At first I had an bad experience, but the manager, Amanda, set things right. I recently saw an apartment for rent. It was a little expensive, but it did have a washer and dryer in the unit and it was in a good location. I applied and sent Cody, who showed me the apartment, an email. I never got a response, and in two days the property was unlisted and they took my $40 application fee. The least you could have done is responded to my email. Luckily, I found another apartment just as good and for $300 cheaper, so it all worked out. But still, my experience with this company was very unprofessional. Edit: the manager personally called me back to apologize for the situation, and offered to refund my money. She was very professional, and I appreciated her effort to make things right. read more

Stick with good morals and dont get affiliated with dishonest companies like this one. Live life without stepping on other peoples toes. Long story short Amanda Gresiak is dishonest, greedy, vindictive, and so miserable that she went out of her way to ding our credit showing that we owed them rent money. We had our rent automatically taken out each month and never owed them a dime. We moved out towards the end of 2020. Didn't find out about it until about a year 1/2 later. Luckily i have saved a payment ledger and submitted it for dispute. Credit bureu removed it off. I will be reporting her company to FTC for this. You dont F around with peoples credit lady. I don't ever leave negative reviews, people make mistakes and most of the time it's best to just move on after a bad experience. But in this case, I believe it is totally necessary. I want to warn anyone who is considering renting from this management group, do NOT sign a lease with these people. These are some of the most incompetent, careless, soulless people I have ever had the misfortune of meeting. They truly view tenants as a pain and treat them as such. I am a young female who lives alone, and these people let me move into a unit that had windows that were in such bad repair that FOUR of them were incapable of locking. I lived in a ground floor unit. Multiple windows had either no screen or one that was completely falling off. The unit was also FILTHY, like they left urine on the toilet seat filthy. The kitchen sink and counters were covered in dirt and mold; even the walls were dirty. When I contacted them, I was met with apathy and an attitude from the witch that runs the place, Amanda. She was upset that I was thorough with my move-in checklist, and seemed annoyed that I documented all the issues. She said "What, are you trying to get your whole security deposit back or something?" Despite her attitude and the abysmal state of the unit, I was reasonable and we reached an agreement that they would credit me $100 for the future move out cleaning fee, since clearly the unit was not cleaned by anybody. However, they did not fix the windows for an entire two months. They did not even offer to help me with a temporary fix. These people knew that I lived alone, in a ground floor unit, knew the windows were falling apart, and moved me in anyway. I expressed my security concerns multiple times, and they offered me no help at all to feel safe while we waited for the new windows to arrive. California law requires landlords to maintain the rental property in a habitable condition and provide adequate security measures. This includes ensuring that windows have functioning locks to ensure the safety and security of tenants. If windows in a rental property do not have working locks, it can be considered a violation of the implied warranty of habitability. So not only was this illegal, but it was just morally wrong. Who does something like that? People with no conscience, that's who. Additionally, their communication skills are nonexistent. Expect to wait at least a month for any kind of response regarding ANY issue you might be having. I attached a photo that outlines the email thread I had with one of the lazy managers that works there. I started that thread after leaving numerous voicemails and texts dating back to August 2022 about the issue. That particular issue wasn't actually resolved until March 2023... Then, to nobody's surprise, they totally messed up the return of my security deposit. I should have guessed they would try to steal my money too (Over $400) but it's pretty on brand for them. If you read the other negative reviews, you can see this has something they do regularly. They did not initially honor the $100 credit for the cleaning fee that they promised, even though I left the unit in much better shape than when I got it. Even though I communicated directly with Amanda when reaching this agreement, she acted like she had no idea what I was talking about when I inquired about the incorrect charge. They also grossly overcharged me for utilities that I did not receive a bill for. Returning a security deposit 101: PROVIDE RECEIPTS FOR EVERYTHING YOU'RE CHARGING FOR. But hey, they're far from professional property managers so I wouldn't expect them to know the basics. To make a long story short, these people are awful and you should believe every word of the negative reviews that have been posted. This property management is absolutely terrible. I have never seen a more unorganized and poorly ran business in my life. Where do I begin.. First off, their commutation is garbage and extremely unprofessional. If you try to call their "office" no one will answer, ever. I was only able to communicate with them through email, and even with that the communication was minimal. They would take days and sometimes weeks to respond to an email. I also left numerous voicemails when I called their office and they never called back. Second, they will 100% raise your rent any chance they get. They raised my rent 4 months in after taking over someone else's lease. They then proceeded to raise the rent again after I decided to get off the lease. They raised the rent TWICE in 7 months. They simply don't care about their tenants and want to make as much money as possible. Third, when it's time for you to move out, they will try to ding you for anything and everything and take it out of your security deposit. Simply put, DO NOT rent any apartment or house with this company. They are lazy, unorganized, and just want to take advantage of you. One of the non stratifying experiences for me with prop management. My rent was increased over night without any notification and when I called to get more details or know when or how this happened, all what I got was a text message that I was informed with that increase and it is effective!!! I haven't received or acknowledge that piece of information! I went thru the lease contract and nothing is mentioned there. Also I went back to my inbox and had found no emails about that increase! i texted them and sent them an email hoping I can get the chance to be shown where or when I was informed with this increase. The same as when they sent me once that I have to pay a penalty for not being available for the repair man who came and no-one was in the house! when I asked who confirmed that I would be at the house on that date their excuse was just that they had sent me an email!! did I reply to that email? did I agreed on that appointment ? the answer was No! so why you assumed I was aware and now I have to pay for a penalty !! This company claims to be a property management company. My experience is that they take your $40 application fee and then promptly tell you that the property in question is not available. I applied for a San Diego two bedroom on a Sunday night staying up until 3 am to complete the application only to receive an automatic email notice at 945 am Monday morning that the property was not available. Never heard back from the company until Wednesday four days later when I was told at 1055 am that I could look at the property at 1130 am that same day. Dissatisfied tenant, here's why: AMG Props recently purchased my apartment complex from FBS Properties... #1 Without any introduction, my lease and portal was transferred over. I immediately emailed to ask if they offered renters insurance and had a few other questions. A few weeks went by and NO RESPONSE. I then followed up on the email and NO RESPONSE. I called several times and finally got a response. #2 Hundreds of termites appeared in my apartment.. so many that my bathroom was covered in them and the unit uninhabitable. Management came out 1 time to spot clean and provided no reimbursement for the days I couldn't shower in my unit. #3 As soon as this property management took over, there was no longer anyone paid to take our trash out and it began to pile up. When I reached out to them to ask if they had assigned someone to take it out, they sent a notice to all the residents demanding that we take turns. I've lived here for years and have never been asked to take out the trash (without compensation). Now they are threatening to charge every tenant for a haul fee to remove the trash that has been thrown around my homeless people. I would not recommend AMG Props to anyone. I have been renting from AMG Props for almost 4 years - the staff is friendly and helpful, and Amanda is excellent. Everyone can assist you, so if your main contact is away, you will still get great help. They have an amazingly easy to use Tenant Portal, you can pay rent electronically, as well as submit any maintenance requests. Quick to respond as needed, but our property is well maintained by them so we hardly need to contact them for any fixes. The few times we've needed maintenance it was handled well and it was easy to get it scheduled quickly and within our availability. Happy to be renting from them!​ read more

