They control your utilities and the AC/Heating units are so inefficient and they refuse to update them. The service team will show up but before they do they will threaten you with an email saying that if you're not home for the 6hour window they will charge you $150. Review of American Homes (Binion Reserve - Apopka, FL) I was one of the very first renters at Binion Reserve in Apopka with American Homes, and renting from this company was one of the most stressful experiences I have ever had. From the very beginning, communication was extremely poor. The property manager and office staff were consistently unavailable when we needed help. Calls and messages often went unanswered for days, yet they had no issue contacting us at any hour when it served their interests. There was no consistency, support, or sense of partnership with tenants. The situation became unbearable when we experienced a late payment during a very vulnerable time in my life--shortly after I had just had a baby. Instead of working with us or offering any compassion, American Homes immediately pursued legal action. We were given only a week to move out and taken to court, which was humiliating and emotionally overwhelming. The legal pressure felt aggressive and intimidating, not supportive or reasonable. After moving out, they refused to return our security deposit and instead applied it toward what I believe are unfair and excessive charges. We were billed for items such as light bulbs, smoke detector batteries, HVAC filters, nail holes, wall scuffs, and interior paint--things that clearly fall under normal wear and tear for a lived-in home. Charging tenants for basic maintenance items and minor cosmetic issues feels predatory and appears to be a pattern rather than an isolated incident. Many residents feel they do not have a voice, and my experience supports that concern. The process felt stacked against tenants, with policies used to intimidate rather than resolve issues fairly or humanely. I strongly caution anyone considering renting with American Homes to read every document carefully and be prepared for aggressive legal action over even minor issues. So, how to start, where to begin or what to say?!?! If you have a choice DO NOT do it. 1) From jump I was passed around from person to person like party platter before I was even agreeing to rent the place. Name after name to contact and never or rarely the same person twice. 2) The process was a little head scratching as to what the cost was to lock it in when I had just finished renting and moved to this place. Previous place was bigger less money, etc. and the grounds were maintained to add to the value no cost to me! 3) Not the case here. Smaller by far. 1 car garage. 2 rooms and an open den. 4) Place didn't seem to be cleaned before I moved in. NOT by them. BUT I know the game now as YOU as the tenant need to patch holes and paint the walls when moving out. Plus clean the place or you get dinged on your security deposit. 5) When I moved in, the ceilings had seam cracks in the drywall due to the poor build quality by the owners, but not the property managers issue per se. BUT STILL, "Hey come on in, hope the ceiling doesn't drop on you!" This wasn't just one panel, it was most of them in the master bedroom, the living room and the kitchen/dining, and den upstairs. I asked to have it fixed. NOPE! Not happening. 6) Master bathroom faux drawer panel on the sink was falling off. Needed to be fixed. It was but no one within the property management company saw it at walk thru. I had to call when I moved in. And it wasn't that way when I looked at it. 7) A/C was off when I moved in. They didn't flip the unit over when they did their walk thru. 8) Microwave was missing shelf, they would not get a new one. 9) Stove burners had some issues when I moved in. But not when I looked at it initially. 10) Master bathroom tub had a drip from the faucet head. Took them a month to get it fixed. Amt. of water was a rate that could fill a 3 gallon bucket in several hours. 11) When all this was going on this was the first few weeks of moving in. I had to go to the office in Schaumburg IL to deal with it as NO ONE would return calls or had answers. MOST of the calls came back from the Las Vegas area at the start, until I went to the office. Which was a surprise to the workers there. As if someone ( a renter/client) showing up there was un acceptable. 12) You can pay rent online with a $40/$45 convenience fee. Or mail a check! OR ... you go to Walmart and use the bill payment service there. That's a fun experience. In short LOL, nope. I would not recommend. read more

I stay at Cedar Mill Bradenton, Florida. Property mgr Pauline is poor at communication and addressing issues in a timely manner. Issues ranging from broken AC and defective lights leading to potential fires. Regarding communication, no one can never tell the tenants with the landscaping or sprinkler system schedule is. Wouldnt be as much of a concern if landscaping didn't damage property and sprinklers werent spraying a nice combination of hard and sewer repurposed water (sulfur smell) that will eventually damage vehicles. read more

