We found out we had to move out of our home we were renting at the time. We didn't have long so we had to find another home to rent quick. We found one in the neighborhood that we wanted to be in. American Homes 4 Rent is who owns it. There were some issues getting in when we were suppose to but we finally got in the house. Before moving in we made a list of things that needed addressing and they said they would fix it. One was the mailbox. The door was broken and barely hanging on. The mailbox needed replacing. Instead the guy put a screw in the spot that was broken, but it broke again that same afternoon. We were then told it was our responsibility to fix it. So we went and bought a new mailbox. Also the blinds to the sliding glass door was missing 3 panels. They then told us that was just cosmetic. So we also replaced the blinds. The sprayer on the sink was leaking. The guy "fixed" it but it started leaking again. So they sent a third party out and they guy said the seal was missing and he took a piece out to replace it but couldn't find the piece. He was going to try and get the company to replace the entire sprayer but instead they just want to close up the hole because they are cheap! Also we got a letter from the company a week after moving it, that our HOA had sent them about the shrubs needed cut back or we would be fined. The date of the letter was before we even knew about this house. So they held on to that letter until someone rented the house and sent it to us to deal with. We called and made them send someone out to do it because it should of already been done. Of course they didn't do a good job. We take care of our yards but we just moved in and are still trying to get the inside taken care of. So if you can help it, don't rent from this company. Everything that we have replaced will be going with us when we move. We will be putting the broken mailbox back up, taking 3 panels down from the blinds, taking the shelves down in the closet and putting the broke hanging one back up. We've replaced several light fixtures that will be taken down also. So all the stuff that they didn't want to fix, they will eventually have to deal with it for the next renter. We also took pictures when we moved in of all the things that was wrong with the house so when we move out they can't say we did any of it. These people are sorry! read more

Tampa area?...forget about AH4R. So dysfunctional and unorganized it's beyond me how they stay in business in this area. Not to mention fees on top of fees. And this whole idea of them paying for the electric, water, trash as a "convenience" for their renters!! LOL...they charge for it. $10.00 month ($120 per year) News flash...utility deposits are $40-50 and most utilities don't charge a deposit if you have good credit! AH4R doesn't give you an option. Bend over. And my utilities fees have never been higher...why is that? Never experienced such nickel and diming to death like AH4R. Stay away from them and rent directly from a homeowner! I called this company to inquire about a property they had listed for rent, before I couldn't finish my sentence. The gentleman that answered phone begin telling me all the these things this company does no accept!!! which was mostly discrimination rules, if your not living in a perfect world or born with a silver spoon in your mouth. Its simply sad that in 2016 with all going on in this world your not allowed to have bad times without being judged on your current situation and not your pass. I would never help make the owner of this company one dollar. read more

Worst company I've ever dealt with in terms of service of ANY kind. We are renting and had issues with the property upon move-in. Its a newer house, built in 2006. So one would imagine that most appliances and other issues would be minimal. The only way to get any maintenance issues remedied in the house is to submit an "Online Maintenance Request" on their crappy website, at which point it just sits there on the submission page. No call back for days. They subcontract out overworked, local vendors to do their maintenance work. This is yet another poor service decision on their part. When we moved in initially in July, it took 1 MONTH to to have the A/C serviced in our house that was not cooling properly. Its still not cooling properly in the hottest part of the day. We are located in FL. Still waiting on them. The following week our dishwasher went out. I put in an Online Maintenance Request on September 6. Two weeks later, a service person FINALLY made it out to tell me the dishwasher was broken. Really? Now its 3 weeks later, still NO working dishwasher. And to top it all off, I'm on hold with their "Service Department" 800 number. I'm giving them a chance to redeem themselves. It has been 3 months and so far, the WORST service department of any company I've experienced. read more

I've lived in an AH4R house since 2016 and for the most part when you call for maintenance the first year all was good. Let me preface by saying that I pay my rent on time every month and I am not a problem resident. The second year has been not so good. The property manager Marissa Whiting does not return phone calls, she does not help when you have questions, when you call the Norcross office or even corporate no one cares about the concerns of the renter. All they do is take your money and give you mediocre service to no service at all. It took 2 weeks to get an appointment for someone to come out to fix the garage sensor. The day before the appointment they called to reschedule, 5 days later before the next appointment they tried to reschedule me again until I put my foot down. They don't take responsibility for the vendors that they call out to do repairs. They sent Rental Properties Solutions to the house to repair the roof and the worker left nails in the driveway and of course when I drove in not knowing there were nails all over the driveway, I get a nail in my tire. AH4R keeps putting it off on the vendor and tells me that they have no responsibility over the vendor. They told me to call the vendor which is Rental Properties Solutions owned by a woman name Jenny who evades my phone calls, the receptionist won't give me the last name of the owner and is not willing to take responsibility over the negligence of her worker. This company is located at 3722 Willow Wind Drive in Marietta; however, you cannot find this company online and there is no carbon footprint of this company anywhere. I believe they are using undocumented workers. I've had vendors not show up for scheduled appointments on several occasions after I've taken the day off to get the repairs done and AH4R again will not take responsibility. If I missed the appointment then I would be charged a fee for missing that appointment, but if their vendor or tech miss the appointment it's oh well deal with it. The customer service for both businesses is the worst. They don't care about their renters. As long as you pay your rent on time, you get less than subpar service. Now, there's a new property manager named Robyn Parks and she's not empathetic to the concerns of the renter. You'd be wasting your time trying to plead your case. I gave 1 star because I was forced to. if I could give a negative 1 I would. read more

