This is the worst company ever. I pay my rent every month. I signed the A3 year lease stating that my rent would not go up within the three years after the first year it went up. I've had to have code enforcement out here, three times and still nothing has been fixed now I had to pay double my rent to stop a eviction for me being two weeks late which I have kept in contact with Sydney through JWB when I asked him for an itemized printout of their attorney fees that I had to pay for they said they did not have one that they could provide however, when I call the Duvall County clerks office there was no eviction files nor did I receive any eviction papers stay away from JWB they are a scam. They do not fix anything they make you pay for everything I do not know how they're even still getting away with the crap that they get away with. Awful bean counter management that doesn't care a bit about residents. I refused to renew my lease after the washer was down for 5 weeks with maintenance being unresponsive. The outside water supply needed to be repaired. After, when I brought this up to the manager, she told me that access to the washer and dryer was not guaranteed under the lease. Previous maintenance requests were delayed by stupid requirements for pictures and sometimes even videos of items to be repaired. Teh tub faucet fell off the shower wall. Why does this require a picture? And anyway, they do none of their own maintenance. It's all outsourced to local contractors anyway. And after giving them the evidence they request, they ghost you regarding updates. They lied and told me the property I was renting was sold to Elevate, but they own elevate. This is likely an attempt to hide from their extremely toxic JWB brand. Now, it's been 5 weeks since I moved out and they still aren't responding to messages about returning my deposit. JWB knowing that they all ready have a lot of bad press on how that treat minorities. Me and my wife are a victim as well. Want to share it with the city. We moved in two years ago needing a home they charged up double the deposit for a house we didn't want and trapped us in a two year lease with no option for a one year lease. Since we moved there it has been complaint after complaint against them. We have filed several complaints with the city of Jacksonsonville we have reached out to news and better business bureau. We are desperate we have broken appliances no smoke detectors because we have a roach infestation and mice that is unreal. We have roaches crawling out of our cloths and pantry and on our children. They have promised to get fixed because we have holes in our house that let this infestation in also they are coming out of the base boards of the house. It's insane. They keep giving run around management want return calls yet they raised our rent like six months ago. We have many emails and a lot of photos. Heartless souls! My father passed away. I had to do a well check which caused damage to the lock of his door. I called for them to fix, they never came that day. Later that evening my father passed away so I sent another message for them to secure the door. They did alright by changing the locks and locking me out of my father's apartment. They are refusing to give me access for 60 days or I go through probate. I couldn't even get access to get any personal items for his memorial or to handle his affairs. Heartless spines. Do not recommend this place!! Oh and they are extremely slow to respond to any communication. They also didn't do any improvements on the apartment for the 21 years my dad lived there. i rented with jwb a couple of years ago . i was looking to continue to rent with them because i enjoyed the home i was in. when it came time to renew the lease they brung the price up to 1,800 when we were only paying 1,400. we declined and decided to move out! we asked the price would stay but we were told no. driving by one day after we moved out i see they had the house up for rent for 1,400. but yet my family was told no we couldn't keep the price . so you decline 1,400 just to relist it for 1,400? i was extremely mad and it was extremely petty. very disappointed i had to leave the home . my work was right around the corner. but looking at the reviews over the years.. i can definitely see why people call this place a scam. because how could you do that to people? i been lookin at some nice homes from jwb but between the scams and quality of the homes everyone is talking about .. i just might pass. read more

