He refusing to take responsibility for their payments department improperly billing me when I provided them my credit card to take my payment but instead they used bank account and pulled money I had allocated to other expenses. Unbelievable. Unacceptable and to attempt to switch the narrative and play me. I'll make sure I send people to other properties from here on out. No accountability.

They refuse to fix it and say it is the city's problem. They supposedly scheduled a meeting for the week after christmas. It is March, and I am still waiting. I continue to receive notices saying they need to gain access to my apartment for a week long to update unnecessary things. As soon as one notice is taken care of, there is another for the next day. After I called for an hour, the office finally answered my call, only to hang up on me after I explained in my lease it states they cannot access my apartment without my written consent unless of a fire, flood, or other EMERGENCY. Updates are not emergencies! Not to mention, all 3 updates they would like to do, they just did a week ago. Very poor customer service, it is more of their convenience than your own, even though you live there!

BEDBUGS & COCKROACHES…read more The 506 building in the Glen Oaks apartment complex is infested with bed bugs. This happened when a resident refused to let management treat for bed bugs in one apartment, causing all 12 (possibly the entire 24) adjacent apartments to become infected as well. Glen Oaks management declined to inform any adjacent apartments of the danger of bed bugs when it was known that 1 apartment was infested. After several apartments notified management of the infestation, Glen Oaks management admitted that 1 tenant that has had them wouldn't let them treat. I then contacted several pest control companies, including the current and former companies that Glen Oaks has used. I also contacted several local apartment complexes to ask about their policy on bed bugs. When speaking to the current exterminator company servicing Glen Oaks, the company denied that bed bugs could travel from apartment to apartment through vents & electrical outlets, which was the exact opposite that every other exterminator company has said, as well as contradicting all easily researched advice online. When contacting other similar apartment complexes around muskegon, all said their policy on bed bugs & cockroaches was to treat the entire building if bugs were reported, which is also what is recommended by every exterminator other than the one Glen Oaks employs. Glen Oaks apartments insisted that we pay full rent after finding an infestation of bed bugs originating from the apartment across from us. Despite having to dispose of mattresses, couches, books and various other possessions, Glen Oaks did not offer any compensation. We waited over a week for an exterminator to come in as they had not even prepared to call for one despite knowing about the infestation. After being treated we were told that we would need to wait for one month with everything bagged up, vacuuming constantly and spending literally hundreds of dollars on laundry & they would be back to retreat us as is standard practice. I waited for Glen Oaks to contact me for the return date. They did not. I emailed the email they are always asking us to email with zero response. (They have never once responded to an email despite asking repeatedly for us to send different information via email) This all happened over Christmas season and they were in and out of the office and very hard to reach in general. When I finally got ahold of them to schedule a retreat, which needed to be done 28-30 days later to be the most effective, I was told they didn't think we had any furniture anymore so why would they retreat? It was completely dehumanizing. When we were finally treated and cleared of bed bugs, I was offered two things: 1/2 of a months rent off despite living with bed bugs for 3+ months and having to buy all new furniture, and we were offered to move to a different building as they REFUSED to treat the entire 506 building. The second time we entered our "new" apartment to begin moving things in we found literally 1 and a half cockroaches on the floor, one eating the other. We had to stay at the 506 building two more weeks before being moved into a bug free building. After moving into the bug free building, squirrels started getting into the walls. It started to chew through the wall in my bathroom and was coming out! Guess what Glen Oaks did? They sent a maintenance man to put expanding foam all over my bathroom (twice, because the squirrel ate through the first layer of foam) and eventually the squirrel didn't come in and it died. And there it stayed, stinking in the bathroom wall. They tried to blame piles of dog poop the size of a Chihuahua on my Chihuahua. They take the bike racks down two months before it snows and don't put them back up until well after the snow is gone. They only allow their own BLOOMS internet provider and you can pay 70+ a month for the worst internet ever. The ladies in the office will tell you Glen Oaks is in Orchard View School district but they are not (its Muskegon school district) and Orchard View adamantly does not want kids that live in Glen Oaks. The ladies in the office will give you their personal Glen Oaks email address and then repeatedly claim they received nothing despite you forwarding them the email & them confirming the address. (So sketchy, dont even understand this one.) We stayed for 2 1/2 years and were never late on rent, even when paying for a bed bug infested apartment. Glen Oaks is really just not worth it at all, but if you do decide to move here I recommend requesting extermination reports for the apartment/building you are moving into. For what its worth, I should add that I suspect the bed bugs are being spread around by maintenence (unknowingly, this is something management should be accountable for) as maintenence are the only people in and out of all the individual apartment and both bed bugs and cockroaches use humans as a means of travel. Make sure you protect yourself.
