Ah4r Well the customer service started off great no problems but after a year things changed including how you pay your rent and put in a maintenance request and things went down from there. The rent goes up every year and the service gets worst every year. I don't know who took over or whats going on but once I can get out from under them the better it'll be. I recommended a few people in the beginning because the houses are nice and service was good but I'm so glad they didn't take me up on it because now it's awful!!! read more

Run fast, run far. The power outlets in my kitchen have been non-operational for a week now. I have submitted six different maintenance requests and have received no response. Not only is this situation a huge inconvenience as I have extension cords running across the house to the living room, but the wiring problems could lead to a fire or electrocution. No one at AH4R seems to care. Don't rent from this company unless you enjoy frustration and having to make repairs yourself. read more

We have lived in one of their houses in the Greensboro NC area for over 2 years and have no complaints with Amy Norman the property manager. By the way we were NEVER late on our rent I'm in the the Navy and my new duty station is now in FL and since we had no complaints with the Greensboro management, we've decided to move in one of their house in the Jacksonville area. To our biggest surprise the leasing consultant CAROL FLUSTER told us after we submitted the application (including my husband banks statements,his personal tax returns which she said they only accept Business tax returns and my BAH) that we were not approved for that house. We should choose a lower rent house. With my BAH (Basic Allowance for Housing), we will only pay $47 each month out of pocket. I'm so disappointed. I feel like she didn't want us to move in that brand new house (maybe because we have accent and are people of color, we do not deserve that house). I applied for a house that was newly listed for rent. Application fees paid. Was contacted by phone on a Wednesday evening by a leasing specialist that the application was approved and given a move in date. The date was a day earlier than what we'd put on the application but that was ok. She said the lease would be drawn up and we'd be contacted early the next week to execute the lease and pay deposit and rent. However, early Sunday morning I received an email from a different leasing agent stating the house was no longer available and we had 30 days to choose a different house. After I emailed her saying she must be confused because a different had already confirmed we had the house, the lady called me. She said there must have been a mix up but there were other houses available that we could choose from. Even worse, she explained we were approved for a rental up to $2400 and of course there were some houses in other areas for that price. There were no other houses in the area/city we had applied AND the rent was $1750!!!!!! So this didn't even sound rationale!!!!!! I requested the $100 app fee back since it was their error that guaranteed me the house one day and rescinded it several days later. But why after I requested a refund I haven't been able to contact the leasing agent who was so easily accessible earlier. No email response. I realized its a tactic to get people to pay the highest rent allowable based on income requirements. I would NEVER rent from them and while I've lost $100, I consider it a blessing/warning that I should not be in a contractual agreement with company with shady, unprofessional, untrustworthy business practices. IF YOU HAVE TO RENT, TRY TO FIND A PRIVATE LANDLORD OR APARTMENT. STAY FAR AWAY FROM THIS COMPANY!!!!!!! read more

I have lived at AH4Rent property since 2013. During the first two years, the management was attentive and would address maintenance issues within a reasonable timeframe. Last Tuesday, 1/23/18, my heating system stopped working. I called into AH4's maintenance department to report the problem. The next day, one of their technicians came out and I was told that it would take 24 hours to address the problem. Five days later, I contacted the maintenance department and was told that the earliest date to repair the heating problem would be January 31st. I have been a very good tenant and consistently paid my rent on time and have cared for the property like it was my own. My dishwasher has been broken for at least two years and while I have requested a replacement, AH4R has not fixed the problem. The bathtub in the master bedroom does not drain and they have not been able to fix the problem, either. I am fighting the flu virus and a working heating system is an emergency. The management and owners of this company do not care about their tenants. In fact, their treatment of tenants is unconscionable and despicable, at best. Dr. M. Hawk read more

Check out all the online need reports where American Homes 4 Rent potential renters have been scammed and not reimbursed. Scary!!! They use Rently to provide them codes to get into the homes. I will not use them for this reason. Contact the BBB as well and local media. read more

I wish o could give this company a negative star. This is the worst company I have ever been a part of in my 25 years of renting!! They are the new aged slum lord with a huge price tag. Run don't walk away from this company!! I MEAN RUN you are better off in government funded housing. read more

Worst rental agency in four states that I've lived in. When my family and I we're introduced to the rental, we were told of the community pool that was included in the price, which we found AFTER signing lease that it wasn't. All of our smoke detectors are tied together, they started going off randomly and agency took TWO MONTHS to resolve, leaving my family of 5 unprotected. The house was also rented to us with a gas fireplace, which, after a year and a half, have yet to fix. When I called the office, I was informed that it WAS OUR RESPONSIBILITY to contact THEIR contractor. Terrible business ethics. I would like to warn anyone thinking of doing rental agreements with this company. read more

*BEWARE* I believe this company is scamming people out of application fees. I was told as long as I had a 550 and good rental history I would be approved. Well my median score for all three places was over 550 and I was still denied with no explanation as to why even though no one from AH4R verified my income or current residents. All they did was run my Experian report that has no judgments, no bankruptcies, no evictions, and I only have $7k in debt total with five good standing paid on time accounts. I contacted Alecia my account agent to ask why I was denied, all she said was ask the people who processed your report. The very next morning the listing was taken down but when I called pretending to be someone else and asked was the home available I was told yes it was still available to submit an application?????? It was a blessing we did not get approved because after reviewing the BBB and reviews AH4R is definitely ripping people off! Do not rent from corporations (invitations homes, Progress, etc), whole sellers, or banks! These entities are ruining the residential rental markets and are creating a flux of homelessness for the working middle class families throughout the United States! *BEWARE* read more