Value = 0 Quality = slums Service = office = lip service, maintenance = LOL "JWB Rentals" is a shell of a company. They are basically a third party facilitator/HR department where maintenance is handled by "Choice Home Insurance" and the owners discretion whether or not to fix things. I guess if we'd ended up in a decent house with a respectful owner, things may have turned out well, and this would be a 4 or 5 star review. Yet we dealt with a slum of a house in Lake Shore, owned by Antonio D (who fixed nothing unless it was required by law and covered by the insurance). When we moved in there were hundreds of exposed rusty nails sticking out of the wood in the carport (when I looked at the place I thought "surely, these will be removed and the house cleaned before someone moves in"... WRONG). We were on a two year lease with a faulty HVAC system and plumbing the whole time. This was discovered in the first few months, yet nothing was addressed until the HVAC failed in August (2 months before the lease ended), no AC for 3 weeks, with 3 children under 4, one being 8 months old. The plumbing was never actually addressed how the plumbers said it needed to be, so sinks and toilets backed up ever 2-3 months. A pipe burst in the attic making one room unusable for the last 4 months of the lease. Yes, all 5 of us sleeping in the same room, beds so close there was barely room to walk around. The hot water heater failed a year in, that was replaced, yet it took almost a month. There is a collapsed chimney in the attic that nothing is being done about. The floor in the house was messed up for year and injured my children's feet yet never repaired. The floor in the shed was collapsing in and the fence was falling down, yet we were told these weren't necessary repairs. The dishwasher did not worked or leaked the entire 2 yeas, and we were told it was being replaced 3 times, yet it never did, despite being in the lease that we had a functional dishwasher. We saw 15-20 plumbers, 15-20 HVAC techs, and 15-20 other "repair" folks in 2 years, and yet the issues. We sent a certified letter about the lack of 2nd bedroom as per our lease, and the HVAC, in middle august. Instead of being compensated or anything, we were served with an eviction notice the next month, and told that the 2nd bedroom with no insulation and holes in the ceiling was livable. There is no customer service at JWB, unless the owner allows it. Otherwise, they are nice people with hollow words, excuses, and empty promises. Don't rent from JWB or any 3rd party company that uses another 3rd party service for maintenance. Or accept that you are signing away your rights with that lease. read more

JWB recently purchased my apartment building. Unfortunately, there isn't one positive statement I can say. When it comes to my maintenance requests there is zero urgency. Our backyard grass is taller than my ankles, I have had a leak for over a week and we had carpenter ants. My leasing agent, Kyle Anderson, never returns my emails. In fact, I had to email him 4 times before he got back to me on the leak. He hasn't even acknowledged the yard issue. We did have someone come "fix" the leak last night but did a sorry job. I came home after work to find a gaping hole in my wall. They didn't take the time to plaster over the hole. Please see picture at the bottom for reference When I call the main office to speak to someone I always get the same response "someone will call you back." Does anyone ever call me back? Over the last two years I've reached out to property management regarding my next door neighbor and her occupants she moved in who are not on her lease too many times I can't even keep count. Per the lease guests are not to be there more than 14 days and she has violated this on multiple occasions or something to that extent knowing that after the fact and knowing that property management knew this the entire two years really made me question JWBs Integrity.The main issue is her guests/occupants breach the peace and harass and disrupt their neighbors and neighborhood.I complained about the tenants sister and now boyfriend she just moved in since the sister moved out both individuals choose to play loud music all hours of the day OUTSIDE my door and INSIDE the home! Early and after hours because neither have jobs to report to or consideration for others. She also caused a whole gnat infestation bc she didn't take her trash out for weeks and also repeatedly park and drive in my grass her and her occupants. I've called, emailed and texted and felt like I was becoming the problem living in fear of retaliation.I should not have to move or live in hell the remainder of my lease especially since you all are not honoring what's in the lease. I am truly disappointed that my only option would be to move and break a lease and pay 2 months knowing the FACTS ! I am being antagonized by people who quite frankly shouldn't even be here !!! They knew this and did nothing. I am still awaiting a supervisor call back from Sydney regarding my concerns this is unfair that I cannot live in peace and my issues had to be endured this long two years issues with the sisters fighting outside and Sydney was provided videos both times they fought outside in broad daylight !! Also I was asked to provide the tag number of the boyfriend by Sydney and his red truck is not registered to him per the police so we don't know who the tenant has living next door could very well be a predator with this behavior. I truly hope my complaints weren't ignored due to race or discrimination bc that's how it feels being ignored and no changes as I truly don't understand that if a tenant has broken many rules and violated how they can continue to reside here with no consequences. It just doesn't make sense.Even the outside condition of the home should be of concern I can only imagine the damage inside and how you will be unable to prove if the tenant or their moved in roommates that aren't on a lease bc you don't enforce your polices listed in the lease just shows and proves it's all about money. They are a MONEY MAKING MACHINE! I rented with JWB for 2 years. My property manager changed 3 times due to people leaving the company. Before moving in they charge you: * application fee * administration fee * non-refundable pet deposit $500 * security deposit Upon move out they require you to pay: * for a pest control (they never sprayed before or while I lived there) and provide receipt from a company * charge you a minimum $200 cleaning fee * $65 move out checklist fee * and other bogus charges. They find a way to KEEP your deposit with no plans of returning. Be prepared. Even if you clean it spotless and leave the place in better condition then you received it. They will find a way to take your money. Their response time on emergency issues is horrible. You have to call or email them to set up a ticket and they never respond back to you. I have a flood going on and they told me it wasn't an emergency. Per the long term neighbors The place I lived in the tenant had died and abandoned the place so they did minimal work for me to move in. When I moved out they charged me for all the damages and paint that they couldn't get money from the ex-renter. Just be prepared to GIVE them your money and not get any back. JWB will rob you every chance they get. TRUST THE NEGATIVE REVIEWS. Most positive reviews are from employees, friends, and people who are brand new tenants. When we moved in, they made several promises about the property that they did not keep. When we moved in, it was infested with roaches, the A/C did not work, the sink's pipe has a missing link, none of the toilets were attached to the ground, two of the doors would not close, and various parts of the house randomly falling apart. We told them when we moved in and they just kept saying "as is" or would promise to fix it, but never get back to us. They tried to charge us to fix the A/C and promised they would send out pest control for the roaches. The pest control never came. We were harassed the entire time we lived there by the neighbors who were also JWB residents. JWB did not care and even sent us a few eviction notices for things that we never did. We sent them proof that the eviction notices were false. They would apologize then send us a new one shortly later. They forced us to stay for an extra month. They called me a few months before the lease ended to ask if we want to say. I told them, no we don't and asked if I need to write or sign anything. They said that we are all good to move out. But then they called me a month later (the day after the notice deadline on the lease) to tell me that we either need to pay $1225 as a fee for not notifying them we are moving out or we need to stay another month. When we moved out, we paid for professional cleaning and pest control. Every inch of the house was better than it was when we moved in (with pictures for proof) We fixed up the house over the 2 years we lived there. But when we moved out, we were charged for cleaning, pest control, painting, A/C repair, and so much more. They even charged us for issues that were in the move-in checklist or that we notified them about. We still never received the rest of our money back. JWB is a company of crooks. The rent is too high and they will still rob you when you move out. read more

