Nancy and New Scotland Management, a middleman with DBO (?) filled out rental assistance paperwork and gave me grace periods for rent payments. My rent was not increased, possibly because I was going through cancer treatment and financial issues. Also, my studio was super tiny. I will never forget what Jennifer, Nancy and Dan did for me. Management promptly addressed smoking in the building. They also fixed a broken spring on the front door. It took a LOT of prodding over many months to get them to fix a heating problem (too hot, not too cold), but they did eventually fix it. Once DBO took over, common areas all but stopped getting cleaned. Prior to DBO coming in, the entryway, little lobby area and stairwell were vacuumed, mopped and dusted very regularly. I had to beg DBO repeatedly for the filthy common areas to be cleaned. Grime and bits of garbage remained in the vestibule after the "cleaning". The garbage disposal area went way downhill in cleanliness too. I hope DBO rises to the challenge of maintaining the integrity and character of the beautiful 1800s building I lived in. I enjoyed 7 foot high windows, 12 foot ceilings, brownstone type stairs and a chandelier. Many OOT landlords come to Albany and reap stunning profits from Albany residents but give nothing back to Albany tenants or the community. Please be respectful and fair and help protect the dignity and historical beauty of our homes, our dollars and our lives! We are counting on you! Thank you.

    Disclosure: this review is from 2013…read more.. For starters - I chose not to rent with this property management company. I am leaving a review based on my experience with them while looking for a rental when I relocated from out of state. Property management companies are not a thing where I'm from. You pick an apartment and they are often pretty nice with amenities that may include gyms, w/d in unit, central air/heat, a pool, perhaps even a basketball or tennis court. Units are also reasonably priced and well-maintained. Of course, you can always rent from a landlord, but it was a bit rare to deal with an actual "management" company. So. This experience was new. Before physically locating to Albany, I looked at a variety of places online including rentals from EPM (yes you, not ERE). I thought - 'meh, they look ok'. Let me tell you all something. Albany is pretty good about a lot of things, but one of the biggest problems is that they DO NOT keep landlords and these purported "management" companies in check. Never have I seen anything like the rentals that I saw (including those from EPM) at the price points they were at. It's truly absurd. Anyway, I saw photos of the properties I was interested in before moving to Albany. I was a little skeptical, but I stopped by their office anyway. 1st sign of trouble - they kept their office locked during regular business hours and required appointments. I was spending the summer in a nearby state and decided to go house hunting in Albany for a week. I explained that to them and I was let in. The woman I interacted with seemed fairly uneasy - my initial thought was 'why - what is, so bad about your tenants that you need to keep your doors locked'. I got over it. 2nd issue - the "apartments" were basically holes in the wall of multifamily buildings that shouldn't be anything more than duplexes. The paint was caked on all the walls and trim. It just looked bad all the way around. So when I noticed (3rd problem) the x 2 month rent security deposit - I was like "wtf?" It dawned on me that they likely going to nickel and dime people for everything they can get and that they probably target folks that do not have the means to take them to court. So. That was a no go for me. I left this review because I just read a few of the responses left by EPM to some of these reviews (even those that aren't recommended). Your decision to respond with personal information about former tenants is malicious and unprofessional. It's a similar to the feeling that I had from interacting with you for a few days. I am now certain that I will not do business with you (as an owner or tenant) and will make sure to deter anyone that asks me about your company. It's beyond clear that you're in it for a paycheck.

Our back door would not latch correctly and we had asked since 2019 to have it replaced and George refused. It was a literal safety hazard since the door would not close. The roof is leaking at the property and instead of fixing it he would just have dumb and dumber(his "contractors" who were clearly always coked out) come and clean up the water. The place is FULL of black mold.... And when I say full, I mean it was growing down the walls, out of sockets, it was awful. They just paint over it with "mold resistant" paint in each apartment and call that ok. George is a bully who will hold leases over your head unless you pay ridiculous and made up fees. Our apartment building caught on fire from not having proper wiring and when George finally decided to show up he was pissed off that someone called the fire department because now he was being held responsible to fix it by the town. Code enforcement came and shut our building down for an entire week. Our refrigerator broke and he promised us a new one and even told us he ordered it but then dodged us anytime we asked about the status on it. He does not have proper smoke detectors. His guys will not come and plow the parking lot even though it's in the lease. The people he does hire are incredibly sketchy and he does not give proper notice so you could be home alone with your kids in the shower and these people are just entering your place with no warning. He raises the rent each year and charges ridiculous amounts for these places that are cesspools. He allows someone to live in the building who is mentally unstable with a bunch of guns who has threatened multiple tenants in the building but he didn't care because that apartment paid the most in rent. The hot water only would work from time to time so we would have to go shower and bathe our children at family's house. George is also incredibly sexist. He often acts like he just cannot discuss things with the women in the building. We constantly had to run electric heaters because none of the baseboards worked so we would freeze in the winter if we relied on his "free heat." I could go on and on and on. Long story short, while the price may be comparable in today's economy, I promise you, it is not worth it. Getting out of there was the best thing we have ever done.

