I think this review it's long over due. I have been living here for almost 3 years. Great amenities and dog friendly. The gym and the pool are always well kept. Love the BBQs at the pool area! Staff it's extremely nice. It is apartment living which means you will run into loud neighbors. I really wish the parking situation was better. If you live in a one bedroom apt you only get one parking spot and if you have a second car it will have to be parked outside of the complex in the street. read more

First off I just want to say that the leasing staff at Alta Vista is great and easy to work with. I spent most of my time working with Lilia the community manager and she was very professional from start to finish but on the final days of my move out, I worked with Felicia Winters who was such a pleasure to work with. Had I not bought a home in San Elijo, I probably would have stayed here since I am single. If I had kids, I would definitely not stay here because of the area. Apartment: Everything in the unit is very up to date and I didn't have issues with my apartment. I think I only called maintenance four times at the most but they were for very simple to fix issues. I wouldn't expect much of your deposit back though. Exterior: Well maintained with gardeners coming every week to trim the bushes and make sure everything looks nice and tidy. One huge problem is the trash constantly overflowing from the giant trash containers. Sometimes the residents will just toss trash outside of the garbage because they are too lazy to open the lid and throw their trash in. The problem with this is a lot of stray animals and birds will start digging through the trash and make a huge mess. At one point there was so much trash that there was no room in the designated area for trash. Neighborhood: The neighborhood is not the safest. I see Esco police here pretty much on a daily basis because of accidents or crime on Morning View Dr. I would recommend staying away from Lincoln as that part is pretty darn ghetto. A lot of homeless people sleeping on the streets and abandoned cars in the area as well as people littering the streets. One thing I really liked about Esco is the amount of fast food and restaurants near the apartment. read more

I will start off with being lied to by the leasing staff. I was moving from another State and specifically specified I could not do stairs as I am disabled with two bad knees. I needed a ground floor apartment with no stairs and one in a quiet area. What I ended up with is a apartment that takes 18 stairs to get to. Their are no handicap provisions here and no ramps. Upon entering my apartment their were things broken and my place is extremely dark. My shower is broken and my bedroom door does not close. The apartment was also not very clean. Now for the noise. My neighbor above me sounds like a herd of elephants. My whole apartment rattles. Their is a big ZERO noise insulation. The grounds have no walking pathways and no sidewalks or steps connecting the buildings. The apartments are very small and outdated. The refrigerator doesn't even have a ice maker. I feel like I was conned. I plan on persueing this to upper management about the steps and the extremely noisy neighbor above me. The noise level is not tolerable. Look elsewhere. I have spoken to several residents thst want out of here too. Their is no security here either. Parking is also a big issue. read more

