I made the mistake of moving into a Hover Girl property. Move in inspection states everything is working great. So many things not working and black mold concealed with two fresh pieces of wood nailed over. They demolished the sink area and left it like that for days now and won't work on it until next week. Dishwasher broken, AC issues thermostat replaced, horrid smell under sink with known issue covered with fresh wood. Air vents for AC coated with black and green. Someone spray painted white inside the vents to cover. As the other reviews say, no professional courtesy not taking responsibility for appliances broken and having leases that say you accept the rental "as is". Unethical, dishonest, and I have lived here 16 days. Believe the reviews. Does this look move in ready with a checklist that everything is working great?! It is now 83 degrees in the rental and the owner/Broker at Hover Girl said he is going to a wedding. He can't help. Update: The AC broke and spent the night in 87 degrees. They fixed a part but it's still 82 degrees. 20 days with black and green mold throughout the wet sink area, dishwasher area, and dragging their feet to do anything. Run away! Homeowners and renters. Update August 23, 2026. The kitchen is in containment for black mold. I am being bullied by Hover Girl Properties. Instead of doing the right thing they are retaliating. I've been given 3 days at a hotel given the past 31/2 weeks. The "rebuild" is not until next Wednesday with no eta with completion. I've been here less than a month. Paid them $4k and they are repeatedly asking me to vacate instead of doing the right thing. They have finally agreed last week to "modify" their move in inspection that states everything is in working order. I paid almost $2k to move and 4k to them. Over 10 different vendors needed plumbers, electricians, AC repair, mold investigation, 21/2 hour mold remediation which usually takes 1 to 5 days. They have made me the bad guy in spite of attempting to sell the property and then renting to me. They have taken down my pictures. Last year I rented a home through Hovergirls and it was the biggest mistake I ever made. The house was filthy, electrical plugs and lights didnt work. I moved in a couple of days before Christmas and it was a horrible experience. When I tried to clear the home they sent me a list that was impossible to fulfil. The carpet carpet was worn out and I did have it professionally cleand but they still kept my cleaning deposit. This company claims to be Christian but I can't confirm that. If you are moving to Jacksonville Fl please find another property management company. read more

Completely unprofessional and unethical. We rented a house they had listed. Tried to send claim letter that was completely fabricated with no receipts. He disputed claims and asked for receipts. They claim landlord will send them over. Got two receipts one for carpet replacement and one for driveway cleaning and sealing. They had the audacity to charge for entire carpet replacement of a carpet that was 5 years old after making him pay money and show receipt for cleaning it. I tried to verify carpet receipt with carpet company who will not cooperate. They also trying to charge not only for cleaning driveway but sealing it as well which is an improvement. My son has been out of the house since end of May. It is now august 2nd. Still haven't received deposit back and glen. Doyle is ignoring the email that was sent to verify if the entire $3600 deposit was given to landlord. Tenants have legal rights and I intend to pursue everyone. Do not work with this company. So far, I am not impressed with the way they are handling the exit of my son's lease. Seeing all the negative comments solidifies my intuition that something isn't right with this company. They are trying to steal all of his security to make improvements to the landlords home in preparation for the sale of it as it is now listed on Zillow. He is currently disputing the charges. Every negative comment has something my son and I have experienced. I will update what the outcome is after our dispute of charges and then post the letter my son sent to them if necessary. SELLERS BEWARE of Joy and Lara the owners of Hover Girl Properties.  After listing my home they had the purchaser at my home and gave a verbal full price offer.  At the time it was a little overwhelming but very exciting.  We accepted the first offer because it reminded us of when we purchased the home and being a military brat it hit home.  However the actions of these agents after the home inspection was pushy, nasty and the reason many people will not entertain a government loan purchase transaction.  The main agent, Joy left the county and left Lara to oversee the home inspection portion of the transaction.  The home inspection came back pretty clean with minor items which is VERY normal.  There isn't a home inspection that comes back with no repairs and really the report is for the buyer to determine if the health/life of the home.  