I would give a thousand negative stars if I could. They use old photos in their advertisements of homes on their website. In the photos of the home i rented, it shows a screen door, which is not there when I moved in and still not there. They have two photos of the living room, one with carpet and one without. They didnt post any photos of the bedrooms because they didnt professionally clean the carpets like they said would be done and taken out if the security deposit. I shampooed the carpets as well as I could when moving out but the carpets weren't touched since I left. We accidentally broke a window while moving out in the bedroom and they did not replace the glass. The photo of the backyard is old; it shows a tree planted there that wasnt there when i moved in. Half of a tree in the backyard fell soon after I moved in(so large it covered over half the backyard), damaging some of the privacy fence. They got rid of the fallen tree but never replaced the broken fence pieces. They didnt post a photo of that. Make sure you check every single water spout and light fixture as soon as you can. There were two lights that didn't work I addressed this to them soon after moving in. They sent their "maintenence man" over. What did they do? Nothing. I told them when I moved in that one of my showers didn't work. When turning the knob, there was absolutely no water even trying to come through the pipes. Again, sent the "maintenence man" who never fixed the issue. All he did was snake the pipes through the house. Paying for a home with two showers and only ever got to use one. In their comment I know they'll make, I stopped bringing the issue up because you shouldn't have to be told half a dozen times of the same problem and not fix it. There was a roach infestation when I first moved in. That's the ONLY thing they fixed in a timely manner. The microwave is linked to the same breaker as the fridge, so it throws the breaker and the microwave is useless. Had to throw away half a fridge full of food because it also shuts the fridge off. They obviously dont have trustworthy electricians working for them. My entire house flooded during a storm one night, informed them, and the response on the phone I got was "we've had multiple places call about flooding. Take care of what you can and we'll get back to you". And of course they never did. The garage floods everytime there's heavy rain, so this flood ruined the washer. It took over 6 months to have it replaced and had to pay to take my clothes to a laundry mat. My hot water heater went out. They did try to fix it by lighting the pilot light back up, but they obviously didn't stay long enough to make sure it worked cause just a couple hours later it was out again. We attempted multiple times to start it back up and it would go right back out. We went almost 2 weeks before they finally replaced it. I dont remember the maintenance man's name who replaced it, but he was wonderful. The only wonderful thing ive experienced with this company. Everytime the dishwasher runs, it backs up into the kitchen sink and all they would ever do it snake the pipes which would only work for a couple days. I stopped bringing these issues up and dealt with a landlord special because I learned quickly they are going to find the quickest, cheapest solution if they fix it at all. All of the other negative comments show this isn't just a bitter ex-tenant. I'll be the first to admit I wasn't always the best tenant; I was late at times paying rent (only one late enough to receivean eviction notice), and I wasn't always responsive with their staff. I won't act like I was the perfect tenant, but this is the most ridiculous excuse of a rental company ive ever seen. I will NEVER recommend them even to my worst enemy. These people do not care about their renters. They only care about your money. I brought new blinds for the entire house and replacements for the fire detectors, but after all of those, the least they could have done was move the furniture i left. read more

If I could give them zero stars, I would. The most rude customer service, and never would I ever recommend anyone rent from them. They rent out RUN DOWN, HORRIFIC homes. I was in a bind, or I would've never rented from them. Worst decision I've ever made. At first glance of the rent house, it seemed fine, but everything was painted over and cosmetically fixed. When I moved out from the property I was living, I was told that if I clean well the house, I would not be charged for cleaning. I also was informed that it overpriced to replace missing items. I was overcharged for small things they replaced and I accepted it because this is what I was told. But even though I spent money buying cleaning supplies and I left the property very clean, they charged me for that. It is important to mention that the employee who assisted me said it was an extra cleaning because covid, which was not in the contract. Speaking with another employee, after while, I was informed there was not such covid clean and it does not matter if the property is clean or not, they will always clean and charge. The customer service is very rude and do not talk to you as you are a person. I would recommend be far way from Allred Properties, but if you ever rent with them, make sure to not count with a good customer service and do not waste your money and time cleaning the property. read more

