They are not boots on the ground. They are offsite and can coordinate sending of documents more than anything, at their reliable but measured pace. They serve a key function where an on site manager often will not be able to keep up with paperwork. That being said.. Any complex should also keep an onsite person for calls during or after 5 pm and not defer to TTPM. Polite and courteous most of the time. They were ok on a closing with documents but took far too long to get things going with calls all needing to be returned. No person picks up. My thoughts are to manage this type of work for so many units - would be to have a receptionist that always picks up and transfers call in CASE of an emergency etc.

They will take every opportunity to scam you.

The process to apply was easy. The reason why I am giving a low rating is because we felt deceived through the process. I was called and told that we were their first pick based on credit score and other factors and the last step is for my spouse to also apply. Once he applied (50 dollars per application) we get a call and were informed that there are a lot of other prospective tenants and the house is now in a bidding war. We were told that we would need to pay 10% more rent per month if we want to secure the property. We were no longer interested in the place since we had to enter a bidding war so we asked for our application fee back and they said they do not give refunds. This realtor is unscrupulous and has no qualms about changing the advertised rental price AFTER you have already wasted your time and money submitting an application for a rental property. If there was already a bidding war prior to his application why did they not tell us that before they asked him to apply?

They are effectively increasing our common charges by about 100% because of an incident that occurred years ago and has not been rectified. It was claimed that they cannot get reasonable insurance quotes because there is an open claim. If I were an insurance company and I saw that they have not been handling this issue properly, I would not want to offer insurance either. So at a community meeting addressing the large and rushed assessment, I held up a sign while everyone was leaving that said "fire corrupt management". As Dave from HPM walked up to me I stated "it's not personal". He then threatened to sue me personally for defamation of character. The management company serves at the pleasure of the homeowner, not the other way around.

I reached out to Jim about replacing a cracked 5-year-old resin tub and sent multiple photos, details, and even confirmed with the manufacturer that the drain didn't need replacing. I was quoted $1,500 unless something unexpected came up. When Jim and his assistant arrived, they immediately said they couldn't lift the tub due to back issues and it's too heavy. I ended up calling my landscaper, who brought guys over to handle all the heavy lifting--removing the old tub and bringing in the new one. While waiting (for two hours), they sat in my driveway on the phone, smoking and asking me questions about the original installation that any professional should know or assess themselves. It felt very unprofessional. Once the tub was in place (thanks to the guys I hired), Jim essentially just connected the drain with a twist and had his assistant apply silicone--then charged me the full $1,500. I also had to prep the area myself and even clean the tub at the end because he didn't want to "mess it up." They also admitted they'd never worked with this type of tub before, which is something I absolutely should have been told upfront. In the end, I paid full price to Clearway, plus the additional cost for the people who actually did most of the work. I felt uncomfortable, pressured, and honestly ripped off. I would not recommend them.