The reviews are all correct. I took good care of the house I was renting and when I moved out they charged me for everything that was wrong with the house before i even moved in. watch your back with these people because they are shady af. They came to fix some busted pipes that were flooding the house. They cut a hole in the wall and never patched it, then they charged me for it when I moved out. There was a broken cabinet door when I moved in. It was put back together with super glue and i found out when I went to open the cabinet door and it fell apart. There was residual glue where it broke at. This happened long before I got there but I got charged for that. They kept all of my deposit and also charged me another 405 for damage beyond normal wear and tear. This company is not only screwing over the tenants but they're also letting the properties fall apart and pocketing all the cash that should go to repairs. I will never consider them neither as a tenant or to manage my property. read more

STAY AWAY FROM THIS COMPANY!!!!!!! The whole company sucks!. When we were looking for a house to rent everybody was super nice and helpful. Now that we are in the house we have had a lot of issues that hasn't been resolved. Tried to contact the Leasing Agent who offered miracles when we moved in and she doesn't answer the phone, she doesn't return phone calls. We were without AC for days, after waiting for 45 minutes on the phone to try to get a hold of someone we decided to call a guy and pay him to fix the AC. We can't be without AC here in GA. The house itself had a lot of issues when we moved and the Agent offered to send maintenance and fix it. SHE DIDN'T and now they are saying they can't fix it because those are cosmetic issues. WTH!!! I wish we can move out of here before our lease expires!. This company really sucks. STAY AWAY FROM THEM read more

Deceptive business practices by Mr. Robin Scully, the leasing coordinator. The house we applied to was on the market for a month and seemed to have no traction. Yet, within hours of sending American Homes 4 Rent our $100 application fees AND proof of renters insurance for the new house, someone else mysteriously swoops in to beat us to it. We were never told that they had received another application and that it was pending, WHICH WOULD HAVE BEEN NICE TO KNOW. Also, I had all of my documents uploaded but the ineptitude of Mr. Scully has no bounds and he demanded I uploaded a COLOR copy of my drivers license (even though that was not stated on the mobile website) and my pay stubs for that day (which I already had uploaded). Please please do yourself a favor and STAY AWAY from this company. It has caused us extra financial pain during a global pandemic, economic instability, and war but they don't seem to care even though my fiancé is a first responder. This company is 100% focused on profits and NOT you. Do NOT waste your time on this scam...and I will be taking action via the Better Business Bureau AND the California Department of Real Estate. This will not be the last time hearing from me, AH4R. read more

I currently live in a home from AH4R. And unfortunately I'm only 2 months into my 12 month lease because I cannot wait to get out of this house. Upon arrival to the home we realized there were several issues as if there was never an inspection done. Door handles falling off, leaks from the water heater, cracks in baseboards, electrical outlets not working; the line for the internet wasn't even exposed. That's not the worst of it though. Every single time I call to get an issue resolved I get the most ridiculous run around. The internet lines took a month, just to cut a hole and expose them. The door handles took 3 weeks (one was the front door so we couldn't even lock it). Currently I have issues with the plumbing. Only one of 3 toilets is working. I've been waiting over a month. I've called a dozen times. Each time they say they are reaching out to a third party to come out and fix it but every time I call there is nothing in the notes, no third party on dispatch, and the process is starting all over. AH4R has the worst service department. This house is newly built yet has a new issue every week so I'm sure their construction team is cutting several corners. You can do better renting through someone else and I can say whole heartedly it will be my last time with them as well. read more

Have been a Ah4r tenant for over a year now and have not received pool key for our neighborhood pool. Every attempt to obtain said key has been ignored or attempts at manipulation and claims the hoa department hasn't responded. Contacted hoa department and they informed me that American homes 4 Rent had a past due balance prior to us living here and that we hold not have a pool key until they tallied up. I forwarded that email to Ah4r property manager Robyn Parks who repeatedly lies and manipulated and ignored in an attempt to make me and the problem go away. Attorney has been retained and I will not stop until I take her and this company down! Reading everyone else's issues makes me sick. DO NOT RENT FROM THIS COMPANY IN GA. read more

They take forever to fix anything if they ever actually fix it. They do the cheapest fix they can so nothing actually lasts. Within 12 hours of getting into the rental, the sides of the island fell off and the AC died. Then later on when we said there was something making us sick, they didn't even look into it. The manager emailed back and forth with me after one of their techs said to put in a UV light into the HVAC. They asked if I would pay for it....it's not my house. Then after my family continued to get sick, we decided to move out but continued to pay the rent so as to not get a credit hit. I hired a law firm, who didn't get anything accomplished after making it sound like they could win it easily, who presented them with the emails and photos but they simply froze me out so I had to drop the case as it was too expensive to run. We had photos of the black mold in the house on 12139 Karnes Way in San Antonio and they still didn't want to say it was their problem. Avoid this company like the black plague if you care about the house you live in and the health of your family. Go look everywhere and you'll see all the horror stories of how they mistreat tenants, take your money, scam your money, and even worse is how they do the process to get anything fixed so that you end up not getting the service done so they can pad their financial statements for the share holders. STAY AWAY FROM AH4R!!! Don't thank me, just pass it forward and make sure your friends and family don't fall victim to this horrible company. By far the worst company I've ever dealt with and I've spent thousands of hours in the VA and DMV. read more