Instead of picking one or two important items with their client or taking the document as what it should be used for as informational purposes only they came back with a laundry list of repairs.  After stating the home is being sold as is and we are not entertain repairs the buyers agent, Lara become increasingly aggressive stating these are "VA MPR's (Minimum Property Standards).  First, the home inspection is not the inspection that dictates any repairs.  Second, all Florida Contracts are for As Is. Third, the lender never sees the home inspection and again its only for the buyers informational purposes ONLY.   After a lot of back and forth with pushy aggressive tactics we agreed to entertain one repair until Lara would not agree to allow us to use our own judgement and hire a professional to repair.  They stated that they wanted us to use their preferred person "so everyone felt good".  At that point we decided no, no repairs and the buyers needed to decide if they wanted the property and my agent notified them they had until Thursday at 5pm based on the timing of the issuance of the repair addendum.  The buyers agreed to proceed and Lara kept stating VA MPR's but again this is determined by the appraiser and not the home inspection.  The agent asked if someone could come to the home and inspect the fireplace and of course I agreed HUGE MISTAKE! They were only there to inspect but somehow someone authorized the "repair" of the fireplace.  The first day their "preferred" gas company came to the house the guy was there from 1pm to after 6pm and worked SUPER SLOW.  The repair guy started the pilot light and discovered the on/off switch wasn't working and advised it needed to be replaced.  No big deal and he left, after he left I didn't think anything else about the manner but they arrived again UNANNOUNCED Monday the following week with another person to "fix" the fireplace.  The arrived around 1pm and didn't leave until 8:30pm and by the time they left the fireplace was completely torn apart.  It was the most unreal moment and I was in such shock I couldn't even respond to the matter.  I believe this was another tactic on the agents part to get a "subject to repair" appraisal as a negotiation tactic for the repair addendum.  I immediately canceled the appraisal and notified my agent they needed to be back the following day and fix this mess by 5pm.  The two days prior, these two people worked so SLOW and bragged about their hourly rate.  However, Tuesday they worked liked they had a job to complete and left stating they replaced pretty much all the parts to the fireplace. I watched the fireplace work without any problems the first day but the switch wasn't igniting the pilot light and when removed the live wires touched it worked without any problems.  Either, these agents get a kickback from their "preferred" people or they are just programed to try and stick it to the gullible sellers not realizing I wasn't paying and I didn't agree to a repair to be made.  This was by far unprofessional.   The appraisal was completed a few days later and it was completed as is with no required repairs unlike what the agents said based on the home inspection.  It was never disclosed until the end of the transaction that I'm in the industry and I'm a government mortgage loan underwriter.  Their actions, pushy and aggressive tactics are a routine that is overwhelming putting sellers in a position of jumping through hoops to make the closing date. read more

Homeowners beware! Find another property manager! I used Hover Girls for years to manage my home in Jacksonville, FL and I strongly recommend you find any other company. Their service was severely lacking and their agents are unprofessional and unresponsive. For property management, they will charge you $1,000 to place a tenant, well above the industry average for this area. They will then charge you 10% a month for little to no service. Even if the tenant renews their lease, Hover Girls will charge you hundreds of dollars again for a "renewal fee." When something breaks in your home, they will call one of their in house maintenance people who will overcharge you. Their communication is lacking and they do not want to be bothered by homeowners. Hover Girls is a terrible steward of their customers' money and will do as little as possible. As for taking care of your home, Hover Girls does an appalling job holding the tenants responsible for damages and unapproved modifications to your home. Only after years of Hover Girls' "management" did I discovery that tenants had: 1. Repainted walls without permission 2. Installed a 240V line from the hot water heater to the master bedroom 3. Incorrectly installed a satellite dish to the roof 4. Damaged the carpet that was less than 2 years old 5. Left trash in the garage and old furniture 6. Installed a fence in the backyard without permission 7. Stole a canopy swing from the backyard Hover Girls response to all of the above damage is to say that they cannot prove that the tenants did the damage and that they would lose in court so they are not going to pursue the issue. You will not be covered by the tenants' security deposit and