I would have preferred to give it no stars. After my partner died, I had to rent being a single parent with a daughter. The woman property manager was very pleasant at first, until things began to go wrong with the apartment a week after moving in. I would call and call, leave messages, but they would never come out. I had leaks in the roof, the heat went out during winter, the electric stove would periodically shut down, as well as electrical shortages in the outlets. I felt it was unsafe for me and my daughter to live there. At the end I asked for my safety deposit back and they refused. On what grounds I asked. She stated I left the apartment in less-than-perfect condition. I should have checked the reviews first, but I was too upset and disoriented after my partner's death. I'm kicking myself for not checking up on this company, because obviously, reading the other reviews on yelp, the way they treat people is always the same...horrible, horrible, horrible. I don't understand how this woman and her boss, Malcolm, and Alls Real Estate live themselves and can still be in business treating other human beings this poor. Terrible company. I showed evidence of different types of mold in the house I was renting, and instead of taking care of it, I was told to move. (This was less than a week after my mother passed away.) I had sent messages to Malcolm every time the house flooded, but no action was taken until months later when they brought in a dehumidifier. So, right after my mother's funeral, I was trying to be helpful to let him know that the temps were going to be in the single digits. (The previous year my pipes had burst multiple times.) He didn't even acknowledge that... his response was that I had 24 hours because he needed to come in to inspect the property. I told him it was a holiday and I had plans. I had to cancel them because he would not budge. He just reiterated that this was my 24 hour notice. I was in the middle of moving, and so things were scattered about. He came in, but he wasn't alone. He brought his daughter and two of his workers who had cameras and were taking pictures of everything. He even had them take a picture of my laundry baskets with clothes overflowing. I made sure to have a friend there because he was a bully. He raised his voice, pushed past me and when I mentioned the mold and that I would call the code inspector, he was furious and told me I'd better get a lawyer. So, I did. the code inspector came in, and I received a long list of ridiculous charges. Luckily, I had taken multiple pictures from when I moved in proving I did not cause the damage. Those fees went away, especially when I brought up going to the BBB (which I didn't) but it was an unnecessary nightmare especially when I should have been given time to grieve for my mother. Steer clear - and please share with anyone moving to Warrenton. It's a lovely town. read more

Terrible company. The property manager Chelsea accused me of someone living with me. A random guy that parks in the complex doesn't even live there, I begin to watch the vehicle that gets parked in the complex when I was given a notice of non compliance after a plow worker said the guy told him he lives here. The guy lives in the apartment building literally next door. Property manager Chelsea is a bully and completely unprofessional. read more

I rented from Alls for a year and ran as fast as I could when the lease was up. I opted for the place because it was trendy and reminded me of my loft back home. The place was about over 300 more than others in the area and of course I didn't look at the reviews before signing a lease. My apartment leaked for a full year without them properly fixing it. They then tried to keep my entire security deposit. I was working for a roofing company and I knew what they were doing was patching an old roof. It kept having mold in it and caused my son to have asthmatic reactions. People would come in and out without letting you know first leaving my door unlocked and things becoming missing. No one was helpful in the office but they acted like tenants should be grateful. It was a nightmare read more

Like some of the other reviewers, I am shocked that this company is still operating and hasn't been shut down with a lawsuit. I can't help but think that some of the positive "reviews" might be written by friends, family, or employees of the company. I went as far as filing a complaint with the Better Business Bureau and once I threatened legal action, they suddenly complied. Thankfully, I was always taught to document all business transactions in writing and maintained very careful records in my dealings with Alls. Based on other comments I've read, there seems to be an ongoing pattern- not adhering to terms of lease agreements, attempting to withhold security deposits, etc. In my case, Mr. Alls went so far as to come to my apartment and attempted to intimidate me. He did not know I had someone in the other room, was extremely surprised to find a witness, and made a very quick exit upon the discovery. I strongly encourage future renters to STAY AWAY from this company. If that is not an option, considering that they own a large number of properties in Warrenton, I suggest the following: familiarize yourself with VA tenant/landlord laws (http://www.taghomemanagement.com/uploads/VA_Landlord-Tenant_Act.pdf), conduct as much communication over email as possible so that there is a documented account of your interactions, read your lease and know the terms forwards and backwards, do not accept any "favors"- they do not do anything out of goodwill and it WILL come back to bite you later, keep copies of any and all payments you make to them because they have a habit of 'not receiving' checks and will claim nonpayment, document the condition of your property upon move in with a written list of any damage and detailed photographs of every room, make sure a representative of the company conducts a walkthrough of the property with you AND a witness upon termination of the lease, after the walkthrough make certain the representative provides you a list with any complaints found during the walkthrough, and document via certified letter the date of the lease termination, the date they were informed, and the date the walkthrough was completed. They have 30 days to submit to you IN WRITING any deductions and if you receive no such notice, they must comply with the full refund or are in violation of VA law. Also according to VA law, "If the landlord willfully fails to comply with this section, the court shall order the return of the security deposit and interest thereon to the tenant, together with actual damages and reasonable attorneys' fees..." God be with you if you have no other option but to rent from them. read more