If I could give them zero stars I would. Do not rent from them! Upon move in the house was in quite bad shape. Gouges and scratches in floors, cracked tiles, worn out and badly stained carpets, broken stove, broken dishwasher, and one toilet not working. Were assured it would be fixed before move in. We have now been here a month and maintenance has stood us up several times. When he did come he had to order parts. Never heard back. Keep having to call and beg. No move in inspection has been done. We've requested one many many times. We do not want to be charged for all the existing damage as their is a LOT. Do not recommend this company. They do not maintain the property at all. We moved cross country and needed to be in this school zone in time for school. As it starts earlier here. We love the neighborhood so that's the only reason we will tolerate this for a year. read more

Former Tenant: Run trust me you will regret it if you dont. Lets not forget they will take your security deposit when you leave because they dont want to give it back. Which I'm in the process of suing to get my money back. I had a pipe leak that took 30 days to repair in the bathroom with no water source at all. This company is all about money and not treating your tenants right. I paid on time every month five years straight and clean the house and still didn't get no security deposit back. read more

Counting down the months till we can move into our new home. Don't rent from these people....as many have said, you will regret it. There is a complete lack of integrity and honesty. With us they said the common areas would be mowed by AH4R (three different people). When they neglected to get water working and mow the common areas, they then decided to shift the mowing expense off to tenants after the common area lawn was super long and neglected. Who has ever heard of the common areas being the responsibility of the tenants? We have also had a minor repair that they said was our responsibility in a brand new home when it was a faulty item. We are suppose to get that fixed today. We'll see. Really don't want to give them one star. read more

Renters beware!!! Pictures on the website of homes do not reflect the current state of the homes. I have rented from this company for 7 1/2 years and have relocated to another home of theirs and I'm disappointed in the quality. This new home is poorly maintained. For me to pay $300 more in rent than my previous rental, you ought to be ashamed to have the conditions as they are prior to move in. The so called move in inspection pictures I received earlier this week only showed what the worker wanted me to see. He did not take pictures of the damages nor the appliances that do not work. How do you have me moving into a home where the heating and cooling unit didn't even have batteries. I purchased some and the unit still wouldn't come on. The paint job was terrible. After the laundry list of corrections a tenant is required to complete prior to move out, I expected to move into a nicely maintained home. There are spots, marks, and chips in the paint all through the house. The blinds are dirty and old. One blind in the bedroom isn't even functional. The siding on the house is damaged in more than one place. The pantry door and laundry room doors have been taken off and put back in the wrong spot. The lighting in the living room flickers. There's dust and bugs everywhere. The yard hasn't been cut and there's weeds and poison ivy growing on the fence. This will be my absolute last time renting from you all. I thought you were a company I could trust to have good quality homes. I was mistaken. read more

I wish I had heeded these reviews prior to renting from this company. I relocated for work and had a short time frame to find housing and moved quickly. First of all, they required the deposit quickly so I sent the payment overnight. I was told it wasn't received and panicked until they confirmed I sent it to the main office because I never received instructions otherwise. I had to resend overnight at my expense because of their error. During move-in I was told not to expect perfection since it's not a new house. They walked through and took lots of pictures. When time came to renew the lease, they increased the rent by $60 per month. Meanwhile there were nicer houses in the same neighborhood renting for much less. You would think that as a tenant setup on automatic recurring payments who never paid late or had any issues they would have thought twice before increasing the rent above market value. Regardless, I was hopeful that everything would be above board during move-out. We moved out a week early to allow us to have the carpets professionally cleaned, as well as to clean and touch up the paint and yard. So imagine my surprise when I received a move out itemization which included a charge for vacuuming? When we gave them the receipts showing the carpets were professionally cleaned. And they charged us for cleaning and 4X what we normally paid in utilities. They also included pre-existing damage which was clearly documented in the move-in checklist! I sent them the pictures and documentation because apparently they don't reference their own documentation! At the end of the day, they tried to keep $1887 in deposit that we made and they charged us an additional $82! Unbelievable. We are seeking legal counsel and will file a complaint with the BBB. I've dealt with shady landlords but nothing like this! Especially when there is clear documentation. Save yourself the headache. Stay away from this company. read more

I have rented from American Homes for Rent in Las Vegas for a couple of years and now moving to Atlanta. There were a few hiccups in the application process but with one phone call it was all resolved. I've communicated with Erin and India who were very pleasant and one maintenance gentleman (sorry I forgot your name!) who was cleaning up the house when I went to view it. They all offered good advice and helpful information about the city, my neighborhood, and the rental process. They do things a little different in Georgia than Nevada so if you are accustomed to paying deposit and rent online you will now have to pay by mail using a cashier's check. Kinda sucks for people who are waaaay across the country as they want the checks in 2.5 days and the mailman doesn't run that fast. Otherwise I may lose my lease. Before choosing to rent here I looked at some other homes listed by Invitation Homes. Both were more on the slummy side and needed to be cleaned. I'll update the review once I've lived in the house a while and had more dealings with the Atlanta staff. read more

