LOVE ALLEIA AT PRESIDIO! Office staff, maintenance staff, tenants everyone is so friendly would definitely recommend!! They do DNA swabs for pets, please pick up after your pets! Staff has been lenient on not giving out fines because I still see dog gifts around, but I do hope that changes with the new office manager in office. read more

I loved this place when I first moved in - but everything i've experienced since moving out has resulted in me cautioning anyone against living here. When my lease was up, rent increased by ~$300 a month. I inquired about switching to a larger unit since the price they were offering new residents for a three-bedroom was what I was paying on my two-bedroom. Alleia said if I wanted to change it would be over $500 in fees and 30 days notice (keep in mind my lease is up). I decide to move to a different complex down the street. Despite my account being on auto-pay and my household never missing a payment- Alleia for whatever reason doesn't draft out my last months rent, doesn't notify me of a "missed payment", but instead sends me an eviction notice (I don't even live there at this point) and a $200 "late fee". After expressing my frustration, the fee is waived but I'm forced to bring a cashiers check to their office because they had locked me out of my online account for "non payment". What is the point of being on auto-draft if your complex is going to take you off, not notify anyone, and then hit you with a late fee? Alleia then charges me over $900 in additional move out fees, $100 of which were for removing a "peel and stick" sticker I forgot in my shower/bath. They notify me of these charges on the 13th of february, then "accidentally" turn my account over to a collection agency 13 days later before the debt is even due (email admitting this attached). This has been the most unhelpful leasing agency I've ever experienced. I'm sure the staff is doing the best they can but my god it's been horrible. Avoid this place and save yourself the trouble. Definitely a scam. read more

Worst apartments to live in. Resident on 3rd floor of buildinalways threw cigarettes in our balcony and don't know wtf an ashtray is. People leaving their nasty dog piss and crap all over the hallways even after receiving a notice about it TODAY. The motorcycle that thought he owned the complex and parked in the car wash for no reason. Resident in building 3 approaching me on 2 occasions regarding the shit and piss in the hallways as if that had anything to do with me. Another resident in building 3 was complaining that my dog was peeing on the grass and saying my dogs pee was killing the grass when it was 110 degrees.... Oh gee it couldn't be the weather right?! where the hell else are dogs supposed to pee!? The leasing manager did absolutely nothing about it all year. She was just wanting to have a phone call to have a "professional conversation" I'm passed being professional regarding this nasty ass dump and it's nasty ass residents. All she had to do was give us some sort of credit for dealing with these DISGUSTING people all year. Nobody picks up after their dog of course and the leasing company completely lied about implementing a dog poop DNA program so that residents don't do this nasty stuff. There is also RATS in the garbage and you can hear them IN THE WALLS of the guest bedroom. There was mud dauber nests that they did NOTHING about until we emailed them. We also had to put PLENTY of tickets when we moved in and there is obviously no Pre Move in inspection done. Also the residents love to leave the garbage door chute open so it smells like garbage all throughout the hallways. Do NOT rent here. Look elsewhere, it's not worth it. People are rude, disgusting, and inconsiderate as can be. Management won't do a thing about it. Of course, what a surprise. read more

I read some of the good reviews and I honestly cannot believe them. This complex is awful. I am so tired of this complex. Their idea of fixing a mice infestation is to place sticky mouse traps in areas of our home...for us to clean and throw out. I did say INFESTATION! That's not fixing the problem. Another issue, their pest control company has access to the apartments whenever they like, without telling us in advance what day they are coming. I have purses out, confidential papers out, and I am not comfortable with them being in the apartment when I'm not home in the first place. By law, they are supposed to let us know ow days prior to entering. That's not happening. This is my first apartment, is this normal for them to have access whenever they want and the rodent problem? What about Tenant rights? We pay high price rent for okay apartments.......that's a problem! read more

Kym Coapland made my living experience here absolute hell. She is a pathological liar and even worse liar under oath when she lost court trying to evict us for false accusations. She even had the officer who lived at the complex to liar for her!!!!!!!! We have yet received our deposit since we moved out months ago and when we called we office they invited my husband over to discuss the delay of our deposit. Once he arrived , Kim called the police to criminally trespassed him. I truly believe in karma and she has way too much coming her way. DO NOT MOVE HERE!!!!! read more

We have lived at Alleia at Presidio for the past 2 years and recently renewed our lease. This property resembles a luxury resort and the wealth of amenities are second to none! It is always a pleasure to speak with the manager, Kym Coapland. She and her staff are always responsive to any issues that may arise and the maintenance team is quick, knowledgeable and efficient. When we were considering relocating, we did our due diligence in searching the area for a place to live. I cannot give Kym enough praise for how helpful, kind, attentive, and timely she was with all of our correspondence via email, phone, and when we met in person. We really enjoyed the property and amenities and felt it was a fair price point. But honestly, the service of management was what swayed us. Unfortunately, we did decide to stay in our home for the time being, but if we do move here...Kym will be our first call! read more

