They're trying to charge over double the deposit when noone that works in the office admitted to me that they never had been down to that hose or seen it personally. The person showing the house was clueless as i brought up that my GF had a dog to him, and he showed me a nice firepit. Both we're wrong. Had issues finding a place for her dog, to the point that people returned it to the property while I was at work. I lived there 6 months, received 15 letters and over 40+ texts; They even called my work to try to get me in trouble, because, I said I hope to get to repay your professional curtesy once day. We lived in one of their properties for over 3 years in Clairemont. From Day 1 they have been amazing to us. Any time we had an issue or concern they fixed it immediately and were very responsive. Our water heater burst on a Sun morning and drenched our garage and damaged parts of the house. We called the emergency number. Within a few hours we had a plumber and restoration service at our home fixing the issue. In addition to the fast response they gave us a significant discount on our rent for that month. We even got our carpets cleaned after everything was fixed . It was fixed within a week. Overall they provided us with top notch customer service. We will miss living in their property. They were able to answer all my questions effectively and concisely. The neighborhood which I stay in was a peaceful one, and when ever there was an issue with the property then would address it. Overall, I'm having a pleasant experience living in a easy to navigate complex with a Pool and Jacuzzi. Thank you for playing a part in my life. Called to see if they would discuss with some of their property owners renting out to a family of refugees who do not have credit (not bad, just none) but who could pay 6 months of rent upfront to alleviate some of the concern. The woman insisted there was no movement available as to the credit history qualifications and then still attempted to get me to waste $80 to apply. When I explained how that would not make sense until a property owner confirmed they were willing to rent to somebody with no credit history and asked if she would contact one of the owners to explain the unique situation she flatly refused. I've been living in an MPM apartment for just under 5 years now, and wanted to share my experience. In those 5 years I've never been late on my rent. I keep quiet and none of my neighbors have anything negative to say about me. And yet last week when my mother visited me for my birthday with her service dog with her, I got chewed out by the building manager and received a formal threat to kick me out from MPM. 5 years, and they threaten to throw me out over a small, well-behaved dog visiting for a couple hrs? That's just absurd. The apartment itself, I love. I stay here because it has a great location, and I'm lucky enough to have two parking spots. But the people at MPM are just the worst type of people. Not only are they rude, but they will make up any excuse not to have to pay for or fix any type of problem that may come up with the apartment. Good luck getting anything done through them. I've waited as long as 6 months for repairs that take 20 minutes. Avoid MPM like the plague! read more

If I could give it any lower than one star I would. A couple of buddies and me were trying to get a place through them. After the initial round of paperwork we completed, they requested more. We did that, and they requested more. Throughout the whole process they were rude and unwilling to help us out in any way. Angel, the approving manager, was particularly rude and would not return phone calls. I have gone through several management companies in San Diego for places much nicer than this one, and never had the issues I did with them. Avoid this company at all costs. We all felt like they we trying to make it hard for us to get approved because we were 3 mid 20s males. Dont do it! Go through any other place besides them! read more

Value for dollar, these people have some low priced properties that fit precisely into our budget. I wasn't looking for perfection after reading the other reviews but was pleasantly surprised that I recieved none of the poor attitude or service that other reviewers here endured. Now been in our apt 2 months and have had no problems whatsoever. The people on here that are complaining are the type that buy a used car for $2k and expect it to perform, smell, drive, etc like a new car. Get your head on straight people! Lets see, where to start!! Yes they never get back to you, they are hostile, and rude, and lazy... etc etc etc. But they actually stole from me! I was charged $60 to replace the lock when i moved out, despite having turned in my keys. I left my 500sf apartment clean and spotless, but was charged $120 for two maids to come out and clean it again. And when i added up my expenses on the bill and subtracted it from my initial deposit, they shorted aka stole $10 from me. Not a big deal... but i have since called and emailed Angel several times, and was promised the $10 would be returned to me... but that was over two months ago. 2 stars since Angel left apparently. Just called about getting the carpets cleaned. The carpet cleaner I was referred to hasn't contacted me in a month. Keep in mind, we moved in to old, dirty carpet. The lady at the office just told me, "well, whoever did the walk through didn't think it needed to be replaced." Really? These people are blind, if they even bothered to look. It's obviously been through a lot. There were glass particles in the carpet; also HUGE dark stains. Cleaners were never sent over. And according to the neighbors, tweakers lived here before us. Great. Breathing in meth and shit. Clearly nobody did a walk through, because there were serious issues with carpeting and the shower. These people don't care. She just said it's the tenant's responsibility to take care of stuff, so by all means "call a carpet cleaner if you have one." So annoying!!!!! Then to make matters worse, the carpet cleaner (who was so old and grumpy he could barely use a phone to contact me) told me it's $75 for the cleaning. So we move in to unclean carpet, and now being charged? Ridiculous. I go down to the office and the woman (don't know anyone's name) stood up and yelled at me. "I told you we don't do carpet cleaning!! Don't try to backtrack now!" Well, I never was told the price, never got a receipt, and it was not clearly stated that they don't cover carpets. The whole point of me waiting for THEIR cleaner was cause it was through THEM!! read more

