I would strongly recommend looking into other newly built complexes instead of this one. While living here, my partner experienced multiple break-ins to his car. When we reported this to management, nothing was done--no follow-up emails, no communication, and no visible safety measures put in place to protect residents. We used the gym regularly, and the facility itself was nice. However, there were multiple occasions where we saw unhoused individuals using the showers. This raises serious concerns about building security--how are non-residents accessing a gated community? Maintenance was also handled poorly. Sections of the complex were frequently closed with only two days' notice, whether for parking lot repaving or hallway painting. This lack of advance notice made it difficult to plan, especially for residents with pets or work schedules. On top of this, my partner's car was towed, costing us $500, despite the parking permit being clearly visible on the floor of the vehicle. When we raised this with management, again, nothing was done. We were even told at the tow yard that this has happened to other residents before. If this is a recurring issue, it's unclear why management hasn't taken steps to prevent it. Overall, the price did not match the experience, and the lack of responsiveness and security made living here incredibly frustrating.

This has happened before with the pool too locked during posted hours, so people are literally jumping the fence to access amenities we're already paying for. The laundry room is an absolute health hazard. Dust, grime, spiderwebs, mold, and dirt everywhere. It's clear it hasn't been cleaned in months. For over 5 months, there was no porter and whoever was supposed to be in charge just let it go. This isn't just gross it's dangerous, especially for families with kids or anyone with respiratory issues. Photos attached show just how bad things have gotten. Dirty machines, mold inside washers, filthy windows, layers of dust. We deserve better than this level of neglect. If you're considering moving in do your research first.

The pool, hot tub, gym, and club room are great options to have and opened at specific hours! The location however lost a star for me, there's a bus station right across the street and a parking lot next to the building, there are lots of noises and homeless people at night wandering, so it gets a bit disturbing at night. The area is not the safest, however, this complex does a great job with the garage being only opened to those who have a fob/key. The community itself was lovely--neighbors were friendly and respectful--but unfortunately, the apartment management was a completely different story. At first, Karla was great--responsive, professional, and helpful. But toward the end of the lease, communication disappeared entirely. I have proof of multiple unanswered messages, both by phone and through their renter app. It felt like once they had no more use for us, they just stopped responding. Now let's talk about fees--because Hidden Cove will find a way to charge you for everything. We set up electricity, or so we thought. Turns out it didn't go through, and since power was still running, we had no idea that Hidden Cove was footing the bill--until months later. That's when they tacked on not just the utility fees, but an extra $50/month in "admin charges." And conveniently, they didn't start billing us until October--so we couldn't even dispute it. For a while, utilities alone were over $500/month. Add to that $65 per car for parking and a $50/month penalty for having three cars, and it was just ridiculous. Despite all of this, the girls made it work, took great care of the unit, and left it spotless. Still, we were hit with a $160 cleaning fee and a $400 painting charge. The walls had normal wear and tear, nothing out of the ordinary. I've emailed asking where in the lease it says tenants must pay for professional cleaning or repainting--and of course, no one has responded. This management company lacks professionalism, transparency, and basic respect for their tenants. If you plan to rent here, read the fine print very carefully and keep documentation of everything. They will nickel and dime you, and once your lease is up, don't expect any support or communication. Do better, Hidden Cove