Rent from any other company EXCEPT AMH. The most unscrupulous company I have encountered. They need to be locked down. They scammed to rip off consumers. They charge $500 upfront cleaning fee, yet the homes remain filthy before moving in. They have a company billing for utility, garbage, renters' insurance and the company charged a fee for service. There is no option for you to get your own utility or to use city garbage. I canceled my contract after 1 month and never moved in the home. They try not to return all my security deposit. They deduct for HVAC cleaning, vent and dirt on the outside wall that I complained about before I moved in. ZERO STARS. Absolutely horrible company. They are buying up lots of homes in my area and creating a rental monopoly so there are not many options if you aren't prepared to buy a home. As a result, I guess they feel they can charge exorbitant prices for rent and provide the worst customer service I have ever seen in my life because people have no other choice. Maintenance requests are ignored, even in emergency situations. I had a water leak in my bathroom last year and it was still shooting out even after turning off the hose behind the toilet. I tried calling the emergency maintenance line over and over throughout the night and if they answered at all, they just said they would put in a work order. When I called back a little while later to try to get it escalated (again, water shooting out all over my bathroom), I was told they had no record of my previous calls and no work order existed. I had to call and pay for a real plumber to come fix it and then they had the audacity to argue with me about reimbursement. Now, a year later, they are trying to charge me for replacing a garage door that never worked correctly from the time I moved in. I submitted multiple maintenance requests and had several (non-English speaking) people come out to look at it before it was finally replaced. Then I GOT CHARGED for it! Despite my rent being auto-drafted each month, I found a notice to vacate or pay on my front door and my account is locked, so I can't pay my rent or utilities and now they're trying to add late fees and fees for delivering the notices to vacate or pay (2 now). The garage door STILL does not work properly. I have been trying to contact them for over a month to resolve this situation and they just never respond. Finally got in touch with someone in a different department who told me that a supervisor reviewed the case and determined that I had to pay for the garage door due to damage incurred (I did not damage anything and have been submitting maintenance requests about the stupid garage door since I moved in) and I have to pay $4400+ in the next 5 days (at a Wal-Mart!) or they're filing an eviction. Further, you pay for amenities you don't get to enjoy. I put in a maintenance request because my ice maker didn't work when I moved in. They told me they intentionally don't hook them up to avoid damage from leaks and closed out my request. I put in a request because my a/c unit was making an unusual noise and was beginning to shift off it's foundation (trying to avoid a bigger issue) and was told that there was nothing wrong with it. I am supposed to have access to a neighborhood pool, but both summers I've lived here, I've had to fight with them thru mid-July to get a new access card because the existing one doesn't work. The technicians they send out don't speak English and do shoddy work if they show up at all. Avoid this company at all costs! I am a normal human who pays my rent on time and takes care of my home. I have had nothing but problems since moving into one of American Homes 4 Rent homes. I have had multiple plumbing issues, appliances not working, paint covered on woodwork, dirty, vents are gross, outside looks like it is falling down (eyesore of the neighborhood). Furnace has gone out a few times and they don't replace parts - just clean. Fence is missing boards and water leaks behind kitchen cabinets. Can't open the windows myself. I don't fee safe in this house and can't wait to get out. I've already talked to an attorney. Never work with this company. read more

Also, they will send a vendor out to look at the issue and if the "issue" is considered under the tenant's responsibilities they do not let the tenant know. They send out a vendor with no notice or authorization. They will then bill you. We would have taken care of the issue had we known we were meant to. It's nice to get a surprise charge on your statement! I am so glad we will never have to deal with them again soon. Do NOT rent from them. Absolutely avoid this rental company at all costs!!!! I don't know how their google reviews are so good. It would take me hours to list out everything that is wrong with the home I am renting from them! The major things are the smoke detectors have been defective for over three months (I've changed the batteries), we just had a tree fall on our house and have several other dead trees that probably will too, the AC was out for a few days, doors are falling off inside and the side of our yard has been flooded all summer! It has been a nightmare!!!! Most of the time they just delete maintenance requests without telling you, and if they do get approved it takes about a month for them to come out. Terrible management and support I would like to warn about the terrible experience we had with AMERICAN HOMES 4 Rent. We notified them in advance, via email, that we would not be renewing our lease, giving more notice than what was required by the contract. They confirmed via email that they were accepting this as valid notice (NTV). However, after we vacated the house, they attempted to charge us for two additional months of rent, claiming the notice was not valid. In addition, at the end of the lease, I made sure to take detailed photos and videos of the entire house, which was delivered in perfect condition. Despite this, they insisted on charging for "repairs" to items that were not damaged. Even after presenting clear evidence, they failed to provide an adequate solution. It has now been 4 months, and despite countless emails attempting to resolve the situation amicably, nothing has been resolved. As a result, we have decided to pursue our rights in court, both for the stress caused and the unjustified and abusive charges. Be very careful with this real estate agency, as they seem to use unfair practices to take advantage of clients, especially those who are not familiar with their rights. I would not recommend this company to anyone. If you are considering using their services, think twice. Avoid the problems and disrespect we have faced. read more