Had a similar experience as others reviewing MPM.. that is, a terrible one. Contacted an owner of a single family house to initiate negotiations for renting it, turned out that he was using MPM to run background checks. Long story short, we provided information to them for the credit check, was told it was insufficient and provided further information (at least 4 times). In the end, they told the owner that we were denied rental (after they took $100 of credit check costs from the 5 of us). Guess what the reasoning was? Insufficient information on applications. If we have insufficient information, why not just work with us? Why do we need to continuously call and ask if we have provided enough references (they requested at least 2), paystubs, AND banking information. Furthermore, two out of the five applicants could hold the rent on their own, yet they demanded financial information from all applicants! They didn't work with us, didn't provide sufficient instructions, took our money and left us hanging when they also knew we needed to move out in a few days! Terrible, terrible company. Please save yourself the trouble and potential heartache. read more

I applied for a property with them 2 weeks ago. I provided everything they asked for. I would call to check on the application and they would NEVER return my phone calls or messages. When they would pick up they would "accidentally" hang up on me...This happened NUMEROUS times! When I called them out on their shenanigans they would give me "Attitude." They waited until the last day I had to move out to tell me they accepted my app. They're reason to take so long was because they couldn't get a hold of my previous landlords..which is complete BS. I spoke with my previous landlords everyday and they would tell me that they NEVER received any calls from merchant properties. After all of that they tried to up my security deposit from 850$ to 1100$ because my credit score is 618. I gave them a big hell no and so should you. Moral of the story- MERCHANT PROPERTIES=THIEVES and LIARS. read more

Here's the situation, it all started from the second I signed the lease. The men in the unit below me smoke cigarettes in their apartment. The smoke travels up into mine so it smells horribly, and I also get congested. I even have developed a cough. I sent in a formal complaint but they told me that the men lived here before they were managers, and their original lease didn't restrict smoking in the unit. Can they legally market this place as "smoke free" but allow them to smoke? They won't even allow us to move to a different unit to avoid the smoke. In case you're interested, there's more! As I was moving in, my neighbor introduced himself asking if I was [forgot her name]'s husband. I said no, didn't know her, and he said the woman moved into my apartment three days prior. Weird, because 10 days prior they accepted my application and were to run a credit check. They told me I was first on the list. I didn't hear from them for about a week, no returned calls, then one day they called and said I have been approved (later I did the math. They moved someone in after I submitted my application, lived here 3 days, called me). My guess is because my boyfriend has a bankruptcy and the people who applied after us didn't. Oh, and they accepted our deposit check with the application. The worst part, though? They didn't clean the place after those people lived here three days. Hair in the shower. Splatters on the mirrors. Footprints and furniture marks on the carpets. I have the pictures to prove it. The screens have holes in them, the carpet has to be at least 10 years old, the hood over the stove doesn't have a cover (leaves literally fall down into the place). Aren't they supposed to replace this stuff? They refuse. read more

Overall I had a good experience working with Angel to sign a lease for my new 1 BD apartment. I dropped off the application Sun night, and was approved by Thursday afternoon, signed the lease Fri AM. She promptly called me the morning after I dropped off my application in their night drop box, leaving a detailed message of additional information needed before it could be processed. After emailing the info, she replied back the same day clarifying that I needed to send more detailed info than what I sent. No problem, I sent it off. Being that San Diego is so competitive with many people looking to rent, good places go FAST! I did have to call a few times during the process to confirm my info was received and complete. It was important to ease my nerves and ensure I was still next in line for the apartment. When I visited their office I saw how tiny it is (2 maybe 3 staff?) and saw the large stacks of papers on Angel's desk. I think the workload is too much for 2-3 people, hence the delay in responding to me. Although Angel was quick in the beginning and replying to my email, I had to call her a few times -- to confirm all info was in place, and after anxiously waiting all day on Thursday to find out I was approved after all! So my only criticism is that, from a renter's point of view, I like to be promptly updated throughout the process so I feel my information is complete and to ensure my placement while waiting to be approved. read more