I can honestly say I had no issues with Ah4r from start to finish. I rented one of their properties from 08/15 to 08/17 and had a few requests made and they were very prompt in taking care of them. My property manager Eric Cromwell was very attentive in answering any question I had and believe me I had several. I would recommend them- If you are compliant with your lease agreement you should have a good experience! read more

RUN..... Terrible service once you sign a lease with them. They never fix anything, all they will do is put a patch or band aid on it to only create a bigger problem for you later. The management staff is very unprofessional. No one returns calls or emails in a timely fashion if they return it at all. Most of the time your just ignored. I have had an eviction filed on my falsely by the company in 2015. Now 3 years later I still have to deal with their actions of this eviction on my credit. They could care less what effects this has on a person. All I received was a letter stating that the eviction shouldn't have been filed against me from the Vice President of the company who know longer works for the company. I guess she got tired of taken advantage of people or became wise and left. The worst company every to rent from. DO NOT RENT FROM THIS COMPANY, YOU WILL REGRET IT. read more

AMERICAN HOMES 4 RENT (AH4R) is a property investment company. Their primary goal is to buy up cheap foreclosures, quickly flip them, and get them renting and collecting money. With the ultimate goal of having the homes paid off in 7-8 years, courtesy of its tenants, and then cash in the pay day when the market has bounced back. It's a great investment plan. . . But as a customer of this company you will find that they are severely lacking in customer service skills and you will quickly find yourself feeling abandoned when maintenance issue arise -- And they will arise-- they turn these houses so quickly that nothing is truly tested before they hand you the keys. When we moved in they hadn't bled the gas lines, so although our gas was turned on, we had no way to run the stove or hot water tank for 5 days -- because that's how long it took them to answer the maintenance request! The kicker is, the service request took a total of 5 minutes once they finally got around to it. And sadly, this was just the beginning... our leaking toilets took 7 visits and 8 months to repair, we had a leak in our water tank that sprayed water for 24 hours before they could send someone out on an "emergency call", so we spent 24-hours bailing water (so we wouldn't get charged for the damages), 3 different plumbers came and "repaired" our kitchen sink drain, because each one previously would just do a patch job, the carpets have frayed at every threshold because they use the cheapest materials, and although someone was sent out to fix this too, they are all still fraying again... the complaints about the house and their lack of service can go on and on... I just hope this was enough to warn you. read more

I have to tell you but this company is so unprofessional! They I did everything but they asked me to do above and beyond they wanted three months of bank statements I gave them a fourth one. Passed background check average credit score have the money to move in, horrible read more

I moved in in October and I immediately contacted the office to let them know about minor this that were broken. They said it was my responsibility to fix them. This company won't fix anything. You might as well be a home owner. They are the absolute worse about taking care of their tenets read more

So I had to choose a star, but this company doesn't even deserve that. When I first rented with this company, my PM was great, never had an issue. 2 years later, my now PM is absolutely no help whatsoever. As of right now, I have been dealing with her since March 1st about the m2m charges on my acct. I can never get a live person on the phone unless I call the 855#, and it is a representative. The rep gave me the Supervisors name and number and of course I have had no response from her either. They have incorrect charges, didn't include the electric charge, and still has m2m charges even though I renewed my lease back in January. Just unreal. And paying rent through WIPS, the amount must be exactly what is in there records. And do not get me started on needing work done. I could've done better work on the fence and roof. It is embarrassing that they let these homes go to crap because they get the bare minimum of people to do the work. I would post pictures if I could. read more

Do yourself a huge favor and stay far away from this company. Renting from them has been one of the worst business experiences I have ever had. They are extremely slow to respond to any issue with your rental. Example: We had to wait 5 weeks to have a broken dishwasher replaced. There was one excuse after another. We have lived in our house for three months and still do not have access to the pool/ tennis courts in our neighborhood and we have placed numerous requests to get the keys. The day after we moved in we noticed a water leak and a broken garage door remote- neither of these items have been addressed. In fact, we were told the garage door opener is our responsibility even though it was broken since day one. I could go on and on. My advice: stay away from this company! read more

