I was moving and needed a company to find a tenant and manage my condo. Called around town and actually had a good first impression. The owner was pleasant enough and professional. When she handed me over to the actual person who would be managing the property, things started to fall apart beginning with a tremendous amount of pushback on absolutely everything. And they were not prompt in responding and lacked follow through. It was an incredibly stressful time. Eventually, once the funds were received for placement, tenant and myself were unceremoniously dropped from their "firm". I thought it was just me, but it appears that this is a pattern of bad behavior that still remains unchecked to this day. read more

By far the most unprofessional company I have ever used! If you are the owner they do not communicate with you about your tenants issues and allow your property to deteriorate. If you happen to be the renter ENSURE YOU GET EVERYTHING IN WRITING because they will not make any changes UNLESS IT IS IN WRITING! I know this sounds like a no brainer, but when they sell you on a property they are extremely polite and will always communicate with you. Once you sign that least, you are on your own and cannot even have open communication with the actual property owner. If you have a problem with the staff, the owner of the company (who it is named after) will not discuss any of your concerns and will relay you back to the staff members. I have made it clear to my Soldier's that they are not to use this company and am getting the company "blacklisted" (cannot use) for service members. read more

Most unorganized real estate firm I've ever experienced. Every time I called, I would get transferred back and forth. I finally got through to a representative, and the information she gave me on a unit I was interested in renting was completely different than what was listed on the website. Price, location, date available, and application pending status were all incorrect. She said it already had an approved application on it, even though I was accepted for a tour of that unit... Then, I found another listing on their website I was interested in renting. Against my better judgement, I attempted to call their office again, and the person I spoke with said she couldn't find that listing in their records. She said she would place me on hold and find out, but instead she transferred me back in the queue where I waited another 20 minutes just to receive a voice mailbox. To me, seeing "Allison Ables" on the listing is synonymous with "don't even bother." You'll waste your time battling call queues and incompetent representatives. read more

I do not recommend this realty company. I tried getting renting information and scheduling a tour and was transferred four different times to people who couldn't look up listings. When I finally spoke with someone she was very unclear of the information she was providing and she proceeded to put me on hold and never reconnected our conversation. Here's an update: we left the apartment( finally) and the owners let us leave early so I can finally get the heck out of there. So it took them about 2 months after we moved out to give us the security deposit back and from a $700 security I got back less than $150! It came with the reason why and it was because it was dirty? Not only did I have 3 people clean it but it was "move in" ready. From the fridge to the stove to the toilet it was clean. So when I called telling them I want to take it to small claims or resolve it they wouldn't give me the owners info to take them to court. And they said after I moved out that the company can't be taken to court ...but they wouldn't give me the owners info? Talk about being shady! Why are they so rude? They claim to specialize in a subdivision in which they have not sold (or rented) a single home. That is mendacious. But better to admit a marketing lie than to yell at a customer and hang up. Tsk tsk. Learn customer service, learn manners, and grow up. You DO NOT do business with a company that holds an F rating from the Better Business Bureau. And what we heard from our mortgage broker about them stunned us: Apparently she had a customer who made her mad, so she is obsessed with her. Talks about her all the time, after like years later. So this woman goes to buy a house and found out that at the closing AA's friend (who was doing the closing) was asked to say the business's name a few times in hope to elicit a response from the customer. He went along with it, but he didn't like it. But the world of real estate is small here, and he didn't want to be the one she disparaged like the customer who probably doesn't even remember her. I just left this same review on GOOGLE, this is not a robo rating. I just want to keep people from making the same mistake as I did by renting with this company. My REAL review is below: I have to give them a rating, otherwise I would give them less than one star. The property that I am renting has had the sink in the kitchen break abut 6 times in under two years and the AC has been broken about 5 times in that same time frame. The AC is currently broken in my house as I'm typing this message. It is July in FL and it is currently 90 degrees in my house. By the way I have 2 small children and one is a baby! I called Allison Ables on multiple occasions today and spoke to Terry who kept giving me the run around and said she would let me know something by the end of the day. Of course they are now closed for the ENTIRE weekend and I heard nothing from Terry or anyone else at this horrendous company. I called about 7 times today and could not get a real response from anyone, I was told that there was nothing they could do and I would jus have to wait. I now have a 1 yr old sweating in the house and no one at this company cares at all. Go to Yelp and read REAL reviews. Do not look at reviews on their FB page because they do not allow for the bad reviews to display. This is the worst leasing company in Gainesville. Please DO NOT rent a property from this company by ANY means, there are plenty more companies in the area. We rented a property from them for a year. Our security deposit was not refunded completely due to reasons cited which were wrong and more so no evidence (which is claimed to exist) was provided to us despite multiple requests. Before moving out, we hired a professional cleaning service for a move out cleaning even though we were not required to do so but we did it to make sure everything was clean. The cleaning service also categorically argued against the reasons for deductions in a letter provided to the management company but they did not even bother to respond to us. The cleaning service is reputable and also threatened them with legal action for defamation but this management company has no ethics and does not care. They charged us for cleaning all the things that had already been cleaned by the professional company. We were neither invited for the walk through done by the company nor was evidence of inadequate cleaning provided to us. Upon 3 requests, we were finally told that they were NOT required to share evidence with us. That is ridiculous and insane. So they can essentially charge us for anything they want and we can't even ask for evidence (even when they claim to have it all on record). We dealt with Adrienne in this company who would respond instantly claiming to be doing 'what the owners want' but we are certain that most of the time, they would not even ask the owners. She was rude and all we wanted was to be treated ethically and to be provided evidence of what we were paying for but they just refused to share anything with us. Unethical, rude, uncaring, unprofessional and shady in their dealings. Stay away from them !!! read more