Your life here, (your sleep, relaxation, enjoyment of your apartment) will be dictated mostly by the poor manners of your neighbors and noise levels. Before I go further, let me say that the layout of the units & the way they are situated are idiotic and quite frankly, should be a violation of some code. Noise levels is one of the biggest factors that go into selecting an apartment. After all, would you sign a contract and live in a place KNOWING that you will not sleep due to noise?  For this reason, the front office scams you heavily by advertising that there is no one living above you or below you. Sounds good, right? Well what the front staff won't tell you is, because there is a CAR GARAGE BELOW YOUR UNIT, AND DUE TO POOR NOISE INSULATION TO PLUG NOISE LEAKS, YOU WILL HERE ABSOLUTELY EACH TIME THE GARAGE OPENS AND CLOSES! That's right! They rent out garages below your unit to other residents and each time it opens and closes you hear a grinding noise inside your unit! In my case, the garage below me is a TWO car garage that extends from my bedroom to the living room so no matter where I am in my unit, I hear the garage clearly opening and closing! It drives me crazy, because whoever owns the garage below my unit must have obsessive compulsive disorder, because they open it close it NON STOP throughout the morning & day!  It really messes up my nerves, because I hear it 4am while I'm sleeping and it wakes me up every night!  They open & close it and literally 10 minutes later, you hear it open and close again!  Also, all the assigned carport parking is located VERY close to the units, so close that you can look out your unit windows and clearly read the license plates off all the cars. This means that every single car door that opens & shuts and every car and motorcycle is started, you will hear it CLEARLY through your closed windows!If you have a second car and want to be guaranteed a parking spot, then you have to pay an additional $40 & park it literally a tenth of mile away from your unit and up an extremely big hill. It takes about 7 min to get to your car if you speed walk. There is no respect for your fellow resident here, the people act as if they are living out in the country. There is no designated area for kids to play and the parents of children have no clue or the decency to take their kids to the park and play. Instead, they play softball right next to the carports and under your unit windows all the while screaming and playing, which is all very clearly heard from inside your unit. Every resident here probably has 2 or 3 dogs, so you will also enjoy the non stop barking all day from dogs being left on balconies and when residents walking their dogs pass by other dog walkers and they start barking like crazy!  Also, at least every weekend, at about 2am, I hear loud trucks with their stereos on, right next to my bedroom window. I hear men & women talking very loud for several minutes, even shouting at each other. And the security patrol is a COMPLETE JOKE! You call them & it's always some spanish dude answering the phone telling you that he "will take care of it."  But there is no patrol and I have never even seen them patrol the area ONCE!  As far as inside my unit, the biggest problem I have is the noise that my A/C and Heating unit makes. It sounds like an old diesel generator!  It makes a CONSTANT deep rumbling noise like an old truck motor and wakes me up EVERY NIGHT WITHOUT FAIL! Going back to what I said earlier about the ZERO help from the front leasing staff. When I first moved in to my unit, my next door neighbor's dog would bark constantly beginning at 5:30am & I can clearly hear it coming from my bedroom wall. I asked the leasing office for help at least 3 SEPARATE times & a leasing agent told me that she would have a word with the neighbor. On the 3rd time, the leasing agent told me to "wait it out," because the resident will happen to be moving out in a week! This is the kind of superficial solutions you'll get from the leasing office!  It also took the leasing office 3 months to fix my billing statement, & they charged me for an extra parking space each month. Also, it's hard as hell to pick up a mailed package that belongs to you form the front office, because they actually close before their designated close times posted on their front door & when you go during business hours, the doors are locked & they have a "be back in 10 min clock sign," which I waited for someone to arrive for 20 min & no one ever comes! SAVE YOURSELF FROM THIS HELL!! read more

If I absolutely had to live in Escondido again, and I was forced to live in an apartment complex, I guess I would chose the Alta Vista apartments because they are simple, but luxurious and they have an incredible view of the hidden valley (that's the English translation of Escondido for all you gringos) and these apartments are more like condos. There are only a few buildings, so the living situation there is pretty private. But I like Alta Vista because they have an incredible pool and jacuzzi with an incredible view. This is an upscale apartment complex in a very decent area of 'Dido. It is very expensive, so it looks like I won't be moving there anytime soon. read more

My wife and I just renewed our lease for the second time (living here for going on three years) and the first time under this management, and we could not be happier. I find that our apartment is secluded and surrounded by beautiful greenery, which makes for a very pleasant escape of a living place away from my 7th and 8th graders at school ;) The grounds are very well kept and are constantly being stocked with doggy bags which is a huge plus. We live in a spacious one bedroom with out four legged Shih tzu child. The apartment is big enough that if the wife is sick of hockey she can escape my cheering in the living room by going to the bedroom and closing the door and opening a book or what TV in peace. The kitchen space is very generous with ample space for storage. It includes a double bowl kitchen sink, dishwasher, great sized fridge, gas stove, oven, microwave, and a laundry room (huge plus!!!) The management is SPECTACULAR!!!! Ghada is the face of management and she cares soooo much about her residents. When you walk in, you know you are well taken care of by the way she greets you warmly, conducts herself, and speaks to you! We were stressed searching for a new apartment. We came across yelp reviews for Alta Vista Apartment homes in Escondido and decided to call. From the initial phone call, Lilia Young, the property manager was very professional, honest and knowledgeable. She made the application process and move in very easy. Dan, the maintenance manager is always on property and answers each call quickly and with a smile. The area is great, near lots of shopping, eating and easy access to the highway. Been here through 2 months, and so far all is well. From an operations perspective, the staff is very kind and helpful. Nancy exudes joy and excitement. Ghada is also very friendly. We had a minor plumbing issue on move-in that was taken care of the next day. The facilities are well maintained and groomed. All of the pool equipment is new and creates a pleasant atmosphere. Likewise, my wife is very pleased with the fitness equipment. Our only criticism is the lack of visitor parking in the lower section of the complex. The property is set on a hill and we often find ourselves shuttling our guests to and from their cars on the main road. Overall, these units are quite pricey, BUT this complex comes very close to fulfilling the pricetag with their kind staff and facilities. read more

