I would NOT recommend renting with Doorstead. They were nice at first, but customer service regarding maintenance is horrible after signing the lease. It's been like pulling teeth every time. With multiple requests, I've been straight up ghosted by Doorstead. I think they were hoping I would just forget about it?? Which is ridiculous. If I wasn't super persistent in following up, I feel like some of them would literally never be addressed. I've tried sending emails requesting an update on a ticket for 2+ weeks and they flat out don't respond. Or I get an automated response saying the ticket is complete when it's definitely not. I have to chase them down and call the urgent phone number 3+ times before someone actually picks up and I have to insist on getting an update. They don't hold owners accountable to their responsibility to maintain the property. The owner is completely unresponsive and unwilling to spend money on necessary repairs, and Doorstead doesn't seem to follow up or care unless I continuously nag them and cite CA habitability legal requirements. At the very least, Doorstead doesn't give me any updates about communication with the owner and I'm completely in the dark unless I call over and over. After I do that, they magically have an update for me within a couple of hours. How convenient. It's maddening that I have to go to that length when I'm paying thousands of dollars every month and always pay on time. I just want a safe home that meets all the requirements it's supposed to. Apparently Doorstead doesn't really care about that, they just want their autopay. EDIT: In regards to the response Doorstead posted: -The situation is STILL not fully resolved, and certainly not in a timely manner. The repair is done but I have had a rent abatement request related to this situation pending for 9 days now with NO update other than one "we're working on it". I have followed up multiple times via email and 1x by phone. Per CA requirements, no adequate heat means the unit is not inhabitable and qualifies for rent abatement for the affected days. (Statutes that are relevant to this: California Code of Regulations, Title 25, § 34,; California Civil Code Section 1941.1; Green v. Superior Court 1974) - They did NOT offer to cover temporary relocation for me. They suggested I reach out to MY OWN renter's insurance that I pay for to see if it would be an option. I don't know why they're making it sound like Doorstead was offering that to me as a courtesy. - They did NOT maintain regular follow-ups with me. I had zero response to multiple email requests for update from 11/2 - 12/4 (13 days!) when additional repair was still needed. (posted screenshot as proof) I have to email several times to get a response or call in until someone picks up. When I call in, I have been told more than once that "the person handling this ticket is out of office". Meanwhile, that person had no out-of-office message on and no one else assigned to the ticket while they're out. If they're out, it just doesn't get addressed until whenever they come back. - For any repair, they allow the owner to bypass their approved, qualified vendors and choose his own "preferred vendor" (read: cheaper). Multiple times when using the owner's "preferred vendor" the repair ends up being done poorly and leads to more issues later that require additional visits and more of my time. Ex 1: "Preferred vendor" did not relight pilot light of furnace or test the unit --- someone else had to come back and relight it days later (more days with no heat during winter). Ex 2: Previously a water heater replacement was done by "preferred vendor"--- there was both a gas leak (dangerous!) and water leak of the unit in the weeks following. read more

Awful when you need maintenance. A vendor is contacted for a quote. The quote then has to be approved by the owner. Meanwhile you wait. So far 4 days without water in the home. The plumber has made a complete mess of the repair. He has been at it for 3 days . Now the water leak which was small is BIGGER. I had a working spigot , the repair guy for whatever reason replaced that with an old cracked unusable spigot. Water now pours out from every seam of the mishmash pipes used to repair the old leak. read more