Horrible from the moment you sign lease. As soon as you have signed lease, AH4R stops responding to maintenance issues. It will take numerous tries to even get a response from an AH4R employee and then weeks on end beyond that for them to not correct an issue. They will try to hide extra charges in rent payment...terrible terrible terrible! read more

We have been renting this lovely home for 3 weeks now. The complaint is with maintenance or the higher ups who approve the work. I am having to paint over mismatched paint throughout the house. It was supposed to be restored properly after the last tenant. But it was not, the paint through out is several shades darker. They refuse to fix the mismatched paint..it is cosmetic.. that is the deciding factor with them..cosmetic or not. However for the price we are paying is should have been restored before move in. There is a cracked glass on front sided of house that is a decorative window. Nope they will not fix it and from what I was told it has been that way for the pas two tenants. This crack goes from top to bottom. My husband has had to do the work around here himself!!! When we arrived we noticed a patched area on the ceiling and had been repainted...we said it looks unpredictable and asked if it was taken care of. Ohh yes it was fixed they said it is just cosmetic. Nope I currently at this moment am looking at a huge hole in my ceiling where the shower started to leak as soon as we started to use it. The contracted plumber is having to fix a patch job instead of them removing the original pipes, they just half way fixed it. There is so much more that I could tell you about!!! Oh yeah the carpet is frayed and coming up at in our bedroom door and we told them it needed to be fixed on the walkthrough she said she would put it in the notes but they will probably not fix it because it is cosmetic...and has been that way for a while. These people really do not care about the tenants. You think they do as nice as they are until the day you move in a and start asking for repairs that they should fix...they do own the house after all. It is all about the dollar and not the people. read more

They were very rude on the phone before I even started my lease. This should have drawn a red flag to me. Upon moving there were a list of problems, house was far from move in ready. Some was fixed but not very good, just covered up. Other things like rust on vents was claimed wear and tear. The fact they set up all utilities is not convenient for most people. To have rent and all utilities due at the same time can effect people. I pay over $60 for trash pick up and they will not allow me to opt out of it. I am nervous when something major goes out how long it takes to get fixed. Very displeased in my first month renting from them. read more

My boyfriend and I rented one of their homes for a year and a half, it was always a horrible experience but the move out process with DWAYNE BARNES really put the cherry on top. The day we moved in the house was very visibly not in the cleanest condition. I'm talking missing shingles, moldy siding, missing garage door motor, the shelves in the fridge all cracked/broken, water stains on the ceiling and sticky residue all over cabinets and some blinds. While cleaning the kitchen to unpack we noticed mice poop all over the counters. We put in a service request that took them over two weeks to send someone out for. We placed traps down in the mean time which helped catch a couple of the mice. When they finally did come by they only left additional traps. Three weeks after that they finally sent someone to cut branches touching the roof and fill gaps in the siding to prevent more mice from entering. All in all it took about a month and a half for them to solve an issue we had since day one of moving in. Later on in our lease our freezer in the refrigerator stopped working and we put in a service request and called to let them know our food was thawing and we would have to throw out all of our frozen items. This did not expedite their service, 10 days later and all our frozen items tossed out they sent someone to repair it. Most times we would handle the repairs ourselves since they had no care for the customer and their home. If I wanted the responsibility of owning a home at the time I would not have rented. We chose to purchase a home before our lease was up. Instead of terminating our lease, since their fees are astronomical with no wiggle room for home buyers, we continued paying rent and our "utilities." That is when we noticed even if you are not using it they charge a base fee for the "convenience" of managing them for you. Mind you we moved out, cleaned the unit and shut off all breakers for power except for the fridge. We let DWAYNE BARNES in the Atlanta office know we would not be renewing our lease and he sent us a FAQ and the cleaning list. On the FAQ list it mentioned utilities would not be charged once they had the keys. We cleaned the home and let him know our move out date and no one installed a lock box. He suggested we leave the keys in the kitchen, lock up and leave the final key in a "safe place" Luckily we found the lock box that was installed when we moved in and sent him that code to unlock later. We kept clear communication via email, left voicemails and many more attempted calls when we would be leaving the keys and no longer have access to the home so we would not be charged the extra days of utilities. Dwayne never replied to any of these. I later received an email about my utilities being added to the account to pay and emailed him my concerns, he replied contradicting his previous FAQ emails to which I responded via email and called twice so we can get them updated before they were due. He never again replied and then deducted the utilities from our security deposit refund when the utilities were not due for another two weeks. This leads me to my other issue... their cleaning sheet required professional painting, carpeting and more. For a company that does not rent their homes in this conditions they have the nerve to require this from their renters. We spent a day deep cleaning and somehow they still kept half of our security deposit for random odds and ends that we handled per their clean out sheet. If I could give this company a 0 out of 5 I would. read more