By far the best apartment home living experience in North Escondido. We have lived here for over three years and have no complaints so far. Breathtaking views of Palomar Mountain, Mount Woodson, Valley Center and more. The staff is AMAZING. Lilia the Property Manager is sweet as can be and goes the extra mile. Worse case scenario I would get approved with condition. Sure enough, I was denied and have another inquiry on my credit report. If you have any doubts you won't get approved, save yourself the time and money. It was very misleading. After posting my honest review, the leasing agent called me requesting that I revise my Yelp review. Gtfo. Now you lose another star. read more

We took a tour and liked the apartments. We went along with the process of renting the apartment. The application fee was to be "free". We called several times to check up on status of application and never could reach anyone. We ended up not having to move out anymore and cancelled our application and our application fee was never refunded. I wrote a review on this property before but this is regarding the new management that took over within the last 6 months. Ghada in particular has been a pleasure to work with. There was one instance where I was wrongfully towed by an outside party and she took time out of her schedule to make sure I was refunded. I have never had someone go to those great lengths to back me up while living in an apartment complex. The pool is always in great shape, my girlfriend and I go there every weekend. The gym was just remodeled with great equipment and free weights too! Even the maintenance man is always prompt with any small repairs or issues we have. All in all I STILL would definitely recommend this property to anyone looking for a great place to live in the North County area read more

I worked extensively with Kathleen in an effort to move into this apartment complex. It was a long time until I needed to move but she and her staff were incredibly patient and understanding. The apartments are updated and the pricing seems very fair considering the exclusive feel, amenities, and vaulted (or 9ft) ceiling that they offer. Plus the view is amazing! I would highly recommend this apartment complex to anyone looking for a nice place to live in North County without paying the North County prices. 5 stars and if I could 6! I've been here for over 3 years and it's a great complex. Very pet friendly, garages, and all 2 bedroom apts have great views and large balconies. Location is very central and easy access to freeways. The staff has been great, especially Nancy. She is extremely personable and goes out of her way to help. Office staff doesn't know it's rules, which could cost you $350 and the use of your car. Noise level greatly reduces quality of life. Expensive....... Appliances are old and cheap/don't function well. Move-in was difficult. If you are going to rent an apartment here, be prepared to wear ear plugs every night and still sacrifice sleep on a level that is detrimental to your job and lifestyle. I literally travel to the house of a family member to get a good night's sleep multiple nights per week. You will have 4 garage doors directly below or beside you, shared by the tenants of 6 different apartments. That's as many as 12-24 people in and out of those doors at all hours of the day. They are very loud. I have one garage door below me that is up and down on an hourly basis because the garage is their smoking lounge. I have another door below me that is up and down ALMOST EVERY MORNING, with a loud vehicles exiting, BETWEEN THE HOURS OF 4 AND 5 AM. I have had to adjust my sleep schedule because the office manager will not do anything about this disturbance. It is "allowed". I now sleep from 8:30pm to 4:30am, and I don't appreciate having my life affected in this way!! Otherwise, the general noise level is very high, and the security you are supposed to call to report noise is ineffective (they don't even come to check the situation, even at 12am). For the price of this apartment, the quality of life is poor. The office staff errantly told me that visitors could park in "any uncovered spot". Conveniently, this was stated before I signed my lease. I received a ticket as a result, and my neighbor, who was told the same thing, had her car towed without warning. She was inconvenienced, left without a car to get to work, and she had to pay $350 to get it out with no reimbursement! In reality, there are only a few visitors parking spots, and some levels have 0 spots. The visitors spots are always occupied by residents who have additional cars, and this is not regulated by the office. When I moved in, there was a list of 8 repairs to have done immediately, and I spent much time dealing with them. These details should have been attended to before I moved in. The apartment was never cleaned, and I had to spend days getting rid of gross dirt & mold. Further, they painted the walls of the dirty apartment prior to my move-in, so there are pubic hairs painted into my entire bathroom wall. My visitors have to stare at them while on the toilet! I will be leaving as soon as my lease is up, and this has been the worst apartment experience I have ever had! We have lived here since 2001.We have seen many managers come and go.Sares Regis were the original owners.Last year they jacked up my rent seventy dollars, and this year they want 75 more dollars.They do not care about good long term renters.They want get rid of everyone redo all the apts, so they can charge even more.It's a shame because you can't get to know neighbors when people are always moving out!Landscaping is subpar it used to be kept immaculate..Let me see I'm not getting anything more and I'll keep paying more rent?I am extremely disappointed! read more

