When we first noticed a significant mold problem he sent over an attendant to look at it. I was able to convince the man to tell me the truth about the condition of most of his properties. Same everywhere. He's a piece of work. He openly admits it in an "article" written "about" (by) him. Ironically touting his generosity and the quality of his properties. My experience with him, he utterly lacked humanity of any kind. Important: Not once was our rent ever late or delayed. We took exceptional care of the property, on move-out day, one of his daughters came over to do a final walk through. She thanked us and said the house was so clean they wouldn't need to send their cleaners over. The look on her face when she walked in was all I needed to know that we had been exceptional tenants. Too bad he couldn't have been a decent landlord.

I knew the crawlspace was fine, but got extremely nervous when they required us to have an inspection by a structural engineer. At one point they were asking us to do 16k worth of work...to a crawlspace. After the inspection, Dave's more realistic recommendations cost us only 2.5k. Obviously, definitely worth the money.

He completely missed that date and never called. An additional three weeks went by and we never heard anything. A total of 10 weeks passed since initially engaging DRH Engineering, three times the expected delivery date, and not once were we contacted by Dave or a representative of his company. We completed our renovation, and we were unable to incorporate the changes we engaged DRH Engineering to design. We reached out via phone and email requesting a refund of our money. Again, no response. At this point we are out the money and all he ever did was come to our house to look at the project. Our only recourse at this point is a lawsuit.

And the HVAC in this place is ancient, Freon leaking out everyday, and the repairman say they don't even have the parts to fix it.

This situation allows the company to maximize its profits while avoiding accountability. Here's my account of my ARMI experience: In mid-July, ARMI took my application and fee for an apartment that they rented to someone else. Instead of moving in on August 1st, I couldn't get a place to live until September. Since ARMI's office was closed over Labor Day weekend, I didn't get the key until September 4th, which was also my first day of classes. In my entrance inspection, I noted that plumbing leaks causing structural damage and the hole in ceiling beneath the leaky bathroom were in need of repair. Though I also brought those issues to the attention of a property manager in a series of emails, five weeks passed and nothing happened, so I sent yet another email inquiring whether I should take on those repairs myself or if my rent could be lowered if they continued to be ignored. Four days later, I received a letter stating that the owner of the property would be "returning to the area" and that I needed to move out in 30 days. Though it's in the realm of possibility that the owner actually was transferred by an employer or discharged from active military duty--the two situations that would allow the lease to be broken--the timing of that letter strongly suggests an unethical, exploitative response to my efforts to get the neglected property out of disrepair.