We have only been renting for a couple months but it's off to a terrible start Initially, they waited to send the mold report for the house until AFTER the lease was signed even though the mold report was completed over a month prior. They didn't say if any of the mold reported had been treated or what. So that's pretty sketchy.. Now, we've been without heat since Friday night. We've emailed, called, emailed some more, left voicemails on the emergency number. No reply's So we've had to buy space heaters and watch the electric meter run laps because they obviously don't give a about their tenants or their business. Rent from someone who won't leave you without heat in 30° weather! But if you must rent from Allred, make sure you know a good lawyer to terminate your lease when you inevitably need out before it ends. read more

I found an affordable place in an exceptionally convenient location because of Allred. In August, Brandie did an amazing job answering questions and guiding me through the rental application and lease. She was very responsive, timely, and met her promises. Her communication with other members of the team seemed easy. Upon moving into the property, I contacted Sarah to notify of some minor damages, which were mostly cosmetic. I did not require they be repaired but only that they documented. Sarah was very apologetic, regardless. She then contacted her maintenance person whom provided spectacular repair. I've utilized the property for over four months. Love the business neighbors, have little issues with the property, and immensely happy there. Only once have I contacted the maintenance manager, (now or also) Amy, but canceled the request after it was a hiccup. Amy responded to please contact if it resurfaces and thanked me for letting her know. This review is very late and continues to be even more deserved. I am very gracious to have my office, a writing studio, to help me comfortably complete a side project near my full-time job's location. Within it alone I have completed wonders. It has been a wonderful experience that I will remember along with that which is responsible. read more

After living in my apartment for 3 years with no issue, Allred suddenly took over as our property managers. They basically gave us no notice and we had to hunt them down just to find out where our next rent check was supposed to go (luckily our old property managers were helpful). Then they straight up LOST my first rent check. Lost. Gone. I had to pay $36 for a stop check order (which they didn't refund me nor deduct from my rent) even though they had me on camera dropping my check off in their on site box (and admitted such). They didn't even bother to contact me to tell me that they'd lost it either - I only found out when I called halfway through the month to inquire why they still hadn't deposited my rent check. I guess they were just going to evict me? My next monumental run in with them was when I arrived home from work to my key snapping off in the door - we were able to get in, only to discover that our thermostat had completely lost its functionality to sense temperature and kick on/off when it was supposed to - it was 105 degrees in my apartment (literally. 1-0-5.) and the doorknob was so warm that it warped my key. Guess who never responded to a single maintenance request? Tried calling, texting, voicemail, emails. Nothing. I guess Allred doesn't give a flying F if my 8 month old child is roasting to death due to their negligence. They next refused to accept/acknowledge my intent to vacate (we decided to move ASAP after dealing with repeated incidences of nonsense with Allred) - luckily I knew they were going to be a battle because of everything we'd dealt with up to this point, so I sent it certified, regular mail, as well as repeatedly emailing until I was able to to nag a response out of someone. I was told I could pick up my move-in checklist at the office to prove no damages had been done in my time there - but BIG SHOCKER - when I'd arrived, they'd lost it completely. Luckily I was able to locate my backup copy, which they had the audacity to ask me to give them - I guess so they could try to charge me extra, based on the other reviews here. No dice, sorry not sorry, Allred - I kept the copy for my court records and didn't hand it over. After we moved out, we of course never received our security deposit back - I had to threaten to take them to court via certified letter to finally pry it out of their hands - got it, cashed it, washed my hands of Allred. I have been a tenant for 2 separate rental properties and I have never experienced such lack of professionalism. I kept in contact with this property for almost a month and kept getting told "the next available rental will work for you." My boyfriend and I applied for this property thinking we had it, then we're told NUMEROUS different excuses of why we could not be approved. Each day it was something different that had never been brought to our attention before. Thankfully, my boyfriend has a great father who was willing to co-sign for us. Then the excuses KEPT coming. They have now denied us services from their properties, and I truly believe it is because they are lazy. We had each and every required form, paper, and the money to put down a security deposit. Victoria was disrespectful, EXTREMELY unhelpful, and got annoyed any time I asked a simple question. Not to mention both houses we viewed were completely trashed and disgusting on the inside. Do not have them manage your property!!! I hired them to manage my home. Turns out Jerry did not do a a complete credit and background check on the tenants who eventually rented my home. Long story short, I ended up taking them to court and getting a judgement in my