Save your time and save your money because you WILL be nickle and dimed for EVERYTHING here. When I wrote my last review things were improving under Alondra and AJ, however with the new management (the fifth leasing person since we moved here in 2018, this is NOT normal) things are at an all time low. When we originally moved into this 2 bedroom unit (we transferred from one of the 1bedrooms here that cost us $1400 at the time) we were paying $1660. However, NOW for this same unit we're being charged $2200 a month. Here's a comprehensive list of things that have been improved to justify the rent increase: - Nothing. I hope this list has been helpful, they're just cashing in as Escondido gentrifies without actually putting any work into the units themselves. You will be paying 2023 prices for 1960's apartments, here is a list of things that you WILL be paying for while you're here. - No in unit washer/dryer - No dishwasher - No central AC, it gets hotter than Florida in the units during the summer and the AC units are only in the living room. - No central heat, it's forced air with gas from the city and the heating units themselves are JANKY and regularly require intervention from maintenance - Teens and homeless people wandering the grounds regularly to drink and do drugs or use amenities meant for paying tenants or tag the property - Not gated, its only gated on one side to "prevent foot traffic" which it does not - HORRIBLE sound transfer between units, you WILL be hearing your neighbors and their water pipes, when they're working of course - REGULAR WATER SHUTOFFS. I have no idea why this one happens, I just know that it happens a lot. - If you want an extra parking space that's gonna run you an extra $75 a month, they originally came with the 2 bedrooms but due to a "clerical error" (a complete lie by the way, I've confirmed it with other 2 bedroom tenants) they now charge for them. - If you have pets they'll cost you an extra $50 a month - You pay a $10 maintenance fee - You pay for not just your own water, but everyone in your building's water as well, you could leave for a month long vacation and STILL have a high water bill when you get back. So thats it, it's all corporate greed, REMM Group wants to charge you and do nothing for your cash, you will pay way too much for way too little, we'd move if we had the money for it. Please, if you can, try and go somewhere else before you get stuck here like we are. I've attached some photos to describe some of the issues I'm talking about. read more

I lived there for almost 12 months, everything was great, maintenance on time, clean and maintained all the time, I had to leave for a personal reason the manager Lorraine was so understanding and a great person to deal and finalize everything with her :) I highly recommended this complex and with the new manager you gonna feel welcomed all the time. read more

In the process of moving out after living here for 3 years. Honestly, if they had the amount of rooms we were looking for we wouldn't even be moving. The property manager, Jaleh, will do everything she can to go out of her way to accommodate you as long as it is within reason. Really wish we could take her with us! First off I want to give a hugeeee shout out and big thank you to Lorraine who made this process easy going for us! she was very responsive which a lot of places aren't good at & was very helpful with all the information I needed. But when I met her in person ....wow she was awesome! Her attitude was amazing she was super nice and when she was showing me around I noticed how she was with the tenants living there, very on top of everything and it looks like she has a good bond with them which makes me feel even more better about moving into these apartments! Move-in was simple, and easy. My unit was clean, and ready on move-in day. Alondra, and AJ are amazing! Our ac broke in our apartment in the middle of the night sounding like it was going to explode during an extremely hot weekend. Our maintenance man Aj came out first thing in the morning to access the situation. After concluding that it was beyond repair he had an order placed for a new one which came in only 3 days. Aj had it installed within the hour and I can say I was impressed with his speed of work and his professionalism. I am thankful for the speedy response from our reliable maintenance man Aj and our property manager Alondra. read more

I really wanted to like this place.. We lived here for 1 year The first week we moved in was honestly a blur, we were dealing with a different manager( greg) who went through the move in process quite slow. We received the lease paperwork two days prior to move in for us to sign, and the amount we owed for move in. Shortly after that, we got switched to Lorraine as a manager, she is super professional and rational. When we moved out we then were dealing with another lady named Alondra. We rented a 2 bedroom that was 790 something square feet for $1800 plus utilities. This apartment is now renting for 2k. That is insane to me. The apartment not only doesn't have a dish washer, but the AC unit is nonexistent. I honestly feel terrible for the people stuck with that lease. It gets unbearably hot in the summers, and cold/ humid In the winter. Not to mention the apartment itself is TINY. A couple of other things to mention- -You can barely fit a full sized bed into the master bedroom - the apartments are NOT gated -there is no security - transients/ addicts walking at all hours of the night/ fighting - we heard gunshots right in front of our apartment, which consequently led to me having ptsd for a couple weeks after. It was horrifying . - constant sirens, cops, raids, arrests -a mentally ill woman( past resident) who was actually super nice, ended up dying in a vehicle across the complex. This same woman also tried entering into my apartment without permission MULTIPLE times. Yes, we did inform the manager and authorities were called. A swat team once came to get her. She was released a week after that. Luckily we would lock the door and hope someone else caught her attention before going outside. - there is no spa -images online are not entirely the most accurate (watch for wide angle lenses) - there is no guest parking - if you park on the street, you 100% run a risk of getting your car side swiped by drunk drivers (saw it happen 2 times) - you will be charged a pet scan after move out if you have a dog/cat - you will probably not get your deposit back. Even if you pay for cleaners, leave the apartment with normal wear and tear damage (dirty walls, torn screen windows, etc.) all in all, its not a terrible complex, but it is not the greatest either.. I would recommend looking elsewhere. You can definitely do better. read more

