Unfortunately, our rent kept increasing each year and got to the point that it was no longer feasible for us to afford it. We lived in a two bedroom, one bathroom unit. This community is clean, quiet, and updated. The pool and gym are never busy. Have never had any issues with bugs, maintenance, or the front office. Parking is free and guests can park without a pass. You can find apartments with more space for less price around the area, but overall, would recommend the complex! I wish there were options to sign for longer than 12 months in order to minimize the increase in rent each year.

Rima in the office helped us sign both our leases and is the most sweetest and happiest person that handles any problem we have promptly and with a smile. Adonis the maintenance man is quick, efficient, and knowledgeable of his profession. He is a joy to be around and has no problem explaining anything you don't understand. When she handed me over to the actual person who would be managing the property, things started to fall apart beginning with a tremendous amount of pushback on absolutely everything. And they were not prompt in responding and lacked follow through. It was an incredibly stressful time. Eventually, once the funds were received for placement, tenant and myself were unceremoniously dropped from their "firm". I thought it was just me, but it appears that this is a pattern of bad behavior that still remains unchecked to this day.

I finally got through to a representative, and the information she gave me on a unit I was interested in renting was completely different than what was listed on the website. Price, location, date available, and application pending status were all incorrect. She said it already had an approved application on it, even though I was accepted for a tour of that unit... Then, I found another listing on their website I was interested in renting. Against my better judgement, I attempted to call their office again, and the person I spoke with said she couldn't find that listing in their records. She said she would place me on hold and find out, but instead she transferred me back in the queue where I waited another 20 minutes just to receive a voice mailbox. To me, seeing "Allison Ables" on the listing is synonymous with "don't even bother." You'll waste your time battling call queues and incompetent representatives.

However, after numerous calls & initial meetings with dozens of various property managers in town, I was lucky enough to meet Suzanne Melton and her team at Union Properties. Here are three reasons why I would highly recommend any SFR investor to entrust their portfolio with Union Properties: LOCAL MARKET KNOWLEDGE & HIGH-DEGREE OF EFFICACY - Despite the uncertainties of COVID-19, Suzanne was able to quickly source & place tenants in my SFR at a rental rate that was ~32% higher than consensus estimates made by competing local property managers in under 30 days NETWORK OF LOCAL RELATIONSHIPS - Suzanne and her team at Union Properties have established a strong network of local contractors available for work orders, including but not limited to plumbers, electricians and lawn service specialists. For someone who does not want the hassle of paying a premium to self-source handypersons to fulfill maintenance requests, this is a great perk of working with Suzanne ASSERTIVE, RESPONSIVE & ORGANIZED - Suzanne takes her job seriously and always remains in close contact with her owners when it comes to leasing, maintenance, capital expenditures and other updates in relation to the asset Union Properties is responsible for. All billing, invoices and documents flow through her & her professionalism to coordinate between tenants and owners is exceptional In conclusion, I would highly recommend Suzanne and the team at Union Properties for any prospective SFR / student housing / condo investor in the Gainesville market.

Trimark Properties - Denied requested parking signage to move daughter out in late May during Summer Vacation!!!