I've lived here for almost a year now and half way through my staying here the management changed and I can say I was happy to see the other company go. The new company that came in is renovating the apartments, which is a little discouraging because the prices went up for rent. My boyfriend and I were able to manage the new rent price after we had talked to the office, about possibly adjusting the rent just a little; which they were able to do with approval from the upper management. The driveway, and the parking situation have always seemed to be popular topic amongst neighbors. When I first moved here the extra space I paid for was inconvenient for me because I still had to walk up part if the hill ( that I was trying to avoid doing) to get to my car. The new manager was very considerate to change my spot for me down to the same section as my apartment which makes a difference. She is trying to come up with a better plan for the parking now and I'm hoping it will make the other residents happy too. read more

Stay Away! Classic bait and switch! I went to visit this place based on an advertisement I saw on Craigslist. I called to confirm that I would be able to check the place out when I arrived. On my drive over I got a call from a very young man, maybe high school age, who informed me that the rent had increased by $75/month since we spoke on the phone just moments ago. His excuse was that I was looking at an old ad. The problem here is that I had viewed the ad just 30 or so minutes ago. The ad described a two bedroom with a spacious garage. When I arrived I learned that the garage was shared so you get half of a garage and NO GUARANTEE that whatever you store there would remain because you have no way of securing it against theft from neighbors or your neighbor just being careless and leaving it unlocked. This, of course, did not appear in the ad. I could go on but there is no point. This is a classic bait and switch operation. It all begins with a nice heavy dose of fraudulent advertising. If you look at the reviews from people who live here you will find that they were baited and switched as well. After they moved in activities, amenities, and property maintenance was not kept up to what is was when they moved in. I recommend you read those reviews also. Just a couple of single ladies who USED to live here a couple of months ago but when the pervious managers got promoted they brought in some ya-hoo's who OBVIOUSLY don't care about the tenants and don't obey the rules them self concerning parking and using their garage for storage AND then taking up two parking spaces with "reserved" for her and her husband while their garage is full. Me and my roommates had nothing but headaches from this Lily lady who just doesn't listen to what we ask as far as land maintenance doesn't get done on time and or roaches living in our walls. I have been living here since July 2015 and have not one complaint about these apartments. I never thought I would feel so at home and comfortable here. I'll start with the staff, just so loving and sweet to me and my children. I feel so comfortable with them and you never feel like your asking for too much. Gadah was the one we first me and god she is an angel she just made the process so smooth and so enjoyable. Being a single mother I am overwhelmed with life at times and she just helped make getting our new place so special. Nancy is just such a sweetheart I love her heart and her personality. A special women she makes you laugh and feel comfortable to ask anything. I especially love how involved with the community they are, really take the time to read your monthly calendar some fun stuff. Life is to short to not be involved. Did I mention in the mornings once a month the hook you up with nice bagel and drink. Just such a great way to start the day, :) as you can tell I'm a corny person who appreciates the small things, but they are consistent. Holidays always having fun stuff to do and way to give back to the kids and family's. The property is beautiful and feels perfect not too creepy hidden or too open where it doesn't feel private. The pool is gorgeous and it's perfect for summer time. The gym is precious small but nice. Maintenance man Is such a sweet heart trusting man and works hard every day! God bless him! From the moment we arrived we knew that one day we would be calling this place our home. The property is beautiful and is always kept extremely clean. The staff made my husband and I feel so welcomed that we knew we had to move in. Nancy is always happy to see us and is constantly checking in to make sure that we are comfortable and happy with our decision to move into Alta Vista. And Ghada does an excellent job running the front office. My son loves swimming at the pool and the place is well lit at night. This place is maybe two stars at best. They tout that they are the newest property on the street yet the appliances are old, the cabinet doors don't line up and close properly, and they raised the pet rent without telling anyone. Yes, Humberto is great but the front office staff is terrible. Our A/C went out one weekend. We called the emergency line and got no response. When we called Kathleen the following Monday at 10:30, she made the excuse that she hadn't checked messages yet. Our dishwasher barely works but a new one "isn't in the budget." The boards on the patio are rotting. Despite all this, this latest lease renewal merited an 18% increase in the rent. If it wasn't for the view, we'd have left here already. read more