Truly horrible management. Prepare for them to charge you for pre-existing conditions and look for "error" charges that they add to your account. By law they are suppose to provide you a move-in and move-out inspection form to sign. They refused to provide that to me even after asking for it repeatedly. There really needs to be a class action lawsuit against them for their illegal activities and violation of Georgia laws. read more

I signed a lease agreement with American Homes 4 Rent yesterday. Susan Osman was the best I had found, very professional. I was relocating to the Atlanta area from Pennsylvania needing to rent a house. I had been looking for a house for a couple of weeks, looking on line and trying to connect with leasing company's and agents. Many and almost all of them would not return my calls or text messages. From my first contact American Homes 4 Rent, Susan took every call I made to her and if she couldn't she return my call immediately. She walked me through the application process , all the way to signing the lease. Susan did this all in one day. I highly recommend the American Homes 4 Rent team and especially Susan! read more

If I could give less than 1 star- I would. Within 2 days of moving into our house, we discovered there was an ant infestation. The infestation was SO BAD, the ants got into my car that was parked in the garage, and completely covered my then 2 year olds car seat. I was 7 months pregnant at the time, and my toddler was getting eaten up, so we tried to get out of the lease that had just started for fear of our children's safety. They refused without making us pay the fines, even though we moved into a house that was not suitable for living. Our property manager, Marissa Smith, is the most unprofessional human on this planet. It took about 2 months for the ants to be gone. The child I was pregnant with was born with a rare disease that is caused by a histamine issue- something I am sure was caused by the sheer amount of ants in the home while I was pregnant with her. Since we went on lockdown a few months into our lease, and we had a newborn, we didn't have much of a choice but to stay in the home. There was a tree in front of the house that split down the middle during a storm- they only removed the half of the tree that fell and left the dead other half standing in our yard. Obviously, the next time there was a major storm, the tree fell again. We asked them to remove the full tree the first time, and we are so thankful that the half they left didn't cause harm to our children. They left the fallen tree in the yard for WEEKS. Our neighbors started leaving notes. We continuously asked them to remove the tree from the yard, we couldn't even park in the driveway. Upon move out, we were excessively charged for things we repeatedly asked them to fix during our stay. There is so much more I could say, but I don't have that kind of time. Long story not so short, NEVER EVER PUT YOURSELF OR YOUR FAMILY IN ONE OF THESE HOMES. Please please please beware read more

This is my first time renting with American homes 4 rent and my person leasing Rep Erin B. was absolutely amazing! She bent over backwards to aid me in every way I needed help. She helped me even on the weekend after hours. The process was very simple. I was able to view the property via a code sent to my phone, than I simply uploaded my necessary documents to apply for my home. She was amazing helping me through the application process. There were a few mishaps on my part, but she did what she could to make things right for me. Thank you Erin! read more

Pick another home to rent!!! Worst property management company every. There customer service is awful and no one will help you by give you straight answer. It took forever (over 45 days) to get service done on the a broken stove and they said they were going to compensate for the time and never did. I have since moved out, thank god and now they act like it never happened... For the premium end of home they rent, they sure do treat them like they are slum lords. Stay away!!! read more

