Understand that verbal agreement, text acknowledgement and dismissal after walkthrough are not sufficient with this company. They are not currently a BBB Accredited Business. I rented a residential property at 8297 W Sturtevant Ave, Richland, MI, managed by Premier Home Maintenance LLC, from July 1, 2024 - June 30, 2025. After move-out, Premier withheld $1,065 from our $2,295 security deposit. We formally disputed many of the charges in writing on July 22,2025, and July 28, 2025 because: (1) some deductions were for normal wear and tear - charged $150 to "remove wall anchors, fix holes, and paint" and charged $75 to fix small wall dents along the downstairs hall and paint," (2) charged inflated pricing to complete each task - "master closet door off hinges" for $100 and $150 for wall anchor clean up, (3) were specifically told by Justin Steele (owner of Premier Home Maintenance, LLC) over documented text messages in relation to installing a new electronic deadbolt that "you don't need to install that. That's fine. Just leave it on the counter" but then charged $75 for installation as well as in documented texts Justin Steele's communication of "as long as it's generally clean, not destroyed, and you're moved out that's all we need" after I had explained that we were going to perform touch up paint, carpet cleaning, appliance cleaning, furnace filter replacement, and putting the closet doors back on which was then charged to our security deposit by Justin Steele in the amount of $100 to hang closet door, $75 install bedroom door, $150 for the wall anchors, and (4) charged $250 for resizing a bathroom door we had purchased that needed to be trimmed smaller when during the walk through with Justin Steele I had committed to finishing the door myself but was told "don't worry about that, I have the tools, you've done enough and the house looks great."