I would not recommend renting from this place. You can never reach a live person especially in the event of an emergency. We were left with no fridge, no AC for days before reaching someone for repair. They do not provide quality customer service. Terrible. First they listed a rental but when i tried to schedule they claimed it wasn't ready. Hours later they texted me a link to schedule an appointment. I then got THREE confirmations in the next 12 hours. I showed up for the appointment, having moved my schedule around and drove out of my way... got there and the gal said there was no way to show me the unit because the key was missing from the lockbox. They have only email communication, which can take them up to weeks to respond to you. I notified them in November I will not be renewing my contract at the end of February (end of the year long lease), letting them know I wish for my unit to be vacant to sell. They failed to give my tenant a notice to vacate (saying it is unlawful - I am taking my unit off the rental market completely to sell, is it is absolutely lawful). They waited until the LAST day of the lease to tell me they are refusing to give the tenant a notice to vacate. Not only did they rent my condo FAR under market rental value, even under their guaranteed rent rate, leaving me in a bad position for the year long lease, but especially so for the 60 days I have to wait for my tenant to vacate, if he even does. My tenant stated he paid March rent to Doorstead, which Doorstead is denying, and I have yet to receive March rent. Doorstead placed this tenant, failed to vacate him for the end of the lease, and now are refusing to take responsibility for the tenant who THEY placed during my contract with them, and who THEY failed to vacate in a timely manner. read more

Do NOT use Doorstead. I hired them for the tenant placement service. They are VERY disorganized! Good luck trying to contact them in an emergency. The process of trying to talk to someone over the phone is ridiculously complicated. Their whole operation is a complete mess. Too much has happened to list out but the worst is that I found out the tenant that was eventually chosen requested to move in a month earlier but didn't hear from Doorstead until a month later. As a homeowner, I honestly don't think Doorstead could perform worse even if they tried. Communication is virtually non-existent. They only allow email contact--phone calls go unanswered, including their so-called "emergency" line. Imagine having a handyman at the door needing immediate direction and being told you'll get a reply in 1-4 days. Completely unacceptable. When they do respond, they show no expertise. They simply copy and paste tenant messages and pass them along with no added insight or advice. On multiple occasions, they allowed the tenant to violate the lease and gave me information that was legally inaccurate. I consistently had to step in and do the job I was paying Doorstead to handle. They never took responsibility, never apologized, and never offered any kind of refund or credit for the hassle. DO NOT USE THEM TO MANAGE YOUR PROPERTY They are absolutely horrible. Their repair costs are double or triple what the going rate is for the area. Their customer service is absolutely horrible, their agents have no answer and often email you with, "Let me check and get back to you", 2 weeks later, they repeat what you asked about without really providing an answer. Their accounting misfiled taxes. They held part of my rent for taxes but never filed it with CA Tax Board so now I am trying to get an answer but haven't heard from them in 2 weeks. I ended my relationship and went with a local property management company, and a year after they send me an invoice saying I owe them money. When I ended my relationship with them, I double and triple checked that there were no outstanding invoices, but here we are after over a year, they are sending me an invoice with a threat of lean if not paid, while not providing any supporting document on how the invoice got approved, and playing email tag for over 6 weeks. read more

They are ill prepared for the most basic tasks. Like being a messenger or answering basic questions. Vhirgil was our point of contact, we had mold growing in the closet from damage 3 floors above us. He failed to inform the owner, the HOA, and the renters of any updates. We living in that mold infested unit for 5 months with no apologies or concern for our health. He admitted that being the messenger is hard. Not even calling to talk to anyone, but sending a quick email, that's what was hard for him. Also, takes him 3 days to respond to an email, and if you call him for not responding, he sounds like your bothering him. Mary Jane is also terrible at her job. Do not bother asking her any question. She'll only answer half of it. For example; moving out, we needed to return the keys to a lock box of a company you would need THEIR key fob to open the door and place the keys inside. This box was inside a 7/11. I asked her if it was another way I can return the keys, it needs a company key fob. (She had no idea what I was talking about). She told me to call the company and report what I was experiencing. I asked what were the hours of operation, she said "the 7/11 is open 24 hours 7 days a week". Is that what I asked? Jecel is whatever. He's the accountant so you'll hardly ever talk to him. Also takes 3 days to respond to emails. If you are renting and this terrible company is the Management Company you'll be dealing with, look for a different place to live. They will change your whole perspective on management companies all together. I cannot speak for landlord, just know they took our security deposit and spent $725 on a basic white ceiling fan, $245 for a towel rode, and $425 on cleaning. Doorstead collects application fees but never processes the application. They are in violation of California Civil Code Section 1950.6 and seem to be using application fees as a source of revenue. Since making the post Doorstead teacher back out to me to say that there was miscommunication regarding my questions - they had been reaching out via text and email and so I communicated with them through both options. One was actually their office and the other was a third party contractor who showed units for them. My questions did go unanswered. They said though that they would refund my fee so I appreciate that and understand the lack of answers I received was a miscommunication. read more