as the owner, you will be on the hook to repair the tenants' damages. This is one of THE worst rental companies I have ever had the displeasure of contacting. We considered them when moving to Jax and saw a few properties. We wanted to wait a year to decide where we wanted to buy, so we chose to rent and applied to rent a home through Hovergirl. I suppose the first red flag should have been when the woman came to show the home in her swimming clothes while her children waited in the car, and the constant going back-and-forth about whether pets were allowed and the inconsistencies in their policies. At any rate, we went through the application process like you always do and everything seemed fine...until we were informed that we were denied through their automatic rental application process, and the lady suggested to my boyfriend that he look into my past because her report has come back that I had a criminal record. We immediately hung up, bought independent, verified credit and background reports, and I was totally freaking out, thinking that someone had stolen my identity, as the worst "trouble" I have ever gotten into in my entire life was a traffic ticket. I work with kids and have had extensive background checks before being employed, so I was a wreck to hear someone suggest this. Of course, once we did this, we learned that there was nothing on my record, our credit was fine, and the claims this lady made were fabricated. Not to mention, the rent was literally thousands less than what we could have comfortably spent. It made no sense and was an extremely stressful experience. You can imagine how angry my boyfriend and I were over this incident. The emotional roller coaster I was put on because of these false claims was horrible. We felt like they just didn't didn't want to rent to us for some reason so they made up some story. Why else would you say something like that?? It was the worst experience. I still get upset when I think about it. The BBB heard from me after this incident, and I make sure to tell everyone I know who moves to Jax and who is even thinking about renting to stay as far away from this company as possible. The good news is that we ended up renting in a much nicer area than the place we had originally applied with Hovergirl and had a fantastic landlord who had absolutely no issues with our background or credit checks. We recently purchased our own home in Avondale and love it. We are so glad to be done with the renting process and would never, ever, ever consider doing business with this company ever again. Rented from them for 7 years. Never late, never an issue. It was a great relationship for both of us. When we informed them that we wouldn't be renewing our lease they sent us their cleaning list to have the house ready for them which included instructions to have the carpets professionally cleaned with a receipt for proof. My wife asked if maybe they'd come check it first as we believed the carpets were going to need to be replaced since it was cheap, contractor grade(that's what Hovergirls said) carpet and was 7 years old. High traffic areas looked like high traffic areas and in my daughters room, there was some slime stuck to the carpet. We didn't want ho spend $$ just to have them replace it anyways. They refused and said we had to get it done. We did, it cost us $200. When they did the exit walkthrough, we were told that if all carpet was being replaced, it would not be on us since it's cheap, contractor grade carpet with normal wear and tear. BUT if they only were replacing my daughters room, that would come out of our security deposit. Well, of course that's what happens and they take almost $400 out of our security. Funny thing is, a month later, the house is posted for rent with NEW CARPET THROUGHOUT. $200 to clean plus $400 from our security is $600 we're out. Plus, we already gave a $1000 non-refundable pet deposit for our 2 potty trained chihuahuas. What I thought was a good relationship was just them taking all they can. read more

Moving from over 1,000 miles away with less than a month to find a place and move everything, I had only a few days for an apartment hunting trip. Allison emailed me back right away when I inquired about a property, I have yet to hear back from the 3 emails and 2 voicemails I left with Coldwell Banker, who was the relocation realty company my company works with. Allison was great with the whole process, found the perfect place, all forms were done over email and text message, payments by ACH. Hovergirl was excellent to work with given that I was doing everything from a distance- they even gave me the code to the realtor's key box on the door so I could get the keys after hours and not worry about arriving during business hours. BEST FRICKIN' PROPERTY MANAGEMENT COMPANY IN JAX!!! Up front let me say I have been using these guys to rent out my home in JAX for 6 years now. And as luck would have it I have had a few interesting experiences with my tenants: death, pet destruction of yard and or carpet inside, service calls, etc. I even recently had a neighbor try to