SHOULD BE NO STARS I am beyond disappointed living in an AMH home. We have now been without AC for three days in the Florida heat, and this is not the first time this has happened. To make matters worse, when I submitted the work order, a vendor accepted it--but we never received a single call. I had to personally call AMH just to get the vendor's contact information, only to be told, "we can't come today." So why was the work order picked up if no one could even come out that day? When we called AMH back, all we were told was that management was closed and there was nothing they could do. The next day, the vendor finally comes out and tells us the compressor is out, but nothing can be done until a bid is submitted and approved--on Monday. Are you serious? When I called again the following morning, I was told the bid hadn't even been placed yet and there was no timeline on when it would be fixed. I had to demand that they call the vendor while I was on hold. Suddenly, the vendor "placed the bid," and now we're told they'll try to get it approved later that day. So again... we're just supposed to sit here and wait? This entire situation is unacceptable. There is no urgency, no communication, and no care for residents. We even have a sick child at home, and it genuinely feels like no one cares. The repairs here are always rushed or delayed, and nothing is handled the way it should be--especially something as critical as AC in Florida. I would never recommend living here. Renters and future renters beware of renting from AMH. They are dishonest with their tenants and business practices. Will overcharge or double charge you with utilities. Cannot have electric in your name so they can control it all with extra fees incurred. You have to maintain the property like you own it, no yearly maintenance until something breakdown totally. Yet put little into getting the place ready to move in so there's a quick turnaround for the next sucker. Normal wear and tear is non existent and will hit you with those fees too when you want to leave. Even when you thoroughly clean up before moving out. Will find a way to eat up your deposit and try to charge you for other non existent expenses. Yet want to buy up whole neighborhoods. i've been renting for two years and a few times have had to reach out to the property manager via email and phone messages and she never gets back to me. I always end up having to call the 1-800 number to get assistance. In the two years I've been here the four houses around me have had 3 to 4 different renters each. Maybe it's because when this company renews your contract, the longer you stay, the more you pay. Most places give you a discount if you sign a longer lease. Won't be renewing this year. read more

We were hesitant, but proceeded with the application process. Low and behold- Bait and switch! It was pastel pink and smelled like urine. Do not trust this company! Horrible customer service, they don't answer calls, normal hold times are over 50 minutes before someone answers, and they don't return your calls, when I finally got thru to an agent, I was told they don't have enough staff, I applied for several homes to rent, and because they did not process my application in a timely manner, they were rented to other folks. When you submit a application no one contacts you on status of your application, so you have to call them, which is also impossible. I am at the end of my lease and I tried applying for another home since they were raising my rent, I applied and was told I has the only application for the new house, then 3 days later when I called for status and waited 55 minutes on hold for an agent to answer, she said sorry sir but we did not process your application because you do not have a completed transfer inspection, no one mentioned anything about a transfer inspection, and they said I have to pay 650.00 fee to transfer to a new home, even if I was fulfilling my current lease and not leaving earlier? what is that about? Looks like they try to give priority to lease to folks who are not current residents and make it impossibly hard for you to move to another home at the end of your lease. I have a stellar record of paying my rent, and get treated like shit, they just don't care about you once you are a resident. read more

When I first moved to Jacksonville May 17, 2019 we rented what we thought was a very nice home in Fruit Cove's Julington Creek's Timber Trace neighborhood. It was the perfect location; walking distance to shopping, restaurants, coffee shops, gas stations, etc. We were so excited about moving in here, but that didn't last long. A week after moving in until we moved out we received numerous violations from the HOA for just about everything that the landlord should have done before we moved in. I asked the landlord to fix the violations so I would not get charged, but they never did; they would come out and say everything is fine. So I took it upon myself to weed the yard, pressure wash the fence, etc; but still was getting fines based on structural things like broken / rotten planks in the fence. I appealed to both AH4R and the HOA to no avail. What got us was I became very ill living here and the doctors didn't know what was wrong with me. After finding mold growing on the back side of the home we realized the shower had a leak between the walls and was growing mold and fungus on the outside of the house and suspected it was producing spores in the home. We spent weeks arguing with AH4R and they finally sent someone out that confirmed it was mold; but they did not start repairs for 2 to 3 more weeks. By this time we decided we had to move out at the end of July. Thankfully Florida tenant law was on our side and we moved out July 27th, 2019 (just a bit over 2 months) to another home with another rental company; and surprise my mystery illness just vanished and I begin feeling 100% again. The two moves in such a short period of time put a real strain on us financially, but AH4R only agreed to give us back our deposit and not help reimburse all the moving costs. While this was ok, it seems like they would have helped compensate us since their poor upkeep of the home caused us to move. I would not rent from AH4R again. While the staff on the phone was nice and understanding, their corporate office was not so much nice to us. And during those short 2 months we went through 3 property managers; which just says the company isn't a great place of employment either. Just beware if you rent from them and maybe hire a home inspector to look at the home before you sign any contracts. read more