Stay away from Doorstead. They are extremely incompetent in managing properties. They divide the management between multiple teams, and these teams don't communicate with each other. Essentially, random people in remote locations are mismanaging your property. I was initially attracted by their guaranteed rent model, and they do find tenants quickly. However, when it comes to property management, they are very incompetent and have numerous issues. My major problems with them were: Rent increase delay: When I asked them to increase the rent at lease renewal, they failed to do so for four months. I repeatedly followed up with them during this time, and they kept referring me to different teams. After four months, when I escalated the issue, they apologized and blamed it on a technical glitch. Unannounced tenant vacancy: My tenant sent a 30-day notice of vacancy to Doorstead, but they never informed me about it. We only received partial rent for the month, and when we inquired, they apologized and said they forgot to tell us about the tenant's intention to vacate due to a technical glitch. Absolute joke of a management company. They continue to tell me they will reach out to the owner of the property in regards to my water being shut off illegally without any prior notice or warning when I reach out they tell me it was a plumbing emergency downstairs but when I went to see for myself it was just a man replacing a bathroom sink. I asked repeatedly to the maintenance workers that I require notice as I work from home and need my running water to available they would agree and then shut it off again without notice just weeks after. It happened more than 4 times! I continue to reach out to Doorstead and they continue to tell me the same thing "it won't happen again" but then 2-3 weeks later I'm stuck with no running water. On top of that they fail to fix basic needs that I requested to have attended to ex: fridge water filter, toilet seat loose, holes in tiles, neighbors abusing yard with leaving dog poop! More than 10 cats roaming in parking lot. When I reach out about my issues they are always rude and act as if I'm bothering them with my request. For this they get 1 star and that's only cause there is no option for 0 stars. I would never sign a lease with the name Doorstead on it. Good riddance! read more

