We lived at AMLI 300 for 14 months and through the nasty Snow storm of 2021. I can't say enough nice things about the staff. At first glance you think ooh it's right next to the train, but it's actually a quiet little spot where you can walk to shops and restaurants all over downtown. We had a interior pool apartment and all we heard all night were fountains. During the storm we weren't abandoned. We had no power or heat. We did have outdoor grills. The manager; David took great care of us even though he had a newborn at home to take care of. He checked on us daily. We have puppies and this is a very puppy friendly place. One day our shitzu was left on the porch. She doesn't bark. Deseray called us not to complain, just to make sure we knew. James our maintenance man greeted us every day with a smile and was always checking to see if we needed anything. Our assistant manager Evan was always sending me personal emails checking on us. No matter what was going on with Covid or turnovers in the building he always took care of things. At one point when they were short staffed he was even helping maintenance get garbage and check the pool. We truly considered staying there even though we had a home being built, but with kids in college we had to choose to miss them and we will. read more

I was told when I signed the lease that I could use the outlets in the parking garage to charge my car. A few months after renewing my lease they changed the policy and left me with no charging option. I met with management to see what they could do and the answer was "you didn't get it in writing so we're not doing anything about it." This is overall a great place to live close to downtown, it's walkable to the trail, great restaurants and coffee shops, workout classes, and trader joes and whole foods. It is certainly an older property, but it is cozy, people are friendly, and staff is prompt to respond and assist when needed! I had a good experience living here! Other than a stolen bike from the bike storage, I felt safe and secure there. There is also free guest parking which is a huge plus downtown! For a more affordable downtown location, this is a good place to be! read more

I didn't end up leasing with amli300 but dealing with Valentino was exceptional so I had to give credit where it's due. Anyhow I have been searching through about 19 apartments at this point. I had the pleasure of dealing directly with Valentino. Have to say that, he was sooo delightful and engaging that I was about to lease just for his service! But I decided for another spot just due to location. The Amli's build out of the warehouse-type living is sooooo nice... I wanted it Soo bad but, the lack of electrical parking and pricing, I had gotten a better deal down the street. Sorry I couldn't book Val but that service was amazing! read more

UPDATE 2/7/22: We've now had a plastic wall in our living room (see below photos) since January 18th with no clear end date (likely sometime in March). Despite repeated pleas for information and advance notice for workers entering our apartment, AMLI continues to provide no details or timely/transparent communication. Workers can now enter our apartment at any moment. It is incredibly intrusive and invasive and we are truly at our wit's end. AMLI provided impacted residents with a one-time $500 rent concession, which is insultingly low given how disruptive this work has been and continues to be for months on end (we're unable to use half of our living room and our couch no longer fits, not to mention drilling/jackhammering/etc. in & outside our unit daily from 9am-5pm). This is the type of project that should only be completed when an apartment is vacant. DO NOT LIVE HERE. This building is horribly managed with awful communication. Our first year living here was generally OK, but at the time of our lease renewal in June 2021, management did not disclose any details about a massive "patio door repair" project coming our way. In Dec 2021, we were notified that this project would run Dec 2021 - April 2021 and result in no access to our private balcony, as well as key community amenities (pool, BBQ). In this brief email update, management failed to disclose that the construction work would result in extreme noise levels/disturbance, including drilling/jack-hammering every weekday from 9am-5pm. It is so disruptive that we are no longer able to work from home, which is a huge issue. Had we known ANY of these details, we would not have renewed our lease. Today (1/18/22), we got a knock on our door (again with no warning/advance notice) saying that we needed to dismantle our living room ASAP and move all furniture/wall hangings/etc. away from the patio doors for an undisclosed time period. Now, not only can we not work here during the day, but we also cannot relax in our home in the evenings given that our living room is a construction zone. If the patio door project wasn't enough, AMLI informed us on the evening of January 11th, 2022 that our building's gym would be closed beginning January 12th, again for an undisclosed duration. Like the pool/BBQ, the gym was a massive selling point for us while selecting an apartment. Despite loss of access to our private patio, gym, pool, & BBQ AND not being able to work/concentrate at home during the day, AMLI management has not offered any concessions to impacted residents. I've asked to speak to building management repeatedly over a 2-week time period, but am still awaiting a response. Do yourself a favor and avoid AMLI; our friends at neighboring Gables properties are much happier. read more