I am adding to my previous review of thos company. This company is nothing anyone wants to deal with. I had mold problems in our kids bathroom as well as the master bathroom. It took over a month to resolve this, the kids bathroom had actually had the mold since February 2018 when we originally moved in. The master bathroom mold spread from one wall across every wall in the bathroom by the time they finally had a vendor come to assess the issue. The vendor didn't even spray it with bleach or anything, only sprayed painted the area as what was probably done before. The Pro services Vendor also left all the trash from the job from replacing the skylight from the kids bathroom and just left all the trash right in the front yard including nails in my driveway that luckily I caught before pulling out and this wasn't the first time this happened. kids bathroom a complete mess after vendor left and took over a month for American Homes to finally get the work done they told me when this vendor was out weeks ago that they added the bathroom mold to the work order they were in progress of to get the new work order done as well. When asked, the vendor let out know one had sent them anything. Again I asked American Homes why they told me one thing and the vendor says the opposite, they assured this wasn't the case. Come to find out ot was exactly that THEY LIED ABOUT SENDING THE ADDITIONAL WORK ORDER and then didn't get that some vendor out to complete the work until weeks later. Sonia head I'm maintenance is completely rude. For the past 6 months we have had to put up with the air conditioning vents in the WHOLE upstairs that have little to no air flow to the point where it has reach tempertures above 83 degrees even at night. We purchased a 12,000 BTU air unit and fans since they didn't put any ceiling lights in any bedrooms or living room area to help with the suffocating areas. Our toddler sweats prefusiously at night. They keep closing out the work orders although the job has never been completed although the vendors know damn well the job they did didn't fix the issue. then when I call back about the same problem Sonia pretty much insinuates I'm lying the issue still existing and sends out the senior property manager to find out if there really is an issue. A month later there still is not update on what they are doing about the situation. My electric continues to increase do to my unit running 24/7 and never getting down to temperature keep in mind that is with a ac unit and standing fans as well. Multiple nights where it was 82 degrees and by the time we got up the next morning made it down to 79 and back up again from there. I have tried multiple times to reach out to the district manager Jon, he NEVER responds and SONIA hasn't responded in about a week on what is happening, and when she does she has the coldest heart is is just down right rude and lazy it would seem. We rented this house because of the location and layout, but regret it every day paying $1525 and dealing with no ac upstairs constant mold issues and everything else we listed above and probably more that has been missed. Sonia took weeks to get someone out to clean out the ducts which yes isnt a typical thing property management companies do but we noticed all of us sick since we moved in and started pulling the vents up to notice that everything from the renovation was carelessly swept right down the vents. I sent pictures to Sonia she replied I don't see anything concerning, when the picture showed dog crap in one of the vents. They had terrible previous renter that let 8 dogs pee and poop everywhere and did the bare minimum they had I'm assuming to penny pitch but make the most money they could. Look elsewhere I promise you! Even if the house and location is by far perfect these people don't care. We used to have a district manager, SUSAN that did care and got things done in a timely manner and was great with communication. I Read lots of reviews that were good and they all included Susan unfortuantly she isn't with the company anymore and you can tell! It is no wonder why she is not with the company anymore, they obviously don't want employees like that. When they cleaned the ducts oh my gosh there was mold and whatever else that was cleaned out the vendor showed me and even commented on it themselves it was absolutely disgusting. That is what my self, being pregnant and my family have had to endure during only 6 months into a lease. I really hate it because as I have said It was the location and the house that made the decision for us. We rented from Inviation homes for a couple years previously and they had issues as I'm sure all these crappy property management companies do however I can't even explain how much WORSE this company is. ALL WE ASK IS WHEN MAINTENANCE IS NEEDED TO DO IT IN A REASONABLE TIME AND COMMUNICATE, AND DAMN SEND A VENDOR THAT ISN'T A COMPLETE IDIOT. Please listen to this review people it isn't worth it I promise!! read more

I have leased from AH4R for 2 years and beginning a third year with nothing but good experiences, however, I was recently charged a service call charge that AH4R should pay and they are attempting to pass it on to me as a daily maintenance repair cost under $100.00. I am sure they are trying to bypass paying the charge themselves and I had to file a complaint with the BBB about the issue. Also, when I moved in the property manager NEVER came to inspect the place but fortunately, I have photos with the move-in date on them in case I have to use them in a legal suite against the company. Otherwise, I have had a 5 star experience with them. read more

American homes 4 Rent is all good until its times to move out we paid $1537 deposit and upon moving out we had the carpets professionally cleaned and all the touch up paint was done the house was flawless actually it was nicer moving out then it was when we moved in we took a complete video of the home and photos of every detail upon moving out we got our deposit check In the mail and it was no where near the full amount they charged us $629 for water who does that who uses that much water without having a pool thats insane also $350 for what they all beyond wear and tear (touch up paint- cleaning - sink stopper ) is this a joke ????? SO they will refund me my money so beware people this company is not what you think head the warnings and bad reviews they are they for you !!! read more

Worst Company ever. They took my application and application fee. Said I was first in line to get this house I applied for. I turned everything in right when they asked for it and conveniently this morning, someone got the house before me. I called and spoke with the leasing consultant India and all she did was talk in circles and repeat herself. She stated that the process is a first come first serve basis and someone beat me to it. When asked why did she tell me I was first in line, everything looked good for approval and even set a move in date, she had no answer and just kept repeating it's a first come basis. I think they take peoples application fees with no intentions on ever renting them a property. The first come first served process was never told to me until after they called and said someone else got the house before me. How convenient!!! This is for the location is Norcross, GA. read more

Property representatives were unresponsive after the 1st month. Not only did work orders for repairs/fixes go unanswered/unperformed, I was charged for all those repairs/fixes at lease end. After thoroughly cleaning before the move-out inspection and taking care of things that came up during the same inspection (tree trimming, minor repairs) i was still charged for all the completed tasks. The nail in the coffin was being charged more than $2200 for "vinyl flooring replacement" when the house didn't have any vinyl to begin with! Worst. Rental company. Ever. read more

One word. LAWSUIT. This isn't a rental company. They are scammers operating as a business. Our lease was due to be up the first week of March 2020 but we found a home to move into the first week of February 2020. My husband tried contacting AH4R for weeks to let them know we wouldn't be renewing and would be moving out. No one ever returned his calls or emails so we had to drive all the way to the main office just to inform someone. My husband was told that we may not be penalized for breaking the lease early because we were already not renewing and only had a month left on the lease. She told us any other fees we had could be put on a payment plan. Fast forward to today after hearing nothing from anyone for weeks again and we are being charged almost $5,000 for terminating the lease and another bogus charge of "damages beyond normal wear and tear". No one allowed us to do a final walk through and the home is already up for rent again. We left the home in good condition and we also have video footage of it! Nothing in the home was beyond repairing! We were good tenants while we lived in the home and made sure we paid rent on time. This is the worse rental company ever! They are unprofessional and fail to even deliver adequate customer service. I can't believe I recommended them to others. Now I will make sure to tell anyone that is looking for a home to rent to stay clear of AH4R! We will definitely be disputing these charges. Even if we have to take it to court! read more