The way they do business could change they're unprofessional and their liars. I applied to them a couple weeks ago and I toured the place and submitted the application. They told me they would get back to me within 2 to 3 days never heard anything so I reached out to them by the end of the week they told me oh I'm sorry the owner decided to go with the First applicant. Something wasn't sent right with me so I have my daughter reach out to them under her Zillow account and sure enough they was like oh no the place is still available and would you like to set up an appointment to tour? They are discriminating with applicants and taking people's application fees, knowing that they have no intention on renting to them. Whatever you do do not do business with these people owners or renters. If you look on every review site, they have multiple multiple complaints. The day of the showing, received a notification that my showing was canceled but I could view their other properties available. I rented through Doorstead, expecting a smooth, professional experience. Unfortunately, what followed was far from that. 1. Termination of Doorstead and Lack of Communication: Soon after signing my lease, Doorstead was terminated by the property owners. I was left to deal directly with the owners, whom I would never have rented from had I known. They are manipulative, dishonest, and overbearing. 2. Harassment and Illegal Eviction Attempts: After the termination, the owners began harassing me with frequent and unnecessary emails. They attempted illegal eviction causing me significant stress and forcing me to seek legal advice. 3. Excessive and Overwhelming Communication: The owners continuously sent daily emails and texts, which I found overwhelming and stressful. 4. Failure to Change Locks, Security Concerns: The locks were never changed, as promised. While I was out of town, this left me concerned about the security of the property. I have evidence that someone entered the home while I was away on business. The owners have a Ring camera installed, but they refused to share any footage to show that no one entered the property. I believe they illegally entered the property while I was away and left behind evidence, but they misrepresented that they were never on the property. 5. Ignored Requests for Clarity: After the owners took over, I reached out to Doorstead's legal team, including Gaylyn (who is listed as the landlord), but I received no response. This lack of communication has left me in a state of uncertainty about my rights and responsibilities as a tenant. 6. Deceptive Practices: The owners have repeatedly lied and made false accusations, leading to further frustration and confusion. Their actions have created a toxic environment where I feel trapped and unsafe. Moral of the story -- Do not use Doorstead because there is a silent party to your lease that you will know nothing about. **EDITED TO ADD** The property owners terminated their contract AFTER I moved in. Worst experience ever with any service. Avoid at all cost, best go with a local agent. Miscommunication, delays and lack of any real contact with the leasing team. You talk with some support via email and they take forever to get back to you. I tried out the tenant placement service, and the service was terrible. They didn't bring any leads, I gave them all the leads but they couldn't even schedule a tour on time. Lost so many potential tenants because of it. The most frustrating thing is that you can't call anyone to check what's happening with the property, you are just blindly trusting them. Horrendous Experience with Doorstead - Unprofessional and Untrustworthy My experience with Doorstead has been nothing short of a nightmare. This company has demonstrated the lowest level of professionalism and integrity in handling my security deposit. Despite their claims of having refunded my downpayment, they sent the money to someone else's account, a mistake I believe was done intentionally. They are saying it takes 18 months now to refund me for my security deposit. This has left me feeling utterly disappointed and furious with their services. Their blatant incompetence and lack of accountability are shocking. Not only did they fail to fulfill their basic obligation of returning my deposit, but their response to this issue has been dismissive and unhelpful. This kind of service is unacceptable and frankly, disgraceful. It feels as if Doorstead is blocking at least for 18 months (this is to me and for the term that I have in my dictionary for someone who is not returning my money back) my downpayment money under the guise of a "mistake." Their handling of my case has been nothing but a series of excuses and delays, showcasing a complete disregard for their customers' trust and money. This level of unprofessionalism is the worst I have ever encountered in any business. I strongly advise anyone considering using Doorstead to look elsewhere. Do not trust this company and the properties listed by them with your money or your property--they do not deserve your business. Please stay away from this company. You cannot reach anyone except a person via their support email who responds to you when they are available. Their real estate agents are not directly accessible, they promised a potential tenant parking when we had clearly indicated in our ad that our property has street parking only. Their website shows we had over 20+ inquiries in 30 days but they only had 1 showing to speak of in a month. Our ADU is brand new with the latest appliances ina very sought after neighborhood, the rent is very reasonable for our area too so we knew it was not something on our end. For each email I would send them, I would get a response back from a person after 2-3 days, always apologizing for the delay because their agents were very busy and were not able to get back, etc. this was the answer for almost every email I sent them when asking for a status update. read more

Doorstead is not equipped to effectively manage your property. Their management seems incompetent, particularly in coordinating between their various teams, tenants, and property owners. Their rapid expansion has left them ill-prepared to handle the influx of clients, resulting in subpar service and neglect of property maintenance. During my tenure with Doorstead, they required me to repaint the entire house through their vendor. Upon the tenant's departure, most rooms were painted a different color, despite the lease explicitly prohibiting painting without written approval. Additionally, the tenant painted my entire block wall without permission, and Doorstead failed to hold them accountable. Despite boasting several guarantees, Doorstead consistently fails to honor them. Their $5,000 deposit guarantee, for instance, was dismissed as wear and tear when I submitted a claim, shifting responsibility to pursue the tenant. While some may find their rent guarantee appealing, the actual rental income falls well below market value. Dealing with their inept staff further compounds frustrations, as they often take days to respond with vague and unsatisfactory answers. They have forced me to file a case with the courts and it has not been pleasant. My experience with Doorstead has been a nightmare, prompting me to seek alternative management solutions after enduring two years of disappointment. I'm relieved to have made the change. Responding to your Response: You are taking no responsibility for all the mistakes you made. The tenant asked for a pre inspection before moving out and none of the issues I mentioned were identified! All the report said was to clean the property and turn in all keys. When the property was clearly not how it was given to you! Per our contract you were in charge of all the issues listed above and more. We have been paying you for 2 years to make sure the lease agreement is enforced. Alone with our brick wall, you cannot even address that issue. I am extremely unhappy with the customer service at Doorstead, they do not answer emails and it's impossible to speak to anyone on the phone. I have been emailing for days about an issue, and I haven't heard back. As a property owner, I can't in good faith recommend Doorstead to anyone looking for property management: delays in response to the most simple things, delays in finding and setting up a maintenance vendor to the point where I just do it myself, delays in the rent payment with no explanation, wrong amount of rent deposited with no explanation given - and no answer from anyone to any of the emails. read more

