Overall this is one of the better RV parks we've visited and certainly the best in a town. We came in after the 1PM close on Sunday and our info was on the door as stated. The gravel sites, hookups and landscape are in very good shape. A key is needed for the laundry and restrooms, pick it up during office hours. The restrooms and laundry are nice and clean. The WiFi supports the laptop but for me at least not the TV. The staff is helpful and friendly. This park is in a very nice neighborhood:-). They have very nice storage and RV storage fenced in behind the park. read more

We have stayed at this park several times since we have family living in town. It is very convenient and well kept. Most sites have much-welcomed trees for shade in the hot summers and while we haven't used it, there is a nice pool. I don't understand the negative comments as that hasn't been our experience. The staff has always been friendly and efficient. About the "10-year rule", I believe if one is older one just needs to send a pic to ensure it's not too run down. Our RV club is The Sacramento Rubber Bums ... one of the oldest officially chartered clubs in Northern CA. We've been enjoying the Almond Tree facility for years. Well maintained, very clean, good wi-fi and offers lots of open space. Clubhouse is a major plus for our group's game gatherings and sharing meals. Of course, staff is key to success. Manager Dan and assistant Sean treated us all exceptionally well. Our club will return in a few months -- already anticipating another superb outing. read more

Ok never mind about how inclusive they are. I just called them and they want rigs that are 10 years or newer. I just don't understand this ridiculous mean spirited arbitrary rule that you have to have big expensive new rigs to stay at these places. Trust me I have camped next to big expensive rigs and they were A-holes. Apparently the person late in their shift forgot to do her job and ask us about our rig. No where in their website does it say "we only take new rigs." I always make it a habit to look at their rule for that and pets. Breaks my heart that they would treat two nurses like trash. I told him we are nurses and he didn't give a rats behind. I have loved and cared for Judges to the homeless and never once made them feel less of a person. Forest fire required a quick mandatory evacuation. Almond Tree RV was recommended by a friend. The receptionist was calm and welcoming. "Yes we have space." Tried to call 3 times with no answer so I headed over in hopes there was a free space to dump black tanks. I've been dumping here for years. For whatever reason, this time, even with a space open they refuse to let me dump stating that the space was reserved for "emergency campers" and that she "preferred I come back tomorrow, if I could". I politely said I'd like to get it done today because I needed to take my rig back to storage as I'm not supposed to have it in front of ny house. She said no. So then don't give me an option! I even had money out and ready to hand to her, but she treated me as though I was asking to dump for free or something. The $20 dump free is literally free money that they don't have to do anything for and it only takes 10-15 minutes. Like emergency campers couldn't wait a few minutes..? When I asked her if there was anywhere else in town to dump she LAUGHED AT ME and said "nope". Did some research, there is. Silver Dollar Fairgrounds. They even answered the phone and were extremely nice! Do yourself a favor, skip this place. They're awfully unprofessional and extremely rude. If I could give this place 0 stars, I would. read more

I have stayed at this complex several times over the last 4 years as i work in the area. After reserving my space months in advance, i arrived after check in and found my space filled. After enquiring about the space, i was told the people would be leaving soon. I walked over to the space only to find elderly and maybe handicapped people in my space. Nothing was picked up and nothing hooked up. I estimated a minimum of 1 to 2 houes wait on my time. When i confronted the asst. Managers, they were not concerned and unwilling to make any compromise. I can honestly say that I have never had a more unfriendly, less-welcoming, down right rude experience than what I just experienced at Almond Tree. The owner was ride to me, my children, and my husband in such a way that was shockingly rude. After I just smiled and nodded at her, she got in her golf cart and followed me to our site to yell at me about not using their trash cans ( I had one small bag). If you want to be over charged for the bare minimum of service, and enjoy having your every step monitored, than Almond Tree is the place for you. If you are a responsible, friendly camper who wants to be treated the same, then go anywhere other than Almond Tree RV. read more

Short stop over on our way to OR. Clean, level gravel site. Pool is small and not heated so never tried. Easy access to highway 99 and highway 5 was a short hop. Easy drive into downtown Chico and fun to visit weekend farmers market. Campgrounds gave us a great Good Sam's discount! TV on their cable is limited and not the greatest quality but our satellite was blocked with the trees which we preferred. Staff was friendly and helpful. The grounds are kept spotless! For the last couple of years I have stayed at the Almond Tree RV Park during the World of Outlaw races at the nearby Silver Dollar Speedway. It has a luscious landscape with immaculate facilities, plenty of shade for those hot fall days, and full sewage, water electrical and cable hook ups. The facilities include a pool, laundry room, bathroom with a couple showers, and a recreation room. The location is convenient. It's far enough away from the main city and the highway that the nights are silent, but an abundance of shops and restaurants are a mere 5 miles away, as is the race track, which was our primary reason for first coming here. And we just keep coming here for the great past experiences. They are also dog friendly, and give us a few dog treats when we checked in last year with the dogs. read more

