They will be very specific and detailed write ups. They give pics/descriptions of every system, where it is, and recommended future mx. Overall it was a solid report. I will say that the analysis of the roof was done with binoculars and they forgot the metal fence in the back yard which did have a broken knob that won't allow the gate to open or close. Bought our house a couple months ago. Days before the inspection (Dec. 2023) we were asked via email NOT to be present during the process. Only our realtor had access to the property we were in the process of buying. In fact, we arrived 20 minutes before the inspection ended and had to wait outside. It called our attention that, part of the report included the roof and gutters, but we didn't see the inspector carrying out a ladder. Naively, we thought he might have been using a drone or more professional equipment, but no, he only carried a pair of binoculars, so we weren't surprised that the gutters -in "good condition" according to the report- looked like waterfalls during the first rain. From then on, everything was basically a disaster. The report mentioned only aesthetic details, very minor, nothing important or that could mean a significant expense. There were clear signs of previous termite treatments outside, yet in the report, it was marked as NO. Behind the refrigerator, there were exit holes for tunnels, made from inside the wall to the outside by these insects, a clear sign of termites that he later denied, argumenting that "those weren't visible at the time of the inspection" (exact quote) The pest control company later confirmed those had been there for years (more than 3). Days later, I got another message from the company argumenting that termites "NEVER get exposed to air" but winged termites do. (Once a year during swarm season, that is why they build exit holes: so they can fly out to find food and reproduce, leaving the open tunnels) A few days later, we noticed water was coming out of the foundation slab. Indeed, there was accumulated water, since who knows when. (Maybe if the inspector had used a moisture meter or the right equipment we could have been warned about this?) So, while making the repairs and removing the floor and kitchen cabinets, we found a surprise behind those exit holes in the kitchen: termite damage. We have spent time and money making the house safe to live in, restoring the damaged wooden pillars and other things the insurance didn't cover thanks to their negligence. They offer termite inspections, but they aren't able to spot drill holes from a previous perimeter treatment (in an area where there are no plants or bushes, so they are clearly visible), let alone signs of termites inside a house. Zero customer service oriented, sent them two emails, only replied to one denying all responsibility and washing their hands of everything. On top of that, they sent me an promotional email a couple days later that read: "From The America's Choice team to your family, we hope your inspection was another great experience on your new home journey." (.... Seriously???) I would tell anyone looking for peace of mind when buying a house: AMERICA'S CHOICE is a bad choice. There are many competent, trustable companies out there. Buying a house is stressful enough. Don't make it worse. read more

Recently moved from MA where our inspections are not very thorough so my expectation were low. Kyle was the complete opposite of what I was used to in MA. His report was extremely thorough - probably too thorough. I know things about that house that I didn't want to know :) The report was well formatted, and explained all of the findings (I mean every single one). I cannot speak highly enough about my inspector, Bob Cancelleri, from Americas Choice. He was very thorough in his review of the property we were considering purchasing. When we expressed concern during the home viewing process as to potential structural issues due our noticing the floor being very uneven/leaning, our real estate agent tried to downplay the situation. Bob, on the other hand, took note of our concerns, and was honest and diligent in identifying structural issues with the home pier supports that were resulting in the floor tilting. Bob was willing to put his relationship on the line with the realtor that referred him to us in order to be forthcoming as to the significant issues with the home and need for a structural engineer's review as opposed to a quick fix. read more