Morgan Marsh new construction, 3 beds 2.5 bathrooms, one small garage mix match appliances, my refrigerator is too small it's the size you see in a studio apartment. The dishwasher and refrigerator maker is Frigidaire and my dishwasher also. My stove is GE, there's no garbage disposal. The flooring isn't wood it's, laminate planks, the light through the unit are all recess lights, no ceiling fans, no ice maker, no recycling bins, no security cameras, no mail delivery 3weeks ago trash collection finally came. The garage is small, and tight. The washer and dryer is in there also. I can take one step and be standing on my neighbors front porch from my driveway. This company along with some other companies, have came to town running up rent, and not doing right by us. There no accountability, from property management nor the investors. They don't know anything about this property, it's the blind leading the blind. I've had a call with 3, people from upper management and my issues have not been resolved yet, my issue was escalated and still no resolution. She shamed me with my disability. She was condescending. She talked down to me like I was three years old. She made me feel bad for the amount of emails. I've sent her about this. I have every right when you're woken up at 3 o'clock while your cat kills a roadie while you fight off cockroaches in your bathroom and kitchen when you get up in the middle of the night and you have to clean up dead roach carcasses while your cat parties all night killing them. I will never let a condescending disrespectful unprofessional woman like Miss Scott treat another veteran like this ever again on my watch, I've got company charges me $1249 a month gives me an air conditioning even though they advertise central air that doesn't cool off the whole house. There's an awful smell in this house every time rains it's offputting because it's in the kitchen and when you're cooking and eating, it's a horrible smell. There's water that pulls out outside this home , and let's not forget rodent and roach infestation, but there's even more when I got here. I had to get the bathtub fixed and I still have to get it fixed because it's still not working properly. The front door wouldn't open and I didn't even complain about the air conditioning initially because I didn't know if I had the right because I realize this is an old home. I went out and bought a portable air-conditioning and a thing and clear off the back home but Scott doesn't take any of these things into consideration know what she does is she condescending you she gaslight you over her failures Miss Scott and JWB should be ashamed of themselves. Probably one of the worst rental agency's I ever had to deal with. They are extremely hard to get ahold of. When they give you an agent to work with don't expect more than one response per day. If you're looking to sign a lease through them, find another company with the same listing ASAP. JWB will ask for your application money even when another agency has renters signing the same place ahead of you. While you're trying to apply, JWB won't tell you everything you need for the application to go through. They will ask for one thing, then won't respond until the next day and say they require more. After multiple days of no responses you'll have to reach out to them for them to will tell you they need more documents! By that time your place will be signed by another company! If you finally sign through them and don't pull your hair out in the process, be ready to nag them for more information because your house won't have everything set up! They don't tell you if your place has a washer/dryer, they don't provide pest control, and they don't tell you if there's city trash cans or where to even get them. read more

