Unfortunately, our rent kept increasing each year and got to the point that it was no longer feasible for us to afford it. We lived in a two bedroom, one bathroom unit. This community is clean, quiet, and updated. The pool and gym are never busy. Have never had any issues with bugs, maintenance, or the front office. Parking is free and guests can park without a pass. You can find apartments with more space for less price around the area, but overall, would recommend the complex! I wish there were options to sign for longer than 12 months in order to minimize the increase in rent each year.

There're are several large places of grass to walk my dog (on top of a dog park w/dog bathing station). The apartment also provides specific waste receptacles w/bags evenly spaced out so you don't have to walk to far with a doggie bag. Rima in the office helped us sign both our leases and is the most sweetest and happiest person that handles any problem we have promptly and with a smile. Adonis the maintenance man is quick, efficient, and knowledgeable of his profession. He is a joy to be around and has no problem explaining anything you don't understand. Happy to call Ridgemar Commons home :)

Here are three reasons why I would highly recommend any SFR investor to entrust their portfolio with Union Properties: LOCAL MARKET KNOWLEDGE & HIGH-DEGREE OF EFFICACY - Despite the uncertainties of COVID-19, Suzanne was able to quickly source & place tenants in my SFR at a rental rate that was ~32% higher than consensus estimates made by competing local property managers in under 30 days NETWORK OF LOCAL RELATIONSHIPS - Suzanne and her team at Union Properties have established a strong network of local contractors available for work orders, including but not limited to plumbers, electricians and lawn service specialists. For someone who does not want the hassle of paying a premium to self-source handypersons to fulfill maintenance requests, this is a great perk of working with Suzanne ASSERTIVE, RESPONSIVE & ORGANIZED - Suzanne takes her job seriously and always remains in close contact with her owners when it comes to leasing, maintenance, capital expenditures and other updates in relation to the asset Union Properties is responsible for.     On my scheduled move-in day, the property was not ready. There was diarrhea in the toilet, hair and…read moredirt throughout the home, and I was unable to move in as planned. I had to delay my move until the following day and deal with everything that comes with changing a move-in date at the last minute. Not long after moving in, the bathtub leaked underneath the bathroom and flooded into my bedroom. The flooding damaged furniture and personal belongings. When the plumber finally came out, I was told it was a quick fix and that if a professional had simply looked at it earlier, the issue would have been obvious. During my first month, the blinds broke. A contractor came out, took measurements, and then disappeared. After I submitted another maintenance request, a different contractor came out to measure the windows again. When he returned, he installed paper blinds. They fell down the same day. He came back with more paper blinds, and those fell down too. The blinds were never properly fixed. The property owner also sent workers to pressure wash the home. They arrived without notice, pressed against my windows, and looked inside while I was home, which felt like a complete invasion of my privacy. After they left, the AC was broken. I then went two months without air conditioning in Florida. After everything I dealt with, the condition of the property at move-in, the flooding that damaged my furniture, the unresolved maintenance issues, the privacy concerns, and living without AC for two months, I still did everything I could to leave the property in excellent condition. I spent six hours deep cleaning the home, completed the required flea bomb treatment, and even turned in my keys early. Despite that, Union Properties, withheld more than half of my security deposit. According to the charges I received, part of the deduction was related to the blinds being left behind, which was their property and not mine to dispose of. I wish I had seen a post like this before I signed a lease. I'm sharing my experience in the hope that future renters can make a fully informed decision and avoid the stress, frustration, property damage, and loss of time that I experienced during my tenancy with Union Properties in Gainesville.

    TERRIBLE, UNDENIABLY AWFUL MANAGEMENT - STAY AWAY, YOU'VE BEEN FOREWARNED!!!…read more Requested 1 day pass to move daughter out of Cascades. Despite repeated pleas, I was denied a piece of paper to park long enough to check our daughter out of her apartment. This after 4 years of leasing - they could've just issued one but was REFUSED IN NO UNCERTAIN WAY, STERNLY WITHOUT ANY KINDNESS OR COMPASSION IN THEIR HEARTS!!! To be polite to other guests to not obstruct the loading zone (1st photo), we have paid for parking at the 2nd Street Parking run by the City of Gainsville (2nd photo) for the last 4 years to ensure we parked no longer than 15 minutes in front. So I pleaded with them to issue me a piece of paper with Cascade Logo for just long enough to move our daughter out but was forcefully declined despite repeated requests. TERRIBLE MANAGEMENT - They only take your lease payments (paid over $60k for our daughter to stay while at UF) and show no compassion or common sense when it matters. Bugs, a foul stench, mold etc. And like others have said you can't get rid of any of it no matter what you do. Also horrible office staff horrible maintenance just don't do it. Not worth it. They also up the price of rent every year for some reason. Not sure why because nothing has improved.
