on all the rental units (at least it was on my street) when tenants were moving out. We thought : this is so nice of them to change the carpets for a new tenants ;), guess what? Probably previous tenant was paying for it - just as they make us to pay for it now. My husband and I lived at Redwood in Pataskala, we really enjoyed living there for the most part. We did not enjoy when the furnace would kick on or the AC would kick on it was so loud that you could barely hear your TV and that is the same for all their units even in different complexes across Ohio it's just how they're built. The big problem is at move out time they act like You are doing them wrong by moving, and they will not talk to you. They tried to keep our deposits, saying that are pets ruined the carpet , and they absolutely did not. Our carpet looked brand spanking new when we left.. So they replace the carpet and try to charge us. Our pets were not allowed In the rooms that had carpet, we kept the doors closed. They tried to say the person before us did not have pets while we went back and we weren't able to talk to several several people that have lived there a lot longer than us and and said absolutely the lady that lived there did have a dog. We fought them tooth and nail, and finally, they could not come up with what we were asking for as far as proof , they had they had to give us back our deposit in full. I have never not got a deposit back from renting and I always leave a place cleaner than when I got there.I wish I would have read the reviews before before moving there because this is a big problem with renters when they leave. We moved because they were jacking up the price and also to go month to month they to month they want to charge you an extra $500 a month to do that. I'll attach pictures. Let me make this clear; we have never cleaned the carpet, so it had to have been cleaned Pryor to our move in. You will see our perfect carpet and what they were showing. I am surprised to read some of these reviews. I have lived in Redwood, Avon, Ohio since 2021 and love it. Heather and Jim, (leasing agent/maintenance) go above and beyond in everything they do for our neighborhood. If i submit a maintenance request, it is addressed right away. My unit was absolutely, beautiful and spotless upon move in, and so far with the exception of two I have had great neighbors. Heather organizes a pool party every summer for the residents and we have a great time. We've been surprised with thoughtful and useful appreciation gifts. My 89 year old mom lives with me and has health issues and its very touching and heartwarming to me that they check in to see how she is doing. My son worked summer maintenance with Jim for two years, until he took a job working in his career path. Heather and Jim always ask how he's doing. We truly feel like family here and it's sad to hear others at different properties don't have the same experience. I've recommended Redwood Avon to others and even had a close friend choose this property to call home. I left another property, where the leasing agent was 100% until I signed the lease and moved in. They replaced nothing in the unit that needed replacing. My gas stove was the final straw, as they kept trying to patch work it, instead of replacing it. They didn't care once you moved in and they certainly didn't keep things up. I lucked out finding Redwood, from the moment I met Heather until now, nothing has changed. She is just as sincere and caring as day one. Jim is the only maintenance personal on this property, his response is outstanding. Where I use to live, they had two, who could care less. When you call their 800 number , never can get ahold of anybody, communication at corporate is poor I'm finding out that they actually work virtually from their homes and when you want to see an apartment you have to make an appointment so imagine getting someone to fix anything, and trust me, everything will go wrong in your apartment. I suffered a job loss in July and paid my rent days late a couple times. I also had rental assistance in December. This was late due to LCCCA being backed up on payments. I was told I was unable to renew my lease due to late payments. They are making me move with two small children in the middle of a pandemic. It is dangerous to my and my children's health to be moving. I was told according to the fair housing act they were unable to continue to rent to me because it wouldn't be fair to others. Although, companies all over the country are showing empathy and compassion, Redwood is not. I was told by the manager that if I don't leave an officer will be at my door to kick me out. My assumption is that they are not renewing leases for other people for this reason. I will be filing a complaint with the fair housing act. These people have no heart, making a single mother with children moving during a pandemic. It is shameful. It is dangerous. They are putting myself and my children at risk. In addition, they tore up a bunch of my grass next to the driveway and covered it with dirt that made my six year old son slip and fall due to the mud. All they did was give me an incident report form and did not address the issue. Now we are constantly trying to not step in the pile of muddy dirt every day. We pay over $1,000 here and that is beyond unacceptable. Also, the fire department had to be called a couple weeks ago because there was a malfunction with the smoke alarm. read more

They charged my elderly parents for a full carpet replacement when the carpet had no damage, they chose to RIP out the carpet and charge them, with no evidence. We disputed and will fight! Great floorplan and love the maintenance, that being said make sure that you know what they mean when they tell you about turning in your notice to vacate. If you think we can just give them a 30 or 60 day notice you are wrong. We had to go to a month to month when our 9 month lease expired and our house was still not ready. We turned in our 30 day notice on March 29th with a move out date of May 4th....surprise we now get to pay through May 13th because that is the day the lease ends on a month to month. So instead of just paying $400-$500 for the first few days of May; we get to pay a bargain price of $1,210.73 because you cannot just move out on any date, but only on the day your lease ends. You need to keep that in mind, never heard of such a thing and would definitely warn people who are building and don't get a choice on when you have to close... you could be paying a full months rent because your lease started on a different date. read more