***WARNING PLEASE READ FULL REVIEW BEFORE RENTING FROM JWB**** I did not start off renting from this company. I think they brought out the company I was renting from which was Playa Realty. I only been with JWB for less than 2 years. Within a year you can see the differences from the company I started with. First difference they charged you $45 to resign a lease. Most company won't do this. 2nd, they will only fix things they deem important. So a issue that's concerning to you will not be concerning to them. 3rd, the lack of Communication within this company is horrible. The employees are in & out of the office often. Taking time off is their specialty. Furthermore, they are showing their true colors since the unit I live in has been sold. Mind you during the selling process, I was the one showing the property. So imagine working from home due to COVID & having people come in & out your place of living asking questions about the unit & complex. I'm not a real estate agent. I basically did their jobs. Without pay. After, the unit was sold I needed somethings fixed. I was told by the new owner to contact him for any issues with the unit. I did not save the new owner number. So I contacted JWB for the new owner number. This is when JWB said they still handle any maintenance issues for the unit. I asked them are you sure, because the new owner told me contact him directly. They assured me they still handle maintenance issues. While when rent was due I see 2 maintenance fees for $100. So I contacted JWB and told them I was told there wouldn't be any fees since y'all still handle maintenance. I was told by one of their employees. My lease was voided because when they sold the unit. A new lease was sent over and I did not sign it. This was all a lie. I never received a new lease to sign. Also why would I sign a new lease when I'm moving out within 4 months. Also you can't void a lease due to the unit being sold. This went on for a few weeks. Eventually they removed the fees and charged the new owner which was dirty of them. The new owner text me and asked why didn't I just contact him. I explained to the new owner I tried, but they refused to give me your number & said they handle maintenance issues. Now to my last month with them. I moving to a new state for a job. JWB has sold the unit. I talk to the new owner often. The new owner has better Communication skills than JWB. The owner text me out the blue and said I will be coming by with a contractor to get a bid on repairs. I explained to the new owner I had no clue about this. The new owner explained, he told JWB this info and they said they would contact me and set something up so there's no inconvenience. Well they dropped the ball on that like everything else. The owner & I ended up setting something up. The owner told me about all the stuff he's going to do to the unit. He's pretty much doing a full gut of the unit. Since I was able to hear and see his vision for the unit I know JWB no longer own this property. He even sent a payment statement & text confirming JWB doesn't own the unit. JWB still want to charge me $175 for cleaning. They still want me to pay for carpet cleaning & pest control. Pest control is provided by the complex. They use Massey Pest services and they do it for free. This makes no sense. The property was SOLD AS IS. (Per convos with new owner) When I move out & leave the keys they will hand over the keys to the owner. JWB doesn't care about the condition of the unit & new owner is going to replace EVERYTHING!!! So for me to be charged $175 for standard cleaning, pay for carpet cleaning & pest control makes no sense. The unit is NO LONGER WITH JWB. They want to find a way to keep the security deposit & pocket extra money. PLEASE DO NOT RENT FROM THEM. Believe the 1 stars reviews ONLY!!! They are asking new renter to leave positive reviews so their company doesn't tank. read more

Going on 4 days without hot water, 2 days since the last vendor came to fix it. Also no response from anyone since the vendor showed up and didn't fix it. I dont like the "emergency " maintenance line because no one ever responds to the voicemail your forced to leave but we leave them anyways. So thanks guys! read more

If you are looking for a company too manage your properties please do not hire JWB. I have lost so much money with them. They put in a really bad tenet that both struggled paying and destroyed the walls. This tenet went bankrupt which prevented me from taking the deposit and the penalty for breaking the lease. JWB charged me $4,000 to fix the issues from that tenet. I told them I wanted to sell the property. They told me that they will increase the rent from $1,288 to $1,578, so i decided to go ahead. After waiting 2 months and losing about $2,500 I decided I wanted to sell, keep in mind that it takes a month to get the tenet in and JWB will take the first months rent. At this point I will have lost money in August, September, October and November. Total lose is $4,000 plus $5,125 for the four months of no rent= $9,125 in loses. My monthly profit is only about $400. This is a major loss. JWB doesnt seem to care one bit. There are tons of property management companies around, I suggest staying away from JWB read more