American Homes 4 Rent - everyday - Property Management Near Me - Orlando, Florida

BEWARE!!! I have been attempting to received my security deposit back from them for nearly four months. They reduced the amount we were to receive by $1200 for frivolous things, such as, loose towel racks, cleaning drains, ; all of which were working upon moving out. We were charged $200 for power washing the garage floor and $250 for wall painting. We spent about six hours painting prior to leaving and left the walls better than they were when we moved in. We provided pictures to prove our case; however, we were still charged $250 for painting. In my opinion, this is considered normal wear and I found nothing in the lease discussing paint. An appeal was filed for some of it which they initially said they did not receive. Upon telling them it was sent via certified mail and I had proof of receipt, they admitted to receiving it and granted us an extra $150. The original deposit check refund has apparently been stolen, forged and cashed at an unknown financial institution. AMH later provided a copy of the cashed check which does not reveal where or when it was cashed. The Resident Manager said she has done all she can do I suggested I file a police report. Complaints have been filed with the Sheriff's Department, FTC, BBB and AMH. Next will be a consultations with an attorney for a possible class action lawsuit for possible identity theft and other shady (in my opinion) billing practices. Best of luck to all. read more

Rating: -0 Stars Our experience with AMH has been nothing short of frustrating. We moved into one of their homes mid-December, 1,500 miles away, sight unseen. While we were familiar with the area (having lived here before), we didn't expect the house to be in the condition it was in. When we arrived, the house was utterly disgusting, and it was clear that it had not been properly maintained or cleaned in months. We had to clean the house ourselves before we could move in. The issues didn't stop there. Most of the outlets in the house don't work, which we thought would be addressed immediately, but instead, AMH has continues to ask us what materials they need to fix them. It's outrageous that we, as renters, have to specify what materials are needed to fix basic utilities like electrical outlets, especially when we're paying over $2,500 in rent. The lawn was not cut before our arrival, and the palm tree outside was completely dead. I submitted a work order, and AMH claimed the lawn was taken care of--it clearly wasn't but they canceled the work order. There were dead palms lay scattered on the ground beneath the tree. The grass was up to my ankles, an overgrown mess that spoke volumes about neglect. Within days of moving in, we experienced a sewage backup, and the alarm on our house was going off. I called AMH's "emergency line" and was put on hold for about 10 minutes. Once someone finally answered, they simply created a work order but couldn't guarantee when someone would show up same day. We were unable to use the dishwasher, wash clothes, or shower for the fear of worsening the backup. After AMH's response, we contacted the City ourselves, and they came out the same day, repaired the problem, and took care of everything. I guess the City thought this was indeed an emergency. That Football Sunday was spent dealing with the city plumber while AMH just created a work order. The following day, AMH texted saying someone would come "when they could," but the driver was coming from far away. Again, not my problem. Additionally, the ice maker doesn't work, and we moved in with a water filter that needs to be replaced--two simple things that should be ready for us, especially considering we drink a lot of water and sometimes enjoy ice cubes. AMH told me their technicians couldn't complete the work because they're not qualified to handle the filter or ice maker issue. Now, almost a month into our move, the lock box is still on the door. It's been an incredibly frustrating and disappointing experience, and we've spent more time dealing with basic problems than enjoying our new home. I've been in contact with Mary Beth at Corporate, Melanie Sotomayer, our Regional manager, Vanessa Orengo, Resident Maintenance Specialist, and we continue to be told that the "district manager" Daniel Dominguez, will be addressing our concerns. Unfortunately, at this time, we haven't heard from Mr. Daniel Dominquez. Can someone within AMH Management, just contact us and be fair and honest that you dropped the ball here? It's incredibly frustrating to be given the runaround and feel like no one is truly taking responsibility for the issues we've been dealing with. We just want the basic expectations of living in a home--working utilities, a clean environment, and timely repairs. Instead, we're left with unresolved problems and no real communication from the people who are supposed to help. This has been an absolute nightmare for my wife and I. We have been loyal tenants with AH4R for over 2 years between Bluffton, SC and Orlando, FL. We finally got to purchase a home and move closer to family in NC. Thats when the nightmare began: we were already going month to month, and then gave our 15 day notice. They told us they would have a lock box on the door immediately since we knew we would be leaving sooner then the 15 days. (no lock box ever arrived). Once we moved I emailed multiple times to our "Property Manager" and her assistant and got nothing, no address. It would be completely irresponsible to just "leave the keys on the porch" like was suggested. I know how people are, and would not risk the chance of someone getting the key, vandalizing, and then us being responsible. No thanks! After 4 weeks of emails that weren't responded to, and several text messages I finally got a response....the saddest part is I was just looking for an address to send them too. Once receiving them, we got our "Security Deposit" back...oddly there was a $600 fee taken out. You know what that fee was for? Rent added on for the days they didn't have the keys in their possession. We have had 4 phone calls in to customer service, where an email has been sent to the "Property Manager" - Meliza Santons, the District Manager and the REGIONAL MANAGER. As well as multiple emails to Meliza who said it would be rectified in 5 days...that was 30 days ago. This is simply a money grab, poor care for customers, and quite frankly a scheme to steal money from a young family who was always great to them. I will be filing a complaint with the BBB, as well as every social outlet I can. The worst part: I have never once, left a poor review. I