One star to the corp., 5 stars to the local rep. Below is my finial email to AH4R. It may seem like sour grapes, it is not. One service call in 3 years, hot water, it is important. Everything else I handled myself which was a mistake. I was told that the rotten, failing fence was my responsibility, as each board was under $100.00 was my responsibility. I must have caused premature failure of the fence by living in the house. I should have $101.00 them (under 100 dollars is the tenant's responsibility) every chance. Apparently, no good deed goes unpunished. XXXXXXX, At least now I have had my initial suspicions of your company's business practices confirmed; can't get the cash flow for one full month, upgrade the property and get the cash flow gap from the previous tenet, not bad to protect stock prices when implemented nationally. I don't want to waste too much more of my time with this matter, but briefly: It was explained to me in person during the pre-move out meeting, and in the lease that the carpets were to be professionally cleaned. Due to out of town work obligations during the month of XXXXXX, I didn't have the opportunity to have the carpets professionally cleaned, I do apologizes. AH4R sent me a 'coupon' for a professional cleaning including the entire house and a 'professional carpet cleaning.' for $350.00. Assumptions are generally faulty, my assumption that the house and carpets would be professional clean with the $350.00 deduced from the deposit must have been in error. The total cleaning charge was $125.00; it seems that the professional carpet cleaning never happened. It seems that AH4R took a great opportunity to snap a few photos of cleanable spots on the carpets, get the carpets replaced, and probably help out their preferred flooring contractor with some business. One can see why there is no recourse for me as I do not have a team of attorneys on retainer. The comment about pet odors in the report is all I needed draw a finial conclusion as I have never had any animals, not even a goldfish in the property. This is a disappointing situation to be involved in a trap that landlords have been running and will be running in perpetuity; you guys just bring a new corporate angle, congrats. STAY AWAY AT ALL COSTS! Worst customer service ever. Property manager does NOT CARE about tenants at all. At the end of lease, tried to raise the price another $200+ a month. They STOLE my deposit. I actually left the home in better condition than when moved in minus one broken light fixture in the hallway. After months of fighting, they finally told I was getting a check back for a measley $64 bucks and they DIDN'T EVEN send it. Over $1,200 bucks gone. read more

Terrible company to rent from. Rented a home for 2 years in the north east Atlanta area. The local property manager Marisa Whiting who will not return emails or calls asking for information. When I moved out they charged me for items that where an issue before I moved in and will not provide an itemized list of charges when asked and also did not do the move in inspection as GA law states must be done if you own bore then 10 properties. I didn't even hang pictures because I didn't want to put holes in the walls. Paid a $2066 deposit and received back $605 with no explanation of why so much money was taken out of deposit... avoid this company at all cost. There is other places to rent from that are not a crooked large corporation read more

I wish I could rate them zero stars. I try to only write positive reviews so that I can uplift local companies. I am so upset with my experience. They literally STEAL from their residents. My family and I lived in one of their rentals for 2 years. When we moved in there was a lot of things that were wrong with the property. We filed many complaints with the management company. Many of which went ignored until the septic at the house to be completely redone. They then sent a handyman to do the rest of the work that we complained about. He came once to inspect. Returned the next day, did half the work, said he needed more supplies and NEVER came back. The AC unit was constantly on the fritz. When we called the 1-800 number we were told that the law does not require them to have AC in the house, only heating. Seriously? In Florida, with two small kids? I would NEVER EVER pay $2,000 per month for a house without AC. When I signed my lease, the house had AC. So, if it goes out, it needs to be fixed because I leased it knowing there was an AC. These people will literally do anything to take your money. All the appliances were old. Our electricity bill (bill through THEIR company, "Conservice" ) was about $700 every month. Even the last month we were there for only half a month and got billed $900 for electricity and water. Our $1900 deposit was taken for "repairs" all of which were falsified. The house was truly a beautiful house but I cannot with good conscious recommend this company to anyone looking for a place to rent. Now that we have purchased a house, our bills have literally been slashed in half. Do not trust this company. read more