A month after I moved in they performed apartment checks throughout the whole building. I don't have anything to hide, but I do like my privacy. After I left, they billed me $120 for a cleaning service that wasn't needed. My girlfriend and I cleaned the dickens out of the place to prevent from being charged a fee. I made the mistake of not setting up a final walk through and what made it worse was that I had moved out of state. A stern talking to over the phone is just not the same as talking to someone face to face. They also charged me $24 for a broken shower head cradle that didn't even match the shower head. If you have to, you have to, but if you can, stay away from this company. read more

One star is giving this company too much credit. If I could give them none, I would. This is the worst management company I have ever worked with. They are incredibly unprofessional and (with the exception of one or two people working there depending on what mood they are in) rude. I was a model resident. Always paid my rent on time, never complained about anything, and never had a neighbor complain about me. However, whenever I had to deal with the management company about getting something fixed, I felt like I was highly inconveniencing them. Not only that, but giving advance notice for entry or work being done on the apartment is hardly ever done. We had to be out of the apartment for four days (three nights) because the building was being tented. We didn't even get written notice about this from the management company until the night before we had to be out (and we had to be out by 7am the next morning). We found out that we had to be out of our apartment from the pest control company three days prior. The owner and managements companys' excuse for this was that it takes time to make those notice flyers. Apparently it takes three days to write one paragraph. Also, there was work being done on the building for about six months straight. They were on our roof for about two weeks straight starting at about 7am. We were only told about the work that would be done a week after it started. And even then we were told it would only last three days. Two weeks later, there were still people working on the roof. At one time, I was getting dressed in my bedroom only to look out the window and see construction worker hanging off the roof right outside my window. Your welcome, random construction worker, for that little show. Not only that, but the owners of the building have got to be the biggest slumlords I have ever seen. They had been having problems with termites for awhile so their solution was to rip off the wood siding on the building and replace it with aluminum siding... But not fix any of the internal termite damage. And then, once they were done replacing it, they left all of the excess material and construction garbage in various places around the building. Five months later... It's still there. During the various times construction projects were going on, the owner wanted to check the drainage on the stairs leading to the basement where the laundry was. He did this by throwing a bucket of water down the stairs and then, without putting up any sort of warning signs, left to look at another part of the building. One of the residents started walking down the stairs with her laundry basket, slipped on the water and fell down the stairs. The owner basically told this resident that he was the owner and he could do whatever he wanted (including risking the residents safety) and that SHE should have been more careful. This is the same owner that, when I asked where our family was supposed to stay while the building was being tented, told me he didn't care where we stayed. And his wife suggested the Motel 6 under the freeway overpass. Oh, and the building was tented for bed bugs. BED BUGS!!! The only people that were pleasant to work with was the apartment manager, Phil, and his wife. They always immediately addressed any issues we had and made sure they were fixed quickly. If you see an ad posted by Merchant Property Management (MPM) or you show up to see a unit and it is in the Brentwood building, RUN! Don't be fooled by the cheap rent, it isn't worth it! Pay an extra $100 or $200 a month and go across the street Villa Pacfic Apartments or next door to Chateau View. The views are better, management is nicer, the units are CLEAN, and you won't have to deal with a skeezy owner. read more

4222 Alabama St. The place was disgusting when we moved in. Toe nail clippings, hair, soap scum, dirty carpets. NOT clean. They sent out 1 lady to come clean with NO vacuum days after i complained. Someone made entry into my apartment without asking and put my mail on the floor. WTF? That's illegal. The counter tops, drawers, and under the sink are gross. Just old, no upkeep. The wood under the sink has clearly been wet many times before. The wall plugs don't work. If you plug something in, it just falls right out. I was told i had to bend my plugs so they would fit. One of my plugs started to pop because the fit wasnt proper. The maintenance guys came out but would only fix 4. WTF? The windows were so dirty, moldy, broken screens. Closets are all off track. The guys came, drilled some new holes, left all the drywall all over the floor, and left. I had no knobs on my stove for over a month, and no knobs on my AC. One of the pipes under my sink busted and flooded my kitchen and dining room. Then the neighbors sink water ran in to my apartment too. flooded the carpet. I was told the 24hour plumber couldn't make it out until 12 to 13 hours later. So just know that there is a VERY long list of poor service complaints on here. read more