Trimark (USUALLY) has been reasonable and of good value. The amenities for the location and rent…read moreare pretty good, so for the value of the facilities, it was pretty okay. We've rented at both Deco and Camden, which are both alright. People liked to tell me that they thought Deco was ugly, weird colors, whatever. I thought it was cute, and the countertops were granite, so idk what else I could really ask for, especially for the rent. My neighbors were always friendly and quiet. Camden was also pretty nice. No serious complaints. Management sometimes took a long time to fill requests. Specifically, we tried to get somebody to look at both the lock on the front door (looked like the casing was literally falling off) and the lock on my bedroom door (didn't work when we moved in, the pivoting thing on the lock in the handle just freely swivels all the way around). We put a formal request in through the website for the front door, they scheduled a date and time to come by, and then nobody showed up. We only asked them to look at my bedroom lock through text, so ig that gets a pass. There were other weird things about this property, namely a nail that stuck up in our carpet and a recurring mildew problem in the toilets. Nothing that couldn't be worked around with some routine cleaning or care, just...strange. Considering how other basic maintenance concerns were brushed off even when they were looked at, we decided to let these slide. Idk what it is tho, new management, staff whatever, but the leasing office and their policy has specifically taken a turn for the worst. My unit group has rented from Trimark for 6 straight years, starting when my older brother was a sophomore through my senior year with a little overlap. During that time whenever our roommate situation was firm we'd always renew early to lock in their early bird rent special, which had us renewing in mid Fall as opposed to Spring. During our last term with them however, they got super pushy about trying to get us to renew in October, heavily implying to us that our unit would not be available for a renewal if we didn't do it on their timeline. This was super confusing to us, because I and my roommate both renewed and signed onto leases after decisions came out in March. I also don't know of any other property that forces you to renew on a unit three months into the lease term. Really rubbed me the wrong way considering how faithfully we've paid rent to them without problems, and come spring, they had in fact leased our unit to somebody on a waitlist. This to say, it's an alright place to rent from, but only if you know exactly what your plan is by October. That wasn't the case for us, but maybe it is for you lmao. Obviously with the way the lease was written it wasn't a breach of anything, and that's their prerogative as a landlord ig. Just super weird and felt kinda slimy. Not saying explicitly not to rent with them, but definitely want other renters to be aware of how they do business. I've attached text and email correspondence for your viewing pleasure.

Despite repeated pleas, I was denied a piece of paper to park long enough to check our daughter out of her apartment. This after 4 years of leasing - they could've just issued one but was REFUSED IN NO UNCERTAIN WAY, STERNLY WITHOUT ANY KINDNESS OR COMPASSION IN THEIR HEARTS!!! To be polite to other guests to not obstruct the loading zone (1st photo), we have paid for parking at the 2nd Street Parking run by the City of Gainsville (2nd photo) for the last 4 years to ensure we parked no longer than 15 minutes in front. So I pleaded with them to issue me a piece of paper with Cascade Logo for just long enough to move our daughter out but was forcefully declined despite repeated requests. We have always payed our bills on time and have never been accused of having delinquent charges with our HOA but when the HOA changed from one management company to bosshard, suddenly bosshard tacked onto our bills an additional 175$ of unpaid billing they claimed was provided to them from the HOA as outstanding or prior balances. None of this so far has panned out to be true and our entire community in longleaf has been affected. They've handled the situation terribly , no email, no warning about additional incoming charges, just a sneaky addon that we had to find out through the community about. When trying to deal with them by phone about this issue, it took ALOT of community members calling and asking for answers to get any sort of response from them. As of yet, this issue has not been resolved, they are reviewing our accounts per their email, but I have access to the ledger as its my right and I can see there is no 175$ outstanding balance. I am demanding a full refund since they took the money out with the monthly HOA cost and I had set up automatic payment. P.S. I have never left a review before but being treated this way I felt it my obligation to speak out especially since the activity looks illegal and fraudulent. 5/13/2026 Edit: I had neglected to update this review, as I had left one on google as well. I have improved the review rating due to the correction and resolution that followed. For their diligence and swift action in investigating this matter I have improved the rating to 3/5 stars. I am pleased with the communication since the issue began. When the matter is entirely resolved I intend to improve my review rating. Going forward I would recommend that Bosshardt provide a warning to customers about possible discrepancies or additional charges that might be placed on their accounts avoid confusion and frustration this can cause. -- 4/21/2026 EDIT: The matter has been brought to a satisfactory conclusion. I will leave my original review up to reflect the evolution of the concern and resolution. I appreciate Bosshardt for resolving the matter and keeping open communication with me throughout the process and responding to my concerns promptly. To that end they deserve credit."