1 star is too much. Do yourself a favor and do not rent from AH4R. We moved in on June 18, 2018 and have had problem after problem. We can start with the pool which is located at the entrance to our neighborhood. When we decided to move in, the pool was a huge selling point. We are from Chicago and Atlanta summers are HOT! We were told we would have access to the pool and tennis courts, it turns out that was just a selling point and not an actual feature to be made available to us. We have called AH4R numerous times to simply get key access, offering to pay for the key ourselves, but nobody in this pyramid style company has the "authority" to allow us access. They only say they, "will let their 'supervisor,' 'manager,' 'coordinator,' or 'specialist' know." This remains an issue, but I had to forget about it because our next issue came up shortly after moving in. In August a pipe leaked through the wall causing water to seep under the flooring. By the time AH4R approved the cost of repairs, mold began to form. The clearly settled on the cheapest bid so when the vendor came out for the repairs they had to get re-approved for a higher estimate because the cost was going to be higher than their original quote-causing yet another delay. Unbelievably, when work was approved to begin, the vendor was going to lay the new flooring down without removing the mold or the old flooring. Luckily, it is required that the tenants are home for any vendor visits and I made sure all the mold was removed before replacement. The vendor AH4R approved only sent one person to do all the work so the repairs took way too make visits to complete. In the end, their "repair" job was done hastily while somehow still managing to take a really long time to complete. Imagine the flooring they used to replace the old is cheaper, has glue popping up from the seems which is smudged across the flooring, and they didn't use any under-lament so the grooves from the original tile floors show up through the thin/cheap vinyl. The next issue was with regards to the oven. I put in a work order on November 16 to repair the combo oven/microwave. The oven has never been able to get to the correct temperature (generally cooks 100 degress lower) and sometimes it even throws an error code on the screen. It's current code is an 'F33' not that it matters because AH4R has sent 5 different vendors out to make a repair, all but 1 of them say this Thermador brand is no longer made and they are unable to get the parts to fix it. Each one has recommended to AH4R the unit should be replaced. The only one that didn't recommend replacement was the first guy they sent. He was a repair specialist directly from AH4R. He did not take apart the oven to examine it or anything. He simply said, "I don't see any issues here, it looks like it's working fine." I'd like to provide a little detail into how AH4R puts this entire issue into an inescapable circle: After the third vendor, I was told AH4R would be replacing the entire oven by a rep named Blane. Blane promised me that the next vendor to come out would be there to replace the oven and get this over with. When the next vendor arrived, I found out they were only sent for parts replacement. Of course, they did not have the parts and only examined the oven. Upon further inspection, they recommended the oven be replaced. So I called AH4R again, I cannot remember the person's name I was speaking with, but (I think it was Rob). I explained that I cannot miss any more days of work to have this oven fixed and that this was the 4th time someone has come to fix it only to say it would have to be replaced. I was told they would be replacing the oven. AGAIN, the vendor came out and they were only approved to replace a part. They came, inspected, and left recommending the unit be replaced. I called AGAIN, and spoke with Tyler. He wouldn't promise the replacement would happen like the other two have, but he said he would submit it to his supervisor and strongly recommend replacement of the whole unit. I waiting for him to give me a call back to confirm. I don't know why. I can't trust that anything will be corrected at this point. I am still waiting for them to replace the oven going on 2 plus months later. Our property manager, Kelissa does not answer the phone. Neither does her supervisor Jonathan. Not that I think they are capable of helping us resolve these issues. AH4R's entire business model is based on pushing an issue onto someone else and taking no initiative to correct a problem. Still, it would be great if either of them would answer their phone so I could discuss ending this lease and any connection with this joke of a company. read more

Do not give these people a dime of your money. Property manager in Norcross, Georgia, Robyn Parks, is more of an adjuster than a manager; she does not care what the issue is, or whether it will cost the company more money in damages in the long run. All she cares about is her monthly bottom line. I am not familiar with this company's incentives for property managers, but I have a pretty good idea after living in one of their homes for 2 year. I was interested in a home I saw online for rent, it was on a Friday. I called the company and inquired and there was not a single application pending. The representative collected information, charged my card the fee for the self guided tour. I asked how the process worked and she assured me that it was on whomever submitted the application first and it goes from there. I called back later that evening and inquired again due to the available move in date and I was told it was flexible and it could be held up to two weeks. At that time, I asked again and was told there was no pending applications. Prior to making the call, I had already filled everything out online --I only had to press submit to pay the application fee. I received affirmation that my application would be the first. I had not even toured this property, I just wanted to be the first to put in the application. The next day (Saturday)I toured the property and liked it. I was pleased because the application was already in. An email was sent after I toured asking if I was interested and if so, the link was available to apply. But I was already one step ahead. I checked the application that night and it had already calculated the prorated rent from the move in date I selected. I get an email on Sunday afternoon from a local agent, stating the house was leased. I immediately inquired about how did that happen in less than 48 hours and I asked for a refund. I also let them know that I was aware no other applications were pending prior to my submission. Of course, that wasn't addressed but I was told I couldn't get my application fee back. My application wasn't even prescreened. How could they even do a credit check, verify employment, contact previous landlords, receive a deposit and have the lease signed from the selected applicant? I don't believe it was done but it's whatever!! I should have believed all the previous feedback that informed STAY AWAY FROM THIS COMPANY! They can have the$35 application fee, I got screwed for way less in comparison to others. read more

I'm glad that I didn't read the reviews before renting. My experience has been good. I like the self-guided process so that I'm not dependent upon meeting someone at a particular time. We found a home and were able to move in quickly. It's in great shape. I've found the team to be responsive-- especially Kimberly Saunders and Tony Bailey. read more

This company is the worst ever! Please be aware and do your research before renting from Ah4R. I DO NOT encourage anyone to rent from them. I have had nothing but problems from with the house since the first day I moved in, from leaking faucets, hot water heater leak, pre-existing conditions, pests and all. And they rarely honor any maintenance requests. Customer service is horrible and the Property mgr is very, very rude. it is very difficult to reach anyone, receive a return call, or otherwise. I have had such a HORRIBLE experience with this company, but I hope twhat I have been through and placing this review will help the next person. read more