Zero stars Poor service from I experience property managers. They priced our unit incorrectly and so it was on the market for over a month in a good market. Then 2 days before they had to pay us, Doorstead emailed to say they were not paying the Guaranteed Rent as they found an HOA line saying our house was restricted to renting. They were wrong but we had to look for legal counsel to get them to pay. Also they dont respond to emails from owners, which begs the question....are they responsive to tenants? In short..STAY AWAY from Dorstaed unless you want to be communicating with them through your lawyers. read more

Strongly DO NOT recommend listing your property with Doorstead. - Worth the long read to know EXACTLY what you're getting into if you're considering listing with them. I ignored all previous bad reviews and gave them a chance, and regret it. We listed with them a couple months ago, and were deciding between the Guarantee and Flex options. We ended up deciding on Flex, per their recommendation, because we have the maintenance connections and didn't need them for that, and they believed our property would rent out very quickly given comps in the area & location. We were promised consistent communication and access to a dedicated team once we signed on. As soon as we signed our contract, that communication completely disappeared. It became IMPOSSIBLE to reach a team member on the phone that was not from the sales department (and turns out, the sales department is in the Phillipines and their phone lines cannot directly connect to the owners team, so they have to promise you a call back - and they will not call back). Via e-mail, which they said is their preferred method for a "faster response", still took an average of 3 days to receive a response to, and in many cases, the response consisted of "we need to check with our team and get back to you". We had a TON of inquiries, per their owner portal, and only a handful of showings. When we asked for feedback on how the showings went, they did not provide any. We had a couple of interested parties that we sent over to them and asked them to follow up with, and turns out, they did not follow up with any one of them - even though they claimed they did - so they straight up lied to us about contacting interested tenants. I provided them feedback a couple of weeks into the process, and they claimed they appreciated it and would make changes going forward, but they did not make any of those changes and it was still impossible to get answers from anyone. They are clearly a startup with a very small team (which is fine), but they CLEARLY have NO IDEA what they're doing and they have NO MANAGEMENT that you can reach. The last straw was finding out they did not contact an interested tenant - and the only way I found out was because the interested party reached out to me directly and asked why a showing had not been set up. Additionally, after this, I found out that the way they contact interested tenants is through a text message that straight up looks like spam, and asks them to click a link to schedule a showing - this is very likely why we did not get that many showings. Since cancelling our contract with them (which was also a nightmare, since it was impossible to get into communication with anyone), we listed with a new property manager. It has been ONE DAY since we've listed with the new company, and we already have SEVEN showings scheduled. I also found out that Doorstead had only listed on one website, and other property management companies list on over 30, including the MLS, which is highly recommended. Clearly- Doorstead should not be in the property management business and has no idea what they're doing. Do not waste your time with them. read more

We have rented a townhouse in Reseda California through this company more than three and half months ago and reported several maintenance issues that needed to be taking care of. So far they have sent five vendors to check the issues and give them an estimate but unfortunately, most of the issues are still pending and most of the time that I contact them they do not answer the phone or not responding to my emails and also not sending anyone to solve the issues. they even don't answer my question matter of they are going to fix the problems or not? I have called them more than 50 times in past months and emailed and text messages them several times but still no resolve. Two of the issues are leaking problems in the bathroom and the kitchen and if we leave the faucet or main water valve open, it will damage the building but still they do not care and do not send anyone to fix the problems. We are suffering of lots of stress because of that and very, very disappointed with their disaster services. read more