I lived in the 4333 43st St in North Park, back in 2010-2011 and MPM properties doesn't care about their customers only your money. I lived during one of the coldest winters in SD with no windowsills just windows sitting in them for MONTHS of course during rainy season!! Told them about seeing ROACHES and had to handle the situations myself because my words were discarded by Angel. Anything wrong with the house I had to fix yet the whole house had at least 10 coats of paint on EVERYTHING; cabinets, bathtub, interior, exterior, counter tops, sinks, and some areas bugs were painted over. I liked the potential of the house but of course nothing could get properly fixed. However the state it is in is horrible and so is the cheap rude staff. Stay away from renting any of these properties and find someone else. These people should get reported or just shut down period. read more

Is only available when it is convenient to her... Otherwise she will avoid you like the plague! I moved out of my unit as per our agreement and she kept my deposit and filed an eviction notice on my credit report for no reason! She had all my forwarding info and chose not to contact me... False advertising at it's finest... Angel would more appropriately be called Devil! I am not sure how she has kept her job since from other reviews she had made an art of screwing people out of their hard earned money! I rented back in 2009 and currently in 2014 am still haunted by the actions of Angel.... I work in retail and my background is customer service and I am horrified by the actions of this company and in particular ANGEL! I am baffled at how a human being (Angel) can look at herself in the mirror knowing how horrifically she has treated other human beings! 1 star is a compliment to Angel and her team after there HORRIFIC behavior ! I was just notified that Merchant Property tried to report me and my post so that YELP would remove my review and their request was denied. I see nothing has changed and instead of fixing their horrible service they try and sweep things under the rug... Yet another example of how this company operates.... I have rented from MPM twice. The first time when I moved out they held money from the deposit to clean the window tracks- I didn't like it, but whatever. I despite the reviews I decided to rent from them again because of the cheap rent- it wasn't worth it. The despite having a no-smoking lease, the live in property manager smoked in his unit and told me he was unwilling to enforce the policy for the other tenants even though the smoke literally was coming up through my floor. The secretary / manager at the main office also turned a blind eye essentially covering for him. Here is the really Scary Part: After 6 months of complaining my apartment "flooded" while I had guests there and we were all out. The property manager had harassed my guests prior to this despite me actually introducing them and getting his permission for them to stay there. I was told that the water flooded the bottom 2 units and the company they called had to install fans and cut out sections of the walls. When I talked with the tenants below they verified that non of that work was done. The management company originally said there was hundreds to thousands of dollars of damage and then changed it to a hundred ish dollars magically. Looking back I can now see lots of times when the manager coincidentally had to gain entry to "fix" something that wasn't broken nor did I request to have fixed. I know I didn't leave my tub running and my guest's say they didn't- so what you do think happened? read more

Over all, living there was an ok experience. I thought getting certain repairs were taken care of proptly but other repairs were not fixed at all. I even wrote a letter with my rent check but no action was taken with a particular repair request. The maintenence man who came by to fix a few requests was very nice and talkative. The MPM office was decent but a little disappointing with the request that was not attended to. I had no issues with getting my full deposit back. I just recommend to anyone who moves into any apartment to document everything with pictures and be very descriptive, try every outlet, try every appliance and light switch prior to moving in. Awful. I've lived in a lot of lower priced properties and yes generally when you pay less the property management isn't the best, but this company is in a league of their own. They are rude, and unfriendly to begin with and the repairs are beyond slow. I'm talking months sometimes for a fence to be repaired that got blown down during a storm. We went 4-5 days three different times without hot water because the water heater broke. The last time we called about the water heater they said it needed to have a vent, so their repair guy made a bunch of holes in the door with an ice pick. It looked like someone did a drive by shooting in the kitchen. It was only after we complained and they asked for proof in pictures that they sent him back out to repair the door. Avoid them if at all possible. read more

