I needed him for a crawlspace inspection as a result of a home inspection when we sold our house. I knew the crawlspace was fine, but got extremely nervous when they required us to have an inspection by a structural engineer. At one point they were asking us to do 16k worth of work...to a crawlspace. After the inspection, Dave's more realistic recommendations cost us only 2.5k. Obviously, definitely worth the money.

We had expected completed plans within three weeks, the estimated timeframe Dave provided. That would have put an expected delivery date somewhere in the beginning of the third week in October. He completely missed that date and never called. Having missed that date we waited an additional two weeks before we placed a follow up call to Dave and was told that it would be completed within the week. An additional three weeks went by and we never heard anything. A total of 10 weeks passed since initially engaging DRH Engineering, three times the expected delivery date, and not once were we contacted by Dave or a representative of his company. We completed our renovation, and we were unable to incorporate the changes we engaged DRH Engineering to design. We reached out via phone and email requesting a refund of our money. Again, no response. At this point we are out the money and all he ever did was come to our house to look at the project. Our only recourse at this point is a lawsuit.

If you are looking to sell a home ...Michelle is great. However, I would be hesitant to use her for purchasing a home. I bought a home with her and my brother sold his home using her. He and I were both pleased.. BUT later when I was looking to move...I thought she had my best interest in the process. UNTIL she didn't. I have suffered for that since. On the day of walk through for closing...it was raining and the basement was wet. I had said over and over when we saw homes that had mildew and mold in the basements that I cannot have that. I have had lung problems since birth and cannot survive mold or mildew. So... I said...we cannot close. I cannot buy this house I love, because I cannot get flood insurance here. She called a contractor friend who said this is what you need to fix it and it will cost $5,000. So the seller put the money in escrow and it would not be released until I approved of the final repairs to the basement to prevent flooding. Then I agreed to close with that stipulation. Guess what...it was not fixed and I have had my basement flood 4 times in the years I have lived here. Each time I have to remove drywall, carpeting, padding, flooring, etc. Anything on the floor gets thrown out (furniture etc.) I hire professionals for water remediation and they come in with big dehumidifiers and fans to dry it out. Noisey and expensive.. Then hire a contractor to put drywall back and refinish the basement...Then cost of replacing what was lost (furniture etc.) This is very expensive. Nobody will buy this house now knowing it floods. I put in a sump pump but still have to deal with water damage when the basement floods. My wheelchair ramp was built with composite material but turns out the contractor used wood support which rotted when it got wet so I have to replace it too. I moved here because I could not make my other house handicap accessible. Now that I made this one accessible...I have to deal with floods and mold. NOT happy. I have since found out that the seller pays the real estate commission for the buyer's realtor...so of course Michelle Perkins wa getting paid by the seller so she really did not serve in my best interest after all. I got duped.

They were patient, compassionate, and hard working - through their diligence (and our steady supply of pens and stamps) they negotiated a short sale for us while we were on the other side of the US. I highly recommend working with Michelle and her team. You will receive A+ care!

    One of the absolute worst rental companies I have ever dealt with. They are now called Intempus but…read morethe Warrenton location is horrendous. My husband and I rented a home for over 5 years. We were ready to buy a home and called to ask what our responsibility as renters were as far as breaking our lease. The woman that I spoke to told me that we had a lucid lease and that we just needed to provide 30 days notice as well as keeping the utilities on until a new renter moved in. My husband and I continued with our house searching and found our first home. When we contacted ARMI/Intempus, that information was completely changed and they told us that we were responsible for the rent until the end of our lease or that we could pay $1000 and they could try to rent it out to somebody else. I told them originally that we cannot afford a mortgage and rent payment. It took them forever to get the house rented after many emails and phone calls that were un responded. The landlord herself ended up, suing us instead of ARMI/Intempus. I had to pay for the months of missing rent and her lawyer cost. This was after we tried to come up with a compromise with them and the landlord, however I am not sure that they even communicated this with our landlord. What's hilarious is they gave us back our security deposit and told us how well maintained the house was. There are a bunch of scam artists, incredibly unorganized and lack professionalism all around.

So here we are, 2 days until closing and we are still pushing this company to do their job. The person I need to handle the current issue, HOA repair requirements, that have been completed, works from home. I messaged her twice yesterday, have left voice mails today ( because no one is answering the phone). NOTHING... If you are looking for a good management company, ARMI is not the company to chose.