My husband and I rented a house with them a few years ago and we were not impressed with the customer service. I'm currently helping a friend to find a rental home, and I tried calling them to set up a tour; after several automatic menus, I spoke to a human being, who then transferred me to another line - no one picked up and after a minute or so, the line disconnected. If this was my first experience with them, I might shrug it off, but it's typical of my interactions with them. They have a number of great properties that they manage for homeowners, but it's just not worth the hassle of dealing with their management team. read more

One of the worst property managers I've ever rented from. Communication is severely lacking with this company. If calling with an issue, they would rarely return calls if I left a message. They were inconsistent with following up with maintenance calls. The apartment I moved into had a mold issue which was not disclosed before signing the lease. I later found out that they knew about the problem. When I was a month from moving out, the realators are required to give 24 hour notice before showing the apartment. The realestate agent (for Allison Ables) showed up 30 minutes after the scheduled time. I was nice enough to allow them to view the property, so I left. When I returned home an hour later, my front door was unlocked. When I called to notify Allison Ables of this issue, they proceeded to defend the realtor and would not apologize or even acknowledge that they did anything wrong. On another occasion, the realtor called wanting to show the property without giving me the full 24 hour notice. I refused to allow them to show. After moving out, it took them over a month to return my security deposit. These are only a few examples. I could go on. I do not recommend then. If you don't believe me, then just check out their poor rating from the Better Business Bureau. read more

