I looked for a month and a half to find a nice place to rent. The property I found, which is managed by Alliance Property Management, checked off all the boxes on my wish list and ended up being a great value. The office is very responsive, quick to help, and has given me great customer service. I did not have much in the way of rental history (homeowner since 2005) and the office went out of their way to work with me and got me into a very nice new construction property. I stayed at the New Brigham location in Ogden Utah. And I never missed a payment it was ever late. I never had noise complaints or ever complained to management. After I moved out they took my deposit and tacked on all the charges in the world adding up to 800+ dollars. I called and tried to rectify the payment as they stated I could get a 20% discount (so generous ) as long as I called to pay it off within 30 days. I misread or the date of receipt and was off by a month, but when I asked if they could still work with me at all, given my history. They said nope. So I am now paying them off to avoid collections as she so nicely said they would pursue. Terrible service. read more

The owner of this company is as unprofessional as they come. I brought up issues with his company at an HOA meeting and he was combative, aggressive and unhinged. He wants to hike up HOA fees in the communities he manages under the guise of having a "sufficient safety fund" for unplanned disasters. My hunch is that he wants to grow the reserves so that he can charge more for managing them, even though the dues are already higher than any other company I work with. I even resorted to trying to get on the HOA board but resigned quickly as he had them all duped and I could get nowhere in getting rates back down to a reasonable level. I really never want to deal with him again but he offered all customers $35 to leave a review on Google (which is also unethical and against their terms), so thought I'd leave it here as well! This review is in response to the generic reply I received from Alliance Property Management after they read my initial review. The property I visited, I stayed for 7 days. In the time that I stayed I witnessed the management personnel arrive and post documents on the tenants doors at least 4 times. This property did not have over grown landscape the yard, stairs, driveway stairs etc. were free of trash, clutter etc. and was very neat and clean. However, one of the violations was for a single weed that had grown taller than the grass near the wood stair case. I could not believe it!!! The tenant scurried down the stairs and plucked the weed as if he was being held at gunpoint. This management company has their tenants living in fear! At the very least walking on egg shells of a violation. However, this management company can't take enough pride in the appearance of the property to plant grass in the back yard and would rather it be a mud pit every time it rains or snows. They seemed to be okay with the leaking or draining swamp cooler on top of the roof running down the siding into the foundation eventually causing foundation issues mold and rot. But want to issue violations for the most insignificant things and tack on a hefty fine. It's impossible for tenants to fight these fines, infractions and get their deposits back. why? Because this company uses their authority to write false and unwarranted violations and then charge the tenants with a ridiculous fine/fee to financially gain. This is a disgrace and it should be looked into further. I see exactly what this company is doing they are using their authority to keep tenants deposits and milking the tenants out of more money by violating them. it's sad that the judicial system tends to believe these management companies and most people don't have the money or believe they can't fight them for their deposits and unjustified fees. I would love to take your company on in court. You should be ashamed of yourselves. I visited my family in Utah who rent a property managed by this company. I was appalled by the condition of the property. The backyard had absolutely no grass and the the swamp pump on top of the roof was draining continuously down the side of the house and causing a large mud puddle very close to the foundation to form. It also caused bees, wasps and mosquitoes to be attracted to the source of water. I was also concerned that the gate could not be locked because the "management" did not allow it. It is a safety issue because my nephews are 5 and 2 and the property is on a very busy street 4 lanes of traffic! Being told that this management company will leave a violation notice for a weed growing is absolutely ridiculous!!! My impression of this company is they like to micromanage tenants with such petty minor so-called violations, they do not take into consideration the safety of small children and from what I witness while I visited I would not recommend this company to anyone! read more

I contacted staff here back in September about what internet/ cable was available or setup at 770 South Green Street, SLC 84102 named Sprout Studios. They didn't understand the question even after explaining how Google Fiber is setup in some neighborhoods and not others or that apartment complex can have special arrangements with companies. After some other options fell through I applied here in early October but couldn't sign up for internet/ cable with either Xfinity or Google fiber because they had never been contacted to hookup or connect the complex. The USPS still hasn't activated the address for mail delivery. Some tenants have been here for weeks. All 8 units are filled and there is no estimate for setup. Their office is 45 minutes away at least and according to their website they don't even service Salt Lake City at all. Many websites and services still don't recognize the address at all. The owners of APMUTAH don't and won't take calls or be bothered with day to day petty issues like no INTERNET for weeks. read more

