Almost every day, I get "stabbed"by the carpet nails as well as torn socks requiring me to have to wear shoes constantly to avoid injury. We have to request cleaning/ vacuuming in order to get our furnished apt taken care of. I think we clean it more often than they do. Maintenance is very responsive and does a great job. The college students working in the office/clubhouse are not very customer service oriented. They come off as irritated when you would like some help with anything. Also, the fitness center has little to no free weight equipment, except for a few dumbbells. The machines are old and not too good. There are, however, quite a few treadmills in the room. The fitness center at the Rogers location, on the other hand, is quite nice. The golf facilities here are very nice, and well maintained, as is the pool area. The grills are old charcoal grills. Would be nice if they had gas grills. The hot tub is not that hot. The billiard table is old and the pockets have holes in them. The cue sticks are also in need of replacement or fixing. The rent is very affordable.

In the photos of the home i rented, it shows a screen door, which is not there when I moved in and still not there. They have two photos of the living room, one with carpet and one without. They didnt post any photos of the bedrooms because they didnt professionally clean the carpets like they said would be done and taken out if the security deposit. I shampooed the carpets as well as I could when moving out but the carpets weren't touched since I left. We accidentally broke a window while moving out in the bedroom and they did not replace the glass. The photo of the backyard is old; it shows a tree planted there that wasnt there when i moved in. Half of a tree in the backyard fell soon after I moved in(so large it covered over half the backyard), damaging some of the privacy fence. They got rid of the fallen tree but never replaced the broken fence pieces. They didnt post a photo of that. Make sure you check every single water spout and light fixture as soon as you can. There were two lights that didn't work I addressed this to them soon after moving in. They sent their "maintenence man" over. What did they do? Nothing. I told them when I moved in that one of my showers didn't work. When turning the knob, there was absolutely no water even trying to come through the pipes. Again, sent the "maintenence man" who never fixed the issue. All he did was snake the pipes through the house. Paying for a home with two showers and only ever got to use one. In their comment I know they'll make, I stopped bringing the issue up because you shouldn't have to be told half a dozen times of the same problem and not fix it. There was a roach infestation when I first moved in. That's the ONLY thing they fixed in a timely manner. The microwave is linked to the same breaker as the fridge, so it throws the breaker and the microwave is useless. Had to throw away half a fridge full of food because it also shuts the fridge off. They obviously dont have trustworthy electricians working for them. My entire house flooded during a storm one night, informed them, and the response on the phone I got was "we've had multiple places call about flooding. Take care of what you can and we'll get back to you". And of course they never did. The garage floods everytime there's heavy rain, so this flood ruined the washer. It took over 6 months to have it replaced and had to pay to take my clothes to a laundry mat. My hot water heater went out. They did try to fix it by lighting the pilot light back up, but they obviously didn't stay long enough to make sure it worked cause just a couple hours later it was out again. We attempted multiple times to start it back up and it would go right back out. We went almost 2 weeks before they finally replaced it. I dont remember the maintenance man's name who replaced it, but he was wonderful. The only wonderful thing ive experienced with this company. Everytime the dishwasher runs, it backs up into the kitchen sink and all they would ever do it snake the pipes which would only work for a couple days. I stopped bringing these issues up and dealt with a landlord special because I learned quickly they are going to find the quickest, cheapest solution if they fix it at all. All of the other negative comments show this isn't just a bitter ex-tenant. I'll be the first to admit I wasn't always the best tenant; I was late at times paying rent (only one late enough to receivean eviction notice), and I wasn't always responsive with their staff. I won't act like I was the perfect tenant, but this is the most ridiculous excuse of a rental company ive ever seen. I will NEVER recommend them even to my worst enemy. These people do not care about their renters. They only care about your money. I brought new blinds for the entire house and replacements for the fire detectors, but after all of those, the least they could have done was move the furniture i left.

I strongly suggest not to rent from the company in Bentonville. Recently we just moved into a house in Bentonville, super excited for it, but everything just ruined our experience. First, we walked in the house, nothing has been cleaned. Carpet is super gross with stains everywhere. Kitchen cabinets and refrigerator are also really nasty. The wall also really need to be repainted, there are holes everywhere and stain as well. It literally looks like someone just moved out. When I called the manager to complain, she said that it has been cleaned, even clearly it hasn't. I had to keep going to the office and calling with my personal time to complain about it, but the manager doesn't sound happy to help and really impolite. They end up calling the house keeping lady to come, but will not pay for the full cleaning, so the ladies refused to clean the cabinets. Also a tons of equitsments are not working in the house- Garbage disposal, Ice maker, and garage lights even after the light bulbs have been replaced. Since then, not much has changed. The carpet has permanent stains everywhere after they finically call someone to clean. It was in the condition where it should have been replaced already. We are just super frustrated with all this. I hope no one has to go through the same thing as us. Recently I decided to get out of the lease and they put 200 dollars charge on our account because "the carpet was messed up". It's funny considering when we moved in the carpet was covered with pet stain everywhere. We have complained so many time with the smell, but nothing has been done. They said since we signed the lease, we have agreed to rent the house in the current condition. I have a video proof of the house when we moved in, so I cannot believe they did that. There has been a puddle of throw up in the parking garage for like 6 months now and no one has cleaned it up. The walk from your car to your apartment is also incredibly far (like up a set of stairs, over a walkway and down some stairs). I didn't find most of it to be worse than my previous apartments but the vomit in the garage is just disgusting.

They are supposedly on their third lawn care team since I've been here, they can't get any of them to maintain the properties correctly or come regularly. Case 2: They don't answer you. They seldom answer their phones, and often take days to respond to electronic correspondence, or blatantly ignore you. Case 3: Do not allow maintenance in your home alone. Their current primary guy says he's afraid of CATS. I told him over the phone do not let the indoor cat outside. He said he's afraid, and if it came towards him while he entered the residence he would let it out. Absolutely unacceptable. This is just a few examples. Go out of your way to rent from someone else.