Horrible management that REFUSES TO COMMUNICATE when tenants voice concerns about safety. In November, the complex put scaffolding around my balcony. I figured it would be up for a week or so. In December, they notified us that this construction would last through March (we also can't use the pool)!! But worse was yet to come... In January, construction workers came into my apartment and demanded I move my furniture so they could section off half of my living room with plastic sheeting. My living room and office space was unusable, which is completely unacceptable especially as I was working from home at the time. The complex gave me a one time $500 concession, but that doesn't make up for the loss of use of my living room!! Recently, I woke up to a large mentally handicapped man loudly moaning/grunting in my living room, despite me locking the deadbolt to my apartment the night before. As a female who lives alone, I was terrified when it happened and I am rarely scared. It turns out the construction workers had let themselves into my apartment. That is completely unacceptable, but that was standard operating procedure for the construction workers for over a month. I tried emailing the property management about my concerns. They replied only one time and stated that I signed a lease addendum and thus they could do whatever construction they wanted. When I tried emailing again, they wouldn't reply. However, they WOULD email me about other topics (another tenant's missing package which they implied I took when I had already left it with the other tenant). So expect them to selectively ignore your concerns.. Despite relying on the lease addendum, the addendum only specific dust and dirt in hallways/common areas, elevator disruptions, and construction noise. The addendum did not mention construction IN my apartment or loss of my living room for months or strange men letting themselves into my apartment whenever they feel like it! $500 does not compensate for this at all! Other issues: frequent car break-ins in the garage, I also had a hit and run and the complex notified me that they have no cameras (why not get cameras after repeated burglaries???) Pros: nice apartments, good location, decent soundproofing, Luxer package lockers, timely maintenance However, management doesn't even pretend to care about resident concerns so I'm moving out as soon as I can. read more