I wanted so badly to have a great living experience at Alleia at Presidio, but unfortunately, it has been the worst. I wasn't even planning on writing this review because I truly just wanted to be done with this place, but after being grossly overcharged on move-out and not receiving any sort of resolution with management, I know that I needed to. This property likes to throw the word "LUXURY" around in order to get people through the door, and after personally living at 3 other "luxury" properties, Alleia falls short...really short. A few issues I specifically had: 1. Gate/Safety: The gate has only worked properly 10% of my 12-month long lease, the other 90% of the time the gate is left wide open to the public, and parking is not monitored on-site, leaving anyone and everyone to park on the property making it difficult to find parking close to your unit, especially on weekends. 2. Pool/Negligence: During the summer months were the worst. Pool hours are posted but never followed...every night, groups of teenagers would hang out in the pool area and blast music up until 3am, and come to find out a majority of them didn't even live here. Alleia's resolution was to distribute "wristbands" to tenants to wear at the pool and other amenities. This rule didn't even last one day. Alleia also claims to be a smoke free community, and in the beginning people were respectful of this and would go off property to smoke. However, for the past few months I could constantly smell weed throughout the hallways and the odor comes right into my apartment. 3. Rodents/Bugs: I know there is another review on here about mice around the property and I can absolutely confirm to have seen them running around the halls, and while walking to my car in the parking lot. I'm so thankful to not have had the same experience as others with them in their units. However, if you live on the first floor beware of the crickets that swarm the outside of your unit, and on most occasions, they wound up in my actual apartment (no I didn't leave my doors/windows open). I contacted maintenance to have them come and spray my apartment but it never resolved the issue. 4. Cleanliness: Things majorly changed once the new management took over. Trash rooms would overflow, debris and litter all around the hallways, broken glass bottles left in the parking lot, overgrown landscaping, and pet feces never being picked up (I would blame the pet owner for this, but I also blame Alleia for neglecting to address this). This is more a personal preference, but all of the "luxury" apartments I've lived at prior were strict on the presentation of the exterior of the units i.e. the patio/balcony areas. All of the first-level units have exposed patios (not fenced) and people treat these areas as storage units and you'll see leftover trash from time to time, it definitely takes away from the luxury experience. 5. Move-Out: I would consider myself a low-maintenance tenant, I visited the leasing office maybe 3 times the entire duration of my lease and rarely had to contact them for anything. It's 02/01/22, the end of my lease, and I was provided with my "Move-Out Statement"...I was charged for 1 day of rent (02/01/22), even though the leasing manager told me move-out was on the 31st and I was required to turn in my keys on the 31st (which I did), then on my statement, I was charged for 1 day of rent...I called to have this explained and was told "it was our fault for giving you the wrong date of move-out, but you still need to pay". I didn't want to argue and I just paid the final invoice to be done. All in all, there is a clear and definite reason that there aren't many (if any) original tenants living here anymore. For all of the issues listed above, I can't justify the price they are charging for rent just because it has the word "luxury" slapped in front of it. This place is fine if you just need somewhere to live, but if you're looking for an exceptional living environment that you enjoy coming back to every day, Alleia isn't it. read more

So I moved to Texas after the freeze and leaving active duty. I chose this complex because I had a friend live here and he liked it. I started my residency with the old management company (WHICH IS FAR SUPERIOR TO THIS NEW ONE). In July, we were blindsided that they changed management companies. We constantly got emails of changing log ins and how to pay rent- little inconveniences honestly. There are no more monthly events or treats for residents. They had new vendors for maintenance, new trash service, etc (or excuses of a bad turnover) They also changed their hours to being closed on Sunday (which is fine if they were there any other day) and evidently had a few disgruntled employees who worked for 13 days straight and the manager couldn't be bothered to help. Oh and the Luxe boxes are a constant problem because no one will schedule to get them serviced. Fast forward to when I am told I have to leave for a military assignment- not active duty but not enough for this company to let me out of my lease (since I'm gone for over 2 months not 90 days). But I am now going to be charged a lease break fee despite having to pay rent until the end of my lease (the day I get back on orders) - because that makes sense. Oh and let's not forget to include the CONSTANTLY BROKEN GATES and lack of safety in the neighborhood. "Kids" were supposedly going around kicking in doors at 2am...no word from management when residents mention it and police are called. They are not the best and hardly want to help anyone - just collect a paycheck. It shows. Also, the lease says you can break for domestic violence - they'll charge you $1500 for that too. Don't waste your money or time for the "amenities" this place has- they aren't great to say the least compared to other places in town for less. The new management company is just there to buy out new apartment complexes to add to their portfolio - not make a difference in apartment living. My neighbors weren't bad (minus the parrot) but walls are thin, kids are constantly banging on doors and screaming, late night summer parties, smoking in apartments (it's a non smoking complex) which I would take as typical apartment living- but there are never consequences for it. So it's useless to be a good person or to bring it to the management's attention - nothing changes. The place isn't worth the money or the headaches. read more

Recently came in to tour the property. I was in AWE! Talk about love at 1st sight! From the resort style pool, to the cinema room, to the 2-level workout facility, to Breann being EXCEPTIONAL at her job; I had no choice but to look & lease!! From the time you walk in the office, the vibes are PHENOMENAL!!! Claudia greeted me with high energy, and showed so much professionalism. She was super helpful and i am so grateful for all the knowledge she has shared with us. The apartments are wonderful and the amenities as well but to have such wonderful customer service is just the cherry on top and it just solidified my decision to choose this complex. I am revising my review BECAUSE Kim provided excellent service. She had maintenance close the hole where the mice were possibly entering, which was very helpful. In regards to the chewing above my ceiling, I will complete a work order whenever I hear it. The work order allows maintenance to, hopefully, get rid of them. I am not sure how that works, but I am grateful that they are willing to assist and resolve the issue. In regards to the pest company, who I assume is separate from Alleia, coming into my apartment unannounced, it shouldn't happen again. They must provide us with a date of entry prior to coming in to spray. She made me realize they are here to help and only want the best for their tenants. Now I understand why most of the reviews are good. I appreciate the help and apologize for the frustration. read more
