Awful management company. I had several rental homes that they managed. The properties were not kept in good shape. They were good at collecting rents but my homes were left in a complete mess by tenants that I expected the management company to make sure didn't happen. Walls had holes in them, animal feces and urine everywhere, cigarette burns on walls and floors. read more

Terrible. Dishonest and totally undiscerning. I fired them before a tenant even came in. I went 3 weeks with only one picture on allllll the sites they touted they use!!! Here I am thinking I was hiring a management company to handle things for me! No wonder I had no viewings. They also give the keys out with no accompaniment with prospects to view houses. In Albuquerque, the caliber of folks makes it necessary to make sure they don't copy the keys and come back to squat. When I called the owner and told her about this situation, she denied that there were no pictures out there. She did so even though I sent 5 screen shots of major rental sites with only one photo. No apology. No ownership in the problem. Nothing at all. No ethics. No accountability. Avoid them. AMMRE services are terrible! I used there service for 1 year. They were good at collecting monthly rent from the tenant but they sucked at everything else. I as the landlord had to manage the property properly myself, i.e. do inspections, maintenance, and handle tenant complaints. As I requested help from them to do a better job, I could hardly get a hold of them and they always made excuses to why they sucked so much. AMMRE was waste of money! read more

We purchased a home in Placitas a number of years ago, intending to live there part of the year after retirement. In the interim, we rented the home and were very fortunate to have AMMRE manage it. AMMRE did a very job finding quality tenants and John Kekar did a magnificent job managing the property -- always proactive and on the ball, he seemed to excel at averting potential catastrophes. When our circumstances changed and we realized that it was unlikely that we would live in Placitas in the near future, we decided to list the home. I was winter at the time and we didn't expect to see much action until Spring. John Kekar was our broker during the sale, and again did a magnificent job, selling the home in record time read more

Absolutely Unprofessional company. We are from out of town and finally found a house we wanted to rent but we're told we had to wait to apply in person. Well someone else applied hours before getting to the office and then afterwards the manager Andrea told me we could have emailed it in but too bad and that it's not their fault. They didn't even offer to let us apply if the other persons application fell through. I know that the market right now is crazy and companies have to do minimal to find a renter but they were completely rude and couldn't care less about the individual. I even started crying while trying to figure out what our options were and she hung up on me. As a business they should know that word of mouth marketing is still the best form of marketing. As a matter of fact we were referred to them but now will tell those people and everyone else we encounter to steer clear of this company. If they don't care about people in the begin of getting they certainly aren't going to glare about you as a renter or home owner. read more

We have used ammre off and on for many years. They have found us great tenants with very short downtime. They are easy to work with and always quick to respond to our requests. If our tenants need something, ammre let's us know and has vendors ready to go. They are also flexible if we want to use our own vendor or fix the issue ourselves. They direct deposit the rent into our account which is very convenient. read more

Through out three years of dealing with them all I got was my house torn up, unkept, baseboards broken, walls messed up, weeds every where, and charged for services that were never performed. This is an absolutely terrible company. I have rented a home from them for two years and they have not responded until I have called them three or four times for every issue. When it came to renewing our lease they waited until a week before we had to move out to respond with the owners ask of us. We have called them for emergency home maintenance repair and they have never called us back. They are extremely difficult to work with and I would not recommend them. I have been renting from them for 2 years only because I love my condo. However, the company has horrible customer service. There are items that were supposed to be repaired before I moved in that are still broken. At one point I was told to gather quotes for repair myself and submit it to them for consideration. I decided to write a review today because apparently they have been receiving the check from my bank late for "many many months" as the property manager stated despite the delivery date shown on my account. When I logged into ammre online portal to submit a maintenance request (for a recurring issue) I was shocked to see $92 late fees assessed for the last 3 months. According to the property manager she was graciously waiving the fee before but decided to stop. When I used to carry the check by hand it would get deposited on random days of the month so with the property manager communicating this issue to me (perhaps notice of the first late fee being assessed whether waived or not) there was no way to know. read more

Do not waste your time or money with this company. Horrible customer service! Came home today to find strange men standing in my back yard and our fence torn down. My neighbor said she was in contact with AMMRE (Andrea) but i was completely unaware. When I try to call I am either hung up on or put on hold for more then 5 minutes. This home has cockroaches and I requested 3 times for it to be sprayed and here we are 3 months later and they never sent anyone. I had to spend $200 just on cleaning supplies to move in even though i requested it be cleaned before we moved in. Andrea assured me it was cleaned. We would have renewed our lease another year but 1 year with AMMRE was enough to make us not only move out of this home but also turn away from possible other homes because of how unprofessional the company is. read more

We rented a high-end single family home from these creeps and we had nothing but problems with both the property and how AMMRE mismanaged it the entire period of our stay. They were beyond rude and impossible to work with and wouldn't return our calls when major problems occurred at the property. We would have sued them but we didn't want to waste any more of our time or money on these jerks. read more