Do not rent from these thieves, worst company ever, only gave us $170 of our deposit back out of $2000. You can never ever contact them, emails don't get answered there are no phone numbers that go directly go the office to talk to someone in person, we tried dozens of times. They add all ur utilities into the rent with no invoice so you don't ever know what ur paying and can only pay on there portal and they charge you $40 to use the portal every month. Also charge you $45 every time the smoke detectors go off and reports FIRE, ours went off whenever we cooked. We NEVER got our refund check back, moving out they send you a Move Out List, which we followed to letter!! We scubbed everything for days,cleaned up front garden and than had our cleaning lady come behind us for 5 days doing bathrooms bowl, showers, drains, windows, etc and they charged us for a professional cleaning crew to clean after we left. They charged us for a paint crew to spackle and paint the inside of house even though their letter said DO NOT PAINT, LEAVE IT TO US, that means they are paying for it. Which the did not need to paint or spackle since we did not even put a thumb tack in the walls, there was only some scuff marks on the wall. Charged us for a new Garage entry door, we still don't why, theirs was broken when we moved in, charged us for steam cleaning the driveway after I had it done, I have pics and videos from when moved in and moved out. My suggestion is to leave the house a wreck cause you are not getting you deposit check back, run from this company. We are in the process of filing a complaint with DAs office here Jacksonville. I'm a little surprised to see that AH4R decided to keep my entire security deposit.  I took care of the place and some things were left better than when I moved in. They give you a basic move-in inspection, but the move-out checklist has so much more detail added to it. The complaints I made to the property manager in regards to the charges are as follows: The original AC filter was dirty when I moved in, so much so that it fell out of place with all the stuff on it. There was no city garbage can when I moved in.  I had to go to Home Depot and purchase the one that was left at the property. A week after I moved in, two maintenance guys from AH4R showed up and asked to plug into the garage, then the laundry room after popping the GFCI in the garage.  (This is an indication of how much current they were drawing.) The unplugged the sprinkler box and never plugged it back in. They also hooked up to the water outlet on the side of the house, (without asking) then proceeded to pressure wash and paint the house using my water and electricity.  In doing so, (pressure washing the house) they left standing water in all of the window sills inside of the house.  I called and emailed about the whole situation and nothing was done about it. I dried the sills and paid the bill, AH4R never reimbursed or addressed this situation. Two blinds were hanging by a thread (bedroom and den) when I moved in, and broke shortly after.  When I contacted AH4R about this, they said it's the tenant's responsibility, so I replaced them. There was never a rubber plug for the garbage disposal, just a drain hole boxed up under the sink. AH4R charged me for a drain plug upon moving out. There were weeds in the flower bed when I moved in.  The neighbor to the right told me that the previous tenant was charged for weeds, and that he noticed the weeds were still there when I moved in.  He warned me to make sure I don't pay for weeds on moveout. AH4R charged me for weeds upon moving out. I'm being charged to power wash the back patio because of a dirt stain left from a grill mat. If anything, I should be credited for the maintenance guys pressure washing the whole entire house using my water and electricity. I reported the electrical outlets in the master bath not working twice, no one ever came out to fix them. The moveout inspection called for clean light bulbs.  When I moved in, the bulbs all had paint overspray on them, which burnt and discolored the bulbs over time.  I replaced those. The move in inspection did not specify clean bulbs. A warning to any renters, AH4R plans to take your full security deposit from the start. What they do is ask you to prove that you addressed anything at move out with receipts and pictures. If you don't take pictures and videos during your move-in inspection, you may be left paying for things they neglected. read more

