You don't have too much control of your investment in a mobile home park. The rent could go up at any time making resale more difficult. Housing is pricey in Boyne City. Lakeview Estates provides an alternative to regular home ownership -- it's not a great alternative if you are counting on your investment to increase in value over time like a house. Tenants seem friendly. Having never lived in a mobile home park, all the many rules and bylaws are intimidating but being a block away from the lake might make Lakeview worth the adjustment.

It could be a great place to own a vacation place or live but the homes are really close together often offering no more space in between them other than the space of a parking pad. It's a mixed bag of residents; there are people who live here getting by the best they can and then there are people who consider this their summer home. Residents are terrific. When I bought this home, management was helpful and flexible. However, within a couple of months of me being here, the local person was terminated and a new manager was put in place. The new company and dare I say manager have forgotten who their base resident is-locals who cannot afford the 1/2 million dollar homes Boyne is becoming known for. They nitpick the hell out of ridiculous items, charge residents for pets (WHY????? This isn't a rented home nor a rented apartment where this would make sense.) It's a money grab and residents have no choice. And while they police every resident, they don't take care of their own property. Look at the state of what I think are supposed to be sidewalks, look at the degradation of the cement and the weeds that are everywhere. I would never EVER recommend this location to anyone. I don't think they are fair nor reasonable.

We are over 2,000 miles from Northern Michigan and let's face it, most of us are leery when it comes to doing Real Estate across the Country; we are not the exception. However, in our very first conversation with Paig, we were immediately blessed to experience her intelligence, since of humor, friendliness, knowledge and desire to know all about us and our needs, so as to find the proper fit in location, lot size, community and home. During our this early affiliation with Paig, we spoke frequently in order to put together an offer. This home did not end up being our "forever home." When that Gaylord property did not work out, Paig continued her follow up and did not let us slip through her hands. Many other Realtors we reached out to, did not follow up with us at all...! Paig sent new listings and continued to call or email to us several times over the next couple of months. In the beginning of 2019, our quest to relocate to Northern Michigan became more serious; we even put in an offer on another property with another agent, primarily because they were the listing / selling agent. In the end this agent did not have "our best interests at heart." The house hand many inspection hurdles that were not easily solved, therefore we did not buy the home or continue to use that Realtor. During my visit to the Gaylord area, I actually decided to meet Paig; even though we thought we were closing on the other home. Paig and I ended up doing a World Wind Rock Star Tour of Gaylord, Petoskey, Charlevoix, Indian River, Boyne City and other surrounding areas. Paig was a Godsend!! She not only tolerated seeing multiple listings in multiple areas in one day; but she made it fun!!!! To describe Paig is to say that she is the ultimate professional, super hard working, ethical, persistent, funny, compassionate, knowledgeable of Northern Michigan and the inventory of homes. She looks out for you, "the Client" and your interests at all times. Probably even while she's sleeping!!!! Paig's background in other arenas provides her the ability to successfully deal with all types of persona's......even mine!! I hired his team to sweep my chimney and while doing so, Kevin noticed a crack in our fireplace. Instead of attempting to charge us extra to patch it, Kevin told me what was needed so I could do it myself to save some money (which only cost me $5)! They even offered to do it for us, but they weren't able to locate the material in their company vehicle which was no biggie at all! Kevin even sealed a chimney leak on our roof for no extra charge and stated that he wanted us to be able to have a fire with our kiddos! A class act to say the least!