I am writing this as a very upset resident who has lived here for 2 years and have loved it till now!! We are under new management and the lady in the office I think her name is Gauda is so very rude and unfriendly!! I have heard this from so many people and so many people are saying as soon as their lease is up they are moving! Same goes for us as soon as our lease is up we are leaving. It s sad it is a beautiful community with lots of great people. The new manager does not return calls and when you go talk to her she is unpleasant and rude! If there is anything wrong she tries to blame it on your animals or say it was like that,how does she know she just took over!! The pool and jacuzzi have green algae in them the landscaping is going downhill and everyone we have talked to is upset! We miss Homberto the hard working maintenance man who was friendly and hard working this new one is a joke! We miss Kathleen who was always friendly and willing to help. I hope something is done or they are going to lose a lot of good tenants!! I've been living in these apartments for the past few years and if I was able to go anywhere else, I probably would now. These apartments used to be wonderful but then the two lovely ladies managing the office were promoted and two very sub-par replacements were brought in. We no longer have the security patrol, landscaping is done MAYBE twice in a months time if we are lucky, management does not have great bed side manner when it comes to issues in the complex, management also does NOT follow the the rules outlined in the lease, the majority of the lights in the parking area are out with no promise of them being fixed; these are but a few of the issues that have arisen since management has changed hands. The apartments used to offer monthly activities for the residents here as a way to bring the community together, not any more. Seems like new management is trying to make a name for herself by cutting many, many, many corners. We pay over 2k a month for the bare minimum! It's sad that Alta Vista cares more about their wallets than the happiness of their residents. Shame on you Alta Vista! read more

We have been here for about 5 months. When we moved in we had a very dirty apartment. There was mold, ants, and the apartments was just filthy. We were told that our apartment was never cleaned. When we called about the ant problem, we kept being told that it was only due to the rain and they will go away. Finally we pushed for the management to do something about the ant problem. We moved in with ants and there were ants even when it wasn't raining. In our contract we were told that pest control and maintenance was covered within our lease. Come to find out we are being charged monthly for pest control when they have only shown up twice. Other residence are not being charged for pest control. In January, the front lamp post had fallen due to bad weather. The wires were exposed and nothing was done about capping off the wires. The lamp post is still down in the grass and there are still exposed wires. It's going on three months and it still has not been taken care of. We have been told it will be removed next week. The landscaping is horrible. The lawn company show up 1-2 times a month and cuts comers. There are still weeds and nothing is ever completed. The lighting in the parking lot is out, has been for 3 months and maintenance has done nothing about the complaint. A homeless man goes through the garbage every morning and management has done nothing about this issue. The dumpster area is always over flowing and nothing has been done about residence picking up after their dogs. We have a dog and we always pick up after him. In our old apartment there was a charge for poop that was not picked up. They had a DNA system to tell which residence was not picking up after there dog. I believe this system needs to be put in place. The dog park is no dog park at all. It has a sand area, bench and no fence. With spending almost 2 grand a month including utilities there should be a fenced in dog park in a different area. Management is looking for ways to cut corners and corporate will be called if no change occurs. The only plus side about this apartment is the pool and hot tub. read more