I am a single father with 4 children. This company is the most petty rental company I've ever dealt with, period they throw needless tickets on your doors in the middle of the night, and count that as your first day notice,and what is the ticket you ask? Leaves in the corner of my driveway. 175 dollars added onto my rent for a handful of leaves. I have had two of my showers were unusable for more then 6 months because of the terrible coverup they did on some rotting old tile and then when they finally sent somebody out they only fixed one shower. and the other has stayed that way for a year now. They enter your home without your permission and dont even give you notice. At one point I had them try to evict me because they thought my teenage daughter was a tenant not on the lease. Which they tried to charge me 250 dollars to rectify. I had a truck I was rebuilding completely and has been here the entire time I've lived here for three years. And they out of no where charged me an extra 600 to my rent because they it was in the driveway. No warning. No notice. No mercy. When you talk to them on the phone they act as if you already being a tenant causes an inconvenience to their business. Do not trust them. read more

So I think this is a very horrible company to rent from I wish I would've read the reviews before I applied but them knowing that I didn't stand a chance they want to head and run my application and because of my credit they were going to charge me $3500 deposit which is ridiculous given that I'm a single mom. I told him that I was on section 8 and I have a set income as well as my credit was not great but my rental history was amazing and then they called to tell me the day after I applied that somebody had already got the apartment I mean none of it made sense I'm just glad I dodged a bullet I would highly suggest not renting from these people as well as speaking with the manager he's very ignorant and rude! read more

Less than stellar experience. On multiple occasions I have provided information only to get a text weeks or months later saying I did not provide that information. Each time this happened I would say "Yes I did" and get a second text telling me that they found it (see attached pictures for an example). They use a property management software to track payments, insurance, and enroll tenants in a program to positively affect credit for on-time payment of rent. Each month I would pay rent on-time and each month my credit score went down. A detailed credit report showed the APM reporting pulling the score down. When I asked why this was happening, I was told that the software handles it and APM didn't have any idea what was happening. They gave me the number to the credit bureu and said "good luck." There were many other issues with APM to fit inside of this review. My wife left a much harsher review for APM and they responded with a very apologetic reply, but they didn't tell the whole truth in it. Following the link above to the further report will expand upon this issue, but to summarize: The issue was never that there showed an outstanding balance that would need to be reported to collections, rather that the balance was always at 100% the credit limit, showing a maxed out account. The way it should be reported is a starting balance of the total annual rent amount, and this amount should decrease by the rent payed each month. I am 100% okay with the deductions from our deposit. What I had an issue with was the dishonest and sneaky practices APM uses to deduct from deposits. One example of this was the carpet cleaning charge. Nowhere was it mentioned that the tenant was responsible for professional carpet cleaning UNTIL the move-out checklist. For us, we were in the process of buying a home, and the added expense of carpet cleaning on-top of the work we already did to the unit seemed unfair and unprofessional on the part of APM. To me, the reasonable thing to have done would to have just payed for the carpet cleaning to ease the mind of their client as well as the next tenant. Instead, the only thing APM did was leave two water bottles and a granola bar and a note that said "Good luck." I didn't know at the time that this meant "Good luck dealing with Alliance Property Management." read more