If I can give them 0 reviews I would. They fucked me and my Fiancé so bad multiple times. They first put up the house for rent at 1800 then a couple months go by and no one was renting it so they end of lowering the rent to 1600. Me and my fiancé were looking in the area so we decided to rent it. The work that they done to the house was half ass. I'm guessing our upstairs sink didnt look The best So instead of replacing the countertop they painted the sink top.dumb And then I noticed a strip of tape on the wall that was painted over, They couldn't even remove the strip of paint to paint the wall, they just painted over the strip.dumb! Anyways a year goes by, They told us They're Raising the rent to 1800!!! After one year of living there!!! So they basically lowered the rent in the first place so somebody could rent it just so they can raise the rent after somebody has been there for a year. Bullshit! So we decided to leave. we spent hundreds and hundreds of dollars in mulch so we could fix the landscaping in the front that look like shit when we rented the house and also fixed multiple things in the house with our own money. We couldn't do a walk-through together of the house because of Covid so they lied about things that were not true. The doorbell worked completely fine when we left. They told us it was broken and they are charging us $300. They are charging us $25 each for unclogging tubs. I never used the tub in the hall bathroom upstairs and they are telling me it's clogged. They also told me that the other bathroom tub is clogged which was wrong as well. I cleaned so thoroughly before we left and those tubs were not clogged whatsoever. We also told them that there was a small hole in the carpet of the living room. They still made us get a $300 carpet clean but now they're charging us $2000 to replace all the carpets because of the one small hole in the living room. So that $300 dollar clean was for nothing. We cleaned above and beyond and throughly everywhere and still have the nerve to charge us 300 for cleaning as the house was better cleaned when I left. I am so livid with this place they are trying to take our whole security deposit plus more. Don't rent from this company you will regret it! Such a scam place! They don't care about anybody but money. Such greedy people. read more

This company is HORRIBLE to rent from. The only thing they want is your rent money but care nothing about the condition of the home. It takes weeks for them to assign a vendor to a maintenance request and that's only if you call multiple times. read more

I would never rent from them again. They used my deposit for damages that occurred before I moved in. When I moved in they had a large repair in the ceiling from a water. (I'm using repair lightly they actually put cardboard and wall paste to cover the large cut out 3 x 4.5' It was falling out). The vinyl floor showed some water damage and a closet door showed water damage from a flood about two inches from the bottom. I took pictures of the damage. I sent these pictures to the company but, they still won't give me my money back. They just ignore me. I left the house cleaner than I received it. When I moved ants were coming in through the dishwasher. They said I signed a lease that I would take care of pest control. After several months they finally replaced it because I think I convinced them ants coming into the dishwasher lines probably meant there was a open line somewhere. I had to latch the door of the dishwasher so the ants wouldn't get in the kitchen. During the pandemic they raised my rent. read more

I wouldn't even recommend my dog to lease from American Homes. I have had so many issues with this company; a big one being COMMUNICATION. I've had to go as far as filing a report with the Better Business Bureau to get a response. Originally I dealt with months of a non working AC to most recently not being able to get a response regarding my lease renewal. I regret ever leasing from them.. Save yourself the hassle and energy. read more

If you see a house owned by AH4R, RUN AWAY!!! Don't just take my word for it! Check out https://twitter.com/americanhomes4 and view all the other unhappy tenants or look at the yelp reviews in other cities! The houses are very overpriced and their customer service is pretty much nonexistent. The homes are mostly foreclosures that were purchase and had the bare minimum rehab to get renters in. Most people rent because they can't afford to buy, don't have the credit, or don't want the responsibility of owning a home; however, with AH4R they leave you with responsibilities just like a home owner. Should you choose to do a month-to-month lease after your one year, they will charge you a ridiculous amount more as if it costs more to manage a month-to-month lease. I met with Jason Neiss to sign for the home. I was told that he was my property manage since he lives in Bakersfield. After Jason got a signed lease from us, he pretty much disappeared. He stop return phone calls and voicemails. The few times he did get back to me, it was via text message days later. But, he conveniently resurfaced at the end of my lease to attempt to get me to sign a a new one year AND negotiate a lower rate since they were going to raise my rent because "property taxes went up". I called the customer service number whom assured me that Jason was my property manager, but then pointed me to a man in Stockton, CA. He was the property manager for a few months but then pointed me to a phantom person in Arizona named Susan Perez. It became clear to me that this company is very disorganized. In the little over a year that I've lived in a property I've gone through several issues. First, I was told that the run-down fence had been reinforced and parts replaced. Two days in the house, the part that was "fixed" broken and cost me over $300 in a vet bill to have my dog's injures stitched up. I was also left to fix the fence on my own (and still fixing the fence). Later, we had a wind storm and the fence fell in a different spot. When AH4R sent out a repairman, he commented that he was instructed to rig it and not repair it. He also commented that the entire fence needed to be replaced but knew AH4R would not replace it because they could push it on to the renter. Second, my gardeners stop showing up after a month of being in the house. After days of reaching out to Jason, he told me that gardeners weren't a part of my lease. I went out and bought a lawnmower, used it three Saturdays and my gardeners reappeared again. Third, I was told by Jason that the backyard sprinklers would be repaired before moving in. That did not happen. And of course, he did not return phone calls about it. I called the maintenance number and placed a work order. The order went unanswered for weeks and was eventually deleted. When I followed up on it, I was told that it was my responsibility to have them fixed. Four months later after navigating through several departments, I got in contact with a property manager in Stockton. He again tried to push the responsibility on me. After thoroughly explaining they were broken when I moved in and threatening to let the backyard continue to die, the sprinklers were fixed. Fourth, my a/c went out in the middle of a heat wave in Bakersfield. I made an emergency maintenance call to AH4R and stressed that my pregnant wife and my toddler whom both have asthma need to have the a/c replace. It still took AH4R a week to have it repaired. In January, I went out my front door to go to work and noticed a red door hanger attached to it. When I looked at it, it was a 48 hour shutoff notice from the water company. Since I normally used my garage, the notice had already been there a day. The water bill (maintained by AH4R and added to my rent monthly) had not been paid in three months even though they were collecting it in my rent. Sadly, this was not the first time I had issues with the water bill. Every month for the first few months my wife and I called customer service to find out why our water bill had not been uploaded to pay. We were told that we didn't have one. three months later, I get an email that AH4R has uploaded my water bill. When I checked my account, they uploaded all the bills I had been calling about. This again happened later on and I got two water bills dumped in my account. Last month, I was overcharged for rent. I was given the excuse that the computer glitched when they switched me to the new month-to-month rent (which is $200 more than I was paying for my year lease). Susan Perez, said she had no way of returning the funds to me. The system would only allow her to credit it for next month. I found it hard to believe that a company can take your money but can't return it. Upon checking my account to pay my rent this month, I noticed that I was charged $65 for having the garbage disposal unjammed for the third time which of course deducted from the overpayment. read more