Terrible. We have been renting from them for about 6 months and we can't get our rental agent to call us back. We have tried on multiple occasions to get someone to call us back regarding our pool access, but all of our requests fall on deaf ears. Please be wary of renting from this group as they are located in Las Vegas and have no vested interest in keeping their local residents happy. There is a 1-800 number to call, but the people on he phones do not relay messages to the appropriate parties. I have rented from many, many companies throughout my life, but this one is by far the absolute worst. PLEASE STAY AWAY. read more

They do not respond to your calls or emails! once you move in it is impossible to get maintenance issues resolved You may as well pay for them yourself! House was never exterminated prior to move in and had carpenter ants eating at window sills we ended up calling our exterminator and paying the bill AM4R never reimbursed us or responded. Our property manager is no longer there and we have no idea who to contact! But they send us lease renewals after 4 months living there I think not! This is a poorly run company and you are better to avoid renting from them read more

If you see a house owned by AH4R, RUN AWAY!!! Don't just take my word for it! Check out https://twitter.com/americanhomes4 and view all the other unhappy tenants or look at the yelp reviews in other cities! The houses are very overpriced and their customer service is pretty much nonexistent. The homes are mostly foreclosures that were purchase and had the bare minimum rehab to get renters in. Most people rent because they can't afford to buy, don't have the credit, or don't want the responsibility of owning a home; however, with AH4R they leave you with responsibilities just like a home owner. Should you choose to do a month-to-month lease after your one year, they will charge you a ridiculous amount more as if it costs more to manage a month-to-month lease. I met with Jason Neiss to sign for the home. I was told that he was my property manage since he lives in Bakersfield. After Jason got a signed lease from us, he pretty much disappeared. He stop return phone calls and voicemails. The few times he did get back to me, it was via text message days later. But, he conveniently resurfaced at the end of my lease to attempt to get me to sign a a new one year AND negotiate a lower rate since they were going to raise my rent because "property taxes went up". I called the customer service number whom assured me that Jason was my property manager, but then pointed me to a man in Stockton, CA. He was the property manager for a few months but then pointed me to a phantom person in Arizona named Susan Perez. It became clear to me that this company is very disorganized. In the little over a year that I've lived in a property I've gone through several issues. First, I was told that the run-down fence had been reinforced and parts replaced. Two days in the house, the part that was "fixed" broken and cost me over $300 in a vet bill to have my dog's injures stitched up. I was also left to fix the fence on my own (and still fixing the fence). Later, we had a wind storm and the fence fell in a different spot. When AH4R sent out a repairman, he commented that he was instructed to rig it and not repair it. He also commented that the entire fence needed to be replaced but knew AH4R would not replace it because they could push it on to the renter. Second, my gardeners stop showing up after a month of being in the house. After days of reaching out to Jason, he told me that gardeners weren't a part of my lease. I went out and bought a lawnmower, used it three Saturdays and my gardeners reappeared again. Third, I was told by Jason that the backyard sprinklers would be repaired before moving in. That did not happen. And of course, he did not return phone calls about it. I called the maintenance number and placed a work order. The order went unanswered for weeks and was eventually deleted. When I followed up on it, I was told that it was my responsibility to have them fixed. Four months later after navigating through several departments, I got in contact with a property manager in Stockton. He again tried to push the responsibility on me. After thoroughly explaining they were broken when I moved in and threatening to let the backyard continue to die, the sprinklers were fixed. Fourth, my a/c went out in the middle of a heat wave in Bakersfield. I made an emergency maintenance call to AH4R and stressed that my pregnant wife and my toddler whom both have asthma need to have the a/c replace. It still took AH4R a week to have it repaired. In January, I went out my front door to go to work and noticed a red door hanger attached to it. When I looked at it, it was a 48 hour shutoff notice from the water company. Since I normally used my garage, the notice had already been there a day. The water bill (maintained by AH4R and added to my rent monthly) had not been paid in three months even though they were collecting it in my rent. Sadly, this was not the first time I had issues with the water bill. Every month for the first few months my wife and I called customer service to find out why our water bill had not been uploaded to pay. We were told that we didn't have one. three months later, I get an email that AH4R has uploaded my water bill. When I checked my account, they uploaded all the bills I had been calling about. This again happened later on and I got two water bills dumped in my account. Last month, I was overcharged for rent. I was given the excuse that the computer glitched when they switched me to the new month-to-month rent (which is $200 more than I was paying for my year lease). Susan Perez, said she had no way of returning the funds to me. The system would only allow her to credit it for next month. I found it hard to believe that a company can take your money but can't return it. Upon checking my account to pay my rent this month, I noticed that I was charged $65 for having the garbage disposal unjammed for the third time which of course deducted from the overpayment. read more