have worked in customer service for HIGH end purchases for 15 years...This is sad, and literally the worst experience I have ever dealt with, with a "NATIONALLY CELEBRATED COMPANY". Worse landlord! I'm a great tenant never ask for much of anything. In November 2024, these people wanted to raise my rent from $2250 to $2345. I tried to negotiate because they had the same floorpans listed for $2300, I just asked to keep rent the same. They countered with $2295. I passed. When I was about to move out in January 2025 they listed the home I was renting for $2200, I asked if they would rent to me for $2200, they came back at $2285. They moved and they dropped the rent to $2150. Makes no sense, I also had to wait over a month for my deposit back and they already had another renter in the home because of how well I kept it. I've been a renter at amh for 7 years now. I've probably spent over $200,000 in rent. I just don't have the money to buy a house and so I'm stuck. Last December, a neighbor who is also a renter from them destroyed my front area of my yard by our road by placing all of her junk on it and then having a company come to remove it. The company pulled up hoses for the sprinkler system. They put deep divots in my lawn. I came out and yelled at them. He told me he's not responsible that they tell us that when they contract with you I told him I was not the person he contracted with. It was my neighbor. She went scurrying in her house like a little rat when she saw me yelling at them. So the gentleman took out a metal rake and proceeded to rake up all the grass to cover up the cable and destroyed the lawn. I tried for several months to get the grass to grow. I put down new seed and lawn soil and special fertilizers and nothing worked. All the while I brought this to the attention of my property manager. Who changed again for like the fifth time. I put in work orders. No response on anything. Everyone ignored me. Fast forward to last week when I got told by the HOA group at amh that I had to replace the sod. That it was my responsibility and they didn't care how long I had been a renter. I had to fix it. They also said they didn't care what the situation was. I was responsible for it. I started fighting with them and I gave up and I'm just going to fix it myself. Just know before you go into a lease with them that they're going to shake you down for every penny they can. I would have picked up our food from the street called cops to assure i did no damage they did not want to help a family who was faithful residents for 2 years one of the 1st families in the neighborhood. We are currently in the process of moving to a new city, in the process of packing our AC went out 2 days ago we have put in 2 work orders and have received no phones calls nothing, our house right now is a freaking nightmare it is so hot. My husband is in this type of business and would never have let a paying tenant go this long without fixing the problem or at least a call back. Absolutely horrible move-in experience at a brand new home in Binion Reserve. Do not rent from AMH! Their level of service, communication and quality of their homes is awful. It's been the most frustrating, time consuming experience attempting to work with this company. Once you sign the lease, things go downhill significantly. We are reasonable and understand things don't go perfectly with a rental, but this company's total lack of response isn't acceptable. We received no instructions prior to the move-in date. I'm confident no one inspected the house prior to our arrival. The house, although brand new was overall dirty, the back door had been left open, there were disgusting poop filled toilets, dirty showers, etc. When we called customer service they said that the vendor that was supposed to clean the house never showed up. Despite that, we were told they could not offer any credit! Even though they admitted they never cleaned the house. It took hours to clean. We currently have numerous issues that need to be addressed and it's impossible to speak to anyone. We have been given 3 different names of community managers to call. Most recently we were told the position is actually vacant and there is no neighborhood manager, but that James is covering for the position. After multiple attempts to speak with James, we still have not gotten a response. Every time we call any of the numbers, the message says they "are not available." With getting no response from anyone in management, we attempted to put in maintenance requests through the resident portal but are not even able to log in! Again, this requires more time calling customer service to get the runaround. The electrical wiring is totally messed up with the switches in a hall bathroom that are controlling the lights in a bedroom! We have to keep bathroom lights on all night to use a baby monitor in a bedroom, otherwise none of the outlets work. Again, there's no way anyone checked this house once it was complete. Excuse the picture of the dirty toilet, but this is what we were greeted with in our new AMH home upon move-in. And this was after flushing it. If you do choose to rent from AMH be prepared to waste hours of time and be completely ignored with any issues. On a side note, I did notice all of the 5 star reviews recently which seems to indicate AMH is attempting to inflate their Google rating. It appears that most of these good reviews are related specifically to one maintenance person who must do a good job and is asking the renters to post a review. My experience with AMH has drastically changed for the better since Raymond Kennard became my property manager! Raymond always goes above and beyond for any service requests I have placed or any issues that have come up. I feel comfortable calling Ray because I know he's going to listen, empathize and resolve whatever is going on. The best part is Ray will follow up with me to make sure all is good and that is so appreciated! I look at AMH as a 2-3 star company but having Raymond as my property manager gives me the opportunity to always give Raymond 5 stars because that's how he treats me as a tenant. I Currently have over 15 open maintenance requests, some going back 2 years. Currently the AC/Heat hasn't been working for 2 weeks. They totally ignore any request for updates. They offered me pitiful slap in the face of $50 to get a space heater for an 1800 SQF home. The head of maintenance is a lowly coward who is to much of a looser to answer the phone or talk to a resident. They just randomly close requests without any explanation. AMH is an incredibly horrible company, rent with them at your own peril! read more

