We were able to purchase a great condo in the hear of LA for a fantastic price. David referred us to their finance company that was able to get us a loan with no taxes. Which was fantastic as it's very hard to qualify for a loan with the current prices in LA. The transaction was fast and smooth we are very happy to have moved into this condo. They showed us a list of properties in our price range and in our location. The properties were exactly to our specification. What is even better, David the main broker was able to sell our property within the time we needed to sell it in order to move into the new property and use the funds from the sale to purchase the new one. They were able to structure the deal in such a way that would benefit us. We highly recommend using them!

    Short Story: David…read moreGazarov's property management services is like a parasite that'll bleed you dry. He offers different programs that are supposed to cover the property management obligations but then bills every action separately with numbers he pulled out of his @$$. The entire time I paid for his services, I never saw the full monthly rental income because he would deduct more than half of it with made-up fees before charging me to send me what was left over. Long Story: I hired David as my property manager at his $49 monthly plan. What he did not explain is that the management fee only covers collection. Any other item is chargeable at whatever fee he deems fair. He charges to open emails/texts, to respond to messages, to communicate messages to the tenants, to speak with the HOA, to forward mail, to file any reports, to process the Financials, to send the rental income over, and the list goes on. I had his service for 4 months, which should've been $12,760 gross rental income. However, I only received $4,865.26. That means he charged $7,894.74 in random fees that should be part of his duties as a property manager. On top of all the fees, he penalizes you for wanting to terminate early. For instance, you can't get out of your contract without paying off the remainder of the contract plus more fees. David requested that I pay $897.80 just to get out of my contract. I told him I was only willing to pay the remaining contract amount for the year $392. He agreed to those terms only to go back on them, claiming I still owed him more money. He then took it out of my reserve funds return and said, "Not worry about the rest." As if he was doing me a favor for not charging me on services I never approved of. All in all, I would avoid David's property management services like the plague because he will bleed you dry and feel entitled for more.

I've dealt with Ron Accornero and Team for a little under 3 years. They managed a duplex I have in Orange. At first, they seem pretty decent and I thought their service Fee was great ($100. I guess you get what you pay for). Ron boasted about the success of his company and showed me a spiral-bound notebook of all the properties he managed... No Excel spreadsheets or Management Portals, a tattered-spiral notebook. Every transaction was done on paper! This should have been a RED FLAG from the start. Anyhow, they managed an existing tenant that was on the property for about 2 years and the communication between tenant and property management was subpar. Ron's stern approach didn't resonate well with these millennial tenants and so ultimately they left. In closing, I was told to compile a damage report for OC Signature Property. Something, I now know management companies provide as part of their service. They didn't. And so the property went back on the market for lease and two months went by before they could fill a tenant. I will have to admit, It took me 3 - 4 weeks to fix repairs and clean up the unit, but still... Welcome to the NIGHTMARE TENANT... YES. I often question their selection process. Their vetting methods... Home OWNERS, this is my WARNING to you... I can't stress how you can't go by "Here Say". OC Signature Property touted how excited they lined me up with the proper fit for my unit. THEY WERE SO WRONG! Their fine candidate Sold Drugs out of my unit. I had people stopping by at all odd hours of the night and had hundreds of plants throughout the unit... They had created a Jungle of palm trees to hide the property from the street view. Probably to conceal it from all the wrongdoings going on in there. I reached out to Ron like 5 times to express my concerns and even stopped by his place to illustrate how in danger I felt living next to a Club Med their tenant created as a DRUG riddled, air b-n-b... where the tenant created all these custom upgrades to my unit without my consent. Long story short, the unit was trashed... when the tenant had left. They used kerosene lamps throughout the house to cook drugs, I'm guessing... The walls and ceilings were seriously damaged. I was out of pocket with over 4K in damages and repair expenses. I also was appointed to create the damage report which they did nothing about having the former tenant PAY. In the end, I often asked myself, "Who's working for who?" Please protect yourself when doing business with OC Signature Properties. They will make many broken promises, so make sure you get everything in writing.

    I would NOT recommend renting with Doorstead. They were nice at first, but customer service…read moreregarding maintenance is horrible after signing the lease. It's been like pulling teeth every time. With multiple requests, I've been straight up ghosted by Doorstead. I think they were hoping I would just forget about it?? Which is ridiculous. If I wasn't super persistent in following up, I feel like some of them would literally never be addressed. I've tried sending emails requesting an update on a ticket for 2+ weeks and they flat out don't respond. Or I get an automated response saying the ticket is complete when it's definitely not. I have to chase them down and call the urgent phone number 3+ times before someone actually picks up and I have to insist on getting an update. They don't hold owners accountable to their responsibility to maintain the property. The owner is completely unresponsive and unwilling to spend money on necessary repairs, and Doorstead doesn't seem to follow up or care unless I continuously nag them and cite CA habitability legal requirements. At the very least, Doorstead doesn't give me any updates about communication with the owner and I'm completely in the dark unless I call over and over. After I do that, they magically have an update for me within a couple of hours. How convenient. It's maddening that I have to go to that length when I'm paying thousands of dollars every month and always pay on time. I just want a safe home that meets all the requirements it's supposed to. Apparently Doorstead doesn't really care about that, they just want their autopay. EDIT: In regards to the response Doorstead posted: -The situation is STILL not fully resolved, and certainly not in a timely manner. The repair is done but I have had a rent abatement request related to this situation pending for 9 days now with NO update other than one "we're working on it". I have followed up multiple times via email and 1x by phone. Per CA requirements, no adequate heat means the unit is not inhabitable and qualifies for rent abatement for the affected days. (Statutes that are relevant to this: California Code of Regulations, Title 25, § 34,; California Civil Code Section 1941.1; Green v. Superior Court 1974) - They did NOT offer to cover temporary relocation for me. They suggested I reach out to MY OWN renter's insurance that I pay for to see if it would be an option. I don't know why they're making it sound like Doorstead was offering that to me as a courtesy. - They did NOT maintain regular follow-ups with me. I had zero response to multiple email requests for update from 11/2 - 12/4 (13 days!) when additional repair was still needed. (posted screenshot as proof) I have to email several times to get a response or call in until someone picks up. When I call in, I have been told more than once that "the person handling this ticket is out of office". Meanwhile, that person had no out-of-office message on and no one else assigned to the ticket while they're out. If they're out, it just doesn't get addressed until whenever they come back. - For any repair, they allow the owner to bypass their approved, qualified vendors and choose his own "preferred vendor" (read: cheaper). Multiple times when using the owner's "preferred vendor" the repair ends up being done poorly and leads to more issues later that require additional visits and more of my time. Ex 1: "Preferred vendor" did not relight pilot light of furnace or test the unit --- someone else had to come back and relight it days later (more days with no heat during winter). Ex 2: Previously a water heater replacement was done by "preferred vendor"--- there was both a gas leak (dangerous!) and water leak of the unit in the weeks following.

The plumber has made a complete mess of the repair. He has been at it for 3 days . Now the water leak which was small is BIGGER. I had a working spigot , the repair guy for whatever reason replaced that with an old cracked unusable spigot. Water now pours out from every seam of the mishmash pipes used to repair the old leak.