If I could review with 0 stars, they wouldn't even deserve that. We spent three long years with AMH, and at every arduous turn, we encountered countless problems and encountered rude property managers and other unhelpful staff. Yet, in our search for a place to call home, we felt we had no choice but to endure it all. The conditions of the two homes we occupied were disheartening as well. Our first home, while not entirely terrible, was riddled with challenges. We faced the nightmare of water pipes bursting not once, but twice, leaving us without running water for over three days each time. The first incident occurred while I was pregnant, and the second struck when my child was still just an infant. It felt like an uphill battle to convince them to respond urgently and provide us with livable conditions. Only after the second time a pipe burst did we finally manage to get them to arrange a hotel for us while they took their time to address the repairs. During that frustrating period, we found ourselves constantly buying gallons of water to ensure our beloved pets could stay hydrated while they were still in our home. Our second home, however, was nothing short of a nightmare upon our move-in. We were met with black mold lurking in both bathrooms, hidden behind crumbling tile in the shower, silently spreading up the wall. The mildew and corrosion we encountered felt overwhelming, as we were left to scrub every imaginable surface in the bathroom and kitchen. We spent our own hard-earned money on high-quality cleaning products, motivated by a desperate need to create a clean and safe environment for ourselves and our family. AMH did eventually send a professional to address the black mold, but only after countless email exchanges and a frustratingly long wait, despite having provided a letter of medical necessity for both myself and my one-year-old son. Moreover, we discovered numerous holes in the drywall, varying from small nail-sized dents to gaping voids, all of which we meticulously documented and relayed to the property manager. He assured us that none of the damage to the walls would fall on us when we moved out, yet the anxiety lingered. There was an alarming layer of caked-on dirt covering every window of the home, so severe that some wouldn't even budge despite our best scrubbing efforts, while others required significant force just to crack open. Upon our move out of this property and the complete discontinuation of services with AMH, we were met with an outrageous move-out summary that I quickly disputed. I encountered pushback and was confronted with false information. It was incredibly frustrating to discover that the images they used to justify charges for damages were not even from a property we had ever occupied. Many of the additional charges were tied to previous damages I had reported during our move-in inspection. While they did agree to remove some charges, I was unable to obtain the remaining move-out inspection images used to document damages, as I was told it "would take up too much of my day to download and send you all of the images." This response was deeply disheartening, especially in light of the fact that prior images had already been proven not to belong to us. Time and again, I requested not all of the images, but just those that were specifically tied to the charges against us, so I could ensure they were accurate and that we weren't being unjustly robbed of our hard-earned money. Ultimately, I was met with silence. It has now been nearly a month since I last heard from AMH, despite numerous follow-ups. However, they were able to send me a "final security deposit accounting" while still ignoring my ongoing disputes. The blatant discontinuation of communication on their part, as though I no longer mattered, and the utter lack of professionalism they have shown in attempting to resolve this situation is utterly appalling. This company seems to operate with a criminal ethos, reveling in taking advantage of anyone who crosses their path, draining them of every penny until they are left feeling forced to submit to their oppressive ways, broken and defeated. They employ every possible means to ensure that victims end up owing them more than they should, prolonging discussions with those wise enough to see through their tactics, hoping the matter will simply fade away. I refuse to back down; I will see this through to the end. I yearn for nothing more than to witness your company and the corrupt empire you have built crumble in flames to the ground, as the victims of your insatiable greed dance in the ashes of your downfall. read more

