On the last month, they notified me that rent will still be pulled "accidentally" as they didn't cancel it in time, but not to worry, they will send a check out right away. Well, on the date they stated it would be deposited, it wasn't deposited. I waited a few days in good faith then called in. No answer. They wouldn't answer my calls. I had to call with a 3rd party number they didn't know, Mark answered. I said hi, its me ______. What happened? He said oh sorry, it will actually go next week. Well, it was never deposited. They don't answer my calls, or my emails. They just stole a months rent. I have filed with RT and other agencies and I will be suing in small claims court Ontario to get my money back. Don't trust this company.

She hasn't been in the GTA for a few years, soo...I still called myself to chat with someone.) After following some prompts on their phone line, I found out that I couldn't even leave a voicemail!!! It said that their voicemail service was not "initiated". Ok, being a service and time-sensitive industry at that, it's really a poor sign if a potential client is unable to reach anyone! So hence my poor review. If I had left a voicemail and someone had called me back, there wouldn't be a need for this review. However, seeing how I was unable to speak to a live agent of the company, left a super bad impression of the company. Needless to say, I cannot refer this company based on being unable to reach anyone!

As of writing this, we have been tenants at one of their properties for going on three years. Here…read moreis a list of how they have managed us: 1) We accidentally broke a counter top. We were 100% at fault and wanted to pay to have it fixed. So we sent an email to Ryis as well as the property owner. This happened approximately two years ago. The owner arrived, hired contractors and replaced the countertop. Ryis has yet to reply. 2) Trying to get ANYONE to assist us with maintenance is a chore. Average wait is around 2-3 weeks and when they finally send a maintenance worker they will tell you they can't fix whatever is broken and leave. They then charge the owner serious money for this assessment. 3) They sent an eviction notice when my wife and I owed them 50 bucks. You read that right. We didn't adjust our payments when our rent increased, our fault, but they sent us a notice that they would evict us over the missing 50 bucks. Fun. 4) The annual inspections aren't. 5) Although it did impact me positively; they miswrote the advertisement for renting the house we are in and undercut the owner by about 300 dollars. Honestly, if you are a homeowner and want to use a property manager, you may want to steer clear of these ones.

They sent a lady whom reported back to the office that my unit smelled "heavily of marijuana smoke"!! Neither I nor my husband smoke marijuana, I had been burning a Charmed Aroma Mango scented candle prior to her arrival. The lady still collected a last months rent deposit from us, which the company had to send back to us. She was barely in our unit for five minutes and wore a medical mask the whole time but yet says our house smelled heavily of marijuana smoke. I found the company rep that was sent to inspect was highly unprofessional in making such a bogus and unconfirmed allegation. We've been renters for thirty years and have NEVER had such a negative experience like this. I HIGHLY DO NOT RECOMMEND!