If I could review with 0 stars, they wouldn't even deserve that. We spent three long years with AMH, and at every arduous turn, we encountered countless problems and encountered rude property managers and other unhelpful staff. Yet, in our search for a place to call home, we felt we had no choice but to endure it all. The conditions of the two homes we occupied were disheartening as well. Our first home, while not entirely terrible, was riddled with challenges. We faced the nightmare of water pipes bursting not once, but twice, leaving us without running water for over three days each time. The first incident occurred while I was pregnant, and the second struck when my child was still just an infant. It felt like an uphill battle to convince them to respond urgently and provide us with livable conditions. Only after the second time a pipe burst did we finally manage to get them to arrange a hotel for us while they took their time to address the repairs. During that frustrating period, we found ourselves constantly buying gallons of water to ensure our beloved pets could stay hydrated while they were still in our home. Our second home, however, was nothing short of a nightmare upon our move-in. We were met with black mold lurking in both bathrooms, hidden behind crumbling tile in the shower, silently spreading up the wall. The mildew and corrosion we encountered felt overwhelming, as we were left to scrub every imaginable surface in the bathroom and kitchen. We spent our own hard-earned money on high-quality cleaning products, motivated by a desperate need to create a clean and safe environment for ourselves and our family. AMH did eventually send a professional to address the black mold, but only after countless email exchanges and a frustratingly long wait, despite having provided a letter of medical necessity for both myself and my one-year-old son. Moreover, we discovered numerous holes in the drywall, varying from small nail-sized dents to gaping voids, all of which we meticulously documented and relayed to the property manager. He assured us that none of the damage to the walls would fall on us when we moved out, yet the anxiety lingered. There was an alarming layer of caked-on dirt covering every window of the home, so severe that some wouldn't even budge despite our best scrubbing efforts, while others required significant force just to crack open. Upon our move out of this property and the complete discontinuation of services with AMH, we were met with an outrageous move-out summary that I quickly disputed. I encountered pushback and was confronted with false information. It was incredibly frustrating to discover that the images they used to justify charges for damages were not even from a property we had ever occupied. Many of the additional charges were tied to previous damages I had reported during our move-in inspection. While they did agree to remove some charges, I was unable to obtain the remaining move-out inspection images used to document damages, as I was told it "would take up too much of my day to download and send you all of the images." This response was deeply disheartening, especially in light of the fact that prior images had already been proven not to belong to us. Time and again, I requested not all of the images, but just those that were specifically tied to the charges against us, so I could ensure they were accurate and that we weren't being unjustly robbed of our hard-earned money. Ultimately, I was met with silence. It has now been nearly a month since I last heard from AMH, despite numerous follow-ups. However, they were able to send me a "final security deposit accounting" while still ignoring my ongoing disputes. The blatant discontinuation of communication on their part, as though I no longer mattered, and the utter lack of professionalism they have shown in attempting to resolve this situation is utterly appalling. This company seems to operate with a criminal ethos, reveling in taking advantage of anyone who crosses their path, draining them of every penny until they are left feeling forced to submit to their oppressive ways, broken and defeated. They employ every possible means to ensure that victims end up owing them more than they should, prolonging discussions with those wise enough to see through their tactics, hoping the matter will simply fade away. I refuse to back down; I will see this through to the end. I yearn for nothing more than to witness your company and the corrupt empire you have built crumble in flames to the ground, as the victims of your insatiable greed dance in the ashes of your downfall. read more

