However, 1st American Plumbing and the owner Zach has more than earned this one. 1st American Plumbing charged me $145.00 per hour. After being completely ripped off by this guy I decided to check what the going rate for a plumber in Yakima is. According to Google "The average hourly cost for a residential plumbing contractor in Yakima, Washington is about $70 per hour (typically ranging from $65 to $75 per hour) plus the cost of parts and materials." 19 August 2026, I needed a water valve replaced in my laundry room so my Asko Washing machine would get back to work. Should not be too bad right? Should be fairly easy to find a plumber. The first plumber contacted said he was not able to do the job and referred a friend. Not a problem, should be okay, right? The second guy called and wanted to come to our house that day, I told him it would not work and he could come the next day. Not a problem. So I pondered the other items I could have him fix since he was going to be around. Cold water valve in the laundry room Check kitchen faucet & dishwasher not draining completely Hook up Island sink Replace toilet 1st Day 20 August 2026, I showed him what I needed fixed, the water valve replaced. He said he could not do the job until the washer was moved. I am a 66 year old woman fighting cancer and this guy expected me to move the washer. My first WTF! I said fine I would have my 67 year old husband with a heart condition move the washer but it would have to be the next day. On to project #2 figure out why I had low hot water pressure in my kitchen sink. He dinked around and said I needed a new faucet. Okay, not a problem. Take the faucet from project #3 Hooking up an Island sink and install it at the kitchen sink. Project #3 would have to wait for a replacement faucet, no big deal. My second WFT! 2.5 Hours later and $362.00 and $30.42 in parts, I have a new faucet and plenty of hot water in my kitchen sink. He checked this dishwasher drain said it was fine and probably needed a new dishwasher. That was my third WTF! I looked on youtube to find out what I needed to do to check the drain. He offered to watch the video and do it for me, I passed on that one. He milked the clock for all he could get, until my patience were wearing very thin. He finally leaves. 2nd Day 21 August 2026, washer moved and hopefully he will not milk the clock for too long. Back to project #1, instead of providing just the replacement valve for the washer box, he only has a kit, at the cost of $65.00! I could have purchased just the cold water valve at Lowes for less than $17.00! We are now on my third WTF! His total bill for that was $251.70. 1 hour of time at $145.00 and $86.77 in parts. $50.00 worth of parts I did not need nor will ever need. Asko heats it own water. Doubt this over priced plumber has ever seen and Asko Washer and Dryer prior to his visit to replace a water valve! There will be no day three for this clown to hook up the Island sink, nor will I be paying him to replace a toilet. $678.41 down the drain, two of my projects are done. Got screwed over and did not even have fun while it happened! His $145.00 hourly rate is a complete rip off. I will NEVER send work his direction. I will however provide his company with plenty of NOT so glowing reviews.

If I could give negative stars at this point I would. My neighbor hired Burkes to do her water…read moreline, they at the time of doing her work punched a hole through our city sewer line, told us they did it and said they repaired it. Since then we have had issues of gurgling in our drains which has never happened before. Sunday/fathers day I went to take a shower and water started to backflow into the shower, everything was blocked. My husband spent from 11 am until 4 pm that day trying to remove the blockage so we called burkes and they wanted to charge us $450 per hour to come fix it so I got ahold of a different plumber instead. He ran his camera and took pictures clearly showing the gap where they broke the line originally and showing the blockage at that break. After 3 days Burkes has told us that they will NOT be repairing the issue and fixing their break. And that the next time it blocks up we are required to call them to come out to view it so they can determine that their break is what caused the blockage. This house has been owned by my family for 70+ years and the sewer line is relatively new as the city hooked it up. There have not been any blockages or issues ever in the past that have required a professional to come fix in the entire lifetime of this home until Burkes broke the sewer line when doing work at my neighbors. This is a problem that was caused by this company and not by me as the home owner. I am posting pictures from the other plumber that shows their break and the blockage starting at their break. Their reason for not fixing it is because they cannot prove that the break caused the blockage, mind you the pictures I am sharing are of my CURRENT sewer line where they "fixed" their break a year ago.

Instead, it was draining into the ground...something that was acceptable in 1940 when it was built. Over 85 years, the drain pipe had eroded and likely collapsed, causing the sink to stop draining. Tyler went to great lengths to figure this out, and was 100% ambitious, positive and reassuring in stating that it would be fixable. Two days later, he returned to perform the work and succeeded at rerouting the pipe to the septic. Tyler was extremely hard working and represented his company in an exemplary manner. It was not an easy task and he should have been supported with some help, or the job assigned to a smaller plumber. He gave 5 star effort. I would not, however, rate the company as high, due their lack of concern for his safety.