The staff here is rude and unpleasant. If you can avoid the staff or if you look like you escaped the set of the Golden Girls you should be fine. Otherwise... Abysmal customer service. Treats customers like interlopers. Facility is very nice and well maintained but unless you are an uppity looking person over the age of 50 these people will treat you like an unwanted stray. I'm going to start by saying that I'm not an RV'er. We stayed in a friends 5th wheel at this park and if this is how RV Parks treat families well then we probably should think about buying one. Setting up the reservation was relatively painless. Like others they wanted to know the year of the trailer we were staying in. Not sure why this matters, but oh well. The manager upon me going into the office treated unbelievably rude for someone who was staying for 8 days. When my wife asked about the hours for laundry and pool we were told nothing about a special key and $5 deposit for it. This led us to have to go back and deal with the unpleasant gentleman behind the front desk. When my wife said that my children wanted to play in the pool which by the way is not heated, he was upset because now there was going to be children making noise in the pool. Why have a pool if you don't want people to use it? The internet here is slower than the dialup I used in 1995. With multiple routers, and not many users in the park, it was quicker to use my phone internet. I'm not sure if this is the norm for RV parks, but if it isn't, this place definitely has left a bad taste in my mouth. The only reason it's getting two stars is because it was clean. read more

My sister and I stayed here and WON'T return. As other reviewers stated, we were treated incredibly rude by the owners. There was some sort of miscommunication regarding our 2 day stay. Should not have been a big deal but instead of just verifying with us, "Teri" the owner chose to leave me a voicemail threatening to "have my DAMN RIG towed out of their park". Her words exactly. I have never been treated so disrespectfully in a campground. There are other RV parks in the area to choose from that are just as nice with hosts that appreciate their patrons. read more

PROS & CONS: PROS: First this place is IMMACULATE! Clean showers, laundry, sites, gardening, spots, sewage, all super prestige and clean. And unlike many other RV parks, real and healthy grass and LOADS of shade!!! They offer 10% Good Sam discount and we checked in late on a Sunday after the office was closed and the staff (Bob) was super nice and accommodating. Nice Wifi that is sting throughout the park. (Including the pool). Super nice about Pets. And They take American Express! A rare thing now. All in all a highly recommended park for those who fit their requested criteria. CONTROVERSIAL PRO: They don't let in old and beaten up trailers that have leaky tanks, nor tent camping or even tent campers as I'm sure they have seen like any others, that tent camping creates a bigger footprint on the grounds (more wear and tear). I'm certain this decision was a big one for them, but honestly, the grounds are so dang nice, I was shocked that this place was built almost 20 years ago?! WOW!! CONS: 1pm office shut down on Sunday. We arrived at 3pm and were not able to use the pool, showers, laundry until Monday. BUT, this is out fault!!! We should have just called earlier. Had we, there would have been a nice package waiting on the door for us, just like the other smarter travelers who had their package waiting. Wifi is only .96 MB down. Great for normal surfing, slow for any serious power user. I didn't talk to them about it at all, because it's not fair for them to change their policy for one power user. Just don't expect HD streaming Netflix ;) BAD REVIEWS: Most of the bad reviews are from people who didn't fit the minimum requested age and tent rules. This is similar to giving a bad review to a college that we couldn't attend. Of course it sucks not to qualify, but that doesn't make the school any less valuable. After all they are free to set their own rules as it is their business. I would expect they would draw a nice business from "pro travelers", while completely alienating the "weekend campers". I'm certain this was by design to preserve the beauty if this place, as the aforementioned footprint for tent vs self contained could not possibly be viewed as "illogical". 1000 MILES: We live in Montana, at the Canadian border and we stopped at MANY RV parks along the way. This ranks up there as top 3 in the 1000 mile trip, even if it may offend a few who may want to stay. read more

So confused. We have a camper van and were turned away. To be fair we never made it the to RV Park. I just cannot understand when a business actively turns away my money. I tried to convince them to take my money but they would not. They have bathrooms and showers, but if your camper is not "self contained" meaning you have your own bathroom...you are not welcome to stay there. Hence my confusion. If I you have bathrooms and I am paying for that service why do I need my own bathroom? Do they think I am going to whiz on there potting plants in the middle of the night? There is not much camping around Chico so this was a deal breaker and we drove home that night. Not cool Almond tree. All I wanted to do was sleep in my camper and use your bathroom...all for $37. read more