Renting from all's was terrible, to say the least. I lived in an apartment for close to 2 years, when we first moved in the place was filthy, the roof was leaking in multiple places in multiple rooms, there was mold on the ceiling, the dishwasher was broken and wasn't fixed for a week, and the AC broke every couple of days the entire summer. The previous Tennant's hadn't left the mail key so it was OUR responsibility to go to the post office and pay the $30 fee to get the locks changed. It took me asking 4 times before they gave me a copy of my lease that was actually signed by him. After living there for all that time, I and many other Tennant's complained about the roof leaking and nothing was done. When you call Mr. Alls or his employees they don't answer. On top of your rent you are charged a "Common area maintenance fee" of $50 per month-which would be fine, except the deck and stairways were falling apart, leaves were never cleaned off of the stairs, and when it snowed they did nothing, after 2 days of being snowed in a neighbor shoveled the stairs so everyone could get out and my fiance plowed the parking lot. Our lease was up in April of 2016, in November of 2016 (after no new lease was signed) we gave 30 days notice to Alls that we were moving, he told us that even though our lease stated we needed to give 60 days notice (we weren't still in any official leasing agreement) if he can get the unit rented by January 1st he wouldn't charge us for that month. He got the unit rented, but come the 1st of the year he told us that he would accept our security deposit as the rent for January, so we lost our security deposit even though we left the place spotless and we had done many repairs after he neglected to do so. If you can avoid renting from Alls Realty, DO IT!!! This company is horrendous and does not care at all about their tenants. I moved in to an apartment and not even one month in discovered a roof leaking in at least a dozen different places, so bad that we had to clear all the furniture out of my daughter's room and put down plastic sheets. I waited over three months for repairs to be done to a point that I didn't need to keep buckets on the floor. My concerns about mold in the roof were ignored, despite me telling the landlord I had a young daughter with a heart condition I was worried about. I complained about the smell of weed pouring in through the vent from the neighboring tenants into my daughter's bedroom and our bathroom with no action. I never detected one ounce of urgency, compassion, or professionalism from management and had to fight tooth and nail to get my full security deposit returned in full, and even still it was nearly three weeks late. The landlord's copy of my key was lost on multiple occasions, and I was asked to pay to have copies made so the maintenance men could come in and paint over the damage to the walls from the leaks. I heard horror stories about Malcolm Alls prior to renting, but thought maybe people in town were exaggerating. They weren't. read more

The experience my family has had with Alls Real Estate has been absolutely excellent! We moved to Virginia from Kansas 2 years ago and from the moment we walked into their office we were treated with nothing but kindness by Mr. Alls and Ashley Horn. Our credit wasn't great but they worked it out with us w/o needing a cosigner and didn't completely drain our bank account either! The staff understood that it was costing us $100 a day to stay in a gross motel and allowed us to sign a lease the same day we saw the apartment. We were given the keys, loaner furniture, and brand new pillows and sheets the very next day to get us through until our stuff arrived at no extra charge! We have lived in 2 properties owned by Mr. Alls and while the first was my favorite because it was right in old town Warrenton, both properties were gorgeous and very well taken care of. We only experienced one problem living in the first property, our washer broke and started leaking everywhere. Their response time was quick the same day I called, and they replaced the broken washing machine within 2 weeks. It only even took that long because they had to order a new one and have it delivered. Did I mention they allowed us to take the cost of doing our laundry at the laundry mat off of our rent that month? Because they did! We are now in the process of making another 1000 mile move and they are treating us just as they always have, with complete kindness and understanding. My husband and I feel very fortunate to have lived in such charming places while in beautiful Warrenton VA, we will be lucky to find a landlord as great as Mr. Alls in the future. read more