unlawfully acquisition part of my backyard... but that's a long story. In real life stuff breaks, and people who otherwise have no reason to be untrustworthy can turn out to be so. So I can tell you from the point of view of someone who has needed them to watch out for me in my absence, they got your back. I have glanced over some of the other reviews.... A few of them appear to be bitter people who Hover Girls held accountable. (Bitter about not getting your deposit back, much?) Unfortunately, cyber-bullying is everywhere these days, even directed at businesses. It appears that not a lot of their happy customers are big Yelpers, because they have numerous praise-filled reviews on their Facebook. I love them. I will sing their praises for you now: (1) They care. You would think this is a given in the business... NOT TRUE. If you are away and you need someone local to look out for the condition of your home while you fill it full of tenants, THESE are the kind of folks you want! I have had many experiences where my Hover Girls agents go above and beyond to look out for my rented house. (2) Communication. They answer the phone. Return your calls, early, late, on weekends. Super great at responding to emails. I've rented for years, and it makes me sad because Hover Girls doesn't manage properties where I live. Other companies only seem to care if you mail your rent check on time. (3) Integrity. A company that abides by Navy Corps values and only employs kind, ethical people. [A glimmer of hope for the industry.] (4) Tenant placement. They will aggressively advertise your home to minimize any vacancies. In the past six years using Hover Girls, I've usually had multiple fiscally responsible applicants competing to occupy my home every time I need to find new tenants. (5) Stellar Record Keeping. They are very organized. There are never any problems depositing my rent collected to my checking account on time. Every service call is well reported. And I get nice little summary reports throughout the year that help me with my taxes. In summary, they are just awesome. If you are looking to rent, they are a great company. Very disappointed with Hover Girl Properties in Jacksonville, FL and Earlene Paschall, their Realtor. After doing a walk thru of the property in 2010 in a less than perfect, overpriced home, we settled on leasing a home in James Island. We were not told that Hover Girl Properties was not handling management but that the Owners would be managing the property until it was time to sign the lease. Sneaky. Earlene negotiated with the Owners to have the yard re-sodded as it was completely dead in the back yard. The front yard was not much better and the mulch was nonexistent. The garage floors were filthy. We were promised by Earlene they would be cleaned before move in and the carpets that had pet feces would be professionally cleaned before move in, They were not, Long story short, we had deadbeat Homeowners to deal with for almost 3 years and at the end of our lease, we were robbed of our security deposit and were charged for a broken, 10 year old AC that the Owners refused to maintain or have cleaned the entire 3 years we lived there. We are now in the process of suing to get it back. Earlene was very pushy when it was time for showing the property to new tenants and gave me only 2 to 4 hours notice on a couple of occasions and wanted me to lie to future tenants about how great the Homeowners were. She really put me on the spot and made me feel totally uncomfortable by asking me to speak about the property that was not at all maintained by the Homeowners to prospective tenants that she would bring by. Is that how it works? Really? She was only concerned about selling her property to the next tenants, Earlene also never returned my phone calls but fully expected me to answer hers, on very short notice, Once we moved out, (3 days EARLY - of which we were hassled to do without compensation or ANY incentive) the Homeowners charged our security deposit to - GET THIS! - RE SOD THEIR YARD! - I called to let Earlene know what kind of Homeowners she was representing and she would not return my calls. She did not want to have anything to do with us after we were our of her hair, although she told us in person she always wanted to know from her tenants if there were problems. NO GOOD. STAY AWAY! What a disappointment and a bad experience. Stick with a reputable Realtor. Century 21 was AWESOME as is our current management company, Avalon Management. We found While Hover Girls when we unexpectedly needed to relocate due to an illness in the family. Upon 1st impression it seemed less than professional I felt like every time we met to view a home must have been "casual friday" Bobbi was typically in beachwear of some sort and once brought children with her. Although they were diligent in getting us into a suitable rental in a timely manner, that was about the extent of any and all communication during our 1 year lease. In that year we never heard anything from anyone at Hover Girls, no communication, inspections, nothing whatsoever. Not even a