My boyfriend and I lived here for a year and enjoyed our time here. We had to move out due to location, but we were sad to leave on our move out day. The staff is very professional and helpful with any questions or issues that we had. Though to be honest, those times were few and far between. Kantis, the current manager, was always helpful and made our move-in and move-out process smooth and efficient. Marty, the maintenance man, works hard to keep the property running smoothly and was overall a cool dude. Thanks for keeping it real, Marty. We rented out a one bedroom apartment, which is definitely more than enough space for two people. Though the kitchen may be a bit small, the living room and bedroom are definitely spacious. The walk-in closet that we had was also very spacious. There's also A/C for those hot summer days, which is a great plus. They do allow dogs and cats, and the monthly fee for pets is not bad compared to other apartment places. The property itself is exceptionally well-kept, and there is a maintenance crew that comes at least once a week to clean up the lawns. They have two laundry rooms on opposite sides of the property for convenience, as well as a nice pool area. There are also two poop bag stations if you have dogs. As for cons, there were only a few minor things to be nit picky about. I believe it's one parking spot per apartment. If you have more than one car, parking on the streets can be tricky to find towards late afternoon because of the many other surrounding apartment complexes in the area. Also, the freeways (the 15 and the 78) are a bit of ways from the property, especially with a lot of street lights in between. On the other hand, the complex is within close proximity to several markets, banks, and drug stores. But overall, I would highly recommend living here. read more

Moved in to this apartment community about two weeks ago on very short notice, sight unseen. I have been pleasantly surprised by how the whole process has turned out and how its been living here. Alondra was very helpful with the move-in and getting me acquainted with everything. AJ was very responsive on a couple maintenance issues. They make a great team. For a 1 bedroom, 1 bathroom, the unit is very spacious and the renovations are nice. Although located on a somewhat busy street, inside the apartment is very quiet. The location is near many staple stores which is very convenient. Overall very pleased! read more

It was great when I moved in , before they moved Greg to a different location. Greg was great! Personable, let friendly, genuinely friendly; he truly went above an beyond to help his residents feel at home. Well, they moved him, and they replaced him with a woman that shares none of his qualities. She is disgusted by a dog's nose touching her hand [mind you, my dog is used to getting treats when he enters the office; because Greg gave treats to the dogs of our complex], she has a terribly fake retail smile and her vocal one is just as plastic. Rex is nice and always treats you with respect when he comes to something, but the new lady in the office is less than desirable. I won't be renewing my lease and I will no longer be "letting it slide" when I have a complaint with anything. It was a place with potential -- now it's a place i can't wait to leave. If yobalcony paying to have your life placed under a microscope and poked and prodded, by all means come on through! Persnickety management, no balcony [upstairs], no patio furniture permitted for downstairs units, no guest parking, street parking is a complete nightmare, neighbors from surrounding apartments park in fire lanes and block you into your single assigned parking space, a tiny pool with no bathroom and no jacuzzi, no fitness center -- not worth the pot to piss in. If you have other options, take them. read more

We have lived at the Grand Regency apartments for a little over a year now. We just renewed our lease because of how pleased our experience has been here. The staff is very friendly and welcoming. Any issues or concerns that we brought up were addressed and resolved immediately. The property is walked by management on a regular basis and the landscaping is maintained at top notch. Grand Regency also has large grass areas and plenty of space to walk your pets. A little under a year ago they upgraded both their laundry rooms with new front load washer and dryers. It is very convenient because the new system accepts credit cards and debit cards right from the kiosk located in each laundry room. There is no need to carry any change or load money onto a prepaid card. Since there are two laundry rooms located on the opposite side of the property, the machines are usually always available for use. Both their one and two bedrooms are very spacious and cozy. The one bedrooms get a large walk in closet. The two bedrooms do loose the walk in closet, however, instead, you get these giant sliding glass mirror doors. Honestly, it is still a very decent amount of space with the sliding doors. One of the nice perks of living at the Grand Regency is having the Palomar Escondido Campus walking distance from your home. You also have the Escondido Westfield Mall, banks, credit unions, and all the major department stores nearby. Take my word for it, if you are looking into an apartment for the first time or just looking for a new place to check out, I highly recommend you start your search here at The Grand Regency. read more