favor, over $7000. They skipped town, as this was their MO. I realize that mostly upset people who want to vent are the ones that leave reviews. However, I am not one of those people, and I want to praise a company for good work. I have seen some bad reviews and just am in shock. We had a really good renting experience with this company, maintenance team is always sharp and solves the problems right away!! Now although we are not renting with them any longer, they still take time helping me with some "non-renting" related issues, I really appreciated it! NEVER DEAL WITH THESE PEOPLE!!! I have never experienced such rudeness. From the appointment that was set, which Jerry never showed up for, to the moment he started YELLING AT ME! I have never in my life been spoken to like this. I was interrupted so many times- and when I asked (without yelling, mind you) if "I could please finish what I was saying" the man actually yelled at me "no you may not!" His employees rolled their eyes at me, wouldn't go over the lease details and just expected me to sign without reading, and when we left the apartment (less than two months in) the receptionist informed us that they legally have 60 days to return our deposit..... we still haven't seen it, or any reason why we haven't received it. Do not deal with these people. Ever. I wish I had that conversation on tape- no one would ever deal with him again. STAY AWAY! Terrible service after they get you sold. They have kept everyone's deposit that I've spoken with who has done business with them. I had cockroaches the entire time I lived there. I never kept food in the apartment because the roaches came crawling out from inside the fridge from time to time. Forbid you bring up an issue, but when you do they halfway take care of it. If the issue costs them too much money they cover it up and say its fixed. They make outrageous claims after you leave with no evidence to charge you more money even after they've already taken your deposit. Locals know to STAY AWAY, but people coming in for college have no idea what they are getting themselves into. My neighbor had tiny little black snakes under her rug that her cat would kill. Stay away !! This company has no work ethics, they go about taking your money and making every effort possible to clean up their tracks doing it. They lawyer up really quick when it comes to any complaint. I have never had a problem with any realtor until I was unfortunate enough to stumble upon this one. They too my five hundred dollars of deposit and turned around and said it was applied to "cleaning supplies" when the property was cleaned at move out. I didnt realize this until I received documentation stating they had done all these bogus repairs that were needed from the get go and tried to stcik me with them. Shame on you Allred !! Horrible company to rent from. They lie about the property. Anything that needs fixing takes forever, if at all. They sent a repair man to fix my back door latch. He left for parts and never came back. It was left broken for the last month and a half of the lease. You might as well say goodbye to your deposit. I just moved in and my biggest complaint was SNAKES. Yup, snakes inside of my apartment. And this isn't a ghetto place. I pay $650 a month for a one bedroom. When I called them and said I just saw a little snake crawl into a hole in my living room wall they said 'Oh it's no big deal, they are not poisonous' I called back 30 minutes later and told them 'Hey, I need someone here right now this instant because I just found 3 more dead snakes caught in my duct tapes I had laying around in the bedroom.' Long story short, after three more phone calls yelling at them they finally agreed to send someone over. I expected an exterminator but it was the handy man with a half empty caulk tube who just came to fill up the hole in my living room. When I told him I found even more snakes in the bedroom and I have no idea where they are coming from he said 'Well, go buy some more caulk and if u see more holes then fill'em' This is a company that really does not care about the well being of their tenants and they would rather have their tenant living in a snake infested apartment than pay a few bucks for an exterminator. There is a drug dealer living in my neighborhood in one of your buildings. My neighborhood has been safe for the last 2 years I have lived here until these people moved in. Now there is a constant flow of slow driving vehicles stopping in front of MY townhome, trying to locate the drug dealer and last month there was a drive by shooting aimed at them that could have killed my 6 year old had she been outside playing. I don't understand why I can't get a response from you. I have made so many phone calls and inquiries about getting rid of this neighbor before someone gets hurt. I am pregnant. I can no longer take my dog out to walk at night because of the people stopping in front of my house looking for the dealer who lives in your building. I would think you would want to get rid of this one person causing problems, rather than risk losing everyone in the neighborhood who rents from you because they don't feel safe. I lived in a property managed by Allred for two years, and although they were relatively responsive to maintenance request (I would hope so as I paid $995 a month for rent), their overall customer service leaves MUCH to be desired. I always found them to be very defensive and rude, especially Mr. Allred. I decided not to renew my contract because I did not want to subject myself to such nonsense. read more