"DO NOT RENT"from American Homes 4 Rent. they will rip you off and steal your money. I rented a house in Winter Garden FL from Sep2021-May2023. I left the house in excellent condition. spent 2 days cleaning. they still "stole" $370 which was deducted from the security deposit. I've tried emailing and calling them and has gotten no response "DO NOT RENT FROM THIS COMPANY" they will steal from you all the workers are concerned about is getting good reviews. My boyfriend and I applied for a home becoming available on 3/1/25. It was listed on rental sites 1/11. We decided to apply house unseen due to the market where we are looking. After jumping through all kinds of hoops for their application and paying the application fee we were approved 1/20/25. We received the approved application, HOA information, as well as the lease agreement to sign. Upon reviewing the information, we signed and sent the security deposit in that same evening. After that we had set up movers, ending current utlitilies and began packing for the move. On Thursday 1/29/25 at 11:00am I received a phone call from"David". He stated that the lease agreement was taken back because the current tenant decided to stay. She had two weeks left on her lease. To be honest, I was at work during this phone and caught me so much off guard that I didn't ask many questions. Upon thinking about it, I had some and wanted an explanation. After trying to reach "David" multiple times throughout the day he finally called me back. He was very condescending the way he spoke to me and overall. He stated it was in the lease agreement that this a possibility and I should read the agreement. Which I had and never saw that in there. My follow up question was that so a tenant can decide to stay one day before theirs ended and the new renters are out of luck with little/no notice. I was told yes. I then stated that I would like to security deposit back overnighted because I need to try and find a new home and use that for it. "David" stated he would submit for overnight and would likely receive Saturday 2/1. It is now 2/5 in the afternoon and I have yet to received my "overnight" check. Nor, have a receive any communication. I spoke to a sweet lady yesterday that said she will forward to her manager. Again, no follow up. Reported to BBB. And just found out today. The home is up for rent again. Steer clear. Shady business. read more

I would not recommend this rental company to my worst enemy. My experience w/ them was so bad, that I terminated my lease after only living there for 3 months. They overcharged me in utilities over $500 & suck at communicating. They have an open lawsuit against them & I am not surprised at all. read more

renters beware! the office state they dispatch people to fix things and they never do fix them properly. the roof of the house i was staying in was leaking and they would only fix shingles here and there. we sprung a leak in the bathroom and they sent a contractor to come fix it and it looks like my son fixed it every time we wash laundry there was a terrible sewer smell, and they tried to claim that we owed 100s of dollars in water bill. heard that the new renters had mold and they refused to fix it so they were moving out read more

American Homes 4 Rent is the worst company we've rented from. Not only was the house not clean when we moved in, despite them promising a "spotless" clean, but there have been repairs that they said are "tenant responsibility" because it's cosmetic. Like the front of a drawer coming off (broken by a previous tenant and repaired very cheaply), or the sprinkler system (we know nothing about sprinkler systems!). Had we known better, we would not have chosen them to rent from. I know they're a large company, but if you can avoid it, don't rent through them. read more

Have honestly never had a worse interaction with another company, it is very clear that their company is more about making money for themselves than actually helping people struggling to rent a home in this market. Their 3rd party background check company is awful and does a terrible job at correctly completing background checks causing renters to loose out on homes and have to re-pay application fees. Twice now because of their buisness policies we have lost out of a home . Never again will we try working with them and will try to deter an one else from renting from you as well. read more