Customer service is ABHORRENT. If you're on hold for longer than 14 minutes it hangs up on you and you lose your place in line. Maintenance requests take FOREVER. I've had a plumbing issue for a month now that is still not resolved. I've had to resort to showering at my gym. Any maintenance issue has to go through the homeowner first before they can even schedule a work order and mine must live on a deserted island because his response time is absolutely embarrassing. JWB needs to hold the homeowners accountable and there needs to be penalties for landlords not responding in a timely manner; 24 hours seems fair rather than the 3 days it takes mine. The maintenance guys they call are absolute idiots. They always forget to do something, resulting in them having to come back again and again and again. I'm at my wits end with this company. They simply do not care about their tenants. I will never rent with JWB again. It's too bad I still have 1.5 years left on this lease. read more

we started to rent a home from JWB, when we talked to the agent I felt she gave us the run around we kept asking her what would be the cost to move in. she said she didn't know. she said I have to figure out the cost, after calling and calling over and over, she said we would need a large amount of money or use a program called the flex program. ZERO STARS IF IT WAS AN OPTION! Seriously run as fast as you can, live in a cardboard box on the side of the street or crash in your parents basement. Literally go anywhere other than a rental property owned by this group. Communication sucks and good luck getting any maintenance request done in a timely matter. They tried to keep our $2400 deposit and charge an extra $500 after we paid a cleaning company to come in, had carpets and tile cleaned professionally, patched up every single hole in the wall, and spent an entire week dusting and scrubbing every inch of the house with absolutely nothing left behind. Tried to dispute a few of the charges on the demand letter, never responded and sent every tenant on the lease to collections for triple the amount. Also After Moving In Our Dry Duct(Which Runs Thru The Wall) We Not Only Called And ASKED For It To Be Fixed Buy NOBODY EVER REACHED OUT... " We Will Call You Back" And Or No Answer At All. Our Manager Adam Dykes Obviously Doesnt Ever Receive Mine Or My Partners Calls/Emails/Voicemail.... Because We NEVER RECEIVED ANY CALLS OR EMAILS FROM ADAM! Ok so I have not heard from KYLE ANDERSON (my property manager) since April 30th, 2021. Here it is today 5/21/2021. 21 days!! Completely unacceptable. I am going on my 2nd year with JWB and was going to lease one more but after this I do NOT think so. He would not return my calls, emails etc. and then had the audacity to disconnect our call today because he was flustered embarrassed about NOT being up to date with current proceedings. JWB is such a huge company and have so many clients that it is kind of hard for their employees to be held accountable as they know they will always have business. No care is given to the residents of these homes I see! However, I will take the time to post my response to his generic email stating that I have been entered into eviction when in reality the situation was handled by another property manager !!! Mr. Anderson, Per my conversation with Ashley this matter has ALREADY been resolved! I have reached out to you since April 30th, 2021 with no response on your end which is possibly why you are not up to date with current proceedings. It is to the best of my knowledge to advise you to keep an open line of communication with the tenants of the properties you manage as things tend to typically happen in life. This way things do not spiral out of control as they have regarding this situation! I understand that you disconnected the call more so due to confusion  rather than my tone. I called back and spoke with another PM in the same tone and there were no issues. She understood perfectly the passion and urgency in my voice. You were clearly unable to detect this as you were too busy trying to defend yourself against not contacting me since April 30th. It has been a pleasure working with you  as you have been very patient and understanding....however please keep an open line of communication with the tenants of the properties you manage as it IS your job! read more

If I could give this company 0 stars I would. They do not care about their customers. I had to break my lease because the place so nasty and dirty when I moved in. I was told the place would be clean. There were dirty clothes in the washing machine. When I moved out they charged me for new filters when the filters had already been replaced. I was charged for light bulbs that were not off. I paid them in full what I owed and they sent a payment to collections when I didn't own them anything. Please is you are reading this find another company to rent through. You will be wasting your money. They will not fix anything. Non of the doors in the condo locked the stove was broken. I have been a resident of JWB since December 2017 and am pleases to say that the service I've received thus far has been really good. Whenever I've had a service request for maintenance, they were on it. A lot of it derives from communication. I communicate my issues and they resolve. Kate is my property manager and has been doing an amazing job. I definitely recommend this company if you're looking for a long-term lease (2-3 years). read more