Do not live here. The 1st floor has flooded multiple times to include the hallways, garage, and every apartment on that floor. Our entire apartment had standing water throughout for nearly 8 hours before they arrived at 10:04pm to drain the water and place industrial fans and dehumidifiers all throughout. Those sat for an additional 8 days running nonstop to try and dry out the unit. Management did not alert tenants until after we reached out to them about the flood, which is simply poor leadership and customer service. To make it worse, I relayed my concerns about mold and mildew and asked to have them inspect. Their reply was I don't think there will be any. LET ME BE VERY CLEAR, THERE IS MOLD ALL THROUGHOUT THESE APARTMENT UNITS AND IT IS A DANGEROUS HAZARD TO ANY POTENTIAL RESIDENCES. The repairs they projected are cosmetic, painting over problems not actually addressing root cause. I have lived in the AMLI 300 for 2 years. The best feature about the AMLI 300, by far, is great price for location. However, everything you've read in the negative reviews is totally true: elevators break down frequently/sometimes for months on end, summertime pool ragers render the entire pool area unusable, missing packages, train noise, paper-thin walls and ceilings, etc. I think the key to living here is managing expectations. As a regular apartment complex, it is a solid 3 star building. As the luxury apartments it markets itself as, it is a solid 2 star building. I think if it changed its branding, the AMLI team would find itself with way fewer negative reviews and on the defensive way less. Importantly, I encourage everyone reading this review to take a look at the AMLI Team's responses to the other resident reviews and look for the clear demarcation at around spring 2018. There was a management change around that time and you can clearly see how the attitude towards resident complaints has shifted from a "growth mindset" towards insisting on justifying themselves, failing to accept the smallest bit of responsibility, and refusing to pause and reflect on actions they can take beyond apologizing. The newer responses are totally illustrative of that shift. Examples below: Pre-management change: Paper thin walls - "While we do understand that there can be some noise transfer in apartment living, we'd be happy to discuss anything above and beyond so that we can try and help end the disturbance." (April 2015; growth mindset) Fratty pool parties: "We are disappointed to hear that you have not been completely satisfied and would love to talk further about the issues that you mentioned so that we may help remedy the situations." (December 2017; growth mindset) Post-management change: Broken elevators -"Updates on the status of repairs were sent to residents throughout the time the elevator was down and we apologize if you did not receive those updates or if they were not as frequent as you would have preferred." (July 2018; embracing excuses - we updated you frequently that the elevator is still broken and we will use this public forum to make you seem unreasonable for complaining about it) Train noise - "We do openly communicate with residents prior to leasing with us about train noise as we understand everyone's sensitivity to noise is different and don't want anyone to be surprised." (March 2019; this is on you, not us) Broken elevators - "We... have been diligently working to receive the necessary permitting from the City of Austin." (August 2019; embracing excuses - they need a permit to repair their own elevator and it takes 3 months to get said permit... right) Missing packages - "We... haven't received any complaints regarding the system other than from yourself." (August 2019; 1) demonstrably untrue - people complain about it all the time just not on Yelp, 2) embracing excuses - everyone else is fine with this and we will use this public forum to make you seem unreasonable for complaining about it) Apartment damage not addressed - "We regret hearing you don't feel that damage to your apartment was addressed as expeditiously as you would have liked during a very chaotic time." (August 2019; embracing excuses - we did what we could and we will use this public forum to make you seem unreasonable for complaining about it) TL;DR Moreso than the elevators, walls, trains, etc, the thing that bummed me out the most about living here was how much the leasing office embraces words over actions, especially in the time since the management changeover. Ive lived here for six month and I love this apartment. Not only are the amenities top notch but the staff is phenomenal. Every person I talk to genuinely wants to help and nice. They make a point to make sure issues are resolved swiftly and do their best to make so many fun events. Every resident I've met has been so friendly and they go above and beyond to make Amli residents feel like family. I also got a new puppy and they have so many great amenities. I've lived here a year now. For the most part, there have been few surprises--a downtown apartment will always have its ups and downs. But what I've experienced in the past week just doesn't make sense to me. Last Friday there was a flood in the apartment above us and water began to leak into our apartment. Sucky situation, but what can you do. Maintenance woke us up in the middle of the night and said we should not stay there, so we left. After spending a whole day calling, we finally got word again from the maintenance staff via the weekend leasing agent that the apartment was still not safe. However, when we talked to the management on Monday we got a different story. According to management, we never had to leave the apartment and because of this, they were unable to help us in the slightest. Barely an apology. We were hoping for a credit on our account for the days in which we were not allowed in our apartment, but apparently we were supposed to ignore the maintenance staff and stay despite their recommendations. So what is it AMLI? Was your maintenance staff embarrassed and uncomfortable to work while my partner and I were there or are you trying to contradict the experience of maintenance to save some money? Is your staff homophobic or just cheap? Or is this just how your business is run? No matter what I hope to receive an explanation. It's been 6 days out of our apartment now and we have yet to hear when we will be able to return to a functional apartment! read more

I am so happy to live here in AMLI 300 because of the amenities and the staff . All areas are clean and well kept . The gym is great , it has all the equipment . The pool is clear and the water is always fresh . I like the barbecue place near the pool as well taking the sun . Also we have a clubhouse to share with my friends and family .There always doing activities monthly such as free breakfast , free yoga and free cofee. The staff care for you , they ask you how are you doing what give me a human touch .They maintence staff clean the hallway and they always respond quickly to the work maintainer. I would like to thank Antonio Henriquez one of the maintainence guys that always help me with my inquiries. My first week here he helped with changing the fire smoked on the same day .Everything is near by Whole foods , the river, the stores and near downtown . I've lived at the Amli 300 for 3 years now and honestly I've only stayed because of the location. Also, the apartments themselves are spacious with large closets, bathrooms, etc and an open floor plan. Despite those positives, my experience has been pretty negative throughout but to give you a better picture here are a few: -The main elevator in the building was broken down for a month and a half. 45 days. The apartment staff provided little to no communication as to when it would be fixed. I called several times and Instead of the staff saying what steps they were taking to fix the issue they blamed it on a resident. Point is, regardless if it was a resident or not you can not be charging the prices you do and then leave one of the main elevators broken down for a month and a half with very little sense of urgency. Ridiculous. -I'm old school and still pay rent via check. The staff in this apartment has lost my rent check (which I always pay on time) FOUR TIMES and proceeded to write threatening letters and charge us late fees. Then, when I call to let them know I did already pay, they magically find it. -the pool absolutely sucks. The sun is completely gone by 3pm in the summer. Also they chose bright traffic cone orange chairs which look god awful with the rest of the apartment design. Yuck. -Walls are paper thin. I can hear my neighbors ever move and as well as conversations they are having on a regular basis. Not pleasant. read more

