I chose Tim & SFBAY-RE from a list of others because he's a licensed certified Residential Real Estate Appraiser in the state of CA and has over 15 years of appraisal experience throughout the Bay Area, with a particular focus in San Francisco. He provided the appraisal in plenty of time to support the Sept '24 submission deadline. Two days before I was set to appear before the Appeals Board in May '25 the SF Assessor's Office contacted me and agreed with the assessed market value that Tim established in his appraisal. Based on the current FMV that Tim provided I will be receiving a substantial credit for tax year '24 and the new property tax will result in a considerable savings going forward. Tim was easy to work with and very responsive to my questions throughout the entire process. I was particularly thankful for the guidance he provided in preparing for the Appeals Board meeting. The cost for the appraisal was both competitive and fair and well worth it. I highly recommend Tim & SFBAY-RE if you are in need of an appraisal for a property tax appeal.

Anyway, I'll just review from my recent experience and not from what perhaps is an outdated status from the thick of the pandemic. My mother and I were wanting to use an existing loose peridot gemstone that I had to create a custom piece of solid gold jewelry for my sister for Christmas. We walked in on a Tuesday in early November to be greeted by Vince, who was warm, inviting, and incredibly helpful! He showed us exactly the size setting we would need and told us he would have to order it and that setting the stone itself would be very simple and easy, and that he wouldn't charge us much at all for that part. The setting that he ordered ended up being slightly back ordered and took just a bit longer than he expected but it still arrived on time and the communication by Vince was very appreciated. With the stone and 14k solid gold pendant setting sorted out, I had to find a gold chain to complete the necklace, so I scoured eBay and bought an inexpensive but still 14k solid gold chain. I brought it in when I was going to pick up the finished and set pendant, and Vince checked out the chain for me and verified that it was indeed authentic, albeit delicate. I appreciate that he did that for me! At the end of the experience, my mom and I were very satisfied and extremely happy that we were able to patronize a local business, and the necklace came out SO incredibly beautiful. My sister loved it, as peridot is her 18mo daughter's birthstone. Tigges' hours are a bit restrictive and I'd suggest looking up the days they are open before just heading in. They are closed 3 days a week last time I checked, but I'm truly so happy with the experience and I hope to be able to do another project with Vince in the future!

First, I have a study in my basement and he labeled it a sitting room. He also put that I had carpet and I have beautiful real hardwood flooring. The comparable properties he used weren't comparable. They were very nice but were not in my price range. They do not have the beautiful views that I have and they don't have the same lot size and were in a neighborhood that homes price-points aren't even close to mine. This was a very important appraisal for me and I wish the AMC would have chosen someone with a lot more experience. He only has just over a years experience appraising homes. Clearly he needs a lot more training.

I was desperate to find a quick repair and I am so grateful I found John. He was able to see me the same day and rehaired and repaired my bow in under an hour. He helped me pick out a second bow so I'd have a backup for future emergencies and I'm loving playing with this new bow. John was very kind and his passion for bow making was heartwarming, I left the shop in such a good mood.