We just recently renewed our yearly lease from a one bedroom to a two bedroom apartment. Our experience at Grand Regency has been wonderful. Our current Property Manager Kantis has been very attentive of resident needs and is available for any issues that may arise. Our facilities manager is incredibly helpful and approachable. Over a year ago when we first set eyes on this property, we were cautious of the area and any potential bad word of mouth Escondido carried. I can happily say that we have mostly avoided any of that, our property is quiet and peaceful. The biggest draw was they accepted pets (dogs, not just cats) and it wouldn't cost us an arm & leg to reside here. Apartments are roomy (specially the 1 bedroom) and the landscaping on property is immaculate, our dogs love going out for walks on the property. The property also includes doggie stations to clean up after your pals and in case you were wondering, you are only about a 5 minute drive from Escondido's Dog Park. We also have upgraded laundry rooms that are well maintained and are available to use conveniently with a credit or debit card (no more loose change!). The pool is beautiful but surprisingly not many people utilize it. Parking is great and safe but if you have more than one car, parking on the street does get challenging after 3pm or during holidays. You are within walking distance of Palomar College and less than a ten minute drive to North County Mall and all major shopping centers. When it came time to renew our lease it was a no brainer & we were lucky to scoop up a 2 bedroom in the process. Thank you for all your help Kantis and team, we love Grand Regency! read more

My husband and I lived there for about a year and it was great the only thing about it was parking was a little bit difficult and we had a couple issues with vandalism. So we preferred not to hang out another year. Aside from that if they had two parking spots for us we definitely would've stayed. Im not sure how this complex is rated 4 stars because it was not such a good place to live! I recently moved from there and it was always noisy with construction going on. They claimed to have made mistakes on my Rent and then charged me later on in the month for their mistake. The rent there is outta control and the manager was unprofessional constantly yelling at people and on their case for whatever reasons. Plus the pics are misleading the property isnt that nice plus water was always being shut off for several hours constantly.Then to top it all off they kept my security deposit..... I wouldnt reccomend these apartments to anyone not even someone i didnt like. I will never Rent with REMM again..... They suck!!!(only reason i gave them a star is because it wont let you post with out a star) read more

It is quiet here at Grand Regency. That is the thing I love about here. It is also great the 1bdrms are a good size. Closets are huge and bedrooms are huge. The kitchen is really small. Very little counter space and pantry space. If you live upstairs and don't like smoke, then you will not like it. I live above a smoker and the smoke comes through the bedroom window and we can't sleep. It stinks and is really bad. The laundry... the most horrible laundry service I have ever experienced. ONLY 4 washers and 4 dryers for the whole complex, and they are constintly breaking down and take weeks and even months to fix. The management says they are getting more washers and dryers put in, but I have yet to see that happen. The parking is horrible. If you have multiple cars, then plan on parking on the street which fills up quickly. Or get used to someone parking in your spot. If you have a complaint or need something to change you better keep on management. She gets busy and either forgets or puts it on the back burner. You have to stay on top of her to get things done. Maintenance is okay. I only had one time where it took a long time for me to get something done after asking a bunch of times. The plus side about here is there are no Roaches!!! read more

I have lived here at Grand Regency Apartments for 3-4 years now just a great complex quite and clean. Anytime I have had an issue it has been resolved quickly everyone who works here is visible and approachable. Any time I have needed to talk to the manager she is accessible. I am in the process of getting a roommate and the transition has been easy and painless. I have lived in a couple other complexes where you are a apartment number here you are treated like a person. read more

Management is really bad! she never answers the phone, she always forgets things, shes always in a bad mood, etc. Parking you just get one covered space, Manager gets 2! lol Laundry, service is always bad and machine broken. Maintenance is great, I don't know how he can still work with manager. Apartment is nice, no roaches, small microwave, but I feel comfortable. Iv'e been living in a one bedroom upstairs unit for about a year and a half now and I would recommend this property to a friend. The grounds are kept nice and clean, the laundry facilities (2) are new and working well, we have a huge bedroom and walk-in closet, and I feel safe within the complex. Marty, the maintenance guy is very capable and I've never had to wait long for things to get fixed/addressed. If you do see a bug in your apartment, they are very quick to nip it in the bud and get pest control to come up with a plan for treating your unit, and/or investigating nearby tenants for any bug issues. They are honest and will answer your questions and concerns. The kitchen is a typical size for an apartment. You get one parking spot and many of them are covered. If you have a second car, the street is often full and you may have to park down quite aways, especially if its after 2:30 in the afternoon. read more