This is the worst property management company that I've worked with BY FAR. First of all, the day I moved in, the garage remote was not working properly and when I contacted them for help, they were very rude and tried to charge me for a new one right off the bat. I HADN'T EVEN FINISHED MOVING MY STUFF IN. Then, if an issue occurred in the apartment, they would always push back and even asked us to attempt to repair a broken sink ourselves! Finally, moving out was a nightmare and they refused to release me from the contract at the end of the lease. I'm finally free after a ton of back and forth. If you're a tenant, don't move into an AMG property and if you're a landlord, don't work with them because they'll ask your tenants to do maintenance work that they're not qualified to do. read more

I am writing as a tenant of one of AMG's properties. I had a negative experience from the start. We moved into a house infested with mice, rats and roaches. We had a City of San Diego professional confirm that the infestation was due to a structural issue of the house, and that AMG was responsible for fixing it. AMG was notified of this, and refused to take action. The mice/rat issue became progressively worse, we could not sleep due to the amount of noise the mice were making. We trapped mice ourselves, but this was not enough, and the infestation continued. AMG refused to fix the structural issues in the house that allowed for mice to keep coming inside. Due to the pests we broke the lease early. We got overcharged out of our deposit, plus charged for time we were no longer living at the location. After taking legal action, AMG refunded the money owed, compensated us partially for dealing with the vermin, and admitted fault. It is unfortunate that we had to go as far legal action. This company behaved in an unprofessional manner, was dismissive of issues in the house, vermin related as well as general issues (broken fridge drawers, broken faucets). I would not recommend them to potential tenants; if you began to have issues in a house rented from AMG, based on my experience, they will not handle the situation. read more