courtesy call or email to check on the property after a significant hurricane came extremely close to us. Thankfully we never had any problems or need to contact them for any issues although When our lease neared the end we advised Hover Girls that we would like to renew our lease. We were told that they would send over a new lease agreement for us to sign. After nearly 3 weeks and still no lease and no communication from HG and now we're just days before our lease was set to expire. So we packed up our belongings and vacated. I guess all in all I as a renter other than the lack of due diligence on HG's part we did not personally have any issues during our tenancy. Having said that...as a landlord with rental properties myself, I would not ever nor would I recommend anyone hire Hover Girls as a property management group. It seems that they will simply collect fees to do little to nothing in the assurance of your property including but not limited to securing and maintaining tenants which by the way would have been as simple as sending an email. Instead of admitting the error or oversight (were only human) but rather they lied and implied that we too had lied by stating that they had indeed emailed us the lease renewal agreement. Which is just not true, and they could have just fwd the aforementioned "email paper trail" we have simply never heard another word from them. I'd have to imagine that the owners of the property couldn't possibly be happy with the fact that they had good renters that wanted to stay for another year and yet their home sits vacant for no reason other than the fact that Hover Girls did not do their job. We are an active duty family who recently purchased a house, sight unseen from Japan. Our realtor, Allison Chance, is the definition of professionalism. Ask for her if you want a true champion on your side of a real estate deal. having a PCS date of May 2016, we contacted Hover Girl Properties in February. Within hours, Allison contacted us and the home shopping process was underway. Allison cheerfully made FaceTime calls from Jacksonville to Japan, ensuring that it was during normal business hours in Japan; a 14 hour time difference! She made videos of multiple homes and was more than eager to answer or find the answer to any question. Trust me, I asked her a lot of unorthodox questions throughout the entire process. The home search was rough for the first month. We made offers on multiple homes, the first two falling through for various reasons. Discouraged is a polite way to describe the way my wife and I were feeling. Allison, always positive, would make those late night calls from Jacksonville, offering encouraging words and actions. She truly made us feel like we were her only client. After we finally chose a home and had an accepted contract, Allison again began to shine as our Agent. The seller and the selling agent were stubborn and hard to work with to say the least. Allison proved that she wasn't timid or afraid to defend our interests. On several occasions, I went to sleep in Japan after talking to Allison and learning of another roadblock, only to wake up the next morning with a text from her asking me to call her when I could. Every time I received a text and made the subsequent phone call to the States, Allison would greet me with the good news of her clearing the road block. If she were a baseball player, her batting average would have been 1.000. We PCS'd to Jacksonville and three days later we closed on our new home. We have lived in it for almost a month and have loved every day in our home. Allison still texts and calls to make sure things are going well for us. This company is horrible to work with, really Allison Chance is horrible to work with. "Work" being the operative word. If you need anything from the owner it is impossible to get, if you ever have to move out the company makes it impossible for you. It seems to me, that they want to use your deposit to update everyday wear and tear items that are the responsibility of the owner. Wear and tear items that existed prior to your move in as an excuse to update the property. Really be careful who you work with out there. Their contract is ridiculous, and the exit process... FORGET ABOUT IT. Terrible, terrible, terrible! This realtor, Allison Chance, has made me so upset and has made me feel like I am some slob who didn't care about where I lived and I really did and that property is MOVE IN READY! Shame on yourself and shame on Hovergirls. Glenn even came by just a few months ago to inspect the property and he said that I took exceptional care of this property. I had to move to Tampa and don't have anyone in Jacksonville to handle my affairs and she hounds me and hounds me, and I am so sick of it. I am using my work time, to write this and I would never do that but I feel like this is the only way for me to have my voice heard and feel a little better about everything. I feel horrible and will never rent through a property management company again. Good riddance...she'll probably use this review as a reason to hold my entire deposit. read more