I have lived in a lot of different apts and living at AMLI has been the worst apartment experience I have ever encountered: My husband and I were in Austin for a job interview, and we wanted to find an apt for the new job. We didn't have a lot of time but after seeing an apt at AMLI, and the location being pretty central, we chose it. We arrived at AMLI only to find out that they had given us an apartment that was not the one we had agreed to lease - our bedroom had windows like a jail cell, really small and close to the ceiling, bringing in very little light. Since we had already changed our address, we just sucked this one up. P.S. On moving in, no one showed us around the complex, to our apartment, how things work, nothing - they gave us our key and sent us in our merry way. A few months later, my car was hit in the parking garage. I went in person to the office, sent emails, asked for help for the police report with the very few cameras they have in there and nothing. Not even an I'm sorry that happened to you in our garage. They didn't even respond to my emails. $250 to repair through my insurance. At least my car wasn't one of the ones that got broken into, because that also happens in the AMLI 300 garage. We eventually paid extra for a reserved parking spot, but I can't tell you the many times people parked in our spot no matter that. And don't bother calling the towing company yourself, you are not allowed to, so if someone parks in your spot after office hours, good luck getting that person moved. Then came the summer, which at AMLI 300, it means frat party season. Our door faced the pool and every weekend, there were loud, drunk people screaming and blasting music. If you have children or just want to relax by the pool, or if you wanted to have a quiet relaxing afternoon in your apartment, that is not going to happen in the summer weekends. One evening I walked into our closet and heard water gushing from within the wall, a water pipe had just burst above us. We quickly took all of our clothes out of the closet and waited. They brought in this huge drying machine that was plugged in and running inside our closet for about 2 days. No offer to cover some of our electricity, but okay. Then they told us they needed to bring in specialists to evaluate the closet and to make repairs. After asking for updates, because we weren't' getting them, they told us "soon". It was annoying to have our clothes all over our apt, but we were going on vacation soon so we sucked it up. After being gone for a week, we came back to no updates, no fixed closet, no nothing. After sending several more e-mails, 2 weeks+ later, they finally fixed our closet. When they actually showed up, it took less than an hour to fix. Get to know your upstairs neighbor, wether you want to or not. We could hear every single step the person above us took. And it was hard to predict when to avoid it because even though they don't allow you to do this, the apartment above us was a HomeAway type of place that AMLI rents out so it wasn't just an unfortunate heavy footed person, every person that stayed there, we knew when and where they were walking...and let me tell you, it sounded as if an elephant was running laps above us. We of course said something, but of course, nothing was done. On the last month of our lease, we extended our lease for just 1 month. Our lease ended mid-month and by the time our bill came as usual on the first of the month, we had been charged $100 on late fees for not paying the extension fee that we weren't notified about. It took e-mails, phone calls and and in person visit to the office to get the amount "refunded". They can't do refunds, so they credited to our account, which being our last month there, meant that we had to wait until they did their final inspections to even get close to getting that money back. BTW they will charge you close to $700 extra for going month to month. Last but not least, moving out. We were there for 2 years and after leaving our apartment in pretty darn good condition, we were still charged to replace the carpet simply because we had a pet. A small Boston Terrier who all he did on the carpet was sit on it, and we were charged over $500. So, if you have a pet, just know that when is time for you to move out, you will definitely not see your deposit back. P.S. No one at this place seems to want to pick up their dog's poop - good luck with those land mines! While my actual apartment is spacious and in a great downtown location, there are a-lot of issues with the management and location that warrants a 2 star rating. - I have lived in apartment buildings for 10 years, and I've never had so many issues with management staff or neighbors as I have had in this building over the past 2 years. Neighbors are incredibly rude at the pool and treat the space like a frat party. I've had to ask people to turn down boomboxes and have even just left the pool in the middle of enjoying it because it is simply not a relaxing environment. I've also had many issues where I've seen that residents have gotten sick in elevators after a night out on the town and not cleaned up their messes. I've also have seen that multiple neighbors who have left dog pee and poop in the hallway. I'm a dog owner myself, so I'm really disappointed to see other dog owners doing this. - There is a nearby train (the tracks are just a few feet away from the first floor apartments and a whole side of the building faces the tracks.) While you couldn't hear this in my apartment building because I faced inwards towards the zen garden, I could hear when you're sitting out by the pool trying to relax. - The elevators seem to break at least once a quarter and it takes two months to fix the issue. Despite multiple complaints to management, this seems to be an ongoing issue. After reading other yelp reviews, seems like lots of other tenants have complained about this too. - Packages go missing ALL THE TIME. When the Luxer (package system) fills up, the management has no tracking system for packages they receive in the office. I've had 4 packages go missing. I've complained multiple times and they have told me that they don't assume responsibility for missing packages. - When it heavily rains, I have had leaks in the ceiling of my apartment. We had a mold issue because of this and had to get the apartment professionally cleaned. During Hurricane Harvey, we had a major leak in our apartment and it took several weeks to get help we needed. They plugged in large drying machines and carved a hole in our ceiling. They didn't cover our furniture when they did this repair, so we came home to find ALL of our kitchen and living room furniture covered in sheet rock dust. Furthermore, since it took so long to repair, mold formed in the apartment and we had to get this professionally cleaned. - The walls and ceiling on the apartment are paper thin and you can hear every movement when your upstairs neighbor moves around. TL;DR - Overall, wouldn't recommend. Maybe this is for you if this is your first apartment after college and you're looking for a downtown location, fratty vibe, and don't really care about the management staff. read more