They were usually quick in responding to my request (such as fixing the garbage disposal, etc). It is odd that noone has posted anything about this place on yelp because everyone I have talked to in this apt building is not satisfied with their so-called customer service. This place can not get their act together. After our apartment flooded during the huge storm in Jan 2010 it took them almost a week to send someone out to just LOOK at the place. Mind you during this time more than 1/2 our carpet in the living room was soaked and I personally had to shop vac 4 gallons of water out of the carpet. During this week the storm was still pouring and water poured through the seems of the window. Finally after a week (storm still occuring) they sent someone out to pull up the edge of the carpet and put a fan under it to try and dry it out. The mold smell in the place was horrible!!!! A week after the storm we had an ant infestation and it took them 2 WEEKS to send someone out to spray for them. The ants are still around and it has been 9 days and 4 phone calls since. Mind you, during this time I am waking up with ants on my face, ants walking around on the kitchen countertops (even though I bleached it several times), ants in the bathroom (even though I thoroughly cleaned all around), and a few ants found randomly on some wall (such as hallway or living room corner call). This place does not take care of their property and could care less about their tenants. Property management also will not approve of a recycling container by the community dumpster. Tenants have asked the property mgmt repeatedly about this and get the same response. This property management will work well for you as long as you never have any needs. You have been warned. read more

I'd like to give them a ZERO but one star will have to do This "company" is a fraud. Angel is a JOKE who lies and doesn't know what she's doing at all. She claims to have been working in the property management business for years and years yet she has no concept of Customer Service or rational thoughts. I lived in a 2 bedroom unit in Pacific Beach for a little over a year and didn't have too many issues while I was there. If i didn't speak to them then they didn't speak to me which was fine. However when anything broke or needed fixed it was a big issue. Our biggest problem came when we moved out of the unit. I gave them a full months notice that we'd be moving out and that we'd like to schedule a final walk through of the unit. They said that's fine but we can only do them on Thursdays during the day (I work in Carlsbad and get paid by the hr) so I told them I couldn't miss work but would be happy to reschedule for the weekend or anytime after 5pm. They said thats not possible and basically told me to F-off. this was more annoying than anything...still not a major major issue until it came for us to get our deposit back. We cleaned the unit from top to bottom and even cleaned under the oven and fridge which was on the move out list (both hadn't been cleaned before we moved in nor had they seen the light of day for years). I took over 70 photos and 1 video of the entire unit showing that everything was clean and tidy. Yet, they still found a way to charge us several hundred dollars for "cleaning service" (we weren't at all surprised by this either b/c by this point in time we knew how much a fraud Angel and this company was) I told her that I took several photos and videos and that we'd be taking them to small claims if we didn't get our money back. Long story short...don't move into any unit they manage and don't allow them to manage your unit if you are a property owner. If you ever meet Angel you'll see that she is a perfect representation of the company! (those of you who have met her know what i mean) read more

I lived in an apartment owned by MPM for about a year, from spring of 2011 till spring of 2012. I would say that overall, my experience with them was, for the most part, positive. I saw an ad for an apartment in Hillcrest on Craigslist, which was open house. Went to check it out, liked it, filled out an application, and submitted it. It didn't take long to get approved and eventually fill out all the paperwork. I remember communicating with Angel, and although she can be a bit brusque in the way she talks to a customer, she still gets the job done. It wasn't long until I was able to move in. The apartment was great, cheap, and in a perfect location. There were very few problems with the management during the time I was living in their property. There were a few times when I or my roommate had to call their office for a lockout...thus, we had to wait until the end of the day (around 5pm) for them to be able to let us back into the apartment. Well...that's real life. Don't lose your keys! I also once had to call in for a non-emergency maintenance request, and they got it fixed within a few days. One thing that really did bother me about them was 1) the parking and 2) the security. When we moved in, they told us there was enough space for two cars. Nope...not really. Yes, we could park two cars in our spot, but then it left one car sitting on the sidewalk. A car on the sidewalk equals a ticket. Don't do it. Alas, me and my roommate ended up taking turns parking on the street. Luckily, we never had any serious problems with that. Second, the security of the area could be better. The complex that we were at was gated, but more often than not, the gate wouldn't close properly. What's the point of having a gate if it can't shut itself? Secondly, the cable boxes in the back (where the internet companies put in their cables) wasn't locked. We once had an issue with out internet, and after hours of troubleshooting and talking to customer service and having an agent come to our complex, we found out that a cable had been stolen from the box, which is the reason we didn't have internet. A simple solution would be to put a lock on that particular box, but to this day I don't believe they've done that. Overall, I had a good experience with MPM. Like any business, it could seriously improve in a lot of respects. I have no complaints with where I was living, and would be willing to rent with them again should I ever move back to San Diego. read more