I lived with rodents and roaches for the duration of my tenancy with AMG due to their negligence. Their interactions with us lacked compassion or effective solutions. Getting them to even address our health concerns required numerous emails and phone calls, online maintenance orders, or in-person meetings. In response to our reports of roaches or mice, AMG called us dirty. People woke up with a roach or mouse on them, and they remained unconcerned. When we wanted some cracks sealed up, they gave us foam sealant and told us to do it ourselves. When we requested them to examine a structural issue that allowed for pests to enter, they instead violated our privacy and took photos as proof of our "dirtiness". They refused to do their job and address the mice on this basis alone. An official inspection that we requested from San Diego vector control unequivocally stated that the pests were getting in because of structural entry points-- the exact ones we told them about months prior and that they ignored. This didn't change their opinion about who was at fault. We were made to pay for ending our lease early, after finally realizing that they did not care and had no intention of maintaining proper living conditions. In the course of pursuing legal action due to this and mishandling our security deposit (thank goodness for California Civil Codes and tenant rights), we found out that AMG did not even notify property owners of escalating issues, that we were breaking the lease for this reason, or that they procured new tenants for the property. With legal action and the help of the property owners, who unfortunately needed to get involved, AMG made some financial concessions. If you are a homeowner using AMG's services, I would strongly recommend that you take your business elsewhere (unless you enjoy lawsuits). The entire point of property management is to manage your property adequately; if it doesn't require any work at all or listening to tenants, why even bother paying someone to mismanage it. read more

This woman is dishonest and should learn better business conduct. I recently moved out of a property she manages and there was a discrepancy about my deposit. My lease had been transferred to three different management companies and two owners during my 15 month residence. Instead of honestly researching the problem, Amanda tried to coax me into accepting my returned deposit $300 short, even after cleaning deductions. When I disagreed, she became irritable, accused me of wanting to argue, while slamming papers and drawers in her office She then said she couldn't discuss the matter further because her daughters were present and she had to go home. It was 5:00pm and her website said she closed at 6:00pm. I was there a total of 10 minutes and left empty handed. This story is missing a lot of aggravating details but, long story short, a week later, the apartment owners agreed Amanda needed to pay me the full amount. When I went to pick up my corrected check, it was taped it to the front door of her office, located on a busy street. The blinds had been lowered (like I couldn't see someone was inside) and she acted like she was closed. It was 4:30pm. I CAN SEE YOU... No apology, no 'thank you'... completely unprofessional and kind of immature. I didn't even have to sign for my check. What if someone had walked by and stolen it? I think it is one thing to make a mistake; we all make mistakes. However, it takes a certain individual to act unprofessionally until the very end. I have been meaning to post this review for a looooong time! So here goes: My family rented a house in Normal Heights from AMG props from June 2018 - Nov 2020. First of all, the water heater was not working properly for the 1st 3 weeks we lived there, and they couldn't seem to find anyone to fix it properly, so we had no hot water during that time. The place was not that super clean when we moved in, either. Food under the counters and dust on fans, but we let it go. We were polite and we were good tenants; The only issue we gave them was that we refused to deal with taking out the garbage and recycling bins for the Air bnb behind us (which they also managed) even though they tried to put those bins in our garbage area and have us deal with taking them out each week. We didn't think that was cool, so we moved the bins back to the other property. Fast forward a bit... I had my work hours cut during covid, but we continued to pay rent each month, on time, even though technically, we could have withheld it due to the pandemic. We took immaculate care of the house. When we decided moving was the best decision for our family, we paid 2 professionals almost $400 to deep clean for SEVEN hours before we moved - We checked that they did everything on the checklist. AMG Props not only charged us something like $350 for ANOTHER deep clean, they charged us a bunch of money for new blinds on windows where there had never been blinds when we originally moved in!?! We have the photos to prove it! They also charged us $85 for paying our very last month's rent a few days "late" (the ONLY time we were late and it was because we couldn't get them a check, no one was there to receive it) - this during a moratorium due to peak pandemic / lock downs throughout the state. Possibly illegal. They took complete advantage of the fact that we were dealing with massive amounts of stress moving 3000 miles away in a pandemic. We didn't fight them over it, because we literally didn't have the bandwidth at the time, and I feel like they knew that. They only work for the owners and could not care less if the tenant is happy. We lived in the property for 3 years with continuous problems. The ONLY reason we stayed was because I had a baby and there was too much on my plate to find another rental. They took the following from our security deposit: $308 in carpet cleaning (1000 sq ft condo), $210 for cleaning and $325 for maintenance repairs. Let's discuss the maintenance repairs portion which really gets under my skin. The owner's husband is their maintenance man... Soooo one would assume that the work is done at cost. One of the repairs noted was a hole in the garage ceiling. There was a water leak from the half bath in which the owner of the property did not want repaired. It was an eye sore. BUT now that we move out they are going to charge us?! How convenient. Second, AMG has you do a walk through prior to you moving out to note things you may want to address. The kitchen ceiling was painting/splotched a different color when we moved in. We noted this on our rental check in list and at the final walk through. Charged for it. Refer to your notes, emails, etc AMG. I have no further energy, besides this yelp review, to deal with this company. UPDATE: I did hear back from Amanda which was very nice of her to follow up. We have used AMG Props to manage our investment property for the past 4 years. Their staff has attended to all phases of property management for us - advertising for renters, interviewing and arranging for background checks, arranging for pre-move in cleaning, collecting monthly rent, making monthly payments, performing routine maintenance and when necessary arranging for professional repairs. Michele recently helped us remediate a costly roof leak in our unit. She worked efficiently to find vendors and get repair estimates. Kevin brought in his trusted contractors and oversaw replacement of all the flat roof wood and installation of Dex-O-Tex waterproof surfacing, as well as the door to the roof deck area that was allowing water to seep in. AMG coordinated with our tenants to have the work done and when it was completed we could not have been more pleased! At our request Michele then arranged to have the interior renovated, repairing water damage, selecting colors and repainting the entire unit, selecting and replacing all carpeting and upgrading the vanities, countertops, sinks and faucets on a *very* tight timeline. Amanda and her team administer payment of all of the day to day expenses associated with our property and issue us a year-end tax statement that greatly simplifies income tax preparation. AMG Props has made our life so much easier and our tenants and HOA appreciate their attention to detail and professionalism. And...they are very nice people to work with too! :-) read more