Not once did anyone answer or contact us back within the time we needed to sign a lease. They reached out to us via phone like a month later. This is ridiculous as you have so many ads online for your properties yet it's near impossible to contact anyone with additional questions. We rented one of their homes for a year. The house had been purchased by them just a few months previous. We were extremely careful to not put anything in the walls, no pictures etc cus we did not want the hassle of repairs. It didn't matter. They found more reasons to keep our security deposit than I ever could have imagined. They are a large, publicly traded company preying on hard working people. There are few, if any, lawyers who will take a case to recoup $1,595. They know this and they treat your security deposit as their own. We were charged, among other things, $3 for a burned out lightbulb. Florida law provides for "normal wear & tear". They ignore "normal wear & tear" and will charge you hundreds to repair like a pin hole in the paint you've never seen. They told us a walk thru was not necessary. Big mistake. We liked the house. I have rented from this company for almost 2 yrs now , had nothing but issues ,when we got our lease we asked if the utilities were to be paid by us to jea or another company we got told jea by us , for 6 months we did this all of a sudden conservice took over claimed if we could prove we paid our utility bill thru jea for those months they'd reimburse us , after weeks of dealing with them they claim they don't do reimbursement so I contacted our property mgr who said we got lied to it was always to be paid to conservice,they sent some guy out to pressure wash the house which he ended up putting holes all in the siding from the psi up to high , filed a complaint months later they send some crackhead out to fix it , he comes BK a month later jumped our fence into our backyard claiming he left a tool behind our house which could've been accessed without jumping our fence , filed a complaint and called the police nothing could be done , we've told them our house in literally sinking they put rocks down thinking that would help, it's still sinking and they don't care our house is literally splitting apart , then we don't get 2 months of utility bills can't get in touch with them because they never answer the phone and theyre appointment only , we nevef coukd keep up on who the property mgr was suddenly this guy emailed us saying he was, after a few emails he stopped replying and went and fiked eviction summons on us! As far as the application process, I would say it was horrible. I drove by a beautiful house in a lovely neighborhood one day. it had an American homes for rent sign in front of it and I contacted the phone number the same day and mind you, it was within business hours When I called, I received absolutely no answer and stayed on hold for 30 plus minutes. I attempted to call back at least six times within the next week and a half and received no one then when I finally did reach someone it was someone out of state who had no idea which house I was even talking about. When I finally contacted them again on the second week and asked the question that needed to be asked, I put in my application. Five days from the application and I've heard nothing back, but I finally see that it has been taken off of the website. Then three days after it's taken off of the website I received an email stating that the home is no longer available but my application was already paid for and that I can transfer for houses on their website. If their houses did not cost $2500 and of course I would've transferred it but they are unreasonable and you can never get in contact with anyone. I do not recommend applying with them at all because they will take your money and you will not get your money back. read more

UPDATE - Would not lease from them again. Like others have mentioned, getting a hold of someone is impossible. I had to talk to a leasing specialist instead of Samantha White, the senior residential manager or Jacquelyn Heflin, the district manager. I've emailed and called them and no response. Bet they'll reply right away to this review. Perhaps, if they can hire all these people, maybe someone should be doing their job. It appears that most people work remotely because of the lack of effort and response. The application process was terrible. DO NOT THINK THAT THE MOVE-IN DATE YOU WANT IS WHAT YOU WILL GET. They make you move in within 7 days of application approval. I chose a date further because it was easier for us. THEY CHOOSE THEIR OWN MOVE IN DATE FOR US WITHOUT NOTIFICATION. They did not specify why or ask us to change the date. I had to call multiple people to finally get a reply. Calling the Jax number is BS because it goes to their national line, and you won't even get someone that is local. All the times I've been put on hold and got someone, it has been a different person every time. They should hire managers that are responsive to their clients. No wonder there are multiple Facebook groups with current renters that reveal the cunning nature of the company. After attempting to reach out, they sent me an email on how they were trying to reach me???? I called and they told us about a SQUATTER SITUATION ON OUR HOME THAT WE HAVE TO MOVE INTO IN TWO DAMN DAYS. Not to mention, a leasing specialist told us, not the property manager or anyone in management. Amber McNaull, the same lady that changed our move-in date without notice, did not seemed phased on this situation. Actually took the squatter's side and claimed how law enforcement is involved and to pick another home. They need to have better security if anyone is able to live in their home and have scams that allow to do so. I have never been more angered by a situation. We chose this home for a reason and had everything set up to move in on 02/10. Now we have to look for other options. This isn't an in-town move. We are moving cities with new jobs set in place and they allow anyone to move in without proper security in place. read more