Allison Ables Real Estate and Property Management is by far some of the worst management I have ever seen. After giving them first months rent, security deposit and a pet deposit, I was supposed to move into my home on 8/1/12. I had to drive out to their Haile Plantation office to get the keys to the house. No one was at the house to meet me and go through a punch list of each room like I typically have done with all of my realtors in the past. Instead, they handed me the keys and gave me a sheet of paper to write down anything that needed to be fixed. I walk into the house and it smelled rancid. Vulgar. The smell of cat urine and animals hung in the air. Additionally, the walls were dirty and had holes in them from picture frames. The carpet was dirty and had stains on it. You could see where the bedroom furniture was at from the stains on the carpet. The tile in the rest of the house was dirty, except where furniture had been. The ceiling fans were dirty and were missing light bulbs. The garbage disposal did not work. The bathroom was moldy and mildew-y. The front porch had wasp nests on it, and needed to be cleaned and powerwashed. Also, when I applied to live in the house, I had wrote a couple things that I wanted to be changed and fixed prior to moving in. These were not addressed as well. It was obvious that no one from AA had even looked at the house prior to giving me the keys. I called the next day (they were closed by the time I got to the house), and informed them that the home was not move-in ready and I would not be moving in anything until it was professionally cleaned. They said they would take care of it. Three days after I was supposed to move in, their cleaning company calls me and informs me that they will not be able to make an appointment until 8/13/12- nearly two weeks after I was supposed to move in! I immediately called AA and told them this was not acceptable. They said they would have someone out "today or tomorrow". On 8/3/12, the handyman calls me and lets me know that he will be at the house to clean it. On 8/4/12, he calls me to let me know he is finished and that "the carpet still has stains on it, but it smells a lot better. I did the best I could, but I am a guy and guys can't clean. Haha." I went over to the house, and sure enough, it still smelled and was not clean. Holes were spackled over and not painted, stains were everywhere. I had to sit in AA's office for two hours on 8/4/12 in order for someone to take some action. Finally, the cleaning company that told me they could come out on 8/13/12 said they could be there within the hour. I had to drive across town to let them in. This should have been done by AA or one of her employees, since it should have been taken care of prior to move in day. The cleaning crew consisted of 3 people, and it took 3 hours for them to clean it. As soon as they walked in, they commented on the urine smell and immediately identified it as cat. When they finished, they told me it was very dirty and they could not believe I was expected to move in when it was that dirty. They also told me that 9 man-hours was way too long to clean a one bedroom apartment, and that spoke volumes about the cleanliness of the house. A professional carpet cleaner came out the next day and said almost the same thing.After this, I wrote an email to the owner of the house, explaining my issues with AA. I called AA on Monday to let them know that the house was still not clean and I either wanted out of my lease, or to be moved into another apartment ASAP. I was informed that AA was no longer the property manager. The owner called me to let me know what was going on and to see what he could do to make it up to me. I told him that I either wanted out of my lease, or to move into another house. He moved me into another house and informed AA of this via email, authorizing me to exchange one unit's keys for another. When I called AA later that day to let them know I was on my way to their office, they told me that they could not release the keys to me without the owner's approval; an email would not suffice. The owner later forwarded me their email correspondence that showed that there was no issue with the keys, and the landlord fully authorized me to make the switch. AA never told the owner that they needed a signed letter from him, which was bull. I seriously cant believe they have so many positive reviews on Google. Google will not let me post a negative review about them for some reason. Do yourself a favor and stay away from this company! read more

I cannot say enough good things about our real estate agent Shawn Hicks from Allison Ables. He was our third buyer's agent we worked with and we are so glad we found him! As out of state buyers, we needed a commitment from someone to dedicate two whole days to show us homes and Shawn was willing to do that when others were not. He was happy to show us homes we had found doing our own research and also emailed us other listings we looked at too and was very helpful with answering our questions about the areas. He listened to what we wanted, read our whole emails, and was always polite, respectful, and understanding. Shawn was great at following up on things and keeping us in the loop with the various inspectors, agents, and companies we interacted with. He was very professional and diplomatic, even when dealing with some challenging and difficult situations and people. He always emailed and called us back right away and was very thorough and clear with all of the paperwork and communication. He also has a great personality, bought us lunch and coffee, and always found time for us with emergencies that came up. He seems to enjoy his work and is certainly good at it. I would highly recommend Shawn if you are looking for someone to make a stressful time calmer and who you can trust to do a good job from the search process all the way until closing. read more