Looking over previous reviews helped me feel comfortable with this company so I hired them and was not disappointed. Bob was assigned to me and he was flexible as he could not get started at the appointed time as the current homeowner was not able to leave at the scheduled time. Bob was okay starting his inspection outside the house first and then later moved inside and looked at every item in detail and was always open to questions as he welcomed the buyer (me) and my realtor present during the inspection. Bob documented and photographed items of concern and patiently reviewed his results when it was over. Had my home inspected by this company. The employee inspecting, David, had assured us that he crawled around the roof of the home and everything looked great. A couple weeks later after the home closes we are having some work done to the house including adding a vent for an oven hood. During that time it was discovered that there were huge holes in the roof boot leaving our interior exposed to the elements. Unless you are blind there is no way you missed this. They flat out lied about doing a full inspection and now I am left to doubt the integrity of their service. they offered to pay for the boots on the roof and also do another walk through. I used Americas Choice for home inspection and my issue is the following. We had a young man Matthew who did a nice job inspecting the inside of the house and attic. However, the previous owners had some of the garage filled with their possessions on the left side of the garage. See below: The rest of the garage was empty with all of the walls showing the base. After we moved into the house we wanted to get on contract for pest control and we were told by 2 companies that we receiver estimates with that we had a termite issue all over the garage and not just the wall that was covered by boxes. See graph from the company that did the work identifying the locations of the termite tunnels. I put in a complaint with Americas Choice since I paid extra for a termite inspection. I got nothing but a run around from the owner Arvil Price, who I see has complaints about him and his company on this site for not honoring or admitting his companies failure to find an issue. I was told that Matthew would have to come back and take pictures of where he missed the tunnels. I went into work late to meet Matt the next morning and I showed him what he had missed. He agreed that he missed them and took plenty of pictures. He said the company recommends a pest control company that is licensed in both North and South Carolina. I said I wanted to use my own guy who I already felt comfortable with and Matt said no problem. I spoke with Arvil again and he said that he owned and was a licensed pest control company and he wasn't going to pay a competitor any money. If I went elsewhere, I'm on my own. He said he would contact me either that night or early in the morning. Never heard from him or got any return calls. I tracked down his cell number and texted him. This is the conversation: I waited for Ted to call and when he didn't call, I decided that I would have the work done. I wanted nothing to do with Arvil or his company. Ted ended up calling over a week later. Since then I have been in contact with Americas Choice and it's been very frustrating. Long story short, all Arvil had to do was admit his company's error and make it right, which he did not. Not good for business. Bottom line is this, if everything goes well on the inspection, all is good. If something goes wrong, don't count on this company to correct matters and make things right. I found Arvil Price to be very arrogant and a complete ass. You need to hire a good company that has a good history behind it. And as far as termite inspections, call a professional company and keep it separate from the home inspection. Matthew obviously missed the termite tunnels if he looked at all. He might have just thought the wall on the left was blocked and didn't really look. Not sure how he could have missed the other walls that had these below, but don't let this happen to you. Very Disappointed! They inspected my roof from the ground using binoculars because I have a 2 story house and he did not want to get on a ladder. Later found severe hail damage and needed a new roof and gutters impacting closing. Contacted the company and they blew me off, but had no problem taking the $650 for the inspection! Our inspection was cursory at best. Our inspection missed 4 cracks on the foundation that were easily identified by our handyman. I would not call this or anything like this a "home inspection". This would be a "let's sample and look at a few things and make a report". I do real inspections for a living what America's Choice does is nothing like a real inspection. The only positive is that the inspector was friendly and the time was very convenient. read more

DO NOT USE THIS COMPANY! We paid almost $800 for a report that is worth nothing. They noted minor issues, but omitted issues, like disconnected gas lines. That apperantly is not part of their "standard work." Making it right for the client is also not part of their business! So, save youself the trouble of dealing with them and wasting money paying for a worthless report. Find another inspection company. I would not recommend them to anyone. I recently purchased my first home in Raleigh North Carolina. My realtor recommended America's Choice. I'm pretty big on restaurant reviews so obviously had to look these guys up as well. I brought up the negative reviews to my realtor and she suggested looking at their Google reviews (they were perfect) so I gave them a shot. I got David Bumgarner. My girl friends dad is an electrical contractor for 30 years and I had him there for the inspection. Her dad, a perfectionist and neat freak almost to the point of being a germaphobe was blown away by David's attention to detail. (I don't know any better as again it's my first house/inspection but in the 3 years I've known my girl friends father I have never seen him offer as much praise as he offered David and even brought him up again the following weekend at dinner suggesting we write a review. Again blown away.) Personally I was most impressed with David's patience. Not only did he do the inspection but he made recommendations and things to look out for as new home owners. The inspector arrived at the house one hour before I did and he admitted the seller (female) spent a lot of time distracting him from his duties for an hour, which reduced the quality of the inspection. The inspector accepted a pair of custom boots from the seller, which makes me feel like he took a bribe to provide a report that was favorable to the seller. I pointed out the damaged windows and the inspector admitted he did not notice the damaged cladding and rotted wood under the windows. In the end, all the damaged and neglected windows were not included in the report and we were unable to use that to negotiate a more reasonable purchase price. Buying a house is a costly investment and paying $600 for an inspection should render a much more thorough and unbiased inspection. At the very least, they could have offered a follow-up inspection at no charge, and I would not be leaving a poor review. read more

Arvil inspected our home for a buyer. After the inspection several things which had not been broken prior to Arvil and Jay's inspection were broken. The master bath shower handle, a stair railing pulled away from the wall to start. There were dirty footprints left on the carpeting. Items that were to code were reported as needing repair, which we believe a qualified inspector would have known. I.E. Landscape wiring is low voltage and is properly installed at ground level. This inspection cost us over $500 to have the damage Arvil and Jay caused repaired and to verify to our buyers by another professional that items on the list were actually working properly and to code. Absurd. The report did not follow a logical flow. Stay away from this company. read more

We had perhaps one of the worst experiences with Americas Choice Home Inspections and we have been nothing but disappointed with how Arvil conducted himself both prior to writing his report and after he submitted his findings. Not only did he raise a red flag of objectivity by approaching us during the inspection to film an advertisement for our realtor, but his final report left off key issues in areas such as electrical and structural, and even moisture/mold in the basement and crawlspace. When we asked him to honor his money back guarantee, only for the price of his inspection and not for an additional inspection, he refused to stand behind his promise. He does not stand behind his work as he touts nor does he try to do his best to remedy any concerns or problems. Oddly enough, even after learning of our concerns, he has kept us on a loop of emails that continue to state his false promises of being our "partner in real estate", without any knowledge of where we stand with the property. We now know there is no substance behind those statements and would urge anyone to think twice before contacting Americas Choice Home Inspections. read more