Cons: Had a horrible experience. 1) They had towed my new car with a brand new license plate. When I asked about it they waived a contract at me 2) I had paid all rent automatically on time. On move out they had charged me a late fee as well as ended up paying for a month of extra electricity. The worst is they reported me to credit agency for $150 including a $90 late fee and couldnt get it off my credit report,have costed me thousands in payments. AMLI towed me last night. I inadvertently removed the parking pass from my vehicle in order to leave it on the counter in the apt. Since I packed my car up late last night I did not think they would tow me, but I was incorrect. I filed a compliant with AMLI for this issue, but they did not seem to care. While they had the right to tow my vehicle, it was damaged significantly when it was towed. I will now have to file a legal claim against the towing company in order to have my vehicle repaired. So I just moved in. So far every part of the process from picking an apartment, to signing a lease to setting up my place has been really simple. The maintenance and office staff are super nice and helpful. The price is very reasonable for the area. There are a lot of bros like some reviews have said, but so far they're also nice, no noise issues. The train was a concern initially, but I haven't even noticed it yet, granted I'm on the opposite side of the building. My only complaint is something really out of the hands of anyone here. My DSL speed is limited to 45mb/5mb dl/ul which is plenty but I did have gigabit service for a glorious few months before moving here. read more

Don't move here. I've lived here for 3 years and can't wait to be leaving soon. The biggest problem is how paper thin the ceiling and floors are paper thin. You hear every movement of your upstairs neighbor. It's horrible...ever tenant complains about this. Why you would have hardwood floors when this is a know issue is a mystery. It results in a contentious situation with your neighbors. That on top of the trains going by all day will add to the symphony of white noise. Other negatives are the pool having very little direct sunlight during the summer and the elevators are broken too often. I cannot say enough good things about this place. This is a long one, but here are all of the things I LOVE and things I also dislike about this place: - The Customer Service is 20/10. Seriously - never in my entire life have I experienced the service I've received at Amli300. Not even the Queen of England gets customer service like this. It has COMPLETELY made my experience here incredible. Evan Denneno in the leasing office is 100% responsible for this. He is quick to answer emails, quick to address any issues / concerns, and is very pleasant overall. Not only that, but he goes above and beyond to help me - when I am out of town he will grab my packages and keep them in the office. He even delivered a HEAVY (very heavy) rug directly to my unit door which was totally outside of his wheelhouse. Not only that - but it was HIS suggestion. He is proactive and thinks ahead and offers help wherever possible. If every representative of any sort of business acted like Evan, the world would be a much happier place and doing business anywhere would be a pleasure. - I cannot hear my neighbors at ALL - the units are separated enough to where I feel like I have total privacy. - LOCATION LOCATION LOCATION. You CANNOT beat this location. The west side of downtown Austin is superb to any other area - you are close to literally everything but on the more upscale side of downtown. Whole Foods is across the street, Trader Joes is a 3 minute walk, and you are also a 4 minute walk from a whole street of restaurants (2nd street). Its also walkable to South Congress and the East side. - The actual materials used to build the place are pretty sturdy in terms of the island in the kitchen, the faucets in the bathrooms, the tub, etc. It is not as cheaply made as other complexes I have stayed in. - I have never (knock on wood) had a package stolen which is really nice. I feel like the people who stay here are pretty trustworthy. - The floor to ceiling windows are SO nice for letting in a ton of natural light which makes it so pleasant to work from home - The valet trash system is a huge plus - I am in a unit that faces the pool - the sound of the train is faint but it doesn't bug me at all. And it has never woken me up (and I am a light sleeper). - When people are at the pool I can hear them yes because my unit faces the pool (I am on the top floor). However, out of the 6 months I have been here (March - Sep) there have only been like 5 days where I have actually heard people at the pool - The online pictures of the place are terrible in comparison to physically visiting and getting a real life look. Tour it, TRUST me - The kitchen colors coulddddd use some