But here's the kicker... it's tucked back just enough that when you're home, it's quiet. Not "kind of quiet"--actually peaceful. You've got nearby parks, walking paths, and space to breathe. It's the best of both worlds, and that's rare. Now the apartments themselves? Spacious--like legit spacious, not "marketing brochure spacious." Clean, well-kept, and priced in a way that doesn't make you feel like you're being robbed monthly. Multiple elevators in every building, gated access, and card-entry only buildings--it's secure without feeling like a fortress. But here's where Ivy Point separates itself from everywhere else... The people. From day one, the residents didn't feel like neighbors--they felt like family. And that's not some cliché line, that's real. Same goes for the staff. Christie (Property Manager) and Matt (Assistant Manager) are the heartbeat of this place. I've dealt with plenty of property teams over the years--most are transactional at best. Not these two. They actually care. Their doors are always open, but more importantly, when you walk in, you're not "another issue to solve." They talk with you, not at you. They listen. They remember you. They make you feel like you matter--and that's a lost art these days. You can't fake that, and they don't try to--they just live it. The clubhouse? Honestly feels like a resort. You've got a beautiful pool, game room, billiards, fitness center, movie room, library--you name it. And it's not just there to look pretty... it gets used. There's always something going on. Card nights, bingo in the great room--those were some of my favorites. And then there's karaoke night... and listen, nobody's handing out record deals--but that's not the point. It's about laughing, stepping out of your comfort zone, and making memories you actually remember. Some of the best nights came from people just getting up there, owning it, and having a blast. That's the kind of place this is. And don't forget Chris, the local chef who comes in monthly and does live cooking classes. That alone is worth the price of admission. The community is really well kept, and I love having access to the saltwater pool, gym, and even an indoor basketball court. It's also in a perfect location--close to LaCenterra and great shopping. I would give these apartments -5 stars if possible!!…read more WARNING: Avoid residing in unit 1302 as it is situated above one of the leasing agents, also known as Fatima. first and foremost I used to be a tenant at apt 1302 from nov 2023 - april 2024. the leasing agent ms fatima was the one who leased us our unit above her apt knowing we have a 2 year old and a 11 year old. the first day we moved ms fatima had the nerve to tell us to keep it down even though we are moving. as we get settled within the first two week we were getting disturbed by fatima and her boyfriend banging on their ceiling to alert us that we are being too loud. my spouse knocked on their door and attempted to let them know they can always text us or knock on our door to let us know we are being too loud rather than scaring my children with their constant banging on the ceiling. Even simply walking was a noise complaint for them. it got so bad that they started calling the courtesy officer to come to our home and flash their lights into our apt. the reviews from google shows that this has been an ongoing issue for sometime and unfortunately corporate fails to hold them accountable. not to mention Clark finds it acceptable as a manager of an establishment to think it's ok to yell at their tenants. SPECIALLY WOMEN. This Mr Clark man had the audacity to yell at me because he had a problem with my dad parking next to my gargage to pick up my son. the fact that he think it's ok to yell at me infront if my child and my father it upright unprofessional and dispicable. I am a manager at an establishment myself and I could not phathom yelling at any customer or tenant in this scenario. we have reached out to cooperate but yet has failed to hold their employees accountable. these apartments have been a living hell for me and my family. I hope no one ever has to deal with what we went through. especially for a family with little children. long story short we had to be let out of our lease due to harassment. mind you we were let out of our lease therefore we were not in the wrong. only saving grace is ms angela!! Thankfully we have moved into a house where we no longer have to worry about getting harassed. 0/10 recommend!!!!!!

The walls have fabulous insulation so we have never heard our neighbors even on their move in day which you would think with moving furniture around that there would be some noise, but no, nothing. The manager Jeremy and all the staff are wonderful. We look forward to our next neighborhood get together. The staff was welcoming, knowledgeable, and made the entire tour experience enjoyable. Unfortunately, my job ended up relocating me farther away, so the commute just wouldn't make sense. Otherwise, this property would have been at the top of my list. If I ever decide to move back to the Richmond/Rosenberg area, Territory at Williams Way will absolutely be one of the first places I revisit. I am a former resident of Marquis Seven Meadows at 6800 Gaston Road, where I lived for eight years…read more I am sharing my experience because, despite numerous attempts to resolve my concerns directly with the leasing office, I have been unable to receive consistent communication or a resolution regarding my move-out charges. I had a very positive experience when the community was managed by Cortland. The staff was professional, responsive, and attentive. Unfortunately, my experience changed significantly after the transition to Marquis management. During my time under Marquis, I experienced recurring pest concerns and repeated complaints about excessive noise from my upstairs neighbor that I did not feel were adequately addressed. However, my greatest concern has been the handling of my move-out. Following my father's passing, I made the difficult decision to relocate closer to my mother after eight years at the community. Because I work Monday through Saturday from 9:30 a.m. to 7:00 p.m., visiting the office in person was difficult. On May 10, I attempted to submit my notice by email, but it was returned as undeliverable. Toward the end of May, I finally spoke with a leasing associate by phone. I explained my circumstances and the undeliverable email. The associate provided the correct email address and instructed me to submit my notice there, which I did during the first week of June. I was not informed that my notice was considered late or that additional charges would apply. After submitting my notice, I was informed that I would be charged additional fees for not providing the required 60-day notice. I immediately explained my previous attempts to provide notice, but received no response. Over the following weeks, I made numerous calls, left voicemails, and sent emails trying to resolve the issue. Many calls went unanswered. When I eventually spoke with Ms. Paola, I explained the situation and asked whether consideration could be given based on my eight-year residency and documented attempts to provide notice. I was told that if I could provide the original email, the fees could be waived. Since my sent emails are automatically deleted after 30 days, I explained that I could provide the undeliverable notification instead. I sent it as requested, but again received no follow-up. After weeks without resolution, I posted a Google review describing my experience. The following day, Ms. Paola contacted me and stated that she was willing to work with me and waive the additional charges if I removed the review, provided I had paid rent through my final day of occupancy--which I had already done. I explained that I would gladly remove the review once the matter was actually resolved. I was told the waiver would be processed and that I would receive an update within a few days. A week passed without communication. After additional calls, I was told the documentation was insufficient and that the request still required approval, which had not been explained during our earlier conversation. With help from a coworker, I recovered the original email from my deleted folder and forwarded it immediately. When I called the next day to confirm receipt, I was placed on hold for approximately 29 minutes. The emails were eventually found in the spam folder. After reviewing the email, I was told it appeared to be "fake," despite it coming directly from my account and containing the original correspondence. I was again told the matter would be submitted for approval and that I would receive follow-up. Since then, despite additional calls, voicemails, and emails, I have received no meaningful update or resolution. My concern is not simply about the charges. It is the repeated lack of communication, inconsistent information, delays, and difficulty I experienced while trying to resolve this matter in good faith. I made multiple documented attempts to provide notice and repeatedly tried to communicate with the leasing office. After eight years as a resident, I had hoped my move-out experience would be handled with the same professionalism I experienced under the previous management. Unfortunately, that was not my experience. I respectfully ask corporate management to review my emails, documentation, call records, and the timeline of events and reconsider the additional charges. I believe my documented attempts to provide notice, my eight-year residency, and the representations made to me deserve consideration. I am simply asking for this matter to be fairly reviewed and resolved. I have sent emails without receiving responses and made calls that have gone unanswered, and I hope someone from corporate management will finally review the situation.
