There were several issues within the building during my time at the apartment but all issues were resolved in a timely manner and issues are to be expected in an old building. One thing worth noting is that it's impossible to get ahold of anybody from their team on the phone. Text Messages are sometimes responded to but the best way to contact DBO is through email which they typically answer pretty quickly. The only other negative is the building appearance on the inside and out. They did recently repaint all of the apartment doors but the overall cleanliness on each floor could use some love. Im sure the apartment already had years of landlord special paint jobs when they took over this building and at that point what can you really do haha but it would have been nice if the building was more maintained. I have to say the professionalism…read moreand overall decorum of the staff that was there at the time was UNPROFESSIONAL, RUDE, LAZY, and most of all GREEDY!!! Within the first month i discovered multiple issues, toxic black mold in the basement right under my bedroom (sent me to the hospital multiple times), off gassing sewage from a previously fixed sewage pipe bursting that they fixed but no one bothered to clean up the nastiness that was left. At which point I notified EPM and stated that until these issues were resolved I would be withholding rent and placed it in an escrow account until such time as they would meet with me. They didn't meet with me until December 4th to hear my concerns, I met with the office Manager and their head of maintenance guy, they showed up 45 mins late, they were rude, condescending, made me feel very humiliated and belittled, laughed at me when I expressed my concerns, and just treated me with such blatant disrespect that I couldn't even get my words out to express my frustration. However we did came to an agreement and I submitted my rent for that month, Well that's where things get really messed up, the bank stopped the transaction due to a fraud alert, EPM didn't notify me of the failed Transaction until December 10th at which point I went and got them a money order for my rent. You would think that would clear things up. Not so much, I later get a phone call stating that I still owed a balance of roughly another's month rent. I was dumbfounded. The next day I get served with court papers, they moved to have me evicted. Their reasoning: my actions of withholding rent until the issues were addressed "scared" them (their words) Needless to say I went to court and I'll advise this to anyone that goes to court if you have evidence and can back up your case - DO NOT TALK TO THEIR ATTORNEY BEFORE TALKING TO THE JUDGE. I repeat DO NOT SPEAK TO THEIR ATTORNEY. He is just as sleazy and corrupt as EPM staff. He doesn't care if you have documentation and photos, somehow he manipulates what you say and twist it to fit his narrative. i ultimately ended up paying nearly $600 just after Christmas, then had to turn around a week later and pay January rent. So $1900 in their pockets just because they didn't want to maintain the dwelling properly. But January - July, I made sure to not cross paths with them, i went out of town for 3 weeks in August, thankfully had a friend stay at the house while i was gone, cause... I get word that not only had they tried to break into my apartment while i was out of town but they had served me a notice to vacate, without even bothering to contact me to see what was going on. I had a death in my family and they didn't even care. Empire Property Management does not take care of the properties they manage nor do they care about the tenants that rent them. Any reviews on here that give them 5 stars are written by their clients that own the properties, not by the tenants that actually live in them. Upon my move out I made damn sure to leave the place 1000 times better than it looked when i moved in. (It had not been cleaned when i moved in) paint was peeling from the walls, bathroom floor was rotted, amongst other things, but I went through and fixed all of those issues including fixing the bathroom floor with the help of my friend Steve. I purchased a brand new lock set for the front and back door and gave them the keys, yet they still changed them back to some beat up brass ones that looked like they had been busted with a hammer and they charged me $250 for that, $2000 for two small spots if mismatched paint, and i even left them the gallon of paint that was for that room. They even moved a new tenant in and he was using the utilities that were still in my name for 3 days before i was able to get them disconnected. Regardless in the end I got out without much of a fight, and they made over $6000 from me while i lived there and had I known what i know now I would have looked elsewhere for a place to live. Im honestly surprised that no one has reported them or even collectively sued them in a class action lawsuit. HERES A NOTICE TO YOU EPM, being sleazy and hiding behind the title of just property management to get around the law is gonna catch up to you one day. Most of your clients are people that are your relatives or friends. Might not be illegal but it's shady and unethical. Get some morals and integrity.

I came across this property in spring of 2011 when I had to move to Albany temporarily for a work project that would have lasted anywhere between 6-12 months. I was referred to Mr. Fischman because he rents out furnished, short term apartments, mostly for professionals and grad students. I informed Mr. Fischman that I would might be there for a year, but maybe less, and that I was not looking for a lease. He said no problem, all his tenants were by month to month basis. I moved in June 2011, and the problems with the so called luxury apartment started and never stopped. I've had leaking ceilings (several times), mold that came back twice, leaking toilets, broken faucets, insect infestation that never went away, a break-in, the mailbox and intercom weren't available for me for weeks if not months after I moved in, heat that Mr. Fischman stated he would pay that I had to pay for, and many times he or his workers that would come in the apartment without 24 hour notice. There was also a time when I went home to Michigan for 5 weeks, and made sure that everything was turned off and unplugged, and came back to a $120 electric bill during that time. A month before I finally said I've had enough, the stove/oven broke and he never returned my calls or emails, which was the norm for Mr. Fischman. I gave him over 30 days notice that I was leaving by end of February 2012, and till this day I have not received my $1200 deposit. I've tried calling him and emailing him several times and he finally answered after many attempts, stating that since I was leaving before I said I was (supposedly June 2012), that I don't get my deposit back. We never had a year lease, only a guest agreement stating some of the rules of living there. I am still fighting this and will be taking him to small claims court. I've also filed a complaint to BBB, and also saw that he's had similar complaints filed against him. DO NOT RENT FROM ALBANY COMMONS. DO NOT BE FOOLED INTO THINKING THIS IS LUXURY APARTMENTS, THIS IS A DUMP! Albany Commons and Michael Fischman made my life a living hell, and I would not wish my worst enemy to live in his apartments!

When I first moved in, the apartment was not clean and there were still construction materials all over the place which I had to place in the hallway to move in. On July 4th, our kitchen roof caved in during rain, which resulted in the rain pouring into our cabinets and flooding the kitchen. (Pictures posted) In order to fix it, they tore a huge hole in our roof, but then waited until OCTOBER to finally cover it up. Which they did with a piece of plastic and cardboard. It took them months to finally properly repair it, and even when they did it still leaked. Nancy and Arnold are the rudest people and are not even worth anyone's time. It is a shame that they own such nice brownstones in a cute area of Albany.