updating - black countertops never look super clean but this is a personal preference rather than an issue with the complex itself - Elevators have not worked maybe 5 days I have lived here in the past 6 months - Once inside the gate the entrance doors dont lock. So yes there is a first line of defense from intruders but it would be nice if the interior doors also locked as they are supposed to Overall, would highly recommend. I'm back for another review. I ended up signing another year lease, actually 13 months this time even though the rent went up a bit. I am still very pleased with this apartment complex. I wonder if sometimes people have higher expectations for apartment living? I lived in a house for many years but being able to walk to work and come home at lunch is worth a little noise at the pool on the weekends in my opinion. :) Recently, the apartment office really stepped up to help me solve some issues I've been having with my dog. Sterling and Stephanie are both so accommodating and gave me helpful suggestions. They weren't dismissive and are always available to listen. That is another example of going above and beyond just managing a complex. The location of the property is great if you don't mind waking up several times a night due to the train. We have also found several cockroaches in our apt and have had an ant problem. If you care about your car, do not move here!!! I moved in to the complex in July and got a brand new car delivered about a month after moving in. I drove the car from the bottom of the parking lot to my floor. The next morning, I woke up to drive my brand new care and discovered that someone had taken a metal object and smashed into the driver side of the car. Not only did this happen to my car, but it also happened to the two cars parked next to me. I immediately called the leasing office to report. The girl told me she would watch the video footage and get back to me. After not hearing back for two days and filing a police report, I called back and talked to another leasing agent. To my surprise, he had not heard about the incident. I went through the whole story again and he said he would also look at the footage.I called back again the next day and asked to speak to the manager who again to my surprise HAD NOT HEARD about the incident and went on to tell me there are no cameras in that area of the parking garage. He said if the police called he would release the footage to them but it was too large of a time frame to look through. I'm incredibly happy living here. The staff (like C, Kelsey, David and Gary) make me feel like I'm part of a family. They plan really fun complex events and listen to feedback to continually improve our lives like luxe lockers and new pool chairs. It's in the perfect location close to downtown night life, Whole Foods, and Trader Joe's while still being quiet and affordable. The apartments are spacious with great appliances. I moved in here a couple months ago, and all I have are positive experiences with everyone and thing here. First with the office staff, Stephanie (the manager) is one of the nicest managers that I've come across. She is always pleasant and remembers me by name. I truly feel like she genuinely cares about me when I step into the office. The assistant manager is fairly new here, but the few times I have seen her, she's always been nice to me. And lastly, Sterling (the leasing agent) is almost always the face I see when I have to go to the office. He's always very friendly and professional. To go on to the maintenance staff, every time I've had an issue, it's always been rectified almost immediately. Though I haven't been able to use the pool yet, since I moved in late fall, it's been calling my name every time I walk by it. It's well kept, and really nice to have the grills in the same location for when it's nice enough to lounge out there all day. I've been more than impressed with the community gym and use it often. I've never seen it where I can't use it, though other residents do use it, it is well kept and taken care of. The business center is really nice to use, and for me (who doesn't own a printer) it's nice to know I can just walk down the hall and use that for free. The apartment itself is really nice and unlike a previous review, I don't think its cheap and have not had things break like him. (Maybe from a previous maintenance team?) The location is great for me because I work downtown but don't prefer to have loud hustle and bustle from clubs and cars driving by in every direction. I really couldn't ask for a better location. Its tucked away so that the cars from lamar don't drive right next to the complex, but close enough that my walking commute is always within 15-20 min. Overall, I couldn't recommend any other complex around here if you're looking for downtown luxury living along with not having to worry about heavy traffic. read more