Our family moved into a Redwood Community a month ago. The community manager who was here when we gave them the application fee was very uncommunicative and was good at having an excuse for not responding to my emails and phone calls. She was let go. The new community manager is very nice and seems to have it together. Time will tell. Regarding maintenance, he's nice; we haven't been here long enough to judge his response time. Our yard is full of rocks of all sizes and spots where there is no grass, just leftover netting from planting grass seed approximately two years ago (not sure of when they were built) and dirt. The apartment itself is very quiet and spacious. The two-car garage is an added plus. The driveways on our side of the street are shorter than the driveways across the street. Our car is mid-sized and sticks out over the sidewalk. The apartment was spotless in some areas, while in other areas it was not cleaned very well. read more

I lived in Redwood (Lake of Ridgecrest by Redwood) I moved out ahead of my lease end, spoke with the manager and was told that if there were any damages or anything that needed to be discuss she would contact me. Never received a call but did receive a bill for damages that I don't agree with. when I moved in I filled out the pre-inspection and several items were written on the form that I got charged for which were on the form, I guess they don't recall looking before charging. would have been great if the manager would have called me to discuss which never happen, to inform me so I could have verified the damages that I'm getting charged for. to top the matters worst I just received the bill and its with there collections department. You will pay top dollar to receive condescending attitudes and staff that try to screw you out of your money even though you are paying way more than you should. They leave notices "stuck in the door" even though it is the windiest part of town and things get blown away. There is never an email or call about anything important which means that they get missed and then they charge you for missing their notifications. When moving in they promise you the world but as soon as you don't renew your lease you are treated like garbage by them. Kathy Stoll works the front office at Arbors of Perrysburg and although she doesn't make the rules she is more than willing to deliver news of fines and payments with a grin on her face. I lived in Milltown Villas for about a year. The only reason I stayed--and Redwood knows this for everyone in Milltown Villas--is because there is really no other viable option in Wooster. I got irritated with the new $54/mo flat rate water charge that was applied across the board. This is well over the $30 flat rate charge Guardian quoted me when the property still used their services. When asked why this is the new policy I received answers like, "that's the way it is." This company is completely unhelpful. All this withstanding, the maintenance man is polite and very helpful. read more

I'm currently living in Central Ohio in a new construction unit. While the units are spacious and the 2 car garage is nice, management is VERY unresponsive to concerns or complaints. They promise whatever they need to in order for you to sign the lease and after that, whatever it takes to get you out of the office. Also, the nice finishes are only on the surface - for instance, they didn't even finish tiling the floor underneath the open vanity in the bath. My recommendation is to get anything they say to you in writing if it is important to you. They DO NOT stand behind what they say. read more

The Lakes of Ridgecrest in North Ridgeville OH is the property I am reviewing, I guess Redwood is the management company, couldn't find my property so I am reviewing the management company. The cool thing about these apartments are they feel like a single home with a normal neighborhood. I have neighbors that wave and stop by to talk and I have other neighbors right next to me that I have never spoken to at all. You have privacy if you want or an entire neighborhood to meet it's up to you. The garages are huge, you can easily fit two cars and a ton of storage. The kitchen has an open feeling and the pantry is the biggest I have ever seen when it comes to apartments. I have never had a problem with maintenance, Ridgecrest is a new property so I have only needed them twice, once to raise my ceiling fan and the other to fix a door that was sticking. The property is well kept, and the snow is removed before I go to work. The ponds are nice. In the summer there are a family of ducks and white swans that hang out, the first time my wife and I walked by the ponds I thought the swan was fake until it swam away. Like I said the property is new so there was some construction this past year and that was a bit of a bummer but it looks like they are finished and hey I now have an extra area for guests to park so that's nice. They allow dogs, I don't have one but plenty of my neighbors do and they all seem to pick up after them so you don't have to worry about a mess when you get your mail or go for a walk. If you are looking for an apartment without feeling like you are living in an apartment I would sincerely recommend The Lakes of Ridgecrest. read more