Live in your car, live in a motel, live with anyone else before coming here. They are snakes in the grass. I get selling things; we all do. However, this line of thinking and strategy doesn't really apply to housing. Karla will tell you everything you want to hear, as a sales person does, but unlike a product or food service an apartment is a semipermanent, ongoing service that a "manager" such as herself has to provide help for. She will absolutely dip out of the picture once you sign those papers. Not only does she make these ostentatious claims about helping and being there and "oh here's my number, call any time" she will outright treat you like a nuisance when she sees you around the complex. Felt great, thank you! The other manager is just as terrible. Ashley seems to be the "head manager" although nothing about this complex makes sense. She is a very defensive, snarky person to deal with and when I brought up legitimate concerns about them screwing us over on our early lease departure, I was told that I was being preemptive and not giving her a chance. Well, funnily enough, she DID screw us over at the end and never communicated with us or put into writing the steps she was going to take to work out our lease agreement and instead completely stopped communicating! Now we tentatively owe 30k on a disgusting, filthy one-bedroom apartment. Who, I ask, can afford that? Especially those who are in an apartment to begin with. If communication is too hard or overwhelming for both of you, do not be managers. In fact, do not work with anyone you have to speak or relay information to. It's like you have made a concerted effort to go out of your way to be defensive, hostile, and unhelpful. You are both useless individuals and deep down you know that, which is why you work and thrive at a place such as hidden cove. The apartments are disgusting. A one bedroom will run you 2400 with their many, many HIDDEN :) fees. My partner and I joked that we'd be better off living in our car instead and it actually turned out to be true. They will never give you your deposit back and will coat the walls with more thick, ugly paint so that you can barely close the doors. They will leave toilet paper holders broken. They paint over their electricity boxes and when you need to reset the electricity because you can't have more than two things connected to an outlet at these holes you can't reset anything without taking a chunk out of the wall. You can hear everything, walls are ridiculously thin. There's BLACK MOLD alllllll over the windowsills. It didn't matter how many times we bleached it or opened our windows, we'd wake up to a mass amount of moisture all over our window panes and a bunch of black mold. Their solution was to do exactly as I did; clean it with bleach and "if it keeps happening, we'll change the windows." That window looked like it hadn't been replaced in 20 years, and I doubt that was the first time somebody had complained. People let their dogs shit everywhere without cleaning it up and although they claim to "fine people" for that it seems to comically enough be the one area these bozos don't greedily pursue. People let their dogs off of the leashes. Kids ride their scooters and bikes down thoroughfares constantly. Park has no listed hours or any that they enforce and people with their kids would be out there at 11pm screaming. People drive like absolute maniacs in the parking lots, my partner almost got hit and I've had a few close calls. People park in spaces they have no sticker for even though hidden cove claims that they take this seriously and will tow cars. Hardly saw that if at all. Trash is everywhere. Dumpsters overflow and trash has just been out in the thoroughfares, days on end. *HORRIBLE office hours. They don't even exist it seems. They just get there when they feel like it and they make sure to lock the doors completely so that you, their tenant that pays their bills, can't come in to speak with them. You have to stand outside like a dog. They also don't answer any of their phone lines and when you do attempt to call them, it just leads you to a person at AIR community headquarters in Colorado. It's completely useless. They don't want to speak to you or help you in any capacity. They make you jump through a bunch of hoops and when you do get a hold of them they are nonchalant and don't care that you had to struggle to speak to them. Like everyone else has said on here pretty much, do not rent with this evil entity. Put your money literally anywhere else. I'm not sure about the surrounding complexes, but if it isn't owned by AIR communities, then you'll have a better chance at a fair living experience. Pictures below for your reference :)

I expressed my frustration with Anabel the apartment manager at least 5x since then. Anabel had someone come clean the carpet they only did the living. Keep in mind the issue is all over the apartment. There is nails sticking out from the carpet, anytime I walk barefoot my feet end up black and sticky, I had the get rid of all my white socks. It's literally so disgusting. I expressed that cleaning the carpet was not a solution this carpet needed to be replaced. She mentioned she would bring the issue up the ladder haven't heard back since, that was in March. I've left voicemails put it multiple maintenance request (some aside from the carpet) still no response. Very very disappointed, don't recommend these apartments.

There was a lot of counter space in the kitchen and a separate little dining area. I lived near the front gate, however never heard noise or felt it was loud. Parking for guests could be difficult at times, however everything else was great for an apartment complex. I never had a single issue with bugs, the property itself was well maintained, and I never had any issues. I hope that 8 years later it is still being kept up and run in the same way!!

The Pines is in West Escondido which is by far the best/safest part of Escondido. The pines is also gated, which was a big plus to me. There are only like 12 or 14 units there and everybody knows each other. My husband knew 3 or 4 people from Westminster Sem who were living there at the same time as us and I made some lifetime friends there! The couple who own/manage the pines are sooo nice and they always took good care of us. The apartment was beautiful and central A/C was nice during San Diego summers :) The only thing I would have wanted was a gas stove for cooking! :( But seriously...do your homework and make sure you aren't moving somewhere dangerous!! Check the crime maps online first! I did and there was NO crime at all when we lived at the pines! My car was always safe and we could even leave our stuff outside! The owners were wonderful. Everything was well taken care of. We moved in on a budget, and thankfully, the owners did not give us crazy rent increases every year. This was a big relief, because we moved from our previous two places because we got huge rent increase notices each tim our lease was up - which is common for San DIego, but not at the pines. :) The pines quiet and small and everyone really gets to know everyone. As a woman, I place a high value on having a personal sense of safety, which I definitely had. Also, there was ever any crime while we were there. They have a huge gate which is automatic and always stays closed which probably helped. I could leave my bedroom windows open in the summer and my car was always safe at night! The pines is just a really beautiful place. I don't think you can get much better in the area. I don't have any complaints.