I have lived at AMLI 300 for a year and a half and I love it! Great price for a great location, and you can't beat that parking is included in the rent. The new call box system is so convenient for having guests come over and free guest parking. The staff is great, super helpful, and very friendly! read more

I love living in this apartment community! The staff is amazing! I love my apartment, it is so spacious and super close to downtown. Working downtown and being able to walk every day is very convenient, especially to avoid the Austin traffic. I am very active so I love being close to the hike and bike trail. There is so much to do in the area, and even better being in walking distance from Whole Foods and Trader Joes. Like any apartment community, you are going to have occasional noise from the hallway or neighbors, but usually, it's just the city noises, which you would get anywhere downtown. If you are looking for a great location for a great price, definitely live here! read more

We've lived here right at a year and just signed another 13 month lease! I absolutely love it here. The location is the best -- you can't beat being right across the street from Whole Foods and Pure Austin -- and the office staff is beyond amazing (all the girls are so nice) and Gary (the maintenance guy) is one of the sweetest people I've ever met. We frequently schedule dog walks for our dog during the day while we're at work and the office staff even brought it to our attention when they didn't think we were getting our money's worth per walk (ie. the dogwalker was only gone about 10 minutes) so that we could address that with the company we were using. Before we moved in I was originally very concerned about the train noise (our unit faces the railroad tracks) but I can honestly say that the train doesn't bother me. I hardly notice it anymore. We moved here from a large high rise apartment complex building that had a doorman and I can honestly say I not only prefer the money we're saving by living at Amli 300 but I enjoy the smaller community feel as well. The only thing I would change about living here is the workout room (its so small) but like I said before you're right across the street from Pure Austin so its really not that big of a deal. Finally, everytime I've submitted a maintenance request they've come and fixed the problem really quickly. read more

Pro's: -Close to Wholefoods. -Great access to Mopac. -Somewhat close to parts of downtown/lake Austin. -Staff is pretty nice, Stephanie really nice. Everyone else didn't even know my name or our unit number the whole year. No/little notifications for packages. Con's: Ready?! -Most units have train noise or pool noise. -Pool parties are overrun by college kids or young adults who have little to no respect for people who don't drink cans of shiner. Or yell any day of the week. -OK so I sound like a party pooper, let me explain a little further. -They don't have a bathroom in the pool area. We had a balcony that overlooked the pool, which you didn't really need to see that the pool after the Friday/Saturday parties was green/brown/yellow. Oh and we never see anyone getting out of the pool to go upstairs to take a piss. Gross. The pool actually was shutdown by the health department in September. Finally! They never clean the thing and you can see algae on the sides all the time. We saw 2 different people just take a piss right in the bushes. -They NEVER clean the grill, it's pretty sub par. Place has 3 maintenance people and they're KIDS and have no dress code, one wears a random hat and they obviously little care of the property. OH and they don't work weekends. -The doors to the hallways from the stair well and garage SLAM shut and wake you up all the time. Not to mention 2-3 nights on weekdays that you get the kids coming home from the bars laughing and yelling at each other at 2am. -The appliances break ALL THE TIME. Cheap faucet that broke twice, cheap shower heads that leak, garbage disposal broke the last week (forget about it, thank god we're moving). Electric stoves, yuck. Looks nice, but is cheap. -We were on the 4th floor (top floor) so you'd think no one walking above you is a plus. NOPE. Maintenance has some kind of access to the area above our units and walk almost every other day up there. Nice waking up to thinking your hearing footsteps in your apartment! -Like hearing your neighbors through the walls?! We don't. Paper thin between units and into the hallways. -There was a drainage hole from the AC to our BATHTUB that dripped into in randomly and stained the tub. Well that really doesn't matter because the water pressure was so bad in the tub we ended up just using the stand up shower. -There is this subtle mildew smell in the unit. Never could figure it out but it was always kinda smelly and humid. -This place was a disaster from the get go. I can seriously go on for like another 30 minutes but my blood pressure is starting to rise and I'm just happy to be in a new place. We love it! But who wouldn't compared to this place. read more