The windows were rotted, and the building was cited as potentially having lead service lines. Communicating with the company is nearly impossible, with automated email messages and general phone lines to call that don't lead to another human on the other end. They're a faceless organization, and do not care for the buildings they own -- mainly focus on real estate holdings.

I lived here from 2025 to 2026, and below were the ongoing issues that caused me to leave: - Black mold and leaky roof in the unit downstairs. Finally showed up in late January 2026 after submitting a request in August 2025 for the mold, only to be told they cannot fix the mold until the roof stops leaking, roof still has not been fixed as of May 2026. Roofing specialist were sent out multiple times but the issue persisted. Got the recommendation from another roofing company to replace the roof, not sure if this is the owner not wanting to pay for a new roof or the roofing company that was sent not doing a great job. - Tree specialist that was working at the neighbor's house recommended to cut down the dying/dead tree in the backyard in Fall 2025 as it was at risk of falling directly on the house, nothing was done to address this. March 14th 2026 the tree fell on the house. Because it was a weekend, we could not get in contact with anyone at Veno and had to call the fire department. After the tree fell on the house, the bathroom ceiling started to leak. Maintenance request was submitted for the leak on 3/24, as of May 2026 leak was not fixed and small spot now turned into a 52 inch leaking crack in the ceiling. - Large holes in the basement foundation, leading to an ongoing rodent problem. I'm unsure the extent to which these issues are actually a result of the management company vs the owner of the house.

My first year was a very frustrating experience with a different property management company and I almost stopped the short term rentals. I switched to Wanderlustny in October 2021 and can only give the highest praise for every aspect of their work.  Alida provides a high level of service and ensures that both the owner and the guests have the best rental experience.  She communicates frequently with guests before, during and after their stay and goes the extra mile to make their stay a 5-star experience.  For example, when a recent guest at my house mentioned they were celebrating a birthday, she took it upon herself to get cupcakes and a birthday card to welcome them on arrival and got them a reservation at a restaurant they were not able to get themselves.  She always looks for current events and compiles a list with must-sees and best places to eat/drink for the area. For the home owner, Alida makes sure the house is in perfect condition before and after any short term rental. Whereas the typical property manager does a quick and superficial walk through, Alida takes her time to thoroughly inspect the house and grounds and communicates frequently about anything she notices. When rentals are slower, she promotes my property on social media and handles pricing adjustments to increase rentals during off seasons. Alida stacks her team with the best local contractors so issues can be fixed quickly if needed. She develops a great report with cleaning crews but also supervises their work and has them come back to fix items they might have missed.  With Alida of Wanderlustny I have zero concern about renting out my house. I just wish I had found her sooner and saved myself a lot of headaches!

Some major red flags I noticed. 975.00 is too much when the first thing you notice is the community room and it was filthy. Giant cobwebs, house centipedes and rat droppings in the community kitchen. Everything in that place is drab with horrible lighting. The carpets are filthy, walking down the hallway there are carpet stains everywhere. The exercise room stunk which means there is no ventilation, in the laundry rooms the room was hot enough my glasses steamed upon entering. The maintenance person doesn't live on site? They are 20 minutes away? But Megan didn't seem to know who they were. She also mentioned first, last and security, NYS does not allow landlords to ask for that. Additionally if you submit a background check and it is within the month you do not have to pay for a new one and the most a resident can be charged is 20.00. App folio does not allow someone to skip payment, and based off the interaction I had today?? I would not trust getting my money back. However due to the cleanliness of the building and the infestation you're overpriced. It is a shame because it has potential but no effort has been taken. You own other properties, and these are run down and a disgusting color to potentially hide mold and other gross things. 725.00 should be the max. Please make sure that the infestation is taken care of for future residents, and a maintenance person is living on property and the cleaning crew gets those massive orb spider webs. I was really excited for this to be a potential home but I will not be finishing my application.
