Within the first month i discovered multiple issues, toxic black mold in the basement right under my bedroom (sent me to the hospital multiple times), off gassing sewage from a previously fixed sewage pipe bursting that they fixed but no one bothered to clean up the nastiness that was left. At which point I notified EPM and stated that until these issues were resolved I would be withholding rent and placed it in an escrow account until such time as they would meet with me. They didn't meet with me until December 4th to hear my concerns, I met with the office Manager and their head of maintenance guy, they showed up 45 mins late, they were rude, condescending, made me feel very humiliated and belittled, laughed at me when I expressed my concerns, and just treated me with such blatant disrespect that I couldn't even get my words out to express my frustration. However we did came to an agreement and I submitted my rent for that month, Well that's where things get really messed up, the bank stopped the transaction due to a fraud alert, EPM didn't notify me of the failed Transaction until December 10th at which point I went and got them a money order for my rent. You would think that would clear things up. Not so much, I later get a phone call stating that I still owed a balance of roughly another's month rent. I was dumbfounded. The next day I get served with court papers, they moved to have me evicted. Their reasoning: my actions of withholding rent until the issues were addressed "scared" them (their words) Needless to say I went to court and I'll advise this to anyone that goes to court if you have evidence and can back up your case - DO NOT TALK TO THEIR ATTORNEY BEFORE TALKING TO THE JUDGE. I repeat DO NOT SPEAK TO THEIR ATTORNEY. He is just as sleazy and corrupt as EPM staff. He doesn't care if you have documentation and photos, somehow he manipulates what you say and twist it to fit his narrative. i ultimately ended up paying nearly $600 just after Christmas, then had to turn around a week later and pay January rent. So $1900 in their pockets just because they didn't want to maintain the dwelling properly. But January - July, I made sure to not cross paths with them, i went out of town for 3 weeks in August, thankfully had a friend stay at the house while i was gone, cause... I get word that not only had they tried to break into my apartment while i was out of town but they had served me a notice to vacate, without even bothering to contact me to see what was going on. I had a death in my family and they didn't even care. Empire Property Management does not take care of the properties they manage nor do they care about the tenants that rent them. Any reviews on here that give them 5 stars are written by their clients that own the properties, not by the tenants that actually live in them. Upon my move out I made damn sure to leave the place 1000 times better than it looked when i moved in. (It had not been cleaned when i moved in) paint was peeling from the walls, bathroom floor was rotted, amongst other things, but I went through and fixed all of those issues including fixing the bathroom floor with the help of my friend Steve. I purchased a brand new lock set for the front and back door and gave them the keys, yet they still changed them back to some beat up brass ones that looked like they had been busted with a hammer and they charged me $250 for that, $2000 for two small spots if mismatched paint, and i even left them the gallon of paint that was for that room. They even moved a new tenant in and he was using the utilities that were still in my name for 3 days before i was able to get them disconnected. Regardless in the end I got out without much of a fight, and they made over $6000 from me while i lived there and had I known what i know now I would have looked elsewhere for a place to live. Im honestly surprised that no one has reported them or even collectively sued them in a class action lawsuit. HERES A NOTICE TO YOU EPM, being sleazy and hiding behind the title of just property management to get around the law is gonna catch up to you one day. Most of your clients are people that are your relatives or friends. Might not be illegal but it's shady and unethical. Get some morals and integrity.

Our back door would not latch correctly and we had asked since 2019 to have it replaced and George refused. It was a literal safety hazard since the door would not close. The roof is leaking at the property and instead of fixing it he would just have dumb and dumber(his "contractors" who were clearly always coked out) come and clean up the water. The place is FULL of black mold.... And when I say full, I mean it was growing down the walls, out of sockets, it was awful. They just paint over it with "mold resistant" paint in each apartment and call that ok. George is a bully who will hold leases over your head unless you pay ridiculous and made up fees. Our apartment building caught on fire from not having proper wiring and when George finally decided to show up he was pissed off that someone called the fire department because now he was being held responsible to fix it by the town. Code enforcement came and shut our building down for an entire week. Our refrigerator broke and he promised us a new one and even told us he ordered it but then dodged us anytime we asked about the status on it. He does not have proper smoke detectors. His guys will not come and plow the parking lot even though it's in the lease. The people he does hire are incredibly sketchy and he does not give proper notice so you could be home alone with your kids in the shower and these people are just entering your place with no warning. He raises the rent each year and charges ridiculous amounts for these places that are cesspools. He allows someone to live in the building who is mentally unstable with a bunch of guns who has threatened multiple tenants in the building but he didn't care because that apartment paid the most in rent. The hot water only would work from time to time so we would have to go shower and bathe our children at family's house. George is also incredibly sexist. He often acts like he just cannot discuss things with the women in the building. We constantly had to run electric heaters because none of the baseboards worked so we would freeze in the winter if we relied on his "free heat." I could go on and on and on. Long story short, while the price may be comparable in today's economy, I promise you, it is not worth it. Getting out of there was the best thing we have ever done.

I lived here from 2025 to 2026, and below were the ongoing issues that caused me to leave: - Black mold and leaky roof in the unit downstairs. Finally showed up in late January 2026 after submitting a request in August 2025 for the mold, only to be told they cannot fix the mold until the roof stops leaking, roof still has not been fixed as of May 2026. Roofing specialist were sent out multiple times but the issue persisted. Got the recommendation from another roofing company to replace the roof, not sure if this is the owner not wanting to pay for a new roof or the roofing company that was sent not doing a great job. - Tree specialist that was working at the neighbor's house recommended to cut down the dying/dead tree in the backyard in Fall 2025 as it was at risk of falling directly on the house, nothing was done to address this. March 14th 2026 the tree fell on the house. Because it was a weekend, we could not get in contact with anyone at Veno and had to call the fire department. After the tree fell on the house, the bathroom ceiling started to leak. Maintenance request was submitted for the leak on 3/24, as of May 2026 leak was not fixed and small spot now turned into a 52 inch leaking crack in the ceiling. - Large holes in the basement foundation, leading to an ongoing rodent problem. I'm unsure the extent to which these issues are actually a result of the management company vs the owner of the house.