I've lived here for about 4 months now, and am absolutely disappointed and disgusted by the quality of the apartment itself. The location is very convenient and the price is cheaper than other nearby DT apartments, but the pros end there. Here are the issues so far: -Leaky windows causing brown dirty water to leak into the apartment into pools on the floor and window sills whenever it rained -The toilet bowl has been peeling- maintenance staff was unable to repair -Bath tub has a dip in the middle, causing a pool of water to constant sit there after using -The closet rod completely fell off the wall, I came back from vacation with all of my clothes on the ground. Maintenance was able to put it back on but said I should just hang less stuff on there if I don't want it to happen again, but what is the point of having closet space if I can't use it? -Be prepared to find dead insects- -Pool has been locked after the so call open hours, I've had this problem on 4 different occasions, and most of the time the leasing office isn't open yet so you're just SOL on using the pool on the weekends -Pool has algae just growing on the bottom, no one seems concerned with this -Cheap fixtures, the faucet in my bathroom is so far way from the edge that water gets all over the counter each time you wash your hands -Areas by the outside gates and back stairwells smell like urine I've lived in really old buildings before when I lived in San Francisco, and have never had this many issues as I did when I moved into AMLI 300. I agree with the other reviewer when they say the walls are paper thin, you can hear your neighbor's conversations through the walls. The office staff are nice but definitely say things like "I'm sorry you feel that way, but we can't do anything about XYZ" Needless to say, I am breaking my lease and getting out of here as soon as I can, do no move here unless your sole goal is to live downtown at the cheapest rate possible. Surprised at the low stars, I like it a lot. Granted, I never lived in a real apartment complex before (just houses/duplexes) but the location is awesome, everyone in the office is super nice/responsive/helpful, and it's a good value compared to the other options in that area (e.g. Gables, Monarch). I don't think the pool/train noise is too bad, you hear stuff, but I don't think any apartment building is 100% soundproof. read more

I'm so lucky to have called Amli 300 home for the past year. The girls that are currently in the office, Kelsey, C, and Lacie, as well as all on-site staff are amazing! They truly help to make an apartment complex feel like home. They are quick to fix repairs and help with any apartment needs. The other residents have been great as well. I have met many friendly people of all ages, and lots and lots of cute puppies. I look forward to living here for the foreseeable future! read more

I just finished a 13 month lease here and I have been extremely happy with the location and the staff. I was a short walk from the heart of downtown yet did not have to pay the prices a downtown unit with comparable features would command. It is a relatively small complex so it feels like a more tight knit community and the staff gives you all the attention you need. AMLI in particular really excels in the service they provide to their residents and I've made it a point to choose another AMLI location because of the great experiences I've had here. read more

The location is great, the office staff fantastic (not great hours in that they open at 10:00 a.m.), and the complex is well run. Be very careful however that you will be hit with nuisance fees -even if disclosed in the fine print - when you leave. One such example is depreciation of the carpet. Should that not be part of the complex? The base rent is also peppered with every outside cost imaginable like pest control, trash, etc, so be careful not to consider the rent what you will actually be paying. In summary, great place, but they are very commercially focused so beware. read more