Do not go if your rig is not pretty. We went in our old cabover camper. It has a bathrom (I thought it odd why they asked when I called, but didn't question it), new AC, Micro, Flat screen, 2 beds, kitchen, batteries, inverter, all you need to camp self contained very comfortably. But it is 20 years old, so not beautiful, but not dilapitated either. I wish I would have read some of the other reviews prior to driving out there OR that they would have told me when I called that they don't accept ugly rigs. I found this out after a long drive when the first question asked when I walked in the door was how old was the camper, I said old, a 95. The gentleman said they don't allow rigs older than 10 years old. That is not the case though, as there were at least 4 rigs 10+ yrs old, a couple nice class A's were early 2000's (like our beautiful 2004 class A we left at home which I know they would have let in), one really old silver bullet, and another older pull along trailer. As you can imagine, I was very frustrated as it was getting dark and we knew of no other place in the area. I said I didn't know RV parks could be so snooty, he said they are not snooty, they just have rules. So yes, they should be allowed to have rules, but it sure felt very discriminating. I asked the gentleman if there were any other places to stay close, and he was kind enough to point us in the direction of Corning, and gave me a list of RV/Mobile Home parks. We found a very nice RV Park in Corning that accepted our rig no problem. The park did look neat and clean, but the sites were pretty close together. read more

This RV park is lovely on the outside, however it is ugly on the inside. The Staff members there are the worst I have ever encountered. CruiseAmerica recommended them so I came by to Dump about a gallon of sewage and waited 27 minutes for staff to assist other customers who came in after me and left before even being acknowledged. I finally got a clipboard and form to fill out which asks for personally Identifying Information which is against the law. Then they won't take my cash. I was done and left. While leaving with no intention of doing business with these folks; one of the crazy staff members/manager/owner jumps in front of me as I'm driving off to continue to rant that there was a sign on the "window saying no cash". She said "I couldn't read and she was the only game town and I should go to Corning", I can recommend Rolling Hills Casino they are great. and " Don't come back"; guess what "I won't". I could have paid any number ways, smaller change, visa, debit, check whatever; but what the problem was that I'm the customer and don't deserve to be treated that way. read more

Clean and nice RV resort. Took our 3 young kids and they loved the pool and the whole area. The bathrooms and showers are clean and big. $5 cash deposit required for a key for the facilities like the pool, showers, bathrooms, and laundry facility. If your RV or camper is over 10 years old you must get approval before showing up. Our trailer is quite old, so we sent in pics ahead of time and got approval. I saw other older rigs as well.... so I'm not sure what exactly the criteria is, but be sure to plan ahead if you have an older RV. Night time was nice and quiet, as was daytime honestly. Very pleasant stay! The only thing I'd suggest is making it more clear online or over the phone about the 10+ yr old policy. I only learned about it by seeing some google reviews after I had already booked. It all worked out fine for me, but I could see how many visitors may not be aware of the potential issue before showing up. We visit the area every few years so now that we primarily use our camper for travels we will be back for sure. read more

Cannot say enough about the kindness of proprietors Bob and Terri. We have stayed here for several years when we visit our old home town, often with other friends traveling up to see our students at CSUC. Bob and Terri have always gone above and beyond, but they have been exceptional during the Camp Fire. On Friday morning after the fire broke out, when we learned our friends had lost their Magalia home along with so many others, Bob and Terri called us back in Fair Oaks as promised that afternoon, despite the chaos, as soon as a space opened so that we could bring up our trailer for them as temporary housing for friends. Though we did not end up needing it for them (they were able to stay with friends in Chico), we were grateful for how they rallied for those in need. Don't bother to call or show up if you have an RV older than 10 years. I called asked no for a reservation. When they finally called back they only asked how old my RV was. And said they don't take any RVs older than 10 years! Mine is a 2005 Scamp 5th wheel. The new ones are made exactly the same as they made them 20 years ago. I keep it in very good condition not that they would know. I'm insulted and wouldn't want to stay in a place with that attitude. I'm sure there are some who would love that policy. Park is clean. Sites are large. Really nice bathrooms. Wifi is a little weak, but similar to other rv parks we've stayed in. Pool and pool area is in great condition. Laundry room is adequate. The park has a swimming pool, clean showers, restroom, laundry facility (HE products only and quarters only with no machine). Dogs are allowed and the RV park is very well kept. Almond Tree is OK. They are wasting a horrible amount of water each night to water little strips of grass between / on each space. This results in having to deal with wet, muddy sites each morning until the water soaks in and dries enough to use. It would be better get rid of the grass at each site so you could actually use your site. But most of the people frequenting this place rarely step out of their A-Classes. The staff is nice but strict but I don't abuse rules so that's fine. They have a clubhouse but literally no one but clubs gets to use it. read more