The owner of the home we were renting on Yorktown in Albuquerque NM 87109 Was taken over by AMMRE management when the owner moved companie. The owner of the house moved companies due to me catching him taking photos of my children from the roof of his other property as they played in the back yard. I reported him to the original company instead of calling the police. They spoke to him and he decided not to renew our lease. Upon moving AMMRE decided that on top of the 1800 dollar deposit they stole saying that we now owed them an additional 300 dollars in damages which is ridiculous. The owner had the power shut off 6 days before our move out date in the middle of winter making it impossible for us the do any work in clean then charged us 200 dollars for cleaning. Then 1200 for carpet that needed replaced for so called pet stains. Which is even more strange because my animals did pee on the floor. The 300 to replace a cousin cover which was torn up when we moved in. AMMRE not only steals money from people but they try to quote the law to cover their asses. DO NOT RENT FROM THEM. DO NOT GIVE THEM YOUR HOUSE TO RENT. I have spoken to several in happy clients of theirs. The lady how responds to these claims to have owned since 1996 and quickly quotes law to scare people off. Guess what I do for a living. Avoid this company at all cost. read more

They managed my property in Albuquerque for a couple of years. The first year was OK but then everything deteriorated rapidly. We needed major plumbing work done to the property. AMMRE said they would solicit bids from their local contacts (we're out of state). They could only get one bid that came in at $150,000. I was suspicious that only one plumbing contractor would be interested in a job of this size so I told them I would also be soliciting bids. I found a company in Texas to travel in to Alb and do the work for $40,000. Annoyed and suspicious, I went through the previous year's operating statements and found that the occupancy they said we had in the apartments did not match with the income they collected. They said the high vacancy was because of the plumbing problems in the building. When I told them the rents collected didn't match the actual occupancy, they said they were allowing certain tenants to stay rent-free during the rehab work. I asked why they never asked me and they had no real answer. The work was going on for 6 months and didn't affect the habitability of the units for more than 1-2 weeks cumulative, so a lot of rent went uncollected (at least by me). At this point, my building's manager stopped returning my phone calls and emails. I diplomatically contacted the owner of AMMRE with my concerns about how my building was being managed. I gave her the benefit of the doubt that maybe she had a rogue employee and was unaware of what was going on.She listened was apologetic, said that didn't sound like something the he (the manager) would do intentionally, and said the she would have the manager contact me immediately. He never did. I called again a couple of days later, and she said something like "he hasn't called you yet?". Keep in mind they work every day in the same 2000sq ft building about 3 rooms apart. I'm still not 100% sure what was going on but the absolute best case scenario is that our building was being horribly mismanaged. The other, more likely scenario is that we were being taken advantage of by the people we put in charge of our investment. At that point I gave 30 days notice that we were switching management companies. I decided to bite my tongue and be diplomatic about it because they still had my building for 30 days. I called the owner again and said that it just wasn't working out and to please help the transition go smoothly. She said she was sorry I felt that way but they would cooperate fully. They did not return calls of the new company either and delayed just about everything during the process (turing over keys, access to the building, etc). With our new management company, cashflow skyrocketed almost immediately. My only regret (other than not pulling the plug on AMMRE sooner) was that I didn't share my experience with more people. I doubt I was the only person this happened to. read more

I had a two-year lease with Ammre for a property that was not cleaned prior to moving in. In addition to the filth, various lights and outlets did not work. These were reported during the move in inspection, followed up on for a month, and not taken seriously until our property inspection 22 months later. The lights were easily fixed and an electrical short was discovered by the electrician. He said he'd come back to fix it since it was a fire hazard but needed Ammre to approve the job. He was never sent back. Also from our move in inspection, we photographed and documented the entire house, including a broken door in the kitchen. Upon moving out, because we were denied for renewing our lease (a long 3 month discussion about whether the owner was selling or not, during which time the neighborhood became unsafe as one of our cars was stolen and someone came knocking at 1am with a gun!!!), we cleaned the house top to bottom to leave it impeccable. That door I mentioned, it was deducted from the deposit. Also, over $200 of cleaning fees were charged. Ammre has not resolved our complaints in person nor in writing, which has been a recurring theme in their management practice. My interactions with Andrea Onomato were ignored, Bob Gilbert was very unprofessional in his manner of speaking to us (almost as if we were children who didn't have valid, logical reasoning), and Alicia Tafoya (who replaced Andrea without our knowing) has dragged out every conversation to the point where now negative reviews and contacting BBB are the only way to get someone to take us seriously. Ammre has serious communication issues with their tenants, needs to ensure their safety, be timely/professional to their tenants, and not overcharge their tenants on their deposits for inaccurate claims (which I interpret as theft). read more