SD recently had some heavy rains, which caused some plumbing issues in a lot of the properties around here including ours. After the Great Apartment Flood of 2017 that we experienced last week, I was very impressed with the response time of MPM. Furthermore, they went the extra mile and made sure the carpets were bone dry, retacked them down, ensured there was no moister left AND they cleaned the mess in the bathroom. DO NOT RENT from these people if you can help it. Its been over three weeks since I called to report a leak from the air conditioning and MOLD and they have yet to come and clean it up. They sent someone over after 6pm when we specifically told them that it wasn't a good time. This place is terrible. I have rented in high-end communities such as the Avalon in downtown and Fashion Valley and have great references from them. MPM could not "verify" my income and said I failed to disclose a property on my rental history in Miami which I never lived in. I strongly feel I was denied since I am a minority. Also, there office is terrible and ugly and you are greeted by a not-so-nice creature at the front desk. She gave my girlfriend attitude when she initially went in to pick up the application. It took them about two weeks to get back to me on the reasons for my denial and when I went into the office the person who decides was to good to talk to me in person. My advice would be to hire a new staff or convert the company into a garbage collection agency where they would be more fitting. Thank goodness I was denied cause I fell in the lovely hands of Torrey Pines Management. Wonderful people and beautiful office in La Jolla. I lived in this apt. for 8 years and they screwed me royally at the end. This company and the cheap landlord I had that used them (Paul Bartley) are out to take your deposit and anything else they can get out of you! I repainted the entire apartment and cleaned and they still managed to take the whole deposit. Also I asked Angel (f#$# devil!) if they could just take out the few days rent they made me pay for the time I painted from my deposit money. She said "sure, we can do that!" then I get a bill for $50 late charge on this money!!! I called her on it and she said, "well I didn't say we wouldn't charge a late fee" What a horrible business. This is is the WORST management company i have EVER had the unfortune of having to deal with. the apt mngr "angel" is VERY unprofessional, lazy, & ignorant. she does not belong in a cust service field, they do NOT fix anything. when they do, it takes weeks, & the maintance people leave your doors open. They try and charge you for EVERYTHING. Never return phone calls, and treat you like trash, even if you always pay rent on time, as i do. "angel" came to my house last night, at 10pm, wanting to fight me, because i kept calling & calling becuase i was afraid i had gotten Robbed, bc someone had come to my property without my permission & left my doors unlocked. Please avoid this business. They are the worse of the worst. I had to deal with them for my previous apartment. They discriminate and hostilely treat people. Also the front desk lady challenged me (an engineer) with a great math question while calculating the pro-rated rent. "No you have to multiplex first then divide it. You can't divide first, then multiplex" LOL still laughing:) They charged us $900 for a completely clean place at the end. Don't even bother cleaning the place when you are evacuating, they will charge and keep the full amount of your deposit anyways. I am surprised that they are still in business and property owners are still giving them business. Stay away! read more

I was very cynical after reading all the negative reviews, but have to question how many of these disgruntled tenants who came on here to rant about a negative experience actually followed the terms of their lease agreements. We followed the terms of the lease agreement in every way our experience with MPM was a positive one for the following reasons... We were the first tenants to move into a 3br 2ba house after a full renovation. We had no mailbox and no dryer vent. I called the MPM office and they sent their maintenance guy out within a couple days to hang a new mailbox and cut a hole in the garage wall to install a dryer vent. When we first ran the washer, the drain pipe overflowed, so we had to call MPM again, and they were again very prompt in sending their plumber out who used a mechanical snake to unclog the drain. After a couple months I noticed one of the irrigation pipes in the front yard was leaking water and keeping the ground saturated next to the garage. We called MPM and within 1-week we returned home to see that the pipe had been replaced and was no longer leaking. At one point the gardener hadn't showed up to mow the lawn in a few weeks, so we called MPM again and they had him out the very next day to tend to the yard. All in all, they were very responsive to our requests and took care of what we asked for. We ended up buying a house so we gave MPM a 30 day written notice using the form they provided. I was worried because we were moved out about 40 days before the end of our lease agreement, and still on the hook for another month's + rent. MPM performed a pre-move out inspection at our request, and because we followed the terms of their agreement, had the house professionally cleaned, patched what minor screw holes we put in the walls, and did some touch up painting, they gave us credit for our full deposit back. They also said that they would start advertising the property the same day we turned the keys back in, and ended up renting it within 1-week! They essentially let us out of our lease agreement early the day the new tenants signed their new lease agreement. MPM then contacted us to let us know how much of a refund they would be sending us for the last month's rent we paid. We received the refund check for the partial month's rent in a timely manner and couldn't be happier that it worked out the way it did. Follow the terms of your agreement, and return the property in the exact same condition you received it in, and you should have a good experience with Merchant Property Management. read more