They tell you this up front but if you apply early and your plans change you will be SOL. I can't speak to the quality of the apartments because I only saw the model. That will be so nice this winter. My door got jammed one night and the maintenance tech came out and handled the situation very professionally and timely. They are very helpful and courteous. My entire experience here was a bad one from the get go. When we first moved in the property manager made many false promises to get us to move in. During our time there the property manager changed like 4 times. The quality of work and landscaping is just pathetic. The bathroom cabinet front fell off on me within the first year. We moved in prior to construction being complete and they rushed the landscaping. in 3 years they never even put in more mulch. They entered our unit once without telling us and left my garage door wide open. They tried to deny they entered though there were footprints and the hose in the garage was still wet from being used. When we finally moved out we spent 3 days cleaning the place till it was spotless. The walk through went fine and they were impressed by how clean it was. A month later we got a letter saying they were keeping our security deposit and charging us an additional $130 for excess wear and tear of the carpet. I have lived in 6 apartments and always left them better than I found them and have never not gotten my deposit back. I don't recommend this place. They are very pricey for what you are actually getting. Cheaply built, screws coming out of walls, ceilings wavy, outlets all crooked, flooring is cheapest on market, cupboards and drawers flimsy and that's just how it's built. The way it's managed is even worse. Maintenance is a joke. Called the specific number given by management, spoke directly to maintenance man, he said he would take care of the bug infestation immediately. I have never heard from him again. We had to hire our own bug guy. Had an issue with the website doing a double with drawl for rent. Sent a message to corporate office that this happened and would like a refund of the over drawl. I was ignored. Two months later the resident manager sent me an email explaining how to login and pay my rent, nothing about how their system messed up, just how I need to understand how to login and click pay. Resident Manager also reiterated several times that we have until 5th of every month before considered late so there is time if the web site is malfunctioning. I received an email saying if not paid by 3rd they charge you $95.00. This place is ridiculous. All apartments have issues, I recommend living in one for much, much less. I would give them no stars if I could. Moved into the redwood apartments in Dublin. At no point was I told that there is no cable providers here, only att who charges insane rates to the community because of some redwood deal. So basic cable and basic internet, with a data cap is 130.00 a month. (It was 28.00 with twc) Next when they wired the apartment they only put in one cable drop, in the spare bedroom, not even in the living room. So I have wires on the floor run to the living room. The office and model have driveways that are about 1ft wider and longer, so a full sized pickup will fit, the actual apartments do not fit a pickup. The roads depending on when they were built, depends on how wide they are.. They cut costs and screwed up the usability of a driveway. I have been in my place 3 months, we have weeds knee deep, we also have no sod, it's all seed that hasn't grown, so its a dust bowl. The city of Columbus has blocked off the drains so now we get water at times 1-2ft deep and you can't get in or out of the apartments. The city says they did this because there is no grass, the community says, that the grounds will be finished when they finish building, I guess that means they will put down grass seed in December. My move in check list of issues handed in 3 months ago, still have not been done. There are old car tires and garbage in the ponds on the land, and there is about 2ft of stagnant water surrounding the electric box, so brown outs are frequent. Wow, what a horrendous company. Take a look at their leases before you sign. You won't be covered by them if anything happens, even if it was a pre-existing problem. The people in the leasing offices are all nice enough, but once you get to the corporate level and the people who make all the decisions you're not going to find any help there. They love to spring charges on people and hold meetings about the best ways to slip out of legal trouble with their residents. When they lease new apartments that haven't been built yet, they'll take deposits and have people sign leases with false information. They fib about what the apartments will have and show pictures that aren't factual. Stay away and find a company that actually cares about keeping on their residents and building decent homes. read more

I have been waiting to post because I was hoping our horrible experience with this company would turn out well, but it didn't! This company is ridiculous. My experience was with the Redwood Liverpool Fields, Brunswick area. They make it sound so great, but really they are impossible to work with once you sign the lease and they rip you off any way they can! We only needed a three month lease and thought it would be perfect since they offer that plus they have the option to go month to month if needed. The catch is they nail you either way! We asked them about the month to month option after about two months and we were told we would have to pay a fine for extending the lease and not giving a full 60 day notice plus the monthly payment would go up. We only needed an additional 5 days untill our house would be done. They were Completely Unaccommidating. Plus, when asking questions to management they would say they would get back to us and Never would call back! QUESTION...How do you give a two month notice when renting month to month?? Then they told us we were going to get fined for moving out on our original move out date because we did not give our two month notice. I said we never came to an agreement to extend, so the move out date was the original date we agreed to. This was our original move out date which was determined the day I signed the three month lease! I told the one manger girl that I had said to the other manager we would move out on our original date so we shouldn't get fined, she said oh ok. Well, after not getting my deposit back for two months (note, we left the apartment spotless, my mother-n-law is a professional cleaner and cleaned it for us when we moved out) I checked what was going on. I was notified today that we had been charged on our deposit $2850 because our notice was less than 60 days. What a horrible company! I would never suggest anyone to rent from them! They rip you off and say whatever to make it sound great and just what you want/need, when in turn it is Aweful, Unhelpful and Unaccommidating ! This is from the Arbors 3 of Lordstown..I have lived in this apartment and others of this company, for some 7 years now. off an on. I keep coming back because the rent is good for me. Until now! When I first started here the rent for one bedroom was $465.00 , now its $504.00. Still not bad, but very hard for someone like me self supporting. I will have to move in 2016 when I retire , I wont and cant pay that much in rent. I am sure it will just keep going up. I do love living here very clean and well maintain. I do have some problems that have not been fixed. (1) my sidewalk light has been out for over a year , been several promises to fix. (2) Now I have a very bad urine smell in my apartment from cats living under my apartment. Sometimes the smell is so bad I go to my daughters to sleep for the nite. When I am off I burn candels all day. It makes me sick to my stomach. I keep getting bad headaches. They have promised to fix that as well. Three months later still smells and now that the weather is getting warmer whats it going to be like. I do have one major gripp almost all the apartment complexes have one unit they turned into a washer , dryer unit for there residents. We in Lordstown do not have one. If we need to do my laundry we have to go 5-8 miles out of our area to do laundry. Not good. I have read Tiffany C review that is a shame. Looks like an attorney might have to look into that. I am going to give them a little more time to fix my 2 problems and then call my attorney.