This company by far is the biggest SCAMMING rental company for homes PERIOD. I say this upon experience. They post bait houses (meaning) BEAUTIFUL HOMES that don't exist at the time you're applying for it, and they will allow you to apply for the said Bait houses as well as not tell you that someone else has applied for the same house. So now you're competing for a house with someone else but don't even know it. They take your application fees (70 dollars me and hubby), hit your credit and then they tell you, "Oh someone else was approved for the home that you applied for, however we've got two options for you"!! Listen to me y'all, they will offer you a house that NO ONE on God's Green Earth WANTS, "that by the way, you can't see because someone else is still living in it" LMBO, or a house OUTSIDE YOUR BUDGET because now they have the leverage to do so. They have your app fees that are non refundable AND they've PULLED YOUR CREDIT!! So you fill stuck with whatever they offer you. You've got the ding on your credit now. A BOOTLEG ASS HOUSE you can't see quite yet but they wanna schedule time for you to view it while a family is still living in it and THE OTHER HOUSE THATS TWICE THE PRICE YET YOU FEEL LIKE THIS IS THE BEST OF THE TWO, KINDA FORCING YOU OUTSIDE OF YOUR BUDGET!! But that's not even the worst part about it... The more pricer house they offer you isn't even built yet nor will it be available for you to move into, in the time you told them you needed to move. How do I know this?? Well, I went to the location of the house the company was promoting for the more expensive house and the freaking house wasn't there!!! I took pictures folks!! All that was there was a cement slab, NO HOUSE! Lmbtfo...This now leaves you with either, "A" you staying in a hotel until the house is finished being built, which has you coming out of pocket paying money for storage you weren't thinking you'd have to pay for. Seems and feels like a set up frankly, or "B", take the crappy house you really don't want because no one else wants it, all because you applied for a house you didn't know you were competing for in the first place!! Not to mention when you talk to the folks who work for HOMES4RENT and you bring up the fact that it only appears that they only care about the lining of there pockets and have such bad reviews. The only thing they can tell you is, "All companies have bad reviews"! As if this is a great rebuttal to stand on!! I have reported this company to BETTER BUSINESS Only because of principle. What they do to people is TERRIBLE AND THEY DON'T GIVE A FU*K!! If you are looking to rent a home please don't use this company look into Tricon Homes. Tricon cares about the consumer. They will refund you your money back if you change your mind. They will not allow someone else to apply for the same home if you are the first to apply for the home. They will pull the home down from the website so others don't even see it while your applying. This type of customer care is what makes Tricon a stand up company!! DO NOT, AND I MEAN DO NOT, use HOMES4RENT. You will regret it. Please before you use Homes4rent read this review and the MILLIONS of bad reviews this company has. I read one where a lady had raw sewage in her house and in her front yard for MONTHS!! I slipped up and didn't do my research before I wasted 70 bucks and took a hit to my credit. I regret it. Help all of us victims out who have been damaged and victimized by American Homes 4 Rent's alleged consumer and investor fraud by signing our Petition to the U.S. Congress, calling for STRONGER REGULATORY OVERSIGHT AND REGULATIONS FOR CORPORATE LESSORS. We have Congressmen who are now very sympathetic to our cause and looking to look good in an election year coming up to show they are protecting their constituents and consumers! Go to w w w . American Homes 4 Rent lied to us on the maintenance standards and condition of the home to get us to lease the property for over $5,000 per month. The first nearly three months we had no air conditioning as 2 out of the 3 air conditioners were completely broken (outside temperatures then were over 90 degrees) and ultimately required replacing and would not work, as well as the water heater did not work and had to be replaced so no hot water.......so no hot water either for nearly 3 months either. After requesting maintenance through their maintenance request website (which I have determined to be a fraudulent system) they put off maintenance and wanted to get bid after bid after bid. I found that many of the vendors will not work with American Homes 4 Rent because they are a shady company and do not properly pay their vendors for the work done and have been blackballed! Then we had severe problems with the roof leaking massive water and reported it. After many, many months still no-one ever showed up to fix it and now we have a severe BLACK MOLD problem that threatens my family's health. These are just a few of the problems, I have left out most like the severe electrical problems that present a fire hazard and other issues which AH4R has never even had someone come to repair even after numerous requests in writing and verbal. I believe they are putting off maintenance in order to fraudulently pad their corporate earnings and obtain lower loan rates, better public offering rates, and increase their corporate bonuses for the insiders I decided to take them to court and also look for the many others who have been defrauded by these corporate slumlords and fraudsters. A MAJOR FRAUD lawsuit against AMERICAN HOMES 4 RENT was filed earlier this year in the Gwinnett County Georgia. The lawsuit is now progressing well and may most likely will soon be converted into a CLASS ACTION LAWSUIT with a target damages claim of $500 MILLION DOLLARS. We would love to hear your story on how AH4R has defrauded you, and or avoided (and/or delayed) their maintenance obligations. The fraud suit alleges that AH4R is putting off or not doing necessary maintenance on their properties in order to fraudulently manipulate their corporate books and earnings by (eliminating normal maintenance obligations) from their operating books, 8K's and 10K's.