This company by far is the biggest SCAMMING rental company for homes PERIOD. I say this upon experience. They post bait houses (meaning) BEAUTIFUL HOMES that don't exist at the time you're applying for it, and they will allow you to apply for the said Bait houses as well as not tell you that someone else has applied for the same house. So now you're competing for a house with someone else but don't even know it. They take your application fees (70 dollars me and hubby), hit your credit and then they tell you, "Oh someone else was approved for the home that you applied for, however we've got two options for you"!! Listen to me y'all, they will offer you a house that NO ONE on God's Green Earth WANTS, "that by the way, you can't see because someone else is still living in it" LMBO, or a house OUTSIDE YOUR BUDGET because now they have the leverage to do so. They have your app fees that are non refundable AND they've PULLED YOUR CREDIT!! So you fill stuck with whatever they offer you. You've got the ding on your credit now. A BOOTLEG ASS HOUSE you can't see quite yet but they wanna schedule time for you to view it while a family is still living in it and THE OTHER HOUSE THATS TWICE THE PRICE YET YOU FEEL LIKE THIS IS THE BEST OF THE TWO, KINDA FORCING YOU OUTSIDE OF YOUR BUDGET!! But that's not even the worst part about it... The more pricer house they offer you isn't even built yet nor will it be available for you to move into, in the time you told them you needed to move. How do I know this?? Well, I went to the location of the house the company was promoting for the more expensive house and the freaking house wasn't there!!! I took pictures folks!! All that was there was a cement slab, NO HOUSE! Lmbtfo...This now leaves you with either, "A" you staying in a hotel until the house is finished being built, which has you coming out of pocket paying money for storage you weren't thinking you'd have to pay for. Seems and feels like a set up frankly, or "B", take the crappy house you really don't want because no one else wants it, all because you applied for a house you didn't know you were competing for in the first place!! Not to mention when you talk to the folks who work for HOMES4RENT and you bring up the fact that it only appears that they only care about the lining of there pockets and have such bad reviews. The only thing they can tell you is, "All companies have bad reviews"! As if this is a great rebuttal to stand on!! I have reported this company to BETTER BUSINESS Only because of principle. What they do to people is TERRIBLE AND THEY DON'T GIVE A FU*K!! If you are looking to rent a home please don't use this company look into Tricon Homes. Tricon cares about the consumer. They will refund you your money back if you change your mind. They will not allow someone else to apply for the same home if you are the first to apply for the home. They will pull the home down from the website so others don't even see it while your applying. This type of customer care is what makes Tricon a stand up company!! DO NOT, AND I MEAN DO NOT, use HOMES4RENT. You will regret it. Please before you use Homes4rent read this review and the MILLIONS of bad reviews this company has. I read one where a lady had raw sewage in her house and in her front yard for MONTHS!! I slipped up and didn't do my research before I wasted 70 bucks and took a hit to my credit. I regret it. To Homes4Rent, I know you know exactly who this review is from since I called you guys several times given you all the business. American Homes 4 Rent lied to us on the maintenance standards and condition of the home to get us to lease the property for over $5,000 per month. The first nearly three months we had no air conditioning as 2 out of the 3 air conditioners were completely broken (outside temperatures then were over 90 degrees) and ultimately required replacing and would not work, as well as the water heater did not work and had to be replaced so no hot water.......so no hot water either for nearly 3 months either. After requesting maintenance through their maintenance request website (which I have determined to be a fraudulent system) they put off maintenance and wanted to get bid after bid after bid. I found that many of the vendors will not work with American Homes 4 Rent because they are a shady company and do not properly pay their vendors for the work done and have been blackballed! Then we had severe problems with the roof leaking massive water and reported it. After many, many months still no-one ever showed up to fix it and now we have a severe BLACK MOLD problem that threatens my family's health. These are just a few of the problems, I have left out most like the severe electrical problems that present a fire hazard and other issues which AH4R has never even had someone come to repair even after numerous requests in writing and verbal. I believe they are putting off maintenance in order to fraudulently pad their corporate earnings and obtain lower loan rates, better public offering rates, and increase their corporate bonuses for the insiders I decided to take them to court and also look for the many others who have been defrauded by these corporate slumlords and fraudsters. A MAJOR FRAUD lawsuit against AMERICAN HOMES 4 RENT was filed earlier this year in the Gwinnett County Georgia. The lawsuit is now progressing well and may most likely will soon be converted into a CLASS ACTION LAWSUIT with a target damages claim of $500 MILLION DOLLARS. We would love to hear your story on how AH4R has defrauded you, and or avoided (and/or delayed) their maintenance obligations. After requesting maintenance through their maintenance request website (which I have determined to be a fraudulent system) they put off maintenance and wanted to get bid after bid after bid. I found that many of the vendors will not work with American Homes 4 Rent because they are a shady company and do not properly pay their vendors for the work done and have been blackballed! Then we had severe problems with the roof leaking massive water and reported it. After many, many months still no-one ever showed up to fix it and now we have a severe BLACK MOLD problem that threatens my family's health. These are just a few of the problems, I have left out most like the severe electrical problems that present a fire hazard and other issues which AH4R has never even had someone come to repair even after numerous requests in writing and verbal. I believe they are putting off maintenance in order to fraudulently pad their corporate earnings and obtain lower loan rates, better public offering rates, and increase their corporate bonuses for the insiders I decided to take them to court and also look for the many others who have been defrauded by these corporate slumlords and fraudsters. A MAJOR FRAUD lawsuit against AMERICAN HOMES 4 RENT was filed earlier this year in the Gwinnett County Georgia. The lawsuit is now progressing well and may most likely will soon be converted into a CLASS ACTION LAWSUIT with a target damages claim of $500 MILLION DOLLARS. NOTICE and WARNING: Y E L P I S N O T UNBIASED AS THEY CLAIM !. Apparently, American Homes 4 Rent is paying them off because they are removing the most negative postings such as mine.