On top of Alliance sending a crew to fix a broken water heater days after it was reported, they blew it up and flooded the basement. After which, they told us, "That's our fault (Alliance), it won't be taken out of your deposit when you leave". Their way of handling it was that the same "repairman" brought a single box fan to dry the entire basement. It dried about 12 days later. When we requested additional fans the first day they declined our request Now that we left they're sending us a bill for just that and claiming "Did you get it in writing?" and ."We would never say that". They actually told me that even in the event that They flood a house like that, they don't need to worry about mold because they "clean the carpet" but they're not smart enough to realize that flooding a basement causes mold in the walls as well. There was 3 occasions where Alliance tried to charge is an extra $75/month just because they wanted it. Their reasoning was that we paid with a money order. An extra fine according to them. We were also told that you get fines for paying online. The only way to not get fined is to "pay with a check, online". We called and pointed out that it was never in our lease that you had to pay a specific way. They stopped answering our calls and texts until my wife left a review about the poor quality of the management, as soon as it was posted the manager called to beg us to remove the review and agreed that it wasn't in our lease so they would remove the fines. In addition to all this, one of their maintenance people hit the garage door AFTER we had left the property and claimed "it was like that when I got here". Truly a despicable act on Alliance' behalf. They charged from our deposit for "Pet odor removal". Weird thing...We don't have pets. From our deposit they also charged for "Outstanding Amount". I asked a manager what that was in relation to and she said. And I'm quoting word for word here. "I don't know". They are legitimately charging people and even they don't have a reason why. TLDR: Alliance is an extremely shady company who does not manage property well, if at all. Only rent through them if you have ample disposable income for their baseless fines. read more

This apartment claims to be smoke free but we see tenants smoking either in their back yard or front of the garage. I have lodged a complain and will see if offenders will stop. Never do business with alliance. They managed an apartment that I lived in and working with them was the worst. Every time I called with questions i got different answers. They changed their minds constantly, charged random ridiculous fees and didn't fix mistakes when they made them. I spent about 12 hours cleaning my apartment before I moved out. Every square inch of that place was utterly spotless, and, might I add--looked about 100 times better than it did when I moved in. Regardless, they withheld almost my entire security deposit for "general cleaning" and then took pictures of stains in the carpet that were there before I moved in. Do yourself a favor... find a little apartment complex managed by onsite personnel who actually care--not some big corporation whose only goal is to get every penny they can out of you. read more

I own a property in Layton. Alliance has been responsible for the HOA services, as a home owner in this neighborhood I was disappointed in the HOA services Alliance contracted with. The fee is reasonable however the yard service often floods the yard, breaks sprinklers, and damages things in the yard. In the winter time they have never since 2014 removed snow from the roads or sidewalks. Last year I moved out of my home and rented it out; I hired Alliance as my property management company. I was told that I would receive my rent payments by the 10th of every month, that I would have one main contact person for all my concerns, that I would be promptly notified of any repairs my property may need and that I would have to give approval for any such repairs. In a year of service, I never received a full payment by the 10th of the month, they leased my property for a year without my knowledge or approval, there isn't one main contact person to voice any concerns to, and unnecessary unapproved repairs were made almost every month. They lost the keys to my house and chose to break in and damage my window frame rather than contact me for a spare set. The tenants damaged my door frame and garage door while moving out, I was charged for the repairs. Between tenants, while my house was vacant Alliance maintenance people left all the doors unlocked and every single light on at my property for days without a reason or explanation. I now have a good working relationship with my tenants who say that Alliance has sent repair men out to fix things that never really get fixed. For example a toilet was leaking, repairman came out and the toilet still leaks a month later. I terminated their service last month (as soon as legally possible) and a month later they are still holding my tenants deposits and my rent payments. They say they have to wait an additional 30-45 days to determine if there are any debts to be paid to them before they will release the records, rent payments, and tenant deposits for my properties. When I contacted them to discuss my concerns regarding their service or lack there of and my tenants concerns about their deposits and added fees I was unaware of. Alliance responded with forwarding my emails to multiple different people who have all been argumentative and lack customer service skills, none of them are knowledgeable in more than one area of the company. I don't recommend using them as a property management company or allowing them to provide HOA services over your properties. read more

I cannot say enough good things about Alliance Property Management and Casey Clark. They went ABOVE and BEYOND to help our family while we were away from the country for a year. They managed the rental of our home, took care of repairs and were flexible when we decided to sell our home upon return to the States. The home sold within weeks and we could not be happier. They could have easily taken advantage of our situation as we had no family or friends in the area to rely upon while overseas.