Beware, lets start off with I applied for one house got everything in ontime, then kept calling for an update with no return, finally got ahold of someone and they rented out the house to someone else apparently my worker when on vacation and didn't pass to someone else but lucky they had another house in same neighborhood. 2 weeks after moving in my kids was walking my dog and a neighbor dog got out and attacked my dog and my dog doing what he was supposed to do by protecting my children. A few months later these people got wind of it and I had 7 days to get rid of our family pet I had for 5 years or move out. I had no sayat all. I was very happy with AH4R up until they changed my landlord late last year. Kelly Scott was amazing, responsive, always cared about us. The new landlord, Jacqueline is not responsive unless it's related to getting us out of the home/move out process. I had sent her my intent to vacate the first time and she cancelled it. I've had roofing issues after the hurricane Irma that have been reported and took months to be fixed even after I would contact Jacqueline to do something. Before we moved, I noticed that it wasn't completely fixed so now it's the next tenants problem :( It's been sad to have such good service and now and unresponsive landlord. Also, the rent increase seems so high, it's like they don't want us at their home anymore. We tried negotiating with them and they right out tell you they won't change their mind about the rent increase but offer you silly incentives to stay. Now, post-move out the battle to get my deposit begins. I'm being charged for clogged drains and replacing toilet seats (mind you, the house was impeccable when we left and certainly no clogged drains). They charged us for a carpet cleaning that was already done using the company they even recommended! ... Tenant for 2 years and sadly a bad experience at the end. I've rented from many companies and I know that if you want to have any of your deposit back, you gotta leave the property better than you found it. I reached out they continued to say "it's a cosmetic issue we will not fix it" now I'm out 1900$ on carpet that should have been replaced before we moved in. They sent me the wrong explanation of damages and the one they sent me they got them for over 6k. 30$ an outlet cover because "color is not consistent with style of house". This company's policies are terrible! They apparently go so far back for a background check and deny people because of minor history. They have unrealistic expectations of who they rent to. The whole application process was one of the most difficult and irritating experiences I've ever had to go through just to rent a place that was far less then my current lease. There are other companies that have a swifter turnaround time for your application status, and also don't go as far back into a background check that would be absolutely irrelevant to the last 15+ years to your current life. They will not see that you have students or people with disabilities in your family. They will take money from everyone who is already 18 years old. My opinion is that they use houses as bait on which they make money. These houses are never sold or rented out. They make money by collecting paid applications. They collect the required amount of money and take the house off the market, and after a while they renew the ad for this house. They know that for 50 dollars people will not make a fuss, and for such a sum, no lawyer will consider their deceit. This is how they make money by taking advantage of people. Now my story. On the evening of May 18, I saw a house for rent through the websites Zillow and Trulia. It was just posted and I really liked it. It was just the right size for my family. I applied for the tour and also took the rental application forms. After creating an account, for some reason my e-mail turned out to be blocked and during the day I could not enter the company's portal with it. The next day, I registered again through another e-mail, received a guest portal, a temporary password from the company, they also gave us a tour in this house and scheduled it for June 6, because it was written that the house would be ready for viewing from that day on. There are 6 adults in my family and each filled out applications for $50. With five people, the payment went through immediately, but the sixth applicant was not given a temporary password. The next day we received an e-mail from Leasing Specialist Leon Koretsky who wrote that our income was almost not enough for this house, and he also sent a temporary password to fill out and pay for the sixth applicant. It was May 26th. Since then, he has not communicated anything to us either by phone or by e-mail. It was time to go there and we went from Minnesota to Jacksonville to tour and sign a contract for this house, and on the way we found that this house was removed from the market, and all the documents disappeared on my portal. Only the entrance to the website worked and the message that the cancel was sent to my account. This gave me a reason to think that they are scammers. On June 6, we arrived in Jacksonville at the office of American Homes 4 Rent. We asked the secretary why the house was removed from the listing and what we should do, because we paid for the applications. She answered that their company does not return the money, but Leon Koretsky will contact us and submit other houses for consideration. We were in Jacksonville for 2 weeks. Leon Koretsky never answered our calls and the office never answered the phone. We paid money, but received nothing from this company in return, no tour, no rent, no answer to the phone, etc. They took 300 dollars from the family for electronic applications, without even providing a viewing of a home - this is not a small amount. Don't rent from this horrible company! There's fake fees for everything and they add erroneous fees when you move out. These's additional $9 fee each month to bill you electric, gas, water and sewer that's due at the same time as your rent. The company the use adds a surcharge on their billing. They don't response timely to phone calls, emails or service requests. I had to get the building inspector involved before they repaired a leak in the roof. I could go on and on but read the Yelp reviews and Google reviews- RUN they are crooks, liars and thieves. Don't even get me charged for the false move out fees I had to dispute and get legal council involved.......bottom line READ the reviews and RUN. Their reputation speaks loud- pay attention and don't sign a lease. It will be Hell on Earth for you- trust and believe. read more