AMG Props - Bungalow in North Park - Property Management Near Me - San Diego, California

This property management is a joke! They lack integrity and seem to misconstrue circumstances to their advantage. We recently gave a 30 day notice to vacate the condo we had rented for 3 years. Prior to vacating we had the carpets professionally cleaned and hired a cleaning vendor to thoroughly clean the unit. We inspected the condo and the property was turned over in impeccable condition. We paid a total of $565.00 for both services. Before we vacated Michele was informed that this had been completed, and we mentioned to her that we were expecting a full refund from our security deposit. She failed to even acknowledge the e-mail which shows a lack of professionalism. We received our security deposit refund 21 days later and were shocked that AMG Props had deducted $128.00 for general cleaning and another $200.00 for carpet cleaning. Of course, AMG's own maintenance staff performed the unnecessary work and charged us for it. Upon disputing this with Amanda, she first claimed that the bathrooms were dusty and window tracks were dirty. Then she gave the excuse that we failed to provide invoices for the services, something they never requested from us in the first place. After the invoices were provided to AMG, Amanda now gives the pathetic explanation that we did not inform them "in advance" that we intended to have these services performed. We were given one sorry excuse after another and denied reimbursement for the carpets and cleaning. We finally told Amanda that we were beyond annoyed with her silly and now comical word games. Obviously she lacks honesty and failed to do the right thing. We were solid tenants and were taken advantage of for their own financial gain. AMG Props is absolutely horrible! When we moved into our apartment we were not told our parking spot, given our mail key, nor did we receive a key to our fitness room for the first two weeks! Our neighbors had to tell us which parking spot was ours. We had to have plumbers come 4 different times after we waited for at least a week each time we put in a maintenance request. One of the roommates had to shower at the pool because a plumber was not contacted in a reasonable amount of time, mind you we had two showers and both did not work. We were told an appraiser was coming to the apartment one day so I took work off to be there for the appointment. The guy never showed up, told me he was told the wrong address and then said it wasn't his fault because Amanda gave him the wrong information. Absolutely horrible landlord work. AMG is absolutely the WORST Property Management Company out there. Lived at a property managed by them, and they kept over $1300 of my security deposit for painting and cleaning? Over $500 for painting (place was not freshly painted when we moved in), in fact horrendous touch up job, with paint that didn't even match existing color. Over $500 for cleaning/turn over by a company called Military Clean. Place was not military clean when we moved in. We used our own carpet clean 1 week after moving in, because carpet looked filthy, and boy was it ever!! Sent pictures of the receptacle that looked like mud to AMG. Blinds were black with dirt (we took them down and cleaned them ourselves). Over $150 for house cleaning service, and over $150 for carpet cleaning. So, if you hired a cleaning company to clean the place (over $500). Why, were we charged an additional $300 + for house/carpet cleaning?? Shouldn't this company be able to do all of the cleaning of the unit? At over $500, if they can't, you are getting ripped off! We have rented many places throughout San Diego over the years, from both Property Management Companies and Private Owners. We have never...ever been charged these ludicrous costs. In fact, we have either always received our entire security deposit back or no more than $250 was kept. AMG wants to say that these are all standard charges. I believe it is all a SCAM! Any reputable Management Company or Owner, absorb most of these charges, (painting, cleaning, carpet cleaning) except in the event of excessive wear and tear. I HIGHLY RECOMMEND THAT YOU DO NOT EVER RENT A PROPERTY THAT IS MANAGED BY THIS COMPANY! In any case, BUYER BEWARE and if not satisfied with what the company or Owner of the company says or does in response to a complaint, you can always contact the Better Business Bureau, local TV Investigating Reporter, and lastly your attorney